THE U.S. HOTEL industry will be well on the way to recovery in 2022, according to consulting firm HVS Americas. However, a full recovery in real terms, after adjusting for inflation, remains a few years away, it added. With more assets, both distressed and well performing, expected to come to market this year, 2022 will be an exciting year for the industry, said Rod Clough, president of HVS, in an article titled 'ALIS 2022 Takeaways - Our Industry Braces for a Big Year Ahead'. A near full recovery in RevPAR at $85 for U.S. hotels is likely to happen by the end of 2022 when compared to $86 in 2018-19. "The higher inflationary environment will continue to bode well for hotels, resulting in ADR pricing power leading to a lift in revenue on top of still lean operational models. Group travel is still lagging the recovery, but near-term, smaller-group bookings (at newly raised room rates) should help bridge the gap while the industry waits for larger meetings to return," Clough wrote in the article. "Rising development costs due to supply-chain disruptions, labor shortages, and overall inflation are leading to a general contraction in new hotel openings. Moreover, development challenges are intensifying for major CBDs, attributed to slow office re-openings, a lag in larger convention bookings, higher operating/labor costs, and even higher construction costs than your average project."

The Americas Best Value Inn and & Suites Kingwood IAH Airport is now open in Houston. It is owned by Guru Deva Datta LLC led by KC Patel as CEO. The 45-room hotel is near George Bush Intercontinental Airport, Kingwood Medical Center and Humble Civic Center. WAYSIDE INVESTMENT GROUP of Houston and Iridescent Hotels of Dallas are partnering on the management of two hotels in San Antonio, Texas, and Houston. Both companies are relatively new ventures by established hoteliers. The hotels are the 126-room Hyatt Place San Antonio-Northwest/Medical Center and the 113-room Holiday Inn Houston West - Westway Park, and the hotels' new owners are also based in Houston. The Hyatt Place is near San Antonio International Airport, several company headquarters, medical centers and the University of Texas at San Antonio. The Holiday Inn is near USA Baseball, Memorial City Mall, Houston's Energy Corridor, the Galleria, Downtown Houston, Reliant Park and Minute Maid Park. "The addition of these two hotels is testimony to the continued steady growth and expansion of Iridescent Hotels' third-party management team and the collaboration with Wayside Investment Group," the companies said in a statement. "Several more additions are on the horizon for late first quarter and early second quarter."

The Best Western Gallup West is now open in Gallup, New Mexico. It is owned by Murad Mohsin. The 60-room hotel is near Veteran Memorial Pillars, Red Rock State Park, the Gallup Flea Market Fire Rock Navajo Casino and the Navajo Nation Museum. It is two hours from Albuquerque, New Mexico. Amenities include an indoor pool, fitness center, spa and free parking. "We are very excited to join Best Western and to have access to the brand's best-in-class support and resources that will strengthen our property and guest service," said Murad Mohsin, owner of the Best Western Gallup West. "Our hotel offers something for everyone and is near some of Gallup's most interesting sights. BANYAN INVESTMENT GROUP recently acquired the Castle Hotel, part of the Autograph Collection by Marriott, in Orlando, Florida. The hotel recently underwent an $8.2 million renovation on its guestrooms, public spaces and exterior. The 213-room hotel is on Universal Boulevard near the city's key attractions, Disney's Magic Kingdom and Universal Studios, according to Atlanta-based Banyan, led by Rakesh Chauhan, managing partner and CEO. Also nearby is the site of Epic Universe, a 750-acre, $1 billion theme park expected to open in 2025, which will be the largest Universal Park in the U.S. and second largest globally. The Castle Hotel, which is designed to look like a medieval fortress, also is close to the 270-acre Lockheed Martin regional headquarters that employs 8,000 people. Also nearby are the Orlando International Airport, including the recently opened $2.8 billion, 15-gate international Terminal C, as well as the Orlando Convention Center. Brightline High Speed Rail plans to open two stations in the area.

HIHOTELS BY HOSPITALITY International, a leader in franchising of conversion and new-build hotels for economy lodging, has opened four properties including Scottish Inns in Austin, Forest Hill and Hankamer, Texas and a Passport Inn in Paradise, Pennsylvania. These properties are owned by Dinesh Patel, Anu Investment Corp., Priteshkumar "Pat" Bhakta and Saraswati Group, Inc., respectively. The Scottish Inns & Suites in Austin is a former Rodeway Inn and is owned by Dinesh Patel. The 35-room hotel is located in downtown Austin just off Interstate 35 and East Highway 290. It is near the 6th St. Entertainment District and the University of Texas campus, and is near the Austin Zoo and Austin Convention Center, hihotels said in a statement. The Scottish Inns hotel in Forest Hill, Texas, a 46-room new construction, is owned by Anu Investment Corp. The property is located along Mansfield Highway, just a half mile from I-20 and 10 miles from downtown Fort Worth.

The Best Western Plus Orlando East-UCF Area in Orlando opened May 3. It is owned by PRM Hotels led by Ishwar Naran as president and CEO. The newly renovated 70-room hotel is near the University of Central Florida and other local colleges, including Strayer University Orlando East Campus and Valencia College East Campus. Other local attractions include Central Florida Research Park, Orange County Convention Center, Addition Financial Arena and UCF's Bounce House. Amenities include an outdoor pool as well as a 400-square-foot boardroom and 600-square-foot conference room that can accommodate up to 10 and 50 people. The Best Western Plus Magnolia Inn & Suites is now open in Cleveland, Tennessee. The recently renovated 87-room hotel, owned by Jay Patel, is near the Ocoee River which offers recreational activities, such as white-water rafting, swimming, fishing and boating. Also nearby is the national headquarters of Church of God, national headquarters of Life Care Centers of America, a Whirlpool Corp. manufacturing plant, the Wacker Chemical Co. plant and Cleveland State Community College. Amenities include a fitness center, outdoor pool and meeting space to accommodate up to 30 people. CHARLOTTE-BASED MAYA HOTELS has acquired two Hampton Inn hotels in North Carolina and South Carolina. The two Hampton Inns boast a total of 210 guest rooms and are Maya Hotels' second and third acquisitions over the last six months, the company said in a statement. The hotels are the 100-room Hampton Inn & Suites Charlotte-Arrowood Road in Charlotte, North Carolina, and the 110-room Hampton Inn Columbia Northeast-Fort Jackson in Columbia, South Carolina. Maya Hotels, led by JD Deva as CEO, acquired the hotels on March 11. The Charlotte property is near Carowinds Amusement Park and Charlotte Douglas International Airport. The Columbia hotel is near U.S. Army Fort Jackson the University of South Carolina and downtown Columbia. Amenities at each hotel include outdoor pools, fitness centers, meeting spaces, and business centers. "We are excited to acquire these two top-branded assets at a discount to replacement cost," said Krishna Deva, vice president of Maya Hotels. "Charlotte and Columbia have historically been top markets for us, and we are thrilled to grow our presence in these two cities with such a strong brand affiliation." The acquired hotels complement Maya Hotels' existing footprint and will increase the current operating synergies the company has across North Carolina and South Carolina regions. The hotels will be renovated and managed by Maya Hotels. "We are so happy to continue growing our relationships with the Charlotte and Columbia communities, as well as with Hilton. The situation also is affecting Patel's ability to repair and reopen other properties in the area. "We had to use our own line of credit, to finish the hotel," Patel said. "Five more hotels to go. They are still a work in progress. A couple of hotels will open probably next month and then a couple probably will open in sometime in April. And the last hotel will probably take some time, so maybe May or June before we can open it up." SAVANNAH-BASED IMAGE Hotels recently acquired the Courtyard by Marriott North Charleston Airport/Coliseum in South Carolina. The hotel development and management company, which was founded in 1978, is led by Jay Patel as chairman and CEO and Kal Patel as president and COO. "We are thrilled to add the Courtyard by Marriott in North Charleston to our growing portfolio and to expand our footprint into South Carolina," said Kal Patel. "We expect the hotel to appeal to travelers coming to Charleston seeking a popular brand with modern amenities." The hotel, near Charleston International Airport, provides access to the North Charleston Coliseum and Performing Arts Center, Charleston Tanger Outlets, Charleston Area Convention Center, South Carolina Aquarium, and various shopping, dining, and entertainment options, Image Hotels said in a statement.

Red Roof Inn Charlotte-Airport in Charlotte, North Carolina, and Red Roof Inn Doswell-Kings Dominion in Doswell, Virginia, are now open. Shree Shradhaa Saburi LLC, led by Kiran Patel, owns the 108-room Charlotte property. SJ Hotel LLC, led by Nilang Maniarah, owns the 108-room Doswell hotel. Shree Shradhaa invested $700,000 in renovating the Charlotte hotel, while SJ Hotel spent $1.2 million in renovations of the Doswell property, Red Roof said in a statement. Both hotels are pet friendly. The Charlotte hotel is near the U.S. National Whitewater Center, Charlotte Convention Center, NASCAR Hall of Fame, Billy Graham Library, Harvey B. Gantt Center, Atrium Health Carolinas Medical Center, Carolina Raptor Center, Charlotte Douglas International Airport and Gastonia Municipal Airport, the statement said.

Red Roof Inn Stroudsburg in Stroudsburg, Pennsylvania, is now open. The owner, 100 Park Ave LLC, led by Urvish Shah, recently invested $500,000 in renovations for the 58-room property situated near the Pocono Mountains. The pet-friendly hotel is in Stroudsburg's entertainment district, close to Shawnee Mountain Ski Area, Camelback Ski Resort, Delaware Water Gap National Recreation Area, Lafayette College, Pocono International Raceway and Jack Frost Ski Resort. Lehigh Valley International Airport is nearby. Two other Red Roof properties recently opened: Red Roof Inn Charlotte-Airport in Charlotte, North Carolina, owned by Shree Shradhaa Saburi LLC, led by Kiran Patel, and Red Roof Inn Doswell-Kings Dominion in Doswell, Virginia, owned by SJ Hotel LLC, led by Nilang Maniarah.

The Admiralty Inn & Suites is now open in East Falmouth, Massachusetts. The 97-room upper-midscale hotel, part of The Red Collection, is owned by Sai Vani Corp. led by Mark Patel. It is the second hotel in Cape Cod to be in Red Roof's Red Collection, joining the Mariner Resort in Yarmouth, Massachusetts, Red Roof said in a statement. The recently renovated hotel is near Cape Cod attractions like Falmouth Heights Beach, Martha's Vineyard, Nobska Point Lighthouse, Historic Falmouth Village, Highfield Hall & Gardens, Cape Cod Children's Museum, Woods Hole Science Aquarium, Old Silver Beach, Shining Sea Bikeway, and Beebe Woods, the statement said. The property features a business center, onsite fitness facility, heated indoor swimming pool and seasonal outdoor pool. "Cape Cod is a sought-after region for development and with the opening of the Admiralty Inn & Suites Red Roof now has two Red Collection properties in the region," said Matthew Hostetler, Red Roof's chief development officer. "The brand's offerings-increased amenities at an affordable price point-resonate with consumers and we'll continue our efforts to meet guest demand for Red Roof hotels across the country."
