DESPITE PROJECTIONS OF persistent inflation and a moderate economic recession, CBRE's November 2022 Hotel Horizons forecast calls for a 5.8 percent increase in RevPAR in 2023. This is up from CBRE's previous forecast of a 5.6 percent increase in RevPAR for 2023. Propelling CBRE's increased outlook for RevPAR is an expected 4.2 percent rise in ADR, driven in part by the continuation of above long-run average inflation. For 2023, CBRE is forecasting the Consumer Price Index in the U.S. to increase by 3.5 percent year over year. Inflation continues to have a mixed impact on the hotel industry, bolstering top-line growth while pressuring margins. Supply and Demand Inflation is also impacting development activity. The combination of rising construction material costs, a tight labor market, and high interest rates will serve to keep supply growth over the next five years 40 percent lower than historical trends. Instead of construction, we expect cash flows in the near term to be focused on debt reductions, renovations and remodels given the backlog of Capex that built up during the pandemic. Given its forecast for a 0.2 percent decline in 2023 gross domestic product, CBRE lowered its expectations for demand growth from 3.3 percent in their August 2022 forecasts to 2.9 percent in the November update. With the projected supply increase remaining at 1.2 percent for 2023, the net result is a reduction in CBRE's occupancy growth estimate for the year to 1.6 percent, down from the 2 percent increase previously forecast. THE U.S. IS expected to lift its requirement for pre-departure COVID testing by international travelers bound for the country. Travel industry organizations that have been lobbying for ending the test requirement welcomed the decision announced on Friday. Beginning Sunday, fully vaccinated travelers will no longer have to test negative before entering the U.S., according to media reports. After learning of the plan to lift the testing requirement, the U.S. Travel Association, which last month met with White House officials, along with Airlines for America, to make their case against the pre-departure testing said in a statement that the decision was expected to add 5.4 million visitors to U.S. and $9 billion in travel spending through remainder of 2022. "Today marks another huge step forward for the recovery of inbound air travel and the return of international travel to the U.S. The Biden administration is to be commended for this action, which will welcome back visitors from around the world and accelerate the recovery of the U.S. travel industry," said Roger Dow, USTA president and CEO. "International inbound travel is vitally important to businesses and workers across the country who have struggled to regain losses from this valuable sector. More than half of international travelers in a recent survey pointed to the pre-departure testing requirement as a major deterrent for inbound travel to the U.S."

DOROTHY DOWLING HAS joined her old boss, David Kong, as a principal for Kong's DEI Advisors, a non-profit organization that aims to empower women and other underrepresented groups to achieve their career goals. Previously, Dowling was chief marketing officer at Best Western Hotels & Resorts for 18 years while Kong was Best Western's CEO for 20 years. Kong, along with principals Rachel Humphrey and Lan Elliott, formed DEI Advisors last year. Humphrey is the former executive vice president and COO for AAHOA, and Elliott is co-founder of Acacia Hospitality LLC. Dowling also held senior leadership positions with other hospitality companies, including Wyndham Hotels & Resorts, Forte Hotels, Travelodge Canada, Royal Host REIT and ARAMARK. She serves as a board member and advisor for several organizations, including Cubesmart, HSMAI, and WINiT by GBTA. OCCUPANCY PROJECTIONS ARE dropping while ADR projections are rising in a new forecast for U.S. hotels by STR and Tourism Economics. RevPAR is still expected to recover fully on a nominal basis this year, according to the forecast released Thursday at STR's 14th Annual Hotel Data Conference in Nashville. However, RevPAR is still expected to take until 2025 to recover when adjusted for inflation, according to the forecast. For 2022, RevPAR is now expected to average $93 compared to the projection of $92 released in June, when projected nominal RevPAR recovery was set in 2023. The occupancy projection for the year was lowered to 64.6 percent for the year and the ADR projection rose to $148. The updated forecast adds a little more than $2 to the ADR projection for both 2022 and 2023, and occupancy was lowered by less than a percentage point for each year.

EXTENDED STAY AMERICA is continuing its support for The American Cancer Society with a new video series. The series will focus on ESA's Hotel Keys of Hope program that provides free and discounted rooms for cancer patients and their caregivers. The "Stay Stories" video series will feature the stories of families who have to travel for cancer treatment, such as Candace Bennik, the subject of the first video who traveled from her home in Grand Rapids, Michigan, to Houston for treatment for stage four lung cancer. AAHOA'S NEXT ANNUAL conference and tradeshow, set for April 11 to 14 in Los Angeles, already has set a record for the number of booths sold. It will be the largest conference in 34 years, AAHOA said. The association has sold 81,900 square feet of exhibit space for the upcoming AAHOA Convention & Trade Show, exceeding the 77,500 square feet sold for the 2019 conference, which was previously the record holder. In addition, as of Feb. 8, AAHOA has nearly doubled the registration total of lifetime members compared to AAHOACON22, and the organization is still on pace to exceed 2019 registration totals of more than 8,000 attendees "I've been in the exhibition business for a long time, and I'm so impressed to see the enthusiasm, excitement, and response from vendors who are looking to do business with AAHOA Members," said Dennis Smith, AAHOA vice president of business development. "Our team is thrilled to reach this historical milestone, with the ultimate goal of connecting as many AAHOA Members as possible with the product and service providers who can help them make money, save money, protect their investments, and better serve their guests." AAHOA's 20,000 members spend $50 billion with suppliers attending the event each year. THE U.S. HOTEL industry will be well on the way to recovery in 2022, according to consulting firm HVS Americas. However, a full recovery in real terms, after adjusting for inflation, remains a few years away, it added. With more assets, both distressed and well performing, expected to come to market this year, 2022 will be an exciting year for the industry, said Rod Clough, president of HVS, in an article titled 'ALIS 2022 Takeaways - Our Industry Braces for a Big Year Ahead'. A near full recovery in RevPAR at $85 for U.S. hotels is likely to happen by the end of 2022 when compared to $86 in 2018-19. "The higher inflationary environment will continue to bode well for hotels, resulting in ADR pricing power leading to a lift in revenue on top of still lean operational models. Group travel is still lagging the recovery, but near-term, smaller-group bookings (at newly raised room rates) should help bridge the gap while the industry waits for larger meetings to return," Clough wrote in the article. "Rising development costs due to supply-chain disruptions, labor shortages, and overall inflation are leading to a general contraction in new hotel openings. Moreover, development challenges are intensifying for major CBDs, attributed to slow office re-openings, a lag in larger convention bookings, higher operating/labor costs, and even higher construction costs than your average project."
