Avoid Bottom-of-the-Barrel Tax Deed Investments - 0 views

Investing in tax liens and tax deeds is an excellent way to build cash flow. Invest in government tax liens-buy low, sell low. Move your property quickly and keep investing. You can also build residual income by investing wisely in tax deeds with the intention of converting them into rental income properties. You might have to invest a little into upgrades and repairs, but with good choices, you can generate a steady flow of cash.

Service Tax on Construction and Sale of Residential Property - 1 views

  •
As per the budget proposal for 2010-11, the finance ministry has suggested service tax on construction and sale of property. Service Tax is a tax levied on service providers in India. The objective behind levying service tax is to reduce the degree of intensity of taxation on manufacturing and trade without forcing the government to compromise on the revenue needs. As per the budget proposal, the finance ministry has suggested 10 per cent service tax on construction and sale of property. There is a false impression being created that prices will go up by 10 per cent but the fact is that 10 per cent service tax is levied only on 33 per cent of the value.

Change is in the air! The Daily Local News reports that investigations after the departure of two former administrators prompted the Coatesville, PA area school board to consider banning sale of delinquent property claims at tax deed auctions. At the same time, the publication reports country singer, Dickie Stickhead hopes to slow the rush to celebrate Christmas with his new music video, The Turkey Song, filmed in Kennett. Back in Coatesville, since 2005, the district has sold many of delinquent property tax claims to third parties through deals brokered by Municipal Revenue Services, a private firm. The Local Daily News obtained four years of delinquent property tax claim documents from The Harrisburg Authority, a public body in the state's capital. At a meeting of the school board's finance meeting, board member, Joe Dunn, unexpectedly proposed a motion banning the school district from making such deals in the future. Said Dunn, "For certain tax flow implications from years gone by, and credit risk reasons, the district had a policy … of selling its delinquent taxes. It made sense when you had both interest rate risk and credit risk", he said. "The credit risk came from the fact that you could delay the sale of a tax-delinquent property for years. If you had a good lawyer you could stretch it out eight, nine, 10 years. So there was some credit risk that you could allow the property to decline, then by the time the district or the tax agency was able to collect you would not be able to collect the full value of the tax because the property is deteriorated below the value of the taxes owed."

Proxy Bid Procedure in Maricopa County, Arizona - 0 views

  •
In a live tax lien auction a bidder will lower his bid in one percent increments until everyone else leaves the bid or the investor's interest goes below an acceptable minimum level. In order to determine this, the investor must be clear about how low he/she is willing to go on specific properties. At that point the investor will drop out. Proxy bidding is a form of competitive sale in which bidders enter the minimum interest rate they're willing to accept for each certificate. In Maricopa County Arizona the auction system acts as an electronic agent, submitting bids on behalf of each bidder.

New deadline for home-buyer tax credit nears approval - 0 views

  •
CHICAGO (MarketWatch) -- Home buyers may soon win more time to get to the closing table to qualify for a federal home-buyer tax credit of up to $8,000. The House of Representatives passed the Homebuyers Assistance and Improvement Act on Tuesday to extend the deadline for the home-buyer tax credit, which would give buyers who have purchase contracts in place three more months to close on the sale. The measure still awaits approval in the Senate; a vote there could come as early as Wednesday. Under the House bill, buyers must close before Oct. 1 to be eligible for the credit. That means people who had hiccups in getting to the closing table would have a few more months to wrap things up. The closing deadline was originally June 30. To be eligible, buyers needed to have a contract in place by April 30, and that won't change through this legislation. The National Association of Realtors estimated that about 180,000 otherwise eligible buyers were likely to miss out on the credit if the original deadline was upheld. One big hurdle for buyers has been getting the mortgage approval on time, as lenders work through a clogged pipeline of applications. In the Senate, the measure to extend the closing date for these buyers is included in a bill that also would extend unemployment insurance. Majority Leader Harry Reid filed for cloture on the bill on Tuesday, and expects to have a cloture vote on the measure on Thursday, according to Reid's office. If cloture is invoked, that limits debate on the bill, bringing it a step closer to a final vote. But Reid said on the Senate floor Wednesday morning that he was working to get an agreement with Republicans to pass the House-passed tax-credit bill by unanimous consent as early as Wednesday, according to Regan Lachapelle, Reid's deputy communications director.
