TEXAS-BASED G6 HOSPITALITY launched 'Light Her Way' program to empower women seeking hotel ownership opportunities with tools and resources, a statement said. THE UPWARD MOVEMENT of ADR for U.S. hotels lifted the forecast for the market by STR and Tourism Economics. The travel research firms released the new forecast during the opening sessions of the Americas Lodging Investment Summit in Los Angeles on Monday. The recovery timeline laid out in the new forecast remains mostly the same as the previous forecast released in November, with ADR will near full recovery this year. RevPAR is anticipated to exceed 2019 levels in 2023, but when adjusted for inflation ADR and RevPAR are not projected to reach full recovery until after 2025. Occupancy is projected to surpass 2019 levels in 2023. "The industry recaptured 83 percent of pre-pandemic RevPAR levels in 2021, and momentum is expected to pick up after a slow start to this year," said Carter Wilson, STR's senior vice president of consulting. "With so much of that RevPAR recovery being led by leisure-driven ADR, however, it is important to keep an eye on the real versus the nominal. Terms of recovery are not playing out evenly across the board, and many hoteliers have had to raise rates to minimize the bottom-line hit from labor and supply shortages. We are anticipating inflation to remain higher throughout the first half of the year with a gradual leveling off during the third and fourth quarters. If that happens, and we avoid major setbacks with the pandemic, this year will certainly be one to watch with demand and occupancy also shaping up to hit significant levels during the second half."

THE DEATH TOLL from a series of tornadoes that tore through several states, with some of the most severe damage in Kentucky, is expected to top 100. In response, AAHOA is urging its members to lend a hand to relief efforts. In Kentucky, at least 70 people were killed as the storms churned through Friday night and into Saturday, according to local media reports. About 110 people were trapped in a Mayfield, Kentucky, candle factory when the tornado hit. At least two died at an Amazon facility in Edwardsville, Illinois. Deaths were reported in Arkansas, Tennessee and other states as well. "This will be, I believe, the deadliest tornado system to ever run through Kentucky. Earlier this morning at about 5 a.m., we were pretty sure that we would lose over 50 Kentuckians. I'm now certain that number is north of 70. It may in fact end up exceeding 100 before the day is done," Kentucky Gov. Andy Beshear said in a statement. "The damage is even worse now that we have first light. A couple places have been hit incredibly hard, certainly Mayfield here in Graves County, but everywhere along the line of this tornado that touched down and stayed down for 227 miles."

Studio 6 Katy, Texas, a new-build extended-stay hotel, is now open in the Houston suburb. It is owned by Sharin Patel and Ripan Modi. The 63-suite hotel was built under the new design parent company G6 Hospitality introduced last year. Nearby attractions include Rhodes Stadium and Legacy Stadium, Nelson Water Gardens and Nursery and Typhoon Texas Waterpark. The hotel also is pet friendly, and G6's recently implemented "Clean@6" cleaning and safety protocols are in effect at the new property. "Katy is a vibrant town and popular destination for business and tourism, and we are excited to partner with G6 Hospitality to bring more affordable lodging options to the area," said Modi, who also is the hotel's general manager. "We chose to open a Studio 6 because of the brand's longstanding commitment to leaving the light on for guests, which has been of even greater need for those required to continue travel during these times. Whether guests are looking to stay for an extended period or just a night or two, our goal is to make traveling affordable and accessible for all."

Stonehill CRE, the real estate arm of Stonehill, has finalized a $52 million senior loan agreement with Starpoint Properties to fund the construction of Lotus Point Apartments, a 245-unit multifamily development in Mesa, Arizona, within the Phoenix Metropolitan Statistical Area. The construction of this four-story building is scheduled for completion in the first quarter of 2025, Stonehill said in a statement. "This investment mirrors our sought-after strategy - a quality property with an experienced sponsor in a growing market," said Taylor Pike, senior vice president at Stonehill CRE. "Phoenix stands as a strong job growth market due to diverse employment opportunities. Single-family home development has not kept pace, and with rising mortgage rates, well-located multifamily projects will remain in high demand." This 6-acre site, adjacent to a retail center and within walking distance of the metro light rail, will provide studio, one-bedroom, and two-bedroom units, along with amenities such as a fitness center, clubhouse, co-working area, pool, and parking options, Stonehill said.

HYATT HOTEL CORP. plans to acquire Dream Hotel Group's lifestyle hotel brands, including the Dream Hotels, The Chatwal Hotels and Unscripted Hotels brands, for approximately $300 million. The deal will add more than 1,700 rooms to Hyatt's lifestyle portfolio and increase Hyatt's room count in New York City by more than 30 percent. The acquisition includes a portfolio of 12 managed or franchised lifestyle hotels, with another 24 signed long-term management agreements for hotels expected to open in the future, Hyatt said in a statement on Nov. 29. The transaction, expected to close in the coming months, continues Hyatt's asset-light growth strategy following acquisitions of Two Roads Hospitality in 2018 and Apple Leisure Group in 2021. Post-acquisition, Hyatt will pay a base purchase price of $125 million, with up to an additional $175 million over the next six years. It would generate management fees of about $12 million a year on the first dozen hotels.

A GROUP OF InterContinental Hotels Group franchisees have filed a lawsuit against the company in connection with a cyber-attack that "significantly disrupted" its booking channels and other applications in mid-September. The lawsuit claims that IHG should have taken more steps to prevent the breach in light of warnings it received after a previous breach. IHG implemented a response plan, including notifying the relevant regulatory authorities, working with its technology suppliers and engaging external specialists to investigate the incident, according to the company. The breach affected IHG's reservations and customer care call centers, as well as internal systems, such as Merlin and the IHG Help Desk, according to a statement from AAHOA on the breach. The association said franchisees, including some of its members, saw a complete shutdown in guestroom bookings during this outage. On Sept. 15, several IHG franchisees filed a lawsuit against IHG in the U.S. District Court for the Northern District of Georgia Atlanta Division alleging the company should have done more to prevent the breach. The lawsuit references a similar breach the company experienced in 2017 as an example that IHG should have taken further steps to secure its system.

STONEHILL PACE, THE Property Assessed Clean Energy financing division of Stonehill, has provided $16.3 million in its first commercial property assessed clean energy (C-PACE) financing in Washington, a statement said. The loan is for the Cornus House, a new 199-unit multifamily project with 1,233 square feet of retail development in Tacoma, Washington. The C-PACE financing is over a 30-year term and will fund lighting, covered process, seismic and qualifying soft costs, according to Stonehill PACE. The project development is expected to start before the year end and is scheduled to be finished by Nov. 1, 2024. "For eligible projects, C-PACE financing remains one of the more attractive venues to get a project over the finish line," said Jared Schlosser, Stonehill's senior vice president and head of Stonehill PACE. "The Cornus House is a great project in a strong market led by a savvy ownership group with 30-plus years of commercial real estate experience and a portfolio of more than 800 apartments. This C-PACE financing is the final piece to complete the financing puzzle."

A LETTER APPEARING to be from Marriott International stating that the company was "re-evaluating" its official relationship with AAHOA over the association's new stance on franchise relations is causing some disruption on social media. Marriott and AAHOA have not responded to repeated requests for comment on the letter, but in an email to members AAHOA Chairman Neal Patel said the letter is a draft and the company and association are still in negotiations. The letter specifically cites AAHOA's request that the company reassess its franchising policies in light of AAHOA's recently released "12 Points of Fair Franchising." Also, it mentions AAHOA's support for New Jersey's proposed Assembly Bill 1958 that would make changes to the New Jersey Franchise Practices Act similar to the guidelines laid out in the 12 Points. "Ultimately, Marriott cannot support, either by endorsement and/or financially, any organization that is in direct opposition to our business model and interests," Marriott said in the letter. "We believe quite strongly that the longstanding relationship between Marriott and AAHOA has proven to be mutually beneficial, and we are deeply saddened that AAHOA has chosen to pivot its stance on these key issues in a way that is decidedly anti-franchising and anti-Marriott (especially since, as the AAHOA leadership shared with us in a recent meeting, neither AAHOA's leaders nor its members have any material issues with Marriott's approach to franchising or to our franchisees)."

SureStay Hotel by Best Western Fort Pierce is open in Fort Pierce, Florida, after a renovation. It is owned by the Satya Group led by Sachit Patel as president. The 72-room hotel is near Heathcote Botanical Gardens, Fort Pierce Beach and St. Lucie County Aquarium. Amenities include an outdoor pool with hot tub. However, his call for unity came at a time when several large hotel companies boycotted AAHOACON23 over AAHOA's support for franchising reform. The association's new chairman, Bharat Patel, will have to lead the effort to follow Pujya Brahmviraharidas Swami's guidance and unite the membership in light of the split with Marriott Hotels International, Choice Hotels International and others. The leadership required will take courage, said Pujya Brahmviraharidas Swami, who spearheads the global outreach of BAPS in the U.S. to spread harmony and collaboration and who the Indian government and heads of state have called upon for guidance. "This is not just a story of celebrating the past or creating the future, but also of recalibrating the present. This is not a story of a motel and a mouse," Brahmaviharidas said. "This is a story of an empire of hospitality and a pride of lions. Roar in the right direction, in the right way, and the world will listen." Also during AAHOACON23, which set a record level of booth sales for the trade show, members elected new board members. The association also announced a new charity organization dedicated to helping victims of natural disasters, and software company Virdee took the top prize in the inaugural AAHOA Tech Pitch Competition. Change of command New Chairman Bharat Patel officially moved into the top spot on the board on the last day of the conference at the Los Angeles Convention Center. He replaced Nishant "Neal" Patel and will be followed next year by Miraj Patel, who is now vice chairman. WHITESTONE CAPITAL RECENTLY partnered with PJD Capital to purchase the 152-room Holiday Inn East Mountain in Wilkes Barre, Pennsylvania, marking the first joint venture between the two real estate companies. Whitestone Capital, a division of Whitestone Companies, is led by CEO Jay Batra, while PJD Capital is headed by CEO Prakash Datwani. The Holiday Inn East Mountain features 152 guestrooms and more than 6,000 square feet of event space, the companies said in a joint statement. "We are excited about our new partnership with PJD Capital to reposition this property into a product the Wilkes Barre community has been craving," said Batra. "We expect the transformation to happen in two phases, with the first phase starting later this year. The property will be converted to a very select class of DoubleTree Hotels. A DoubleTree in name, driven by the power of Hilton, but not a typical DoubleTree. This property will feel more like a soft brand with design centered around a community-focused, light resort feel."

HYATT HOTELS CORP. reported $26 million in net income for the fourth quarter of 2023 and $220 million for the year. Comparable system-wide RevPAR grew by 9.1 percent during the same period and 17 percent for the full year of 2023, outperforming figures from 2022 and exceeding the previous full-year outlook. Adjusted net income reached $68 million in Q4 and $276 million for full-year 2023, Hyatt said in a statement. "The fourth quarter marks the completion of a transformative year and demonstrates the progress towards our strategic vision and earnings evolution," said Mark Hoplamazian, Hyatt's president and CEO. "RevPAR growth exceeded the high end of our guidance range and we had industry-leading net rooms growth for the seventh consecutive year. This led to a record level of fees and the highest free cash flow in Hyatt's history. We returned $500 million to our shareholders and achieved an asset-light earnings mix of approximately 76 percent for the full year, a testament to the successful execution of our strategy."
