Springhill Group Home | Forensic Loan Audits Are New Mortgage Loan Modification Scams -... - 0 views

New scam involving phony "forensic audits" of mortgage loans is the latest variation on loan modification scams. An article in the Sacramento Bee this week, reported that California Attorney General Jerry Brown warned California's distressed homeowner's to refrain from forensic review of their mortgage loan and lender's practices. Jerry Brown issued a press release stating that these loan audits are nothing more than loan modification scams that are taking advantage of people's desperation in the midst of the nation's persisting economic troubles. He joined with the California Department of Real Estate and the State Bar of California to warn homeowners who face the danger of foreclosure, to avoid such scams because they offer no help towards saving their home from foreclosure. The Latest among Many Loan Modification Scams Last year, the California Department of Real Estate investigated more than 2,000 cases of loan modification scam and from that number, 350 scam operations were ordered to terminate their illegal activity according to the attorney general's office. According to the article, the spokesman for the attorney general, Evan Westrup, explained that "It's the latest phony foreclosure-relief 'service' by an industry that continues to be long on promises and short on results…another way to get homeowners in distress to pay for services that ultimately aren't helping or providing the relief they need." The "Forensic Audit' Loan Modification Scam This particular scam entices homeowners through newspaper advertisements, as well as radio and television spots. The hook is to get homeowners to believe that they can find errors, improper documentation, or outright illegal activity in the way the mortgage was originated or within the loan itself. Supposedly, with such information, the homeowner will have sufficient leverage to fight the lender in the home loan-modification process with the hope of receiving assistance in keeping

"Springhill Group: warning to borrowers over interest-only mortgages - Tumblr http://springhillgrouphome.tumblr.com/day/2012/09/12/ Lenders have changed the goal posts considerably over the last few years and many borrowers are faced with being stuck on a variable rate Picture: Getty Images By Jeff Salway Published on Saturday 8 September 2012 14:10 Borrowers with interest-only mortgages have been urged to seek advice after a leading banker raised concerns over the number of people struggling to repay their loans. New Barclays chief executive Anthony Jenkins predicted this week that interest-only mortgages may be the next big mis-selling scandal. He identified the loans as a likely source of future complaints and said the bank, which has a large chunk of interest-only loans on its books, had already seen thousands of borrowers with problems repaying their capital. Industry experts have been expressing fears for some time over the number of people with interest-only mortgages but with no viable means of repaying their capital at the end of the term. Interest-only loans work by letting the borrower pay the interest first and clear the actual capital at the end of the term. They sold in massive numbers during the housing market boom, when homeowners and lenders were confident that house prices would continue soaring and enable capital to be repaid with sale proceeds. But some eight in ten people with interest-only mortgages maturing over the next decade have no adequate repayment strategy in place, according to the Financial Services Authority (FSA), which described the scenario as a "ticking time-bomb". The problem for borrowers has been exacerbated by a marked tightening of lending criteria. Where they used to offer interest-only loans to those with just 10 per cent deposits, most lenders now demand equity or a deposit of at least 50 per cent. They have also clamped down on the repayment plans they will accept. The Lloyds Banking Group brands, for

In the present economic situation, where federal funding for the rural housing projects is much needed, the budget cut is really distressing. According to the rural market experts, Section 538 Rural Rental Loan Guarantee Program has offered the most effective service in this regard. However, the recent budget cut is much likely to affect the proceeding of this program and home loan rate for buying a rural property. Rural economics - Demand vs. supply line-

"They can't even give away $200 million. This program is a perfect example of why government shouldn't pick winners and losers in the economy."   According to Nevada Hardest Hit officials, just in January, the nonprofit gave $7.2 million in direct aid to help homeowners avoid foreclosure.  A total of $28.4 million was given by the program since it began in mid-2010, which is only 5% of the allocation. More or less 25 % of what they have given out was given out in January.   Mortgage assistance and principal reduction are the two separate components of the state Hardest Hit Fund program that has much given the aid.  75 percent of the budget went to direct aid from July 2011 to June 2012; this is another analysis of yearly financi

Hospital Corporation of America Chillers, Pumps, and Boiler Replacement Project Wednesday, January 18 · Edit "http://ambersanpedro.livejournal.com/1011.html This project consisted of removing and replacing (2) existing 1100 ton chillers, removing (4) existing tower water pumps which were replaced with (2), and removing (3) existing chilled water pumps which were replaced with (2). A single new 400HP boiler was installed where one of the existing original boiler's was demolished by an owner paid subcontractor separate from this contract. There was also a generator that was removed in order to make room in the chiller room for the new equipment and piping. A large condensing unit servicing some operating rooms had to be relocated in order to allow access to the mechanical room for demolition and delivery of the new equipment and piping. Much of the existing chilled water and tower water piping was removed and replaced with throughout the chiller room and on the mezzanine above the chiller room. Steam, condensate and fuel oil piping servicing the old boiler was removed and re-configured to meet the needs of the new boiler. Access to the south mechanical room was very limited. All of the equipment and piping had to be hoisted into and out of an access shaft just large enough for the new equipment. Besides the limited space, the set-up area for the hoisting rig was right next to the Emergency Room/Helepad entrance. The coordination with our hoisting and rigging subcontractor, the hospital personnel and Stanger Industries years of experience with similar projects proved invaluable on this challenging aspect of the project. One of the stipulations of this project was to insure that all systems would remain on line during the installation of all of the new equipment. In order to accomplish this task, isolation valves were installed in key locations to allow us to isolate this south mechanical room from the rest of the system and utilize the north mechanical room's

New Mortgage Disclosure Forms To Roll Out In August 2015 - 1 views

  •
The shorter forms, set to be adopted by the Consumer Financial Protection Bureau, will demonstrate buyers more evidently the terms and cost of a home loan. The federal government's consumer financial watchdog will necessitate lenders to issue shorter, easier-to-understand mortgage disclosure forms to home buyers that more noticeably show the costs and terms of the loans. The Consumer Financial Protection Bureau plans to issue the rule Wednesday, November 20, subsequent through on what was an initiative launched in 2011 as the then-fledgling agency's first major action. The early Know Before You Owe forms were welcomed by consumer and industry groups as a development more than the more intricate disclosures essential under federal law for more than 30 years. The bureau said the new forms would make it easier for home buyers to compare loan offers. "Taking out a mortgage is one of the biggest financial decisions a consumer will ever make," said Richard Cordray, the bureau's director. "Our new Know Before You Owe mortgage forms improve consumerunderstanding, aid comparison shopping and help prevent closing … surprises for consumers." Lenders will be mandated to use the new forms, available in English and Spanish, starting Aug. 1, 2015. The forms will be given to potential home buyers when they apply for a mortgage and when they close on the loan. They will make available the detailed information like the estimated monthly principal and interest payments, closing costs and any prepayment penalties or balloon payments. The latest loan estimate form and the closing disclosure form use large and bold type for important information like the interest rate and feature highlighted headings and terms to make them easier to read.

"Springhill Groups-PRINGHILL gROUPS Mortgage Fraud Prosecutors Pounce on a Small Bank Yesterday 11:14 PM #1 One of the few things not in dispute in the criminal case against Abacus Federal Savings Bank is that it began with a Mortgage closing on Friday, Dec. 11, 2009, for a two-family home in the Bensonhurst section of Brooklyn. Abacus is a small bank, catering mostly to Chinese immigrants. The closing was at 10 a.m. at the bank's headquarters, a brown-brick building on the Bowery in New York's Chinatown between a noodle shop and an herbal medicine emporium. Sitting around the table in an undecorated conference room were the seller, the buyers, their attorneys, the real estate broker, and the title closer. Vera Sung, Abacus's lawyer, was in and out of the meeting. Sung, 46, is a daughter of the bank's founder-her younger sister Jill is Abacus's chief executive officer. Vera is also a onetime prosecutor in the Brooklyn district attorney's office, and that morning she recalls hearing something that made her pause: The borrowers were asking about extra checks they had earlier made out to the loan officer, Qibin "Ken" Yu. Sung didn't know what those checks were. "I thought this was very strange, so I stopped the closing," Sung says. She spoke to Yu in her office, then called Jill, and they canceled the loan. The following Monday, Yu was fired.
