A BALLOT MEASURE in Los Angeles that would have required hotels in the city to house the homeless along with paying guests has been officially withdrawn from consideration. However, the Los Angeles City Council also passed an ordinance to replace the ballot measure that some local hoteliers also protest its passage. The ballot measure, sponsored by Unite Here Local 11 hospitality workers union, would have required hotels to house homeless voucher holders with regular guests, spurring protests by AAHOA, the American Hotel & Lodging Association and others. Last week, Unite Here agreed to withdraw that ballot measure, which was going to go before voters in March. Also last week, the council approved the Responsible Hotel Ordinance to replace the ballot measure and that would allow hotels to voluntarily make vacant rooms available for interim housing for the homeless. It also would require developers of new hotel properties to obtain a conditional use permit through a public review of the proposed development's impact on the existing housing supply and to replace any housing that would be demolished or otherwise lost in the neighborhood.

APROXIMATELY 115.2 MILLION travelers are expected to cover 50 miles or more from home during the 10-day year-end holiday travel period, according to AAA. This year's total number of domestic travelers reflects a 2.2 percent increase over last year and represents the second-highest year-end travel forecast since 2000, when AAA began tracking holiday travel. However, 2019 holds the record for the busiest Christmas and New Year's travel period, with 119 million travelers. "This year-end holiday forecast, with an additional 2.5 million travelers compared to last year, mirrors what AAA Travel has been observing throughout 2023," said Paula Twidale, senior vice president at AAA Travel. "More Americans are investing in travel, despite the cost, to make memories with loved ones and experience new places. AAA expects approximately 104 million people to drive to their holiday destinations, representing a 1.8 percent increase from 2022. This year's projected number of drivers is the second-highest on record, with 2019 holding the top spot when 108 million drivers traveled for the holidays, AAA said.

The last two National Football League Offensive Rookie of the Year pursuits quickly turned into two-horse races between a quarterback who was drafted first overall and a running back. Last year, it was the QB, Kyler Murray of the Arizona Cardinals, who outdistanced running back Josh Jacobs of the then-Oakland Raiders. In 2018, QB Baker Mayfield of the Cleveland Browns staged a late rally in the chase for NFL OROY but couldn't run down the leader, running back Saquon Barkley of the New York Giants. Mayfield and Barkley were selected 1-2 in the 2018 NFL Draft. U.S. HOTELS REACHED record-breaking ADR level during the last week of December, particularly by luxury resorts, according to STR. STR's top 25 markets also led the expansion. Occupancy was 54.3 percent for the week ending Jan. 1, up from 44.3 percent the week before and increased 10.7 percent when compared to 2019. ADR was $157.91 for the week, up from $129.67 during the fourth week and up by 15.1 percent compared to two years ago. RevPAR was $85.74 during the week under review, up from $57.46 the week before and increased 27.4 percent compared to 2019. STR's top 25 markets all together reached almost $200 in ADR, led by Miami with $455.31 and Oahu with $411.47. Norfolk/Virginia Beach recorded the largest occupancy increase during the week, up 25.3 percent to 49.4 percent. Phoenix registered the largest ADR increase, increased 36.9 percent to $155.71.

HAWKEYE HOTELS AND HOS Management recently sold three hotels in the Savannah, Georgia, area for approximately $100 million. Both companies have plans to continue to expand their development pipelines. The Montford Group and Opterra Capital purchased the Aloft Savannah Airport while Mission Hill and KSL Capital Partners bought the Fairfield Inn & Suites Downtown Savannah Historic District and the Aloft Savannah Historic District, according to Hawkeye, which is led by Ravi Patel as president. All three hotels have more than 400 rooms and each were developed by Savannah-based HOS and Hawkeye Hotels in the last 24 months. HOS and Hawkeye together have more than 40 hotel projects in the pipeline, including more than a dozen projects starting construction this year. Both have been actively buying and selling multiple assets in addition to developing new hotels, and last month Hawkeye opened The Le Meridien St. Louis Downtown in St. Louis.

U.S. HOTEL OCCUPANCY was down in first week of March week-over-week, according to STR. All metrics were higher than comparable time periods in the last two years. Occupancy stood at 62.8 percent for the week ending March 4, down from 64.2 percent the week before, 3 percent more than the comparable week in 2022 and 5.6 percent below the comparable week in 2019. ADR stood at $151.35 for, up from $156.51 the previous week and also up 8.9 percent and 14.1 percent over the same month in 2022 and 2019, respectively. RevPAR was reported at $95.06, down from $100.43 the previous week, and up 12.1 percent and 7.7 percent increase over the same month in 2022 and 2019. Among the Top 25 Markets, Detroit saw the highest occupancy increase over 2019, up 5 percent to 63.2 percent, while Washington, D.C., was up the most from last year, an increase of 23.6 percent to 64.1 percent. D.C. also reported the most substantial year-over-year RevPAR growth, up 52.2 percent to $113.56. Las Vegas reported the highest ADR increase at $196.65 when measuring against 2019, up 56.8 percent and an increase of 33.7 percent in 2022. Las Vegas also saw the largest jump in RevPAR over 2019, up 54.3 percent to $153.55.

REFLECTING THE NORMAL ebb and flow of spring break season, U.S. hotel performance has decreased in the fourth week of March from the week before, according to STR. Chicago and Phoenix saw rises in occupancy. Occupancy was 64.9 percent for the week ending March 25, down from 67.6 percent the week before and 0.6 percent down than the comparable week in 2002 and 6.3 percent down the comparable week in 2019. ADR was $158.61, down from $167.04 the week before, up 4.7 percent from last year and up 19.5 percent from 2019. RevPAR stood at $102.98 in the last week, down from $112.89 the week before and increased 4.1 percent and 12 percent against the same month in 2022 and 2019. Among the top 25 markets, Chicago saw the highest year-over-year increase in occupancy in the fourth week of the month, up 12.2 percent to 63.4 percent, while Phoenix witnessed the only occupancy lift over 2019, up 3.1 percent to 81.5 percent. Washington, D.C., reported the most substantial ADR, up 20.9 percent to $194.18, while RevPAR increased 33.4 percent to $139.83 year-over-year. Las Vegas reported the highest growths in the measuring of ADR, up 42.7 percent to $187.21, and RevPAR, which increased 31.5 percent to $148.86 percent, against 2019.

Also during AAHOACON23, which set a record level of booth sales for the trade show, members elected new board members. The association also announced a new charity organization dedicated to helping victims of natural disasters, and software company Virdee took the top prize in the inaugural AAHOA Tech Pitch Competition. Change of command New Chairman Bharat Patel officially moved into the top spot on the board on the last day of the conference at the Los Angeles Convention Center. He replaced Nishant "Neal" Patel and will be followed next year by Miraj Patel, who is now vice chairman. APPROXIMATELY 51 PERCENT of hospitality industry professionals participating in STR's Hospitality Industry Sentiment survey expressed optimism about their business confidence over the next two years. Respondents rated their confidence at "8" or higher on a 10-point scale. Analyzing the results over the survey's first year reveals a gradual, consistent decline in confidence ratings for each time span. Meanwhile, global recession fears have diminished since the last survey, STR said. Among various industry challenges, "concerns regarding a potential recession" saw the most significant drop between the last two surveys, ranking third behind labor costs and supply issues. Energy and utility costs are slightly increasing, while supply chain challenges and group demand issues are gradually diminishing. Regarding hotel performance, outlined trends influence demand forecasting expectations, the survey said. The percentage of respondents anticipating "strong improvement" or "some improvement" is gradually declining across all three hotel demand segments. A majority of experts still foresee growth in both business transient and group demand.

U.S. HOTEL PERFORMANCE declined in the fourth week of April compared to the previous week and the corresponding period last year, as expected during Passover, according to CoStar. All key metrics, including occupancy, RevPAR and ADR, experienced a decrease compared to the previous week. Occupancy came in at 65.7 percent for the week ending April 27, down from the previous week's 66.8 percent, while marking a 1.2 percent year-over-year decrease. ADR decreased to $154.44 from $158.60, reflecting a 1.3 percent decline compared to last year. RevPAR stood at $101.42, down from $105.94 the prior week, indicating a 2.5 percent dip compared to the same period in 2023. Among the top 25 markets, Seattle reported the sole double-digit increase in occupancy, rising by 15.6 percent to 74.6 percent. Detroit, host of the NFL Draft, saw the most significant surge in both ADR, rising by 21.8 percent to $147.83, and RevPAR, increasing by 25.6 percent to $94.74.

CHOICE HOTELS INTERNATIONAL ended its bid to acquire Wyndham Hotels & Resorts after its exchange offer expired Friday. Both companies released statements saying they will now focus on their standalone strategies. Choice also announced that it would withdraw its nominees for Wyndham's board of directors. Last week it made a last effort to encourage Wyndham shareholders to tender shares for the acquisition but still failed to gather sufficient support for the deal. "Since beginning this process in April 2023, Choice has attempted to engage in good-faith negotiations with Wyndham through numerous different avenues, including increasing the proposed offer multiple times and expressing an openness to further enhancing the offer with due diligence, offering a one-way NDA to share its confidential information with Wyndham, and offering above-market regulatory protections," the company said. "Given Wyndham's refusal to constructively and substantively engage on terms, Choice took the extraordinary step of launching the exchange offer to initiate the regulatory review process and engage with Wyndham stockholders. While the support from Wyndham stockholders tendering into the exchange offer was significant considering the number of investors structurally prevented from participating at this stage, it was not sufficient for Choice to conclude - particularly when taking into account the Wyndham board's obvious continuing disinterest in a combination - that a path towards a transaction is available at this time."

APPROXIMATELY 43.8 MILLION Americans will travel 50 miles or more from home, surpassing pre-pandemic figures, according to a forecast by AAA. This represents a 4 percent increase from last year and approaches the 2005 record of 44 million Memorial Day weekend travelers. A record 38.4 million are expected to drive, marking the highest number since AAA began tracking in 2000. "We haven't seen Memorial Day weekend travel numbers like these in almost 20 years," said Paula Twidale, AAA Travel's senior vice president. "We're projecting an additional one million travelers this holiday weekend compared to 2019, which not only means we're exceeding pre-pandemic levels but also signals a very busy summer travel season ahead." The number of drivers this year is up 4 percent compared to last year and 1.9 percent higher than in 2019, the auto club said. Traveling by car is appealing for many people because of the convenience and flexibility it provides.

APPROXIMATELY 61 PERCENT of Americans are set to travel overnight for leisure in the upcoming four months, with 34 percent anticipating an uptick in their leisure travels this summer compared to last year, according to a recent survey from the American Hotel & Lodging Association. Additionally, around 31 percent of respondents plan to up their hotel stays this summer versus the previous one. Around 35 percent of Americans anticipate an overnight business trip within the next four months, with 16 percent planning to boost their business-related travel this summer compared to last summer, the survey conducted by Morning Consult found. Meanwhile, hotels remain the preferred lodging option for both business travelers, with 60 percent, and leisure travelers, with 46 percent, this summer, the survey revealed. The survey presents a positive outlook for hoteliers amid ongoing economic challenges like a nationwide labor shortage and high interest rates, AHLA said. However, it indicates that persistent inflation remains a significant obstacle to growth for hoteliers and other travel-related businesses.

Occupancy, RevPAR and ADR all increased over the prior week. Occupancy increased to 71.9 percent for the week ending June 29, up from 69.5 percent the previous week, showing a 3.2 percent year-over-year increase. ADR rose to $162.81 from $159.88, marking a 3.6 percent increase compared to last year. RevPAR climbed to $117.13 from $111.17 the previous week, reflecting a 6.9 percent decrease compared to the same period in 2023. Among the top 25 markets, Minneapolis recorded the highest year-over-year increases: occupancy rose by 20.1 percent to 74.8 percent, ADR increased by 15.7 percent to $150.42 and RevPAR grew by 39 percent to $112.46. The market's performance was boosted by events such as the U.S. Olympic Gymnastics Trials and the Twin Cities Pride Parade.

THE NUMBER OF U.S. hotel rooms under construction in June reached its highest level in 16 months, according to CoStar. The construction volume increased year-over-year for four consecutive months, with upscale and upper midscale segments dominating pipeline activity. "The number of rooms in construction has grown year-over-year for four consecutive months," said Isaac Collazo, STR's vice president, analytics. "While upscale and upper midscale continue to dominate, accounting for about 50 percent of all rooms in the final phase of the pipeline, the pace of activity in these segments has slowed compared to last year. Midscale and economy have shown the most growth, up 42 percent and 34 percent, respectively, with newer brands and extended-stay accounting for most of the new construction across the midscale segment." Approximately 157,713 rooms were under construction in June, up 5.5 percent from the same month last year. Additionally, 266,619 rooms were in the final planning phase, a 9.8 percent increase from June 2023. The planning stage saw 333,827 rooms, a rise of 38.7 percent compared to the previous year.
