Collazo Is New VP Of Analytics For STR- Asian Hospitality - 0 views

    Isaac Collazo is the new vice president of analytics for STR. Previously, he was vice president of capacity at InterContinental Hotels Group. Previously, Collazo conducted performance analysis, predictive analytics, modeling and macroeconomic interpretation for Marriott International, Promus Hotel Corporation and La Quinta Inns & Suites. He also is a content committee member for STR's Hotel Data Conference. "Isaac will be an immediate voice in conversations around STR methodology as well as our ongoing product development in the CoStar platform," said Amanda Hite, STR president. "Long-term, he'll contribute to the evolution of the holistic solution we will deliver to the industry." Commercial real estate research company CoStar acquired STR in 2019. Collazo called the new position a "dream come true."

Ken Greene Leaving AAHOA For New Position-Asian Hospitality - 0 views

    KEN GREENE IS leaving his position as president and CEO of AAHOA to begin a new job with Dallas-based IBF Hospitality. AAHOA already has begun searching for his replacement. Greene will leave on Feb. 11, according to a statement. He was brought on last year in June to replace Cecil Staton, AAHOA's former president and CEO when he left the association unexpectedly. "Ken has been instrumental in carrying AAHOA through the past several months, which brought on a lot of change both at AAHOA and in our industry," said AAHOA Chair Vinay Patel. "We're grateful for the time he's spent at AAHOA and wish him nothing but continued success as he transitions to another opportunity." While at AAHOA, Greene oversaw the association's return to in-person events, including the 2021 AAHOA Convention & Trade Show at the Kay Bailey Hutchison Convention Center in Dallas in August. He also helped in write AAHOA's strategic plan and helped restaff the organization after the departure of Staton, the association's executive vice president and COO Rachel Humphrey and others.

Urban Park Hotels launches new economy conversion brand - 0 views

    URBAN PARK HOTELS just launched a new flag brand, Urban Park Motel. It is an economy conversion brand intended specifically for small motel owners. Founded in 2020 by long-time hoteliers Jay Patel and John Parkin, Urban Park Hotels is designed to attract hoteliers away from larger franchises with simplified standards and lower fees using membership over franchising. The new brand, which joins existing brands Urban Park Hotel & Suites and Urban Park Hotel Express, follows that same philosophy. "After collaborating with our team, especially during the height of the Covid-19 pandemic, we noticed that a lot of small motel owners were either closing their properties or trying to 'wait it out' and see what happens," Parkin said. "We also had to readjust our development strategy and wait for the industry to rebound. During this period we created Urban Park Motel, a flag that will reward good motel owners with an opportunity that the large hotel franchise companies have overlooked due to size, location and total expected revenue."

Economy hotels and micro-inventory properties are experiencing one of the biggest booms in recent years, thanks partly to a massive resurgence in small group travel, changing economic trends, and the staying power of global "return to travel". CBRE noted economy and midscale hotels recovered to 2019 performance levels by 2021, and properties with fewer rooms may benefit from lower operating costs when compared to their big-box brethren-though they also tend to have fewer resources with which to hire revenue professionals. Many are taking the lessons they learned from their success at larger hotels and applying these truths to the industry's smaller properties. These revenue managers leverage new technology and strategies, options that small hotels with smaller, cross-functional staff haven't fully embraced. However, competition among economy hotels and properties tends to be fierce, requiring new action, especially with recent economic pressures and a downward 2023 RevPAR forecast of 0.2 percent in recent data shared by Tourism Economics . Modern revenue management practices and technology can provide these hotels with many benefits and significant competitive advantages. Small hotels need to avoid the erratic rate shifts of the past and capitalize on new trends as they emerge. By embracing strong revenue management systems and discipline in these properties, operators can realize greater control over a typically inconsistent space. Stonebridge acquires its first Las Vegas hotel - 0 views

    STONEBRIDGE COS. RECENTLY acquired the DoubleTree by Hilton Hotel Las Vegas Airport, marking the Denver-based companies entrée in the Las Vegas market. The company, led by Aly-khan Merali as president and managing partner and founder and CEO Navin Dimond, plans to renovate the 190-room hotel. The DoubleTree, built in 1998, is near both the Harry Reid International Airport and the Las Vegas Strip. The planned renovations will include guest rooms and common areas, with work is anticipated to begin in the second quarter of 2023 and anticipated to end in the fourth quarter of that year. STR and TE release new 2022 forecast at HDC - 0 views

    OCCUPANCY PROJECTIONS ARE dropping while ADR projections are rising in a new forecast for U.S. hotels by STR and Tourism Economics. RevPAR is still expected to recover fully on a nominal basis this year, according to the forecast released Thursday at STR's 14th Annual Hotel Data Conference in Nashville. However, RevPAR is still expected to take until 2025 to recover when adjusted for inflation, according to the forecast. For 2022, RevPAR is now expected to average $93 compared to the projection of $92 released in June, when projected nominal RevPAR recovery was set in 2023. The occupancy projection for the year was lowered to 64.6 percent for the year and the ADR projection rose to $148. The updated forecast adds a little more than $2 to the ADR projection for both 2022 and 2023, and occupancy was lowered by less than a percentage point for each year.

    HOSPITALITY INDUSTRY ASSOCIATIONS are welcoming two laws, one proposed on a federal level and another passed by the state of Tennessee. The federal law is long-awaited clarification of the definition joint employers and the Tennessee law limits regulations by local governments in the state that would affect small businesses, including hotels. A clear definition Versions of the Save Local Business Act recently was introduced in the U.S. House of Representatives and the Senate. Sponsors of the bill say it will provide clarity on Department of Labor's proposed new joint employer rules that have undergone multiple changes lately, leading to legal confusion. "You can't focus on running a business if the federal government keeps changing the rules. The Save Local Business Act provides long-overdue clarity and consistency that will protect our nation's small businesses," said one of the bill's sponsors, U.S. Sen. Roger Marshall. "The Biden Administration's Labor Department has relied on complicated court rulings to handle joint employers instead of providing clear guidance to the business community. In a time of economic hardship, we should be doing all that we can to help our nation's small businesses, not let the heavy hand of government regulations run amok."

Baywood Hotels and NewcrestImage are renovating the historic former Oil and Gas Building into a 176-room, 14-floor upscale hotel. Baywood, based in Columbia, Maryland, is led by President Al Patel and Mehul Patel is chairman and CEO of Dallas-based NewcrestImage. The joint venture will update the Oil and Gas Building that was built in 1959 and placed on the National Register of Historic Places in 2014 for its use of glass, steel and abstract geometry in a skyscraper. It is near the city's French Quarter, the Mercedes-Benz Superdome, the Ernest N. Morial Convention Center, the Audubon Aquarium, Harrah's Casino and historic Jackson and Lafayette squares.

The association hopes to attract more clubs with lodging connections. He will remain on AHLA's Board as an individual representative starting June 2022. AHLA protests new 'joint-employer standard' - 0 views

    PROPOSED FEDERAL REGULATIONS defining a "joint-employer standard" would have a "chilling effect" on the hospitality industry and franchises in general, according to the American Hotel & Lodging Association. The National Labor Relations Board's latest version of the standard could define two companies as joint employers if they both control certain elements of employees' terms and conditions. The period for comments on the proposed regulations ended Nov. 21 and the would rescind and replace the joint-employer rule that took effect on April 27, 2020. That previous rule established that "a business must possess and exercise substantial direct and immediate control over one or more essential terms and conditions of employment of another employer's employees" to be considered a joint employer. However, a ruling by the U.S. Court of Appeals for the D.C. Circuit in July reversed that rule. Now, under the new rule, "two or more employers would be considered joint employers if they 'share or codetermine those matters governing employees' essential terms and conditions of employment,' such as wages, benefits and other compensation, work and scheduling, hiring and discharge, discipline, workplace health and safety, supervision, assignment, and work rules," according to NLRB.

    U.S. HOTEL PERFORMANCE dropped in the first week of January from the prior week, although year-over-year comparisons showed improvement, according to CoStar. Key metrics, including occupancy, ADR, and RevPAR, all declined at the start of the New Year compared to the previous week. Occupancy was 46.8 percent for the week ending Jan. 6, down from the previous week's 50.1 percent and reflecting a 0.7 percent year-over-year decrease. ADR fell to $152.17, compared to the prior week's $163.58, showing a 7.2 percent increase from the previous year. RevPAR decreased to $71.28 from the prior week's $82.1, but rose 6.4 percent from the corresponding period in 2023. Among the top 25 markets, New Orleans saw the largest year-over-year increases in each of the three performance metrics. Its occupancy was up 36.5 percent to 61.2 percent, ADR was up 43.5 percent to $211.90 and RevPAR rose 95.9 percent to $129.62. The market's performance was boosted by the Sugar Bowl, FAN EXPO New Orleans and multiple Mardi Gras parades.

    NOBLE INVESTMENT GROUP has acquired two hotels in National Landing, a mixed-use development in Arlington, Virginia, near Washington, D.C. The acquisitions come days after the Atlanta-based company, led by Mit Shah as CEO bought two hotels in Savannah, Georgia. The hotels are the 162-room Hampton Inn & Suites National Landing and the 248-room Hilton Garden Inn National Landing. The neighborhoods of Crystal City, Pentagon City and Potomac Yard comprise the National Landing development, which includes of offices, residential, dining, retail, parks, bike paths, and walking trails. "National Landing is home to more than seventeen million square feet of office, a highly skilled workforce of more than 50,000 people, and an affluent residential population. Virginia's largest walkable downtown, National Landing, further benefits from billions of dollars in private and public investments," Noble said in a press release. "Most notably are the $2.5 billion Amazon HQ2 under development, which will create 25,000 new jobs in National Landing, and Virginia Tech's Innovation Campus, which is expected to drive a new era of technology for the greater Washington D.C. area."
