    THE 2020 COVID-influenced lodging industry recession resulted in some noticeable changes to the way hotels provide F&B service. Social distancing regulations forced operators to be creative in the way they served food and beverages to guests. Rising wage rates and sharp increases in the cost of food and beverage products compelled hotel managers to find ways to control costs. The inability of hotels to attract employees to fill the positions eliminated during the recession required creative solutions to improve productivity and offer more with less. These factors resulted in the following hotel food and beverage trends during the subsequent recovery period: The increased offering of kiosks and grab-and-go venues The closing of traditional three-meal-a-day restaurants A reduction in the menus, number of seats, and hours of remaining F&B venues Reductions in in-room dining and mini-bar service The conversion of food and beverage space to other revenue generating purposes To learn how these recent changes in hotel food and beverage operations have impacted revenues and expenses, we have analyzed the operating statements of 2,500 U.S. full-service, resort, and convention hotels that participated in CBRE's annual Trends in the Hotel Industry in 2021 and 2022. In 2022, these 2,500 properties averaged 285 rooms in size, and achieved an occupancy of 64.7 percent, along with an ADR of $225.60. To provide more current information, we also relied on the monthly operating statements of 1,200 properties during the period January through June of 2023.

Stonehill PACE provides $16.3 million C-PACE loan to Washington project - 0 views

    STONEHILL PACE, THE Property Assessed Clean Energy financing division of Stonehill, has provided $16.3 million in its first commercial property assessed clean energy (C-PACE) financing in Washington, a statement said. The loan is for the Cornus House, a new 199-unit multifamily project with 1,233 square feet of retail development in Tacoma, Washington. The C-PACE financing is over a 30-year term and will fund lighting, covered process, seismic and qualifying soft costs, according to Stonehill PACE. The project development is expected to start before the year end and is scheduled to be finished by Nov. 1, 2024. "For eligible projects, C-PACE financing remains one of the more attractive venues to get a project over the finish line," said Jared Schlosser, Stonehill's senior vice president and head of Stonehill PACE. "The Cornus House is a great project in a strong market led by a savvy ownership group with 30-plus years of commercial real estate experience and a portfolio of more than 800 apartments. This C-PACE financing is the final piece to complete the financing puzzle."

The 51-room AmeriVu Inn & Suites in Cisago City, Minnesota, is a conversion from a Comfort Inn. "In the post-COVID environment, hotel owners don't want to work hard to recover and rebound, just so they can send bigger checks to their brand," said Doug Collins, Chairman and CEO of HLS. "Instead, more owners are deciding to work smarter - by switching to a brand that keeps hard-earned money in their pocket." In 2017, Rai opened the 40-room AmeriVu Hotel in Cumberland, Wisconsin, the 42-room AmeriVu in Prairie du Chien, Wisconsin, and two other conversions.

    THE HOLIDAY INN Express in LaPlace, Louisiana, reopened on Jan. 17, after the owner, QHotels Management in LaPlace led by Vimal Patel, completed $5 million in repairs to damage form Hurricane Ida in September. The repairs were slowed by his insurance company's failure to pay for the work in a timely manner, Patel said. The situation also is affecting Patel's ability to repair and reopen other properties in the area. "We had to use our own line of credit, to finish the hotel," Patel said. "Five more hotels to go. They are still a work in progress. A couple of hotels will open probably next month and then a couple probably will open in sometime in April. And the last hotel will probably take some time, so maybe May or June before we can open it up." The 91-room Holiday Inn Express is near Cajun Pride Swamp Tours, The Choice Hall, YMC EVENTS Venue and the Dream Event Center.

In recognition of the month, some hotel companies introduced or continued programs aimed at increasing women's role in the industry. In line with the Women's History Month theme this year "Celebrating Women Who Tell Our Stories," Choice Hotels International kicked off its "HERtels at Choice Development Seminar" with nearly 40 franchise owners, general managers, and hotel associates in attendance. At the same time, Wyndham Hotels & Resorts' "Women Own the Room" initiative has signed over 30 hotels across the U.S. and Canada in the first year of its launch. Also, California hotelier and philanthropist Sunil "Sunny" Tolani issued a special message for the month. HERtels by Choice Choice Hotels took the recently held Hunter Hotel Conference in Atlanta as a launch pad for its inaugural HERtels seminar. The event was held next door to the Marriott Marquis Atlanta, Hunter's venue, and is an enhancement of Choice's HERtels program that was launched in 2021. "While industry-wide parity is improving, with more female investors, directors, and leaders in hospitality than ever before, women entrepreneurs still face significant economic and societal barriers when it comes to hotel ownership and development.     EVERWOOD HOSPITALITY PARTNERS has completed the acquisition of the 184-room LaQuinta I Drive/Convention Center hotel in Orlando, Florida, from Cavalier Florida, LP, the company said. Real estate capital advisory, Cronheim Hotel Capital, helped secure the loan for the acquisition and subsequent renovation of the property which includes upgrades to public and private spaces. The loan, from a Florida-based bank, which provided five-year fixed rate financing with two years of interest only, represented 65 percent of the all-in cost, according to Everwood. The hotel is next door to ICON Park and offers multiple dining and entertainment options. The property is one mile from the Orange County Convention Center and the city's many amusement parks and entertainment venues. Amenities include an outdoor pool and a fitness center. "With its proximity to many of Orlando's top attractions, the LaQuinta is an ideal addition to Everwood's expanding hotel portfolio," said Amit Patel, Everwood's managing principal and chief operating officer. "We continue to seek hotels in prime markets with barriers to new entry and multiple demand generators that help protect against occasional market fluctuations. Following the implementation of our proprietary management and marketing systems, LaQuinta I Drive will become the segment leader for leisure and business travelers in Orlando."

The $400 million deal will fund the development of EV Evolution Venue hotels in international markets. Their new hospitality concept, The Eloise Project, is set to debut its first property by late 2025. ServiceTry will acquire a 40 percent equity stake in EV Hotel Corp., gaining access to all of EV's global revenue streams, the companies said in a joint statement. "We're not just building hotels; we're crafting worlds," said Ken Patel, EV Hotel Corp's., chairman and CEO. "The Eloise Project is about immersing guests in luxury and wonder. We're creating spaces where every moment is memorable, and every stay is extraordinary." The partnership will expand EV Hotel's global presence with ServiceTry as its largest shareholder, the statement said. The concept offers Dubai-style amenities and guest-centric experiences.

KKR & Baupost Acquire 33 Marriott Hotels in the UK | $1.16B Deal - 0 views

    A JOINT VENTURE between U.S. investment firms KKR and The Baupost Group recently acquired 33 Marriott International hotels in the United Kingdom from a subsidiary of the Abu Dhabi Investment Authority. Amante Capital, KKR's European hospitality platform, will manage the joint venture, with the properties remaining Marriott-branded, the companies said in a joint statement. The financial details of the deal remain undisclosed, but a Green Street News report estimated the transaction at around $1.16 billion or £900 million. The portfolio includes 33 full-service Marriott and Delta Hotels by Marriott in London and key regional cities such as Edinburgh, Glasgow, Leeds and Liverpool, the statement said. The 6,500-key portfolio, recently refurbished, features amenities for business and leisure, including conference venues, event spaces, golf and recreation facilities. The investment is part of KKR's European real estate strategy.

Howard Crane, both slated to open this spring. Stonehill, a Peachtree Group company, funded the project along with Flagstar Bank, Bank of Ann Arbor and Invest Detroit, the statement said.
