Hotel F&B Trends Post-COVID: Insights & Impact on Revenue - 0 views

    THE 2020 COVID-influenced lodging industry recession resulted in some noticeable changes to the way hotels provide F&B service. Social distancing regulations forced operators to be creative in the way they served food and beverages to guests. Rising wage rates and sharp increases in the cost of food and beverage products compelled hotel managers to find ways to control costs. The inability of hotels to attract employees to fill the positions eliminated during the recession required creative solutions to improve productivity and offer more with less. These factors resulted in the following hotel food and beverage trends during the subsequent recovery period: The increased offering of kiosks and grab-and-go venues The closing of traditional three-meal-a-day restaurants A reduction in the menus, number of seats, and hours of remaining F&B venues Reductions in in-room dining and mini-bar service The conversion of food and beverage space to other revenue generating purposes To learn how these recent changes in hotel food and beverage operations have impacted revenues and expenses, we have analyzed the operating statements of 2,500 U.S. full-service, resort, and convention hotels that participated in CBRE's annual Trends in the Hotel Industry in 2021 and 2022. In 2022, these 2,500 properties averaged 285 rooms in size, and achieved an occupancy of 64.7 percent, along with an ADR of $225.60. To provide more current information, we also relied on the monthly operating statements of 1,200 properties during the period January through June of 2023.

    The Holiday Inn & Suites Atlanta Perimeter-Dunwoody opened March 24 with a ribbon cutting in Chamblee, Georgia. It is owned by Atlanta Hospitality Investment LLC, led by Mohammad Hossain as managing member, and operated by YM Hospitality led by Jay Patel as chairman and Nick Patel as CEO in Stockbridge, Georgia. A key feature of the 143-room hotel is its rooftop bar and restaurant, Spice & Sky, with a globally inspired menu from Atlanta chef, Archna Becker. The space is designed for year-round dining both inside and out, however. About 15 minutes from downtown Atlanta, nearby attractions include Murphey Candler Park, Perimeter Mall, Stone Mountain Park and LEGOLAND Discovery Center. Amenities include a heated indoor pool, a fitness center and 4,500 square feet of event space.

The 107-room hotel is near Grand Park Sports Campus, Indiana Motor Speedway, Amerisource Bergen, Indy Car Exchange and Indianapolis International Airport. Amenities include a combined laundry and fitness area, indoor pool and Digital Key check-in. During its opening weekend, Home2 Suites Whitestown Indianapolis donated all of its proceeds to So Big, an organization that provides assistance to women facing unexpected pregnancies. "We are excited to open our doors to travelers visiting metro Indianapolis and serving our community," said Keith Adkins, the hotel's general manager. "Whitestown and the surrounding area is a great place to visit and stay for a while with an abundance of amenities at your door step, including nearby shopping and dining."

Noble acquires two hotels in D.C area mixed-use development - 0 views

    NOBLE INVESTMENT GROUP has acquired two hotels in National Landing, a mixed-use development in Arlington, Virginia, near Washington, D.C. The acquisitions come days after the Atlanta-based company, led by Mit Shah as CEO bought two hotels in Savannah, Georgia. The hotels are the 162-room Hampton Inn & Suites National Landing and the 248-room Hilton Garden Inn National Landing. The neighborhoods of Crystal City, Pentagon City and Potomac Yard comprise the National Landing development, which includes of offices, residential, dining, retail, parks, bike paths, and walking trails. "National Landing is home to more than seventeen million square feet of office, a highly skilled workforce of more than 50,000 people, and an affluent residential population. Virginia's largest walkable downtown, National Landing, further benefits from billions of dollars in private and public investments," Noble said in a press release. "Most notably are the $2.5 billion Amazon HQ2 under development, which will create 25,000 new jobs in National Landing, and Virginia Tech's Innovation Campus, which is expected to drive a new era of technology for the greater Washington D.C. area."

Newcrestimage Buys Historic Magnolia Hotel In Dallas - 0 views

    AS THE FIRST investment for its recently announced $100 million real estate fund, NewcrestImage has purchased the Magnolia Hotel in downtown Dallas. The company, which is based in Dallas, purchased the historic building from Denver-based Stout Street Hospitality. Opened in 1922 as the headquarters offices for Magnolia Petroleum, the 325-room, 29-floor Magnolia Hotel was the city's first skyscraper and the first high-rise in the United States to have air conditioning. It is listed on the National Register of Historic Places and opened as a luxury boutique hotel in 1999. The hotel is across from the 37-floor world headquarters of AT&T and the $100 million AT&T Discovery District, a shopping, dining and entertainment development. The Discovery District features a 30-foot diameter interactive "walk-in" sculpture and a 104-foot high media wall for watching sports, movies and music events. The hotel features a library, a restaurant, two lounges and 11 meeting rooms, that range from 230 to 3,500 square feet. "Rooted in history and ready to be reinvented for the future - that describes this hotel, and also our entire hospitality industry right now," said Mehul Patel, chairman and CEO of NewcrestImage. "The Magnolia Hotel is an especially relevant and significant opportunity for us because it continues two important corporate commitments - re-energizing downtown Dallas and revitalizing historic buildings."

It will be the first IHG property to use the service. As part of the partnership, edible, unsold food from the location's restaurants and corporate dining events will now be donated to Goodr's local non-profit partners, according to IHG. It also supports IHG's Journey to Tomorrow, a 10-year responsible business plan, which includes combating food insecurity in communities around the world and minimizing food waste. "We're excited about our new partnership with Goodr to help do our part to combat the issue of food insecurity in the local Atlanta area," said Sharon Kilmartin, the Crowne Plaza's area general manager.     EVERWOOD HOSPITALITY PARTNERS has completed the acquisition of the 184-room LaQuinta I Drive/Convention Center hotel in Orlando, Florida, from Cavalier Florida, LP, the company said. Real estate capital advisory, Cronheim Hotel Capital, helped secure the loan for the acquisition and subsequent renovation of the property which includes upgrades to public and private spaces. The loan, from a Florida-based bank, which provided five-year fixed rate financing with two years of interest only, represented 65 percent of the all-in cost, according to Everwood. The hotel is next door to ICON Park and offers multiple dining and entertainment options. The property is one mile from the Orange County Convention Center and the city's many amusement parks and entertainment venues. Amenities include an outdoor pool and a fitness center. "With its proximity to many of Orlando's top attractions, the LaQuinta is an ideal addition to Everwood's expanding hotel portfolio," said Amit Patel, Everwood's managing principal and chief operating officer. "We continue to seek hotels in prime markets with barriers to new entry and multiple demand generators that help protect against occasional market fluctuations. Following the implementation of our proprietary management and marketing systems, LaQuinta I Drive will become the segment leader for leisure and business travelers in Orlando."
