WOODVALE, AN ATLANTA-based private equity firm, acquired three hotels in November: the dual-branded Courtyard and Residence Inn Memphis Southaven in Memphis, Tennessee, and the Fairfield Inn & Suites Atlanta Buford Mall of Georgia, Atlanta. The 163-key Memphis hotels were purchased from Chartwell Hospitality, while the 96-room Georgia hotel was acquired from Hotel Equities. Woodvale is led by Founder and Managing Partner Rahim Charania. Hunter Hotel Advisors Chief Operating Officer Lee Hunter, along with Senior Vice Presidents David Perrin and Tim Osborne, facilitated the deal. Terms were not disclosed. The dual-brand hotels in DeSoto County, Memphis, are located near Downtown Memphis, the Beale Street Entertainment District, BankPlus Amphitheater, Baptist Memorial Hospital, St. Jude Children's Research Hospital, and the University of Memphis. The hotels cater to both leisure and business travelers, offering fitness centers and pools.

AURO HOTELS RECENTLY ACQUAIRED the Residence Inn by Marriott Atlanta Buckhead/Lenox Park. Hunter Hotel Advisors helped broker the deal, which it said is another example of the strength of the extended-stay segment that has been seeing increased interest from major hotel companies such as Wyndham Hotels & Resorts. The 150-room Residence Inn is in Atlanta's upscale Buckhead neighborhood near shopping and dining outlets, such as Lenox Square Mall and Phipps Plaza, according to Hunter. Also, the hotel is across from AT&T corporate offices. "We are thrilled that the stars aligned on this acquisition - a smooth process with a highly professional seller, another collaboration with a trusted equity partner, and a further expansion of our relationship with Marriott," said D.J. Rama, CEO of Auro Hotels. "With the expertise brought by our investment, operations and design and construction resources, we believe strongly in the property's future performance potential."

ROYAL HOTEL INVESTMENTS has broken ground for a Home2 Suites by Hilton in Covington, Georgia. The hotel is expected to open in July of 2022. Covington is 35 miles east of Atlanta and is known as "the Hollywood of the South" because it served as the filming location for many well-known movies and television shows, such as "The Walking Dead," "The Vampire Diaries," "Selma," and "The Dukes of Hazzard." "This hotel emphasizes our company's long-term commitment to the community," said Navin Shah, RHI chairman. "When our country comes back from the current COVID crisis, we will offer a safe, comfortable place for people to come together - a trusted site to collect their thoughts, rest their bodies, and gather with friends and family." The 100-room hotel will be near two other hotels operated by RHI in Covington, a 110-room Holiday Inn Express & Suites open since 2017 and a 105-room Hampton Inn open since 2009.

RED ROOF HAS settled a lawsuit that alleged employees at Red Roof properties near Atlanta knew about and participated in human trafficking in those hotels. The lawsuit included a hotel owned by Asian American led Varahi Hotels LLC. Four female plaintiffs, identified only as Jane Does 1 to 4, filed the lawsuit in 2019 in connection to the alleged trafficking of which they were victims. The hotel properties were in the Buckhead area of Atlanta and the community of Smyrna. The lawsuit alleged that Red Roof and Varahi violated the Racketeer Influenced and Corrupt Organizations Act and failed to keep the hotels safe and secure. Red Roof's defense that it was not responsible for the actions of the traffickers was not sufficient, the suit said.

AURO HOTELS RECENTLY completed the renovation of the 132-room Hilton Garden Inn Orlando Airport in Orlando, Florida. The property is near Orlando International Airport as well as Disney World, Universal Studios, SeaWorld Orlando, Crayola Experience Orlando, Gatorland Wild Animal Park and Kissimmee Lakefront Park. "Our Hilton Garden Inn Orlando Airport team is committed to delivering genuine hospitality that provides real value to our guests. Auro Hotels, led by DJ Rama as president and CEO and based in Greenville, South Carolina, with offices in Atlanta and Surat, has developed, owned and operated 110 hotels over 50 years. The company currently owns 37 hotels and operates over 6,500 guestrooms in the U.S. and India under brands like Marriott, Hilton, and Hyatt.

BANYAN INVESTMENT GROUP recently acquired the Castle Hotel, part of the Autograph Collection by Marriott, in Orlando, Florida. The hotel recently underwent an $8.2 million renovation on its guestrooms, public spaces and exterior. The 213-room hotel is on Universal Boulevard near the city's key attractions, Disney's Magic Kingdom and Universal Studios, according to Atlanta-based Banyan, led by Rakesh Chauhan, managing partner and CEO. Also nearby is the site of Epic Universe, a 750-acre, $1 billion theme park expected to open in 2025, which will be the largest Universal Park in the U.S. and second largest globally. The Castle Hotel, which is designed to look like a medieval fortress, also is close to the 270-acre Lockheed Martin regional headquarters that employs 8,000 people. Also nearby are the Orlando International Airport, including the recently opened $2.8 billion, 15-gate international Terminal C, as well as the Orlando Convention Center. Brightline High Speed Rail plans to open two stations in the area.

Home2 Suites by Hilton Conyers Atlanta is now open in Conyers, Georgia. The 91-key hotel is owned by Atlanta-based Vector Hospitality Inc., led by president Aman Patel, and Chattanooga-based Eraa Hospitality. This marks Vector Hospitality's entry into the Conyers market as the hotel's manager, the company said in a statement. "We are thrilled to bring Home2 Suites by Hilton to the vibrant Conyers community and to officially open the doors of Vector Hospitality's inaugural hotel," Patel said. "This marks an exciting milestone for our company, and we are grateful for Hilton's continued trust and partnership in bringing this project to life. We look forward to welcoming guests and becoming an integral part of this dynamic and growing area."

BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

NOBLE INVESTMENT GROUP has acquired two hotels in National Landing, a mixed-use development in Arlington, Virginia, near Washington, D.C. The acquisitions come days after the Atlanta-based company, led by Mit Shah as CEO bought two hotels in Savannah, Georgia. The hotels are the 162-room Hampton Inn & Suites National Landing and the 248-room Hilton Garden Inn National Landing. The neighborhoods of Crystal City, Pentagon City and Potomac Yard comprise the National Landing development, which includes of offices, residential, dining, retail, parks, bike paths, and walking trails. "National Landing is home to more than seventeen million square feet of office, a highly skilled workforce of more than 50,000 people, and an affluent residential population. Virginia's largest walkable downtown, National Landing, further benefits from billions of dollars in private and public investments," Noble said in a press release. "Most notably are the $2.5 billion Amazon HQ2 under development, which will create 25,000 new jobs in National Landing, and Virginia Tech's Innovation Campus, which is expected to drive a new era of technology for the greater Washington D.C. area."

The Home2 Suites by Hilton-Richmond is open in Richmond, Indiana. It is owned by The Witness Group led by Sachin Patel, Sagar Patel and Aakash Patel as principals and executive leadership team. It is managed by Hotel Equities of Atlanta. The 100-room extended-stay hotel is near Richmond Mall, the Indiana Football Hall of Fame, and Indiana University East. Dayton International Airport. Amenities include an indoor saline pool and electric vehicle charging stations. It is pet friendly. "The hotel staff has prioritized the health and safety of patrons by implementing HE's industry leading HEalth First standards of cleanliness and safety protocol as part of the early operations training," said David Rosenberg HE's vice president of operations. "These protocols, which are above and beyond brand standards, along with the team's delivery of superior customer service will give guests complete confidence during their stay and will position the hotel as a leader in the Richmond market."

NATALIE ROBINSON IS now vice president of people and culture for Peachtree Group. Also, the Atlanta-based company, led by Jatin Desai and Mitul Patel as managing principals, also says it's on the way to a record year for new hotel construction. Good with people Previously, Robinson was the human resource director of title company OS National, according to Peachtree Group. She began her career developing accounting and billing policies and procedures, as well as human resources systems for two Atlanta law firms. She holds a bachelor's degree in sociology and criminal justice from the University of Georgia. "It's an exciting time at Peachtree as our organization expands and evolves," said Vivian Clarke, Peachtree's senior vice president of people and culture. "Natalie's strong leadership skills will advance our culture, drive our growth and talent strategy, and strengthen our reputation as an employer of choice. Peachtree made several changes to its structure and leadership in September.

NOBLE INVESTMENT GROUP in Atlanta has acquired the Hilton Garden Inn Boise Downtown. The transaction caps more than $1 billion investment over the past year, according to a statement. The 132-room hotel is near the city's leisure and business centers, which includes the Idaho State Capitol, Boise State University, Jack's Urban Meeting Place, Idaho Central Arena, and the Boise Centre, according to Noble, which is led by Mit Shah as CEO. Hotel amenities include an indoor pool, 4,098 square feet of meeting space and it is pet friendly. "The Boise market demonstrates the key macro trends we are looking for in cities which we believe will outperform as we enter a new lodging cycle," said Dustin Fisher, Noble's senior vice president. "This acquisition aligns with our strategy to acquire high-quality, well-located assets in growth markets poised to benefit from the ongoing recovery in travel."

The Best Western Kennesaw is now open in Kennesaw, Georgia. Darren Patel is the owner and general manager of the hotel. The 59-room hotel is near the Six Flags Over Georgia waterpark, Town Center at Cobb shopping mall, Andretti Indoor Karting and Games, the Georgia Aquarium, the World of Coca-Cola museum and Truist Park, home of the Atlanta Braves baseball team. Also nearby are Dobbins Air Reserve Base, the Southern Museum of Civil War and Locomotive History and the Kennesaw Mountain National Battlefield Park. "Guests will appreciate having everything they need at our newly renovated property, and the warm service and exceptional value that the Best Western brand has been providing for 75 years," Patel said.

NOBLE INVESTMENT GROUP has acquired the dual-brand Hampton Inn & Suites Downtown Denver and Homewood Suites by Hilton Downtown Denver in Denver. Atlanta-based Noble is led by founder and CEO Mit Shah. The dual-brand hotel has a combined 302 guestrooms and suites, an indoor pool and whirlpool, a bar and more than 7,000 square feet of meeting and boardroom space. It is near the Colorado Convention Center and the 16th Street Pedestrian Mall, as well as the Union Station multimodal transportation hub. Downtown Denver also includes more than 25 million square feet of office space, three major sports stadiums, the Pepsi Center, the Denver Performing Arts Center, restaurants and museums and other attractions.

WITH DISNEYWORLD AND Universal Studios as a backdrop, the AAHOA Convention & Trade Show 2024 got under way in Orlando, Florida, Tuesday. The show had just begun but attendees were already feeling excited about the week. "I think that is great, the venue is great, and the turnout," said Raj Patel, CEO of Apsilon Hotels in Atlanta. "This is going to be an excellent show. Looking forward to it." More than 6,000 people registered to attend the trade show with more than 1,000 booths and 520 exhibitors.
