AHLA: Hotels In Some Markets In 'Depression Cycle' - 0 views

    THE RECOVERY MAY be under way, but most of the top U.S. markets, 21 out of 25, remain at a recession or depression level, according to a report from the American Hotel & Lodging Association. Urban markets are in worst shape, with most still in a "depression cycle." The overall U.S. hotel industry remains in a "recession," according to AHLA's report citing STR data. The difficulty for urban markets is that they depend substantially on business from events and group meetings. Room revenue was down 52 percent in May compared to May 2019. New York City, for example, is still in a depression with nearly 200 hotels in the city closed due to the pandemic, taking with them 42,030 rooms, one-third of the city's supplies. Leisure travel is currently driving the recovery, but business and group travel, the industry's largest source of revenue, will take longer to recover. Current forecasts show that segment returning to 2019 levels in 2023 or 2024. Several major events, conventions and business meetings have already been canceled or postponed until at least 2022.

    MORE THAN 109 million people are expected to travel over the Christmas and New Year's holidays, most of them on the road as gas prices drop, according to AAA Travel. The COVID-19 Omicron variant is having an impact, primarily to lower gas prices. The number of travelers going 50 miles or more between Dec. 23 and Jan. 2 is a 34 percent increase from 2020, AAA said in its travel forecast. That extra 27.7 million people traveling brings this year's numbers to 92 percent of 2019 levels. "Americans who canceled their vacations in 2020 want to gather with family and friends for the holidays this year, although they will still be mindful of the pandemic and the new omicron variant," said Paula Twidale, senior vice president of AAA Travel. "With vaccines widely available, conditions are much different, and many people feel a greater level of comfort with travel." As in years past, driving remains the most popular form of travel, with more than 100 million planning to get behind the wheel. More than 6 million people are expected to travel by air, while 3 million people are booking buses, trains and cruises.

With a steady rise in vaccination coverage, combined with the easing of restrictions across regions, travelers have embraced the spirit of travel wholeheartedly, especially during holidays and festive long weekends. Oyo's Mid Season Global Holiday Trends 2021 report said that Labor Day in U.S., Gandhi Jayanthi in India, Ascension Day in Europe and Summer Holidays in UK were the most popular holidays among travelers this year. According to the report, Labor Day, New Year's, Martin Luther King Jr Day, Memorial Day and Thanksgiving are America's most travelled holidays. Coastal hotspots such as Seattle and Miami have been wildly popular during public holidays, followed by California's Nevada City, Houston and Dallas, the report added. AAA Travel forecast that 53.4 million Americans would travel for Thanksgiving this year, and a survey from Motel 6 found that 82 percent of holiday travelers believe it is important to spend that time with loved ones. However, another survey from the American Hotel & Lodging Association found only 29 percent of Americans are likely to travel for Thanksgiving and 33 percent are likely to travel for Christmas.

    THE MAJOR CHALLENGES faced by U.S. hotels are labor, the return of corporate, group and conference travel, the impact of inflation on cost lines and the energy crisis, said Michael Grove, COO of HotStats, in a recent presentation. In the same session at the International Hospitality Investment Forum, panelists debated the best metric by which to measure industry performance. While speaking during a panel session at IHIF titled "Decoding the Data", Grove said that the most pressing issue is fixed costs are being replaced by oncoming growth in the variable areas which changes the dynamic of the cost base. "One of the key items around the average rate growth is what's going to happen when the full business mix returns," Grove said. "We still have a lot more of the lower-rated business to come back-the tours and groups and the other segments. We need to look at the impact on the cost lines themselves, the expense items around the P&L and what impact inflation is having on those, what impact the labor challenge is having.

    U.S. HOTEL OCCUPANCY was down in first week of March week-over-week, according to STR. All metrics were higher than comparable time periods in the last two years. Occupancy stood at 62.8 percent for the week ending March 4, down from 64.2 percent the week before, 3 percent more than the comparable week in 2022 and 5.6 percent below the comparable week in 2019. ADR stood at $151.35 for, up from $156.51 the previous week and also up 8.9 percent and 14.1 percent over the same month in 2022 and 2019, respectively. RevPAR was reported at $95.06, down from $100.43 the previous week, and up 12.1 percent and 7.7 percent increase over the same month in 2022 and 2019. Among the Top 25 Markets, Detroit saw the highest occupancy increase over 2019, up 5 percent to 63.2 percent, while Washington, D.C., was up the most from last year, an increase of 23.6 percent to 64.1 percent. D.C. also reported the most substantial year-over-year RevPAR growth, up 52.2 percent to $113.56. Las Vegas reported the highest ADR increase at $196.65 when measuring against 2019, up 56.8 percent and an increase of 33.7 percent in 2022. Las Vegas also saw the largest jump in RevPAR over 2019, up 54.3 percent to $153.55.

    AS NORMAL SPRING break patterns continue, U.S. hotel performance increased in the first week of April compared to the previous week, according to STR. Metrics improved over the previous week as well as year-over-year in most cases. Occupancy stood at 66.2 percent for the week ending April 1, up from 64.9 percent the week before, and rose 3.4 percent than the comparable week in 2022 and decreased 3.5 percent over the comparable week in 2019. ADR was $158.40, down from $158.61 the week before, increased 7.3 percent and 19.9 percent against 2022 and 2019, respectively. RevPAR was $104.78 from $102.98 in the last week and rose 10.9 percent and 15.7 percent over the same month in 2022 and 2019. Among the top 25 markets, Washington, D.C., registered the highest year-over-year increase in occupancy, up 18.2 percent to 78.7 percent, while Dallas saw the highest occupancy lift over 2019, up 6.2 percent to 73 percent. Houston showed the most substantial ADR, up 25.8 percent to $133.5, while Phoenix reported the highest ADR increase over 2019, up 49.4 percent to $232.54.

Respondents rated their confidence at "8" or higher on a 10-point scale. Meanwhile, global recession fears have diminished since the last survey, STR said. Among various industry challenges, "concerns regarding a potential recession" saw the most significant drop between the last two surveys, ranking third behind labor costs and supply issues. Energy and utility costs are slightly increasing, while supply chain challenges and group demand issues are gradually diminishing. Regarding hotel performance, outlined trends influence demand forecasting expectations, the survey said. The percentage of respondents anticipating "strong improvement" or "some improvement" is gradually declining across all three hotel demand segments. A majority of experts still foresee growth in both business transient and group demand.

    THE NUMBER OF U.S. hotel rooms under construction in June reached its highest level in 16 months, according to CoStar. The construction volume increased year-over-year for four consecutive months, with upscale and upper midscale segments dominating pipeline activity. "The number of rooms in construction has grown year-over-year for four consecutive months," said Isaac Collazo, STR's vice president, analytics. "While upscale and upper midscale continue to dominate, accounting for about 50 percent of all rooms in the final phase of the pipeline, the pace of activity in these segments has slowed compared to last year. Midscale and economy have shown the most growth, up 42 percent and 34 percent, respectively, with newer brands and extended-stay accounting for most of the new construction across the midscale segment." Approximately 157,713 rooms were under construction in June, up 5.5 percent from the same month last year. Additionally, 266,619 rooms were in the final planning phase, a 9.8 percent increase from June 2023. The planning stage saw 333,827 rooms, a rise of 38.7 percent compared to the previous year.
