HIG To Develop Home2 In San Marcos, California - 0 views

    HOTEL INVESTMENT GROUP has purchased the property in San Marcos, California, on which they will build a Home2 Suites by Hilton. The San Diego-based company is led by Darshan Patel as CEO. Construction on the 110-room Home2 Suites is slated to begin in summer 2022 at the 1.66-acre property and is estimated to be complete by late 2023. It will be pet-friendly with a pool, fitness center and ?? square feet of meeting rooms. "The hospitality industry is finally starting to rebound from the challenges of the last two years, putting us in a prime position to continue expanding HIG's portfolio," Patel said. "Bringing a Home2 Suites to San Marcos will provide a much-needed extended-stay hotel option for the medical community at Palomar Hospital and for customers visiting the area's premier golf courses and nearby LEGOLAND California."

EV Hotels, CLERHP to build resort in Dominican Republic - 0 views

    ATLANTA-BASED EV Hotels, a new technology-centric hotel brand founded by Ken Patel, has partnered with Spanish firm CLERHP to construct a luxury resort in the new Larimar City & Resort project in Punta Cana, the Dominican Republic. The 400-room hotel will be built on an area of nearly eight acres, the company said in a statement. Larimar City & Resort will be on the Promenade on the Farrallón de Verón, which has a view of Punta Cana, said Leonardo Padron Hermes, CEO of Blacklions International Group, a company associated with CLERHP in the development of real estate projects in the Dominican Republic. The area includes restaurants, clubs, shops and an 18-hole golf course. "After many years of working behind the scenes to develop a hotel brand that both innovates and revolutionized the industry, it is truly rewarding to now see EV make an impact across the globe. And believe me, we are just getting started," Patel said. "Larimar City & Resort will be one of the best tourist attractions around the globe and our team at EV is excited to be part of this Smart-City. Growth doesn't come with a single action. That is driving a wave of developments of Choice Hotels International's upscale Cambria brand around the country, including Cambria Hotel Ocean City - Bayfront in Ocean City, Maryland, developed by Mihir Wankawala of The Wankawala Organization. The eight-story, 137-room Cambria Ocean City - Bayfront, the fourth Cambria in the state, is near the city's Boardwalk and the Inlet event forums as well as other attractions like the Outlets Ocean City shopping center, Splash Mountain Water Park and Northside Park. Wankawala, who partnered with Tauhid Islam of PiNNacle Hospitality Group on the hotel, said he has confidence in the market despite the current pandemic related downturn. Work on the hotel had just been completed when the pandemic hit.

Banyan sells Kimpton Hotel in Fort Lauderdale, FL - 0 views

    BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

The agreement came about as a result of meetings between a delegation of AAHOA board members and Indian officials. Actively promoting, prioritizing and providing support for the sourcing of "Made in India" products, including textiles, furniture, and plumbing fixtures, for U.S.-based hospitality businesses. "With strong family ties and a significant footprint in the United States encompassing more than 36,000 properties, the AAHOA community is uniquely positioned to showcase the best of India to the world," said Bharat, who mentioned the program in June when Indian Prime Minister Narendra Modi visited the U.S. "Our new initiatives aim to not only fuel economic and workforce development and progress, but to create a stronger platform for the exchange of ideas and innovation between the world's leading democracies."

    HOTEL INVESTMENT AND management company Banyan Group has announced that its $35 million Banyan Lodging Enhanced Value Fund has been fully subscribed. The final participants were domestic and foreign families, a statement said. The BLEV, or "Believe" fund offers an opportunity for investors to purchase hotels that have been impacted by the on-going COVID-19 crisis, the statement added. "Interest in our BLEV fund has risen steadily since our original announcement earlier this year, as evidenced by how quickly the raise was completed, to the point where we now actually are over-subscribed," said Rakesh Chauhan, managing partner and CEO, Banyan Investment Group. "We already have our sights on several respected hotels in strong markets with high barriers to entry and multiple demand generators to help offset any potential economic headwinds that could arise in the future. We look forward to a successful run with our partners and fully expect this to be a profitable endeavor for all involved."

    NEWCRESTIMAGE RECENTLY ACQUIRED the TownePlace Suites by Marriott Dallas Las Colinas in Irving, Texas. It is the most recent acquisition for the Dallas-based investment firm led by Mehul Patel as managing partner and CEO, and the company plans to fully renovate the property, which opened in 1998 and was last renovated in 2014. The 3-floor, 135-suite property offers three types of guestroom: studio, one-bedroom, and two bedroom, according to NewcrestImage. It is near two major airports, Dallas Fort Worth International Airport and Love Field, and two major convention centers, the Irving Convention Center and the Gaylord Texan Convention Center. Amenities at the hotel include a fitness center and an outdoor pool. "This extended-stay property is in the heart of a high-traffic corridor that's a popular destination for both corporate and leisure travelers," Patel said. The acquisition of the TownePlace Suites is important to Marriott, said Loren Nalewanski, the company's vice president franchising for the Element, Residence Inn, Fairfield, TownePlace and SpringHill Suites brands. "Our industry is built on strong partnerships between brands and owners," Nalewanski said. "This acquisition enhances the long, valued, and successful partnership between Marriott and NewcrestImage, which has owned and operated 30 Marriott-branded properties since 2013."

    THE FIRST QUARTER of 2022 brought better than the national average performance for Twenty Four Seven Hotels. The Newport Beach, California-based third-party hospitality management company also acquired two new hotels in Southern California. Steady growth in year's beginning Occupancy for Twenty Four Seven properties rose steadily during the first three months of the year, hitting 62.9 percent in January, 67.8 percent in February and 76 percent in March. ADR also rose during the same three months, from $142.66 to $160.99 to $174.02. RevPAR followed the same trend, rising from $89.73 to $109.10 to $132.25. Each metric also rose compared to the first quarter of 2021. "We continue to ride the massive wave of momentum that began for Twenty Four Seven Hotels in 2021, when our portfolio grew by 25 percent with the addition of seven new hotels now totaling 25 hotels with more than 3,100 rooms," said David Wani, CEO of Twenty Four Seven. "We will continue to seek third-party management opportunities with well-respected partners and brands in the western U.S., expanding our concentration in these unique markets where we have firsthand experience improving bottom lines and guest satisfaction scores."

Peachtree Hotel Group acquires seven new hotels - 0 views

    PEACHTREE HOTEL GROUP added seven hotels to its portfolio this week for $135 million. Three of the hotels also are part of Peachtree's third investment partnerships with San Mateo, California-based Verakin Capital led by partners Rupesh and Bimal Patel and Hiten Suraj. The new acquisitions include 829 rooms and are in five different states, according to Peachtree and its management division Peachtree Hospitality Management, which will operate all seven hotels. The new hotels are: The dual-brand Hilton Garden Inn Phoenix Tempe, University Research Park, 120 rooms, and Home2 Suites by Hilton Phoenix Tempe, University Research Park, 108 rooms, in Tempe, Arizona, which were built in 2017. Aloft Hillsboro-Beaverton in Hillsboro, Oregon, 137 rooms, built in 2017. Hilton Garden Inn Casper, 121 rooms in Casper, Wyoming, built in 2008. Home2 Suites by Hilton Eugene Downtown University Area, in Eugene, Oregon, 120 rooms, built in 2016. Home2 Suites by Hilton Pittsburgh/McCandless in Pittsburgh, Pennsylvania, 119 rooms, built in 2013. Hilton Garden Inn West Lafayette Wabash Landing in West Lafayette, Indiana, 104 rooms, built in 2003.

The ranking comes after the company originated $822 million in loans across 30 transactions in 2021 with an average transaction size of $27.4 million. Maya Hotels acquires two Hampton Inns In North and South Carolina - 0 views

    CHARLOTTE-BASED MAYA HOTELS has acquired two Hampton Inn hotels in North Carolina and South Carolina. The two Hampton Inns boast a total of 210 guest rooms and are Maya Hotels' second and third acquisitions over the last six months, the company said in a statement. The hotels are the 100-room Hampton Inn & Suites Charlotte-Arrowood Road in Charlotte, North Carolina, and the 110-room Hampton Inn Columbia Northeast-Fort Jackson in Columbia, South Carolina. Maya Hotels, led by JD Deva as CEO, acquired the hotels on March 11. The Charlotte property is near Carowinds Amusement Park and Charlotte Douglas International Airport. The Columbia hotel is near U.S. Army Fort Jackson the University of South Carolina and downtown Columbia. Amenities at each hotel include outdoor pools, fitness centers, meeting spaces, and business centers. "We are excited to acquire these two top-branded assets at a discount to replacement cost," said Krishna Deva, vice president of Maya Hotels. "Charlotte and Columbia have historically been top markets for us, and we are thrilled to grow our presence in these two cities with such a strong brand affiliation." The acquired hotels complement Maya Hotels' existing footprint and will increase the current operating synergies the company has across North Carolina and South Carolina regions. The hotels will be renovated and managed by Maya Hotels. "We are so happy to continue growing our relationships with the Charlotte and Columbia communities, as well as with Hilton.     HOTEL OWNERS NAVIGATING industry changes wrought by the pandemic face no dearth of challenges: the decline in business travel, competition from home rental apps and ongoing labor shortages are just a few. Too often, the people owning the hotels - many of them small business owners - are figuring out how to adapt to the new hospitality landscape with added complications from the hotel brands that should be their partners. While many hotel owners have struggled to maintain their livelihoods since the pandemic began three years ago, some big hotel chain franchisers sold hundreds of millions of dollars' worth of loyalty point value to credit card companies under a system that often fails to adequately reimburse the franchisees. That is the thanks these hardworking franchisees got as they worked hard to keep hotel doors open. It does not have to be this way. Generations of franchise owners have successfully embraced entrepreneurship through the franchising model. Franchising allows budding entrepreneurs to adopt a known brand name and comprehensive business strategies in exchange for a portion of the revenue. This partnership has nurtured our industry: Hotels owned by our members employ 1.1 million Americans and contribute $368 billion to the economy. But the franchising relationship needs to be a two-way street to be truly successful. That is why we must ensure that the franchise industry engages in sustainable practices that recognize and safeguard the contributions of small business owners.

Satori Collective sells 124-suite Holiday Inn in Alpharetta - 0 views

    SATORI COLLECTIVE, A real estate investment management firm specializing in hotel properties, sold the 124-suite Holiday Inn Express & Suites at Alpharetta-Windward Parkway to Bukhari Group Hospitality. The sale resulted in an approximate 24 percent internal rate of return and a double equity multiple for the company, Satori said in a statement. Vision Hospitality opens Moxy Boulder, CO - 0 views

Hersha Goes Private in $1.4B Deal with KSL Capital - 0 views

    HERSHA HOSPITALITY TRUST and KSL Capital Partners, LLC, have finalized KSL's acquisition of the REIT for approximately $1.4 billion. As of Nov. 28, Hersha became a private company and was delisted from the New York Stock Exchange. The companies entered a definitive merger agreement on Aug. 27 under which affiliates of KSL acquired all of the outstanding common shares of Hersha for $10 per share in an all-cash transaction. The companies filed paperwork with the Securities and Exchange Commission on Nov. 28 to make it official. The independent transaction committee of Hersha's board of trustees recommended the merger and the board unanimously approved it, according to Hersha. A special meeting of shareholders was held Nov. 8 to give final approval to the deal.

    WAYSIDE INVESTMENT GROUP of Houston and Iridescent Hotels of Dallas are partnering on the management of two hotels in San Antonio, Texas, and Houston. Both companies are relatively new ventures by established hoteliers. The hotels are the 126-room Hyatt Place San Antonio-Northwest/Medical Center and the 113-room Holiday Inn Houston West - Westway Park, and the hotels' new owners are also based in Houston. The Hyatt Place is near San Antonio International Airport, several company headquarters, medical centers and the University of Texas at San Antonio. The Holiday Inn is near USA Baseball, Memorial City Mall, Houston's Energy Corridor, the Galleria, Downtown Houston, Reliant Park and Minute Maid Park. "The addition of these two hotels is testimony to the continued steady growth and expansion of Iridescent Hotels' third-party management team and the collaboration with Wayside Investment Group," the companies said in a statement. "Several more additions are on the horizon for late first quarter and early second quarter."
