Caribbean hotels see 18.6% increase in net operating income - Travel Weekly - 1 views

  • The 2014 edition of PKF’s Caribbean Trends in the Hotel Industry reported that last year marked the third in a row that the region’s hotels saw double-digit percentage growth in net operating income, and it was the highest annual growth in operating profits since 2008.
  • Rooms rates accounted for 56.8% of total revenue, the largest source of revenue for the properties in the sample. Food and beverage sales accounted for 28.8% of total revenue, and retail and recreational outlets another 12.7%.
  • “Caribbean hotels have unique operating challenges that result in relatively higher expenses,” said Scott Smith, member of the Appraisal Institute and a vice president in PKF’s Atlanta office.
  • ...1 more annotation...
  • lthough operating profits jumped 18.6% in 2013, the higher costs of goods, services and utilities in the Caribbean relative to the U.S. resulted in lower relative profit margins, according to the report. In 2013, Caribbean resorts registered a 16.3% profit margin, compared with a 21.4% margin for comparable U.S. resorts.
  •
I believe that the increase in Caribbean hotel's net operating income indicates that more travelers are now traveling to these destinations compare to few years ago. Coming back from the economical downtime, the hospitality is now seeing increases of revenue after the depression since 2008.Caribbean is an unique place for travel, and often required air/ sea transit for travelers all over the world. Thus also encouraged the purchase decision for airline and cruise services. And by adopting technology to being green, the hotel is able to reduce the utility cost. And we are seeing more new hotels under construction in the Caribbean region.
  •
Properties throughout the Caribbean have offered amazing deals for quite some time, but during the economic downturn, a Caribbean vacation was either unfeasible or seemed like an unnecessary extravagance for the average consumer. Despite incentives to visit, the $4/gallon fuel cost has hit us all in the wallet. This is reflected in an enormous increase in airfare and makes having a rental car that much more difficult. I wish the Caribbean hotel and tourism industry all the best, but I don't think we're going to see a full recovery for the next few years.

E-Commerce News: Ghost of Christmas Past Haunts Amazon - 0 views

  • The world's largest online retailer has also been using promotions such as the Amazon Prime program, where customers can pay $79 a year to receive unlimited two-day shipping. The offer draws customers to the site, but over a busy holiday season, the shipping costs hit the retailer hard.
  • lower demand than it expected for video game sales and European currency fluctuations

In Amazon's last quarter, net income dropped by 57 percent from a year ago. Sales for the three months before December 31 came out to $17.4 billion, lower than Wall Street expected over the traditionally busy holidy season. It is predicted that for the next quarter outlook, there could be anywhere from a gain of $100 million to a loss of $200 million. While Amazon continues to profit in sales of its best selling Kindle devices, there were a variety of factors that contirbuted to its losses. The flooding in Thailand slowed down production for many tech companies. Third-party sellers (which give a 13% commission to Amazon as oppsoed to 100% commission when Amazon sells themselves) were used more than usual. Promotions such as the Amazon Prime program which allows the customer to pay a fixed rate and get umlimited two-day shipping hurt the retailer hard over the busy holiday season with shipping costs. Other reasons were lower demand for skimwords

This article touches on Property Solutions' new ResidentUtility initiative to bundle billing and utilities for the multifamily industry. Property Solutions is the nation's largest provider of apartment community websites and management software tools. The new system will enable property managers to manage billing and utilities through electronic payments. It solves the industry's utility billing problems, like costs associated with inefficient standards. ResidentUtility combines billing and utility management with en electronic payment systems that will increase extra incomes for properties, especially given that option that utilities and rent and be billed on the same invoices, properties will have extra cash inflows earlier in the month. As a result of extra income, properties can also reduce working capital and pay their own bills in a timely fashion. In addition, residents can reap the benefits because their bills will have more transparency and be bundled so that they only need to worry about paying one large sum. I think this is a great idea for properties, I used to be a leasing manager for residential condos and we offered this billing system to residents and it was very successful. Although I do see residents getting scared by one large invoice as some prefer to pay everything separate. From the management perspective, it is very beneficial because accounts payable and receivables become easier to handle when it is all done under one invoice and electronically.

The Power of Geo-Targeting | Boston Hospitality Review - 0 views

  • companies using digital marketing techniques had, have, and will have to adapt the targeting methods to reach their audience.
  • companies must target audiences efficiently with appropriate messages, not just demographically, but also geographically.
  • Geo-targeting means marketing to a set of specific users based on their location.
  • ...14 more annotations...
  • Geofencing creates a radius or boundary where ads are posted, whereas geo-targeting regards a more general location.
  • Electronic word-of-mouth communication refers to any positive or negative statement made by potential, actual or former customers about a product or company which is made available to multiples of people and/or institutions and is spread over the internet (Cheung et al, 2010).
  • understanding their guests on a more granular level (Cheung et al, 2010).
  • “Hotels can no longer take a blanketed approach towards their consumers; they must understand where guests are coming from and the impact of a hotel’s digital footprint.”
  • Hotels prioritizing direct business capture approximately 95% more revenue versus the 80% revenue from indirect channels (Revenue-Hub.com).
  • According to Stratosjets.com, “72% of mobile bookings happen within 48 hours of last-minute Google searches that include the words ‘tonight’ and ‘today,’ and 70% of all customers conduct their research on a smartphone” (Steve Deane, 2021).
  • How does a hotel measure the success of geo-targeting? Simply put, revenue.
  • . According to SmartBugMedia, 71% of consumers prefer a personalized ad experience, and three of four consumers complete an action after receiving a message when approaching a specific location (Amber Kemmis, SmartBugMedia, Jan 2020).
  • VPN allows the user to locate the device in a location other than the actual one. Thus, it could prevent appropriately targeting a user.
  • Existing and past guests are “far more precious” to a property (Starkov) since the CAC (customer acquisition cost) is far less than acquiring new guests.
  • Where are the hotel guests coming from? Are the incoming guests here for leisure, business, or are they group travelers?
  • Use of CRM technology such as Cendyn, Revinate, and SHR, allows the property to create 360-degree guest profiles.
  • Denny’s implemented a geo-targeting strategy that sent specific promotions to existing customers that were within a location which resulted in an 11.6% increase to in-store visits.
  • geo-targeting is an asset for hoteliers to stay relevant.
  •
Geo-targeting is a step above geo-fencing and like that of Proximity marketing is a digital marketing technique meant to geographically target consumers within a set of parameters. The purpose of this is that while digital marketing has been around, is being used and the future of it is quite relevant it requires companies to adapt using various methods of marketing to reach the consumer. And geography is an area that is highly required. And unlike geo-fencing, geo-targeting is more generalized in the locale. It is asserted that companies need to have a better understanding of their guests at a basic level than before. "Hotels can no longer take a blanketed approach---understanding where a guest is coming from and the impact of a hotel's digital footprint" is just as important. A reason hotels might want to use geo-targeting is that direct business captures "95% more revenue than that of indirect channels". Interested enough many guests book last minute and that accounts for 72% off mobile bookings. Geo-targeting relies on revenue to determine its success. One issue noted is the use of VPNs can create miss-targeting when users are receiving messages from a location they are not in. Several things to note are prioritizing a focus on existing and prior guests because they cost less than advertising to new guests. Secondly, using CRM can create personalization through guest profiles and add an extra special factor to their experience. One example shown was Denny's and it showed an increase in visits. Geo-targeting is a marketing strategy that can help companies stay relevant.
  •
This take on proximity marketing is interesting in that it requires a little more thought in implementation because you aren't just narrowing it down to a specific locale, you are creating a wider net to catch people in. That means you have to have a broader understanding of who you are catching which would be multiple targets that may not be alike, but have similar needs. They used the pandemic as an example of how it benefited them to use geo-location, While not marketing to a whole section of the US they targeted a more localized net ( a state away) but not too narrow as to leave out a specific target. It showed some success in that they were able to save money and help bring brand awareness to a different type of consumer. They not only target those locally but "neighbors" and I know that I as a new guest appreciate seeing local people utilizing a product or service and come back for more because it gives me an idea that the product or service or both is appealing to guests. This also helps hinge on the word of mouth of the customer. That is an additional positive aspect of this type of marketing. Seeking local rather than national or global customer-created brand devotion.

ince its founding as a hotel management company in 2003, Ascenture Hotel Group has evolved into a full-scale development firm with 10 properties in five states and more on the horizon, including a five-star resort in the Dominican Republic. To meet investor expectations and track profitability targets, Moffa relies on Profitvue enterprise accounting and financial planning software from Aptech Computer Systems to calculate and communicate crucial business data on his assets data each day. Ascenture's brands include Hilton, Holiday Inn, and Comfort Suites. Moffa's team monitors each hotel's operation against budget with a flexible set of metrics that show property financial health. "Our partners and investors are in business for a profit," explains Moffa. "A hotel is a different investment with a different return than an office building. It is a 365, 24/7 living, breathing business that never closes. We use Aptech to keep our investors and partners informed. I want them to be the smartest owners in the hotel business and understand how we manage their investments to increase value. Networks provide efficiency in the hospitality industry on a multitude of platforms. They are useful to the resort itself, who can connect and make reservations, check guests in, allow guests to charge food or additional items to their rooms, and provide service for any additional guest needs. For guests they can make reservations, learn about the hotel, and be connected and feel at home even away from home. More than that, networks can connect in the article posted and provide security, connecting the entire resort. For example, if there is an emergency the network can link to all rooms and set off the alarm to inform the guest.

How to Invest in Hotel Real Estate - CrowdStreet - 0 views

  • Commercial real estate investments are subject to shifts in supply and demand that can have a notable impact on net operating income, profitability and yield
  • hotels have the ability to mark rents to market on a daily basis. The upside of that flexibility is that hotels can quickly react to heightened demand and improving economic conditions and raise room rates as much and as fast as the market will bear.
  • The flip side of this fluidity is that hotels are more susceptible to operating fluctuations when compared to other asset classes.

  • Hotels are defined primarily by the services and amenities that they offer.
  • Full-Service
  • Limited-Service
  • Budget
  • Extended Stay
  • OTAs have had a major impact on how hotels are booked since their inception some twenty years ago
  • ADR = Room Revenue / Rooms Sold
  • RevPar = Occupancy Rate x ADR
  • The two core customer groups that fuel demand for hotel rooms are tourism and business travelers
  • Hotels have unique industry standard metrics to track performance and growth, which include average daily rates (ADR) and revenue per available room (RevPar)
  • Demand drivers can change as a metro grows.
  • The hotel industry has seen substantial change both in terms of how hotels are developed and used as well as how they are marketed. Most changes in use are rooted in the adoption of technology.
  • Hotels also can benefit from locations adjacent to or near convention centers.
  • illenials are driving changes in use of practically everything they touch and hotels are no exception. Through their desire for affordable yet “cool” hotels in urban locations, hotel brands have been rapidly evolving to deliver concepts that cater to their tastes
  • While some pundits argue that the Millenial hotel is a fad, it is nonetheless changing the industry landscape and bringing a new breed of hotel to a magnitude of urban destinations.
  • nother way in which technology is changing the use of hotels is by enabling guests to redefine the period of the traditional night stay.
  • These apps are yet another example of how technology can be used to generate efficiencies – in this case to fill intraday hotel vacancies that would otherwise go unused.
  • Anyone who has traveled for either business or pleasure can grasp the basic building blocks of a successful hotel investment, which include: product offering, service, location, and competitiveness.
  • It also doesn’t require an industry veteran to appreciate that investing in a five-star hotel doesn’t necessarily correlate to earning five-star returns.
  • The takeaway is that hotels across all categories and price points have their own market segments, competitive sets and corresponding metrics. The key is to conduct a comparative analysis amongst similar hotels in order to determine whether or not the subject asset stands to win greater than, equal to or less than its fair share of its market demand.
  • There are a variety of entry points into hospitality real estate investments with a host of strategies

This article is very interesting because it breaks down everything about investing in the hospitality industry. Hospitality is one of the few properties that shift in supple and demand can be felt immediately. The article explains that hotels have no lease agreement so they are able to market on a daily basis. This is why they are able to raise the prices on the rooms. I really like how the article describes the key metrics used to evaluate hotel performance. The article also explains recent changes in the hospitality industry that have brought to the market new types of hotels. It is important to note that the two core customer groups that fuel demand are tourism and business travelers.

Where do OTAs Stand in the Covid-19 Era? - 0 views

  • airlines have decreased capacities, withdrawn from routes, issued free cancellations and refunds to travelers, enacted flexible amendment policies to accommodate itinerary changes. However, these initiatives have also had negative impact on airlines’ operations and the balance sheets.
  • Historically, OTAs would offer alternate destinations or flight options to its travelers in times of crisis – hoping to still put a sale on its books. This time around, it is different. With several travel advisories, quarantine measures, and lockdowns in effect, people are least likely to spend their disposable incomes on travel just as yet.
  • Trip.com also guided towards a 45-50% year-over-year decrease in company-wide net revenues for the first quarter of 2020.

  • The sudden spike in cancellations and limited interest in future travels is surely putting OTAs through an uncomfortable patch.
  • Considering the weak booking period that is to follow, the group has decided to reduce its cost base, curtailing projects, reduce marketing, overheads and discretionary spend, freeze new hiring, deferring salary increases and waiving off management bonuses.
  • With all the components now hurting, OTAs also have the unique position to revive growth in the industry.
  • In-Airport Initiatives: OTAs such as Indonesia’s Traveloka handed over face masks to travelers visiting the affected countries (until border lockdowns were announced). Several also shared best airport and in-flight hygiene practices with their customer base.
  • Operating calls come with attached overheads, and despite the scale of cancelations most OTAs are absorbing this as part of their customer service initiatives. OTAs, however (and obviously) are prioritizing their assistance based on travel dates.

  • The goodwill earned based on their actions during the ongoing crisis will likely pay off when the world bounces back and returns to traveling.
