HOTEL INVESTMENT GROUP has purchased the property in San Marcos, California, on which they will build a Home2 Suites by Hilton. The San Diego-based company is led by Darshan Patel as CEO. Construction on the 110-room Home2 Suites is slated to begin in summer 2022 at the 1.66-acre property and is estimated to be complete by late 2023. It will be pet-friendly with a pool, fitness center and ?? square feet of meeting rooms. "The hospitality industry is finally starting to rebound from the challenges of the last two years, putting us in a prime position to continue expanding HIG's portfolio," Patel said. "Bringing a Home2 Suites to San Marcos will provide a much-needed extended-stay hotel option for the medical community at Palomar Hospital and for customers visiting the area's premier golf courses and nearby LEGOLAND California."

Home2 Suites by Hilton is now open in Chattanooga/East Ridge, Tennessee. The 101-room, four-story hotel is owned by Vision Hospitality Group, led by President and CEO Mitch Patel. This is Vision Hospitality's second hotel opening this year. Construction of the hotel began in February 2023 and was completed in just over a year in collaboration with Wolftever Development, Vision Hospitality said in a statement. The hotel is located next to the company's Hampton Inn in a mixed-use area of East Ridge. "We are proud to continue our partnership with Hilton and broaden our presence in the East Ridge area by launching this Home2 Suites by Hilton," said Patel. "East Ridge continues to see significant growth with new developments, which creates a demand for quality accommodations. We are pleased to meet this need."

Home2 Suites by Hilton Conyers Atlanta is now open in Conyers, Georgia. The 91-key hotel is owned by Atlanta-based Vector Hospitality Inc., led by president Aman Patel, and Chattanooga-based Eraa Hospitality. This marks Vector Hospitality's entry into the Conyers market as the hotel's manager, the company said in a statement. "We are thrilled to bring Home2 Suites by Hilton to the vibrant Conyers community and to officially open the doors of Vector Hospitality's inaugural hotel," Patel said. "This marks an exciting milestone for our company, and we are grateful for Hilton's continued trust and partnership in bringing this project to life. We look forward to welcoming guests and becoming an integral part of this dynamic and growing area."

Home2 Suites by Hilton Cookeville in Cookeville, Tennessee, is now open. It is owned by NHK Hotels LLC and operated by Image Hotel Management, both led by Neil Patel as CEO. "On Aug. 14, 1986, Neil Patel, CEO and founder of Image Hotel Management, opened his first hotel, Executive Inn, in Cookeville," said Karen Patel, managing partner of Image Hotel Management. "Thirty-seven years later, we are delighted to open our Home2 Suites here and continue our partnership with Hilton Hotels." The 102-room hotel is near Tennessee Tech University, Cookeville Regional Medical Center, Cummins Falls, Burgess Falls, and Fall Creek Falls state parks, Image said in a statement. Hotel amenities include full kitchens, an indoor saline pool and a fitness center. The property includes a "backyard" with outdoor seating, a seasonal fire pit, pet pit stop, putting green, and yard games. The Cumberland Room offers 1,500 square feet of conference space with a spacious pre-function area and catering kitchen.

The Home2 Suites by Hilton Whitestown Indianapolis NW is now open in Whitestown, Indiana. It is owned by the Jetha Group with Sumeet Jetha as president of operations and managed by Hotel Equities. The 107-room hotel is near Grand Park Sports Campus, Indiana Motor Speedway, Amerisource Bergen, Indy Car Exchange and Indianapolis International Airport. Amenities include a combined laundry and fitness area, indoor pool and Digital Key check-in. During its opening weekend, Home2 Suites Whitestown Indianapolis donated all of its proceeds to So Big, an organization that provides assistance to women facing unexpected pregnancies. "We are excited to open our doors to travelers visiting metro Indianapolis and serving our community," said Keith Adkins, the hotel's general manager. "Whitestown and the surrounding area is a great place to visit and stay for a while with an abundance of amenities at your door step, including nearby shopping and dining."

PEACHTREE HOTEL GROUP added seven hotels to its portfolio this week for $135 million. Three of the hotels also are part of Peachtree's third investment partnerships with San Mateo, California-based Verakin Capital led by partners Rupesh and Bimal Patel and Hiten Suraj. The new acquisitions include 829 rooms and are in five different states, according to Peachtree and its management division Peachtree Hospitality Management, which will operate all seven hotels. The new hotels are: The dual-brand Hilton Garden Inn Phoenix Tempe, University Research Park, 120 rooms, and Home2 Suites by Hilton Phoenix Tempe, University Research Park, 108 rooms, in Tempe, Arizona, which were built in 2017. Aloft Hillsboro-Beaverton in Hillsboro, Oregon, 137 rooms, built in 2017. Hilton Garden Inn Casper, 121 rooms in Casper, Wyoming, built in 2008. Home2 Suites by Hilton Eugene Downtown University Area, in Eugene, Oregon, 120 rooms, built in 2016. Home2 Suites by Hilton Pittsburgh/McCandless in Pittsburgh, Pennsylvania, 119 rooms, built in 2013. Hilton Garden Inn West Lafayette Wabash Landing in West Lafayette, Indiana, 104 rooms, built in 2003.

PEACHTREE GROUP RECENTLY received I-956F approval from the U.S. Citizenship and Immigration Services, the agency overseeing the EB-5 Immigrant Investor Program, for developing a Home2 Suites by Hilton in Boone, North Carolina. USCIS adjudicated the I-956F petition for the hotel development in five months, Peachtree said in a statement. "It is a testament to the due diligence of the Peachtree team that it was able to get the project approved so quickly, especially when the published processing time is over 15 months," said Adam Greene, Peachtree's executive vice president of EB-5. The company, led by Greg Friedman as CEO and managing principal, Jatin Desai as managing principal and Mitul Patel as principal, originated $21.7 million in fixed-rate construction financing over a five-year term for Narsi Properties to develop the 105-room Home2 Suites near downtown Boone, Peachtree said. Narsi Properties is led by Deven, Neel and Rupal Patel as principals.

BPR Properties, led by Birju Patel as president, has sold its Home2 Suites by Hilton Savannah Airport in Pooler, Georgia. The deal was brokered by Hunter Hotel Advisors. A large private equity group purchased the hotel to increase its select-service portfolio. "The Home2 Suites Savannah Airport should provide the new owner continued strong performance in the market as the premium Hilton brand will be able to take advantage of its location along Interstate 95, proximate to strong corporate demand and just minutes from the Savannah/Hilton Head International Airport (SAV) and Downtown Savannah." said Mayank Patel, senior vice president for Hunter Hotel Advisors. "Mayank and Hunter have been strategic partners as we implement and execute our disposition strategy that will ultimately be accretive for our portfolio and future growth." Birju Patel said.

HAWKEYE HOTELS IS making its premier in downtown Milwaukee with a dual brand Home2 Suites by Hilton and Tru by Hilton along with a neighboring Holiday Inn Express. The hotel campus will employ more than 100 workers and provide a total of 331 rooms. The 115-room Home2 Suites and 100-room Tru will occupy one of the two buildings in the campus with the 116-room Holiday Inn Express next door. Along with being the first properties Hawkeye Hotels has opened in the city's downtown, each hotel is the first of its brand in that part of the city. "We are very excited to be a part of the Downtown Milwaukee community. Although the market has slowed down in recent times due to Covid, we are extremely optimistic that Downtown Milwaukee will continue to grow in the years to come," said Jay Patel, Hawkeye Hotels development manager. "We look forward to hosting a grand opening next year once it is safe to do so."

PEACHTREE GROUP RECENTLY acquired its sixth hotel property structured as a Delaware Statutory Trust, the 90-key Home2 Suites by Hilton St. Augustine in the greater Jacksonville, Florida. This is the third DST offering to close this year. The company's DST hospitality acquisitions provide opportunities for 1031 exchange investors to reinvest proceeds from the sale of appreciated real estate, defer taxes and maintain an allocation in the hotel sector, Peachtree said in a statement. "With its premier location along the I-95 corridor, strong population growth in the surrounding area and St. Augustine's rich historical and cultural appeal, this property is a natural fit for our DST portfolio," said Tim Witt, Peachtree's president of 1031 exchange and DST products. "This extended-stay hotel is well-positioned to meet the needs of leisure and business travelers alike, offering a blend of modern convenience and comfortable accommodations."

WEALTH HOSPITALITY GROUP recently broke ground on a dual-branded Tru by Hilton and Home2 Suites in Ruston, Louisiana. The development, set to open in early 2026, will offer 154 rooms with extended-stay options, Wealth Hospitality said in a statement. The Ridgeland, Mississippi-based Wealth Hospitality is led by Founder, CEO and Managing Principal Hiren "Chico" Patel, President and Managing Principal Mitesh "Mike" Patel and Founder and Managing Principal Bhupender "Bruce" Patel. Hiren Patel cited the area's location along I-20 and a nearby sports complex, which attracts 400,000 visitors annually, as key factors in the project's appeal. The hotel, Ruston's first dual-branded and extended-stay option, is near Louisiana Tech University and Grambling State University.

The Fairfield Inn & Suites by Marriott Dayton North is now open in Dayton, Ohio. It is owned by The Witness Group, founded by Sagar and Ohm Patel, and managed by Hotel Equities. The 100-room hotel is near The Dayton Art Institute, Rose Music Center at the Heights, Wright Patterson Air Force Base, National Museum of the US Air Force, Dayton Dragons, and the University of Dayton. It is six miles from the Dayton International Airport. Amenities include an indoor swimming pool and a fitness center. Earlier this month, TWG and HE opened the dual-brand Residence Inn and SpringHill Suites by Marriott Indianapolis Keystone in Indianapolis, Indiana, and previously opened the Home2 Suites by Hilton Carmel Indianapolis in Indianapolis.

PEACHTREE GROUP RECENTLY obtained I-956F approval from U.S. Citizenship and Immigration Services for its TownePlace Suites project, currently under construction in Palmdale, California, under the EB-5 Immigrant Investor Program. This approval advances Peachtree's efforts to create investment opportunities through the EB-5 program, which supports economic growth and job creation in the U.S. This is Peachtree's second hotel development to receive I-956F approval, following the Home2 Suites project in Boone, North Carolina, Peachtree said in a statement. "We are excited to receive USCIS approval for our Palmdale project," said Adam Greene, Peachtree's executive vice president of EB-5. "This achievement highlights our commitment to delivering developments that drive economic growth and offer opportunities for investors and local communities." VISION HOSPITALITY GROUP, led by Mitch Patel as president and CEO, recently broke ground on a dual-branded Home2 Suites and Tru by Hilton in Cleveland, Tennessee. The upcoming development, slated for completion in mid to late 2025, will comprise a combined total of 140 keys across five stories. The project will include 768 square feet of flexible meeting space and an outdoor pool, Vision Hospitality said in a statement. "We are thrilled to continue to strengthen our partnership with Hilton by expanding our portfolio with the addition of these two thriving brands and grow in a city that means so much to us," said Patel. "This development reflects our commitment to hospitality excellence and our dedication to providing our guests with exceptional service and experiences." Founded a quarter century ago, Chattanooga, Tennessee-based Vision Hospitality Group manages more than 4,500 rooms across 40+ hotels in nine states.

PEACHTREE GROUP SECURED a $73 million construction loan and C-PACE financing to fund the development of a 263-key dual-brand Home2 Suites and Tru by Hilton Hotel in San Diego, California, on behalf of the locally based Baxter Hotel Group. Baxter is set to commence construction on its 16-story, dual-branded hotel this month, with a projected 22-month construction timeline, Peachtree said in a statement. Peachtree facilitated a $50.4-million floating-rate construction loan with a three-year term and secured $22.6 million in fixed-rate C-PACE financing, amortized over 25 years. Collectively, these funds covered 64 percent of the total development cost, the statement said. "We were able to execute an innovative capital stack with the addition of C-PACE in an otherwise challenging financing market, providing ample capital for the construction to begin while saving the sponsor 200 basis points in interest rate spread," said Jared Schlosser, Peachtree's senior vice president, head of hotel origination and C-PACE.

PEACHTREE GROUP LAUNCHED its fifth hotel property structured as a Delaware Statutory Trust with the acquisition of the 128-key Residence Inn Tampa Wesley Chapel in Wesley Chapel, Florida. This follows the purchase of its Home2 Suites by Hilton Atlanta Sugarloaf DST in August. Peachtree's DST acquisitions allow 1031 exchange investors to reinvest proceeds from the sale of appreciated real estate, defer taxes and maintain exposure to the growing hotel sector. "The hotel's prime location in the Wiregrass Ranch master-planned community, combined with its proximity to the Wiregrass Ranch Sports Campus, makes it a valuable addition to our growing portfolio of DST properties," said Tim Witt, Peachtree's president of 1031 exchange and DST products. "With activities and tournaments at the 98,000-square-foot sports complex boosting weekend business for the hotel and Pasco County's investment in expanding the facility, we anticipate strong demand from both leisure and business travelers. Further supporting our off-market acquisition is the fact that it was recently appraised for nearly $900,000 above our purchase price."

BPR PROPERTIES HAS selected LBA Hospitality to assume full management responsibilities for its complete portfolio of hotels. The company's 16 hotels are already managed by the Alabama-based hospitality management firm, with six properties added in the last three months. BPR is led by Birju Patel as president and CEO Bhupen Patel. "Making the decision to transition to third-party management was not an easy one," said Bhupen Patel.
