COMMERCIAL REAL ESTATE direct lender Stonehill recently originated a $79.8 million, three-year, floating-rate bridge loan for New York-based Churchwick Partners for the acquisition of a 12-property, extended-stay hotel portfolio. The deal was premised on the strong performance by extended-stay hotels even during the pandemic. Stonehill is an affiliate of Peachtree Hotel Group, led by Jatin Desai and Mitul Patel as managing principals. The deal includes 1,432 rooms in nine states, mostly Sonesta Hotels brands. "Our sponsors benefit from experienced real estate lenders able to originate and close complex transactions," said Nick Baer, Stonehill's vice president for business development. "With funding options from traditional lenders limited for hotels and other commercial real estate properties, we are pleased to provide Churchwick Partners with the lending solution, financial capacity and hospitality expertise to close this transaction in a challenging capital market environment."

APPROXIMATELY 71 PERCENT of travelers seek a separate vacation to unwind after family time, according to a recent survey by IHG Hotels & Resorts. The survey found that many respondents prefer to avoid staying with family during their trips as well. Among respondents avoiding stays with friends and relatives, 55 percent expressed a preference for hotels. These travelers gravitate towards simple relaxation activities, with 60 percent opting for a nap, 46 percent preferring a jacuzzi and 42 percent considering a spa day. "The holidays often go hand-in-hand with traveling to see loved ones, but as much as we enjoy visiting friends and family, it can leave us feeling drained," said Connor Smith, IHG's vice president of masterbrand strategy. The hotel company is partnering with TV personality and former flight attendant Lauren Lane for the project. G6 HOSPITALITY'S MOTEL 6 partnered with Sony Pictures Entertainment to launch a marketing campaign centered around its upcoming animated film "Garfield," scheduled to premiere on May 24. Motel 6 appointed the movie's central character, Garfield, an orange housecat, as its chief pet officer to assist guests traveling with pets. APPROXIMATELY THREE OUT of four travelers agree that Americans are prioritizing travel more in 2024 and prefer a digital, self-service experience for their hotel stays, according to a recent survey by Mews, a hospitality cloud provider. Nearly 80 percent of U.S. travelers favor hotels with fully automated front desks or self-service kiosks, and more than 40 percent prefer checking in via a hotel's website, app, or digital kiosk. "While we're seeing some softness in mid-market and select service hotels, the luxury sector seems resilient. Guests visiting luxury properties are spending more on bucket list trips and staying for longer." The poll of 2,000 people, evenly split between travelers and hotel workers, revealed that hotel workers anticipate an increase in guest use of technology during travel. A quarter of them expect guests to check in more frequently via hotel websites, apps, or digital kiosks compared to previous years.

BOSTON IS THE most expensive city for hotel accommodations in the U.S., according to a recent survey by Cheaphotels.org. Portland was the cheapest city, the survey has found. The survey compared hotel rates across 50 U.S. destinations in October, which is typically the month with the highest hotel prices in most American cities. It specifically focused on hotels with a 3-star rating or higher, located in central areas, Cheaphotels said in a statement. Boston took the lead as the priciest city, with an average rate of $303 for the most affordable double room, the survey said. Following closely were New York City and Austin, with rates of $288 and $257, respectively. Cleveland claimed the fourth spot, with an average rate of $234 for the least expensive room. Notably, hotel rates in Ohio's second-largest city have surged by 25 percent compared to 2022.

HomeTowne Studios Yuba City and Red Roof Inn Yuba City are now opened in Northern California's Yuba City. The properties are owned by Surendra and Hema Patel of Greenleaf Hospitality from the San Francisco Bay area, Red Roof said in a statement. The HomeTowne Studios offers 76 extended-stay rooms, while the adjacent Red Roof Inn features 43 rooms, according to Red Roof. "The dual-branded HomeTowne Studios and Red Roof Inn Yuba City are important pieces in Red Roof's strategy to expand its presence on the West Coast," said Matthew Hostetler, Red Roof's chief development officer. "Surendra and Hema Patel have been leaders in the California hospitality industry for three decades, and we're confident this partnership, along with these newly renovated properties, will propel the brand forward in the region."
