    THE 2020 COVID-influenced lodging industry recession resulted in some noticeable changes to the way hotels provide F&B service. Social distancing regulations forced operators to be creative in the way they served food and beverages to guests. Rising wage rates and sharp increases in the cost of food and beverage products compelled hotel managers to find ways to control costs. The inability of hotels to attract employees to fill the positions eliminated during the recession required creative solutions to improve productivity and offer more with less. These factors resulted in the following hotel food and beverage trends during the subsequent recovery period: The increased offering of kiosks and grab-and-go venues The closing of traditional three-meal-a-day restaurants A reduction in the menus, number of seats, and hours of remaining F&B venues Reductions in in-room dining and mini-bar service The conversion of food and beverage space to other revenue generating purposes To learn how these recent changes in hotel food and beverage operations have impacted revenues and expenses, we have analyzed the operating statements of 2,500 U.S. full-service, resort, and convention hotels that participated in CBRE's annual Trends in the Hotel Industry in 2021 and 2022. In 2022, these 2,500 properties averaged 285 rooms in size, and achieved an occupancy of 64.7 percent, along with an ADR of $225.60. To provide more current information, we also relied on the monthly operating statements of 1,200 properties during the period January through June of 2023.

Verakin Capital crosses $350 million investment milestone in first quarter - 0 views

    VERAKIN CAPITAL, A real estate investment group, exceeded its $350 million investment milestone in the first quarter of this year. The company has made collective investments in three hotel properties that are currently in various stages of development; the Moxy in downtown Atlanta, Georgia; Hampton Inn/Home 2 in downtown Nashville, Tennessee; and Courtyard by Marriott in Pittsburg, California, the company said in a statement. Verakin, led by partners Rupesh and Bimal Patel and Hiten Suraj, is the lead developer of the Courtyard by Marriott, while the company is co-investing in the other two projects alongside RevPar Development and Emerge Hospitality Group, according to the statement. RevPar Development is a privately-owned hotel development and management company on the East Coast, while Emerge Hospitality Group is a family-owned and -operated hotel ownership, development and management company. "We are developing both on our own behalf and in joint ventures with like-minded investment groups," Rupesh Patel said. "We are seeing that newer hotels and brands are faring better than their older counterparts as travel rebounds in many markets and segments. To help satiate our investment growth appetite, we will continue to seek best-in-class partners, such as RevPar Development and Emerge Hospitality Group, who have proven track records as credible institutional investors, developers and operators." The Moxy hotel in downtown Atlanta, will feature 181 rooms spread across 13 floors and is scheduled to open mid-2026 before the FIFA World Cup. The centrally located hotel will cater to both business and leisure travelers and will offer three food and beverage options, including a roof top bar and lounge with views of the Mercedes Benz Stadium.

    The AC Hotel by Marriott Greenville Downtown is open in Greenville, South Carolina. It is owned by Auro Hotels led by Dharmendra D.J. Rama as president and CEO. The 8-story, 196-room upscale hotel is in Camperdown Plaza near Falls Park, the Reedy River, the Peace Center Performing Arts center, Kroc Center Greenville, the Shoeless Joe Jackson Museum and Sirrine Stadium. Responsible Stay is focused on four areas: Energy efficiency: Optimizing energy efficiency through operational improvements and adoption of clean energy technologies Waste reduction: Investing in waste reduction programs and new, innovative alternatives to reduce, reuse and recycle waste across properties Water conservation: Ensuring the reduction of water usage by implementing water-efficient practices in core areas like laundry, food and beverage, and landscaping Responsible sourcing practices: Sourcing responsibly and prioritizing sustainability in supply chains to prevent harmful environmental and social impacts Under the initiative, AHLA and its members will strengthen environmental programs, education and resources to provide a "responsible stay" for guests, protect the future of the planet and support communities across the country, the statement added.

    CHOICE HOTELS INTERNATIONAL recently introduced Lobby in a Box, a modular design package that allows hoteliers to transform lobby dining areas into multifunctional, revenue-generating spaces in around 120 days. The offering is designed for extended-stay brands, including Suburban Studios and MainStay Suites. The package enables the conversion of standard lobby dining spaces in transient hotels, allowing hoteliers to create new income streams for the MainStay brand through a marketplace offering on-the-go food, beverages and travel essentials, Choice said in a statement. The program allows hotel owners to meet the needs of long-staying guests who prefer in-room dining with kitchens. "As demand for extended-stay accommodations continues to exceed supply, solutions like Lobby in a Box and Kitchen in a Box help franchisees seize opportunities in a growing market while providing long-staying guests a superior experience," said Matt McElhare, Choice's vice president and lead of extended-stay brands. "Our goal is to simplify the conversion process and maximize hotel owners' return on investment by giving them the tools to create functional and profitable spaces."

"With tremendous demand in the select-service category, we are confident that Sonesta Essential will become a leading brand in an exciting, timely and relevant segment." The first two Sonesta Essential hotels will be a franchise in Vacaville, California, which is set to open in late spring 2023, and a managed property in Chattanooga, Tennessee, which will be converted from a Sonesta Select in the fall of 2023.

    THE BOUTIQUE HOTEL segment outperformed many comparable U.S. hotel classes in 2024, driven by strong market appeal and pricing power, according to The Highland Group. With demand growth tracking closely with supply over the past seven years, the segment shows long-term stability. Based on data from the Boutique Hotel Report 2025, boutique hotels-including lifestyle properties, soft brand collections and indie boutiques-have emerged as strong alternatives to traditional hotels. "With an intent to heighten the travel experience, boutique hotels intrigue through design, storyline, food and beverage, and unique amenities," said Kim Bardoul, The Highland Group's partner. "The segment consistently performs well with solid occupancies and, in many cases, a premium in rate over traditional hotel types."
