    ZERO-BASED BUDGETING is essential for hotels amid near- and long-term volatility, according to a blog from HotStats. The blog also suggested that hoteliers need to turn to other futureproofing or future-cushioning methods. In a recent blog post, Michael Grove, COO, HotStats said that zero-based budgeting, a method of budgeting in which all expenses must be justified for each new period starting from a zero base, is very necessary given the fluidity of the global economy and, ultimately, its impact on hotel operations. At the recent 2022 M3 Partners meeting, Grove first illustrated the pandemic's effect on worldwide profits and how it's changed the landscape. "It's worth reminding ourselves of the importance and magnitude of the U.S. hotel industry's share on the global scale, which has only grown during the pandemic," Grove said in the article. According to the blog post, almost half of global profits are produced in the U.S. and that share only rose as the pandemic slackened. "A massive 47 percent of hotel profits are achieved in the U.S., up 6.6 percentage points since 2019, the result of myriad variables, including a large domestic market and staycation trend," Grove said in the post. "Meanwhile, severe lockdowns and restrictions in Europe and Asia-Pacific sent their percentages down as the Middle East received a boost in the fourth quarter 2021 from Expo 2020 in Dubai."

NewcrestImage to acquire four LaQuinta hotels - 0 views

    DALLAS-BASED INVESTMENT firm NewcrestImage will acquire four LaQuinta-branded hotels in a joint venture between Highgate and Cerberus. The properties, with 696 rooms total, include the LaQuinta Inn & Suites at Los Angeles International Airport that is NewcrestImage's first gateway location in California. The company, led by Mehul Patel as managing partner and CEO, also has received the Partnership Circle Award from Marriott International, a statement said. NewcrestImage closed on the LaQuinta Inn & Suites Irving DFW North, located two miles from Dallas Fort Worth International Airport, on July 14. It expects to close in August on the other three hotels, including the LaQuinta Inn & Suites LAX, as well as LaQuinta Inn & Suites Anaheim and LaQuinta Inn Phoenix North. "These properties are uniquely-positioned in strategic destination locations, making them very appealing as we structure a strong investment-based portfolio," Patel said. Mahmood Khimji, Highgate's managing principal, said the four hotels are "well-located and well-positioned." "We are excited to expand our activities with Mehul and the talented NewcrestImage team, along with our friends at Wyndham - all of whom share Highgate's commitment to delivering exceptional guest experiences and operational results," Khimji said.

citizenM Innovation: Menlo Park's Trendy Hotel Hub - 0 views

    NETHERLANDS-BASED CITIZENM HAS inaugurated its first hotel at Meta's Menlo Park campus in California, marking its second U.S. opening this year after the launch of citizenM Miami Center. CitizenM currently operates 14 hotels in the U.S. and has plans for additional openings in 2024, including locations in Austin, Boston, and another in South Beach, Miami. The global hospitality company was founded by Rattan Chadha in 2015. The five-story hotel, spanning 79,400 square feet, features 240 modular rooms, citizenM said. The brand's modular design has not only reduced construction waste by up to 60 percent but has also shortened the development timeline by three to four months compared to traditional construction methods. The hotel at Meta's Frank Gehry-designed headquarters campus has been designed by citizenM's architectural partner, Baskervill. "We're excited to open in Menlo Park, a burgeoning tech hub," said Robin Chadha, chief brand officer at citizenM. " CitizenM, designed to seamlessly connect remote and in-person work with private nooks and versatile workspaces in our Living Rooms, along with societyM meeting rooms. This dynamic property will provide a unique experience for Meta employees and mobile citizens in the area."

The installation of Tesla's Universal Wall Connectors at selected hotels will begin in 2024. The charging stations are designed to charge a variety of North American EV models, BWH Hotels said in a statement. "This collaboration with Tesla underscores BWH Hotels' unwavering commitment to sustainability and dedication to delivering exceptional guest experiences," said Michael Morton, vice president for brand management and member services, BWH Hotels. EV charging stations are an attractive amenity for travelers with electric vehicles, the statement said. Hawkeye, HOS sell three hotels in Georgia for $100 million - 0 views

    HAWKEYE HOTELS AND HOS Management recently sold three hotels in the Savannah, Georgia, area for approximately $100 million. Both companies have plans to continue to expand their development pipelines. The Montford Group and Opterra Capital purchased the Aloft Savannah Airport while Mission Hill and KSL Capital Partners bought the Fairfield Inn & Suites Downtown Savannah Historic District and the Aloft Savannah Historic District, according to Hawkeye, which is led by Ravi Patel as president. All three hotels have more than 400 rooms and each were developed by Savannah-based HOS and Hawkeye Hotels in the last 24 months. HOS and Hawkeye together have more than 40 hotel projects in the pipeline, including more than a dozen projects starting construction this year. Both have been actively buying and selling multiple assets in addition to developing new hotels, and last month Hawkeye opened The Le Meridien St. Louis Downtown in St. Louis.

Windsor Hotel in Georgia joins Choice's Ascend Collection - 0 views

    THE WINDSOR HOTEL in Americus, Georgia, a boutique hotel owned by Edgewater Group LLC, has joined Choice Hotels International's Ascend Hotel Collection. The historical building recently underwent a multi-year renovation. Edgewater is led by founding partners Ketan Vora and Robert Brier. Originally built in 1892, the 53-room, the five-story Victorian-style Windsor features a tower and turret, balconies, and a three-story open atrium lobby, according to Choice. It occupies nearly an entire city block and was the site of numerous balls and celebrations. The Windsor closed in 1972 and underwent extensive renovations in 1991, 2010 and most recently in 2019. Nearby attractions are The Plains Depot, the Jimmy Carter Peanut of Plains statue, Civil War prison Andersonville National Historic Site and the Drummer Boy Civil War Museum. Former President Jimmy Carter and his wife spent the night at the hotel in 2002. Hotel amenities include a fitness center, two on-site restaurants and bars and a veranda.

    EXTENDED-STAY HOTELS experienced limited growth in July, reflecting the summer travel season's tendency to favor the overall hotel industry more than extended-stay establishments, according to The Highland Group. Total hotels reported a smaller decrease in occupancy and a slightly higher increase in ADR compared to all extended-stay hotels in July 2022. According to Highland, Extended-stay hotels performed similarly to the preceding three months in July. The economy segment reported a decrease in RevPAR, while upscale extended-stay hotels saw the strongest RevPAR increase. However, ADR growth across extended-stay segments has noticeably narrowed over the last three months. For the second consecutive month, the economy segment achieved faster ADR gains compared to mid-price extended-stay hotels. "Extended-stay hotels' 9.2 percentage-point occupancy premium above the overall hotel industry is slightly below the long-term annual average range but typical for the summer travel season," said Mark Skinner, partner at The Highland Group.
