BOSTON IS THE most expensive city for hotel accommodations in the U.S., according to a recent survey by Cheaphotels.org. Portland was the cheapest city, the survey has found. The survey compared hotel rates across 50 U.S. destinations in October, which is typically the month with the highest hotel prices in most American cities. It specifically focused on hotels with a 3-star rating or higher, located in central areas, Cheaphotels said in a statement. Boston took the lead as the priciest city, with an average rate of $303 for the most affordable double room, the survey said. Following closely were New York City and Austin, with rates of $288 and $257, respectively. Cleveland claimed the fourth spot, with an average rate of $234 for the least expensive room. Notably, hotel rates in Ohio's second-largest city have surged by 25 percent compared to 2022.

NOBLE INVESTMENT GROUP has acquired the Homewood Suites by Hilton Salt Lake City | Downtown in Salt Lake City, Utah. The company, led by Mit Shah as CEO,said the city represents a fast-growing market. The 137-room hotel is in Salt Lake City's central business and entertainment district, according to Noble. The area contains more than 15 million square feet of office space and several corporate headquarters, including Zions Bancorporation, Questar Corporation, and Goldman Sachs. Also nearby are the Salt Palace Convention Center, Vivint Arena, Gallivan Center, Temple Square and the Utah State Capitol. More than 26 million passengers annually pass through the Salt Lake City International Airport, which is 4 miles west of downtown. "Salt Lake City has seen some of the highest in-migration trends leading up to and continuing through the global health crisis," Noble said in its statement. "The city boasts more than ten ski resorts within an hour's drive, as well as more than a dozen national parks and monuments. With its world-class outdoor lifestyle, Salt Lake City is one of the most dynamic leisure and corporate travel markets in the U.S."

MARRIOTT INTERNATIONAL IS introducing its "City Express" brand to the U.S. and Canada, marking its entry into the midscale transient segment. Previously known as Project Mid-T, this expansion underscores Marriott's commitment to enhancing its midscale offerings and providing lodging options for all travel purposes. The brand has attracted interest from owners and franchisees and expects to sign agreements, with potential hotel openings in the U.S. and Canada in the coming months, Marriott said in a statement. "Since entering the affordable midscale space with the acquisition of City Express in the Caribbean and Latin America just over a year ago, we have seen significant interest for the brand and are pleased with its growth across the region," said Diana Plazas-Trowbridge, Marriott's senior vice president and global brand leader of select brands. "With this announcement, Marriott aims to continue growth in the affordable midscale segment and provide a new option for value-conscious travelers in the U.S. and Canada."

Sonesta Essential Junction City is now open in Junction City, Kansas. The 119-room upper-midscale property is owned by Tapan Parekh. The hotel is near the Konza Prairie Research Natural Area, Geary State Fishing Lake and Wildlife Area, and Milford Nature Center & Fish Hatchery, Sonesta said in a statement. Junction City is known for its proximity to Fort Riley, the Buffalo Soldier Memorial, and agritourism attractions. "We are excited to expand our Sonesta Essential brand with the addition of Sonesta Essential Junction City," said Keith Pierce, Sonesta's executive vice president and president of franchise and development. "Sonesta Essential has quickly become Sonesta's fastest-growing brand, and this opening continues the brand's momentum following its launch in January 2023." The new Sonesta Essential is near the Spring Valley Historic Site, South Park Junction City and the U.S. Cavalry Museum. It features a fitness center, the statement said.

DALLAS LEADS THE U.S. hotel construction pipeline for the fourth consecutive quarter, according to Lodging Econometrics. Among brands, Marriott International led the pipeline. Dallas had a record 173 projects with 20,707 rooms in the second quarter of this year, followed by Atlanta with 140 projects containing 18,131 rooms, Los Angeles with 124 projects with 20,365 rooms, New York, with 113 projects with 19,238 rooms and Phoenix with 108 projects containing 14,964 rooms, Marriott had 1,355 projects with 167,034 rooms, up 4 percent by projects year-over-year, tops the pipeline during the period. The Q2 2022 U.S. Construction Pipeline Trend Report said that major markets and popular tourist destinations in the U.S. reported highest occupancy rates since the pandemic began in early 2020 in the second quarter mainly due to robust leisure travel, group, and international travel. New York City with 78 projects with 13,063 rooms, Atlanta with 25 projects containing 3,905 rooms, Dallas with 25 projects with 3,725 rooms, Phoenix with 23 projects with 4,955 rooms and Los Angeles with 22 projects with 3,606 rooms are the top five markets with the most projects under construction during the end of June. They account for 22 percent of rooms under construction in the U.S.

U.S. HOTEL CONSTRUCTION declined for the seventh consecutive month in June, according to STR. Rooms in construction in New York City and Nashville represent a significant percentage of existing supply in those markets. Though at a slower pace, planning activity increases across the U.S. and developers are showing interest in Miami, Nashville and Phoenix, the report said. According to STR, there are 146,198 rooms under construction in the U.S. in June, down 20.1 percent when compared to same period last year. As many as 178,809 rooms are at final planning during the month, decreased 11.3 percent from last year and 281,190 rooms are at planning phase, an increase of 6.1 percent from June 2021. "The U.S. hotel pipeline continues to decelerate as we enter the second half of the year," said Carter Wilson, senior vice president of consulting, STR. "The continued increases in debt costs combined with the ongoing supply chain disruptions will likely delay projects from breaking ground this year, which will lead to a further decline in rooms in construction. On a national basis, new supply will not be a significant headwind for the future." New York leads the major markets in rooms in construction at 13,568 rooms in June, up 10.8 percent compared to last year, followed by Nashville with 3,939 rooms, up 7 percent, Phoenix with 4,388 rooms, an increase of 6.3 percent over last year, Atlanta with 5,991 rooms, up 5.5 percent and Detroit with 2,382 rooms, an increase of 5.1 percent over June 2021.

THE GLOBAL HOTEL construction pipeline achieved unprecedented project counts in the fourth quarter of 2023, led by the U.S. with 5,964 projects and 693,963 rooms, according to Lodging Econometrics. The total pipeline comprises 15,196 projects and 2,367,727 rooms, signaling a remarkable 7 percent increase in projects and a 3percent increase in rooms year-over-year. LE's Q4 2023 Global Hotel Construction Pipeline Trend Report highlights the dominance of the U.S. and China, which collectively account for 64 percent of all global projects. The U.S. led the global pipeline with 39 percent of total projects. Among the top five cities with the largest construction pipelines, three are in the U.S.: Dallas leads with 193 projects with 22,291 rooms, followed by Atlanta with 151 projects with 18,730 rooms, and Nashville with 123 projects with 16,148 rooms.

U.S. HOSPITALITY BUSINESSES reported a 108.2 percent year-over-year health metric for the fourth quarter of 2024, the highest in four quarters, according to the Hospitality Group and Business Performance Index by Cendyn and Amadeus. Tampa, Houston, and Miami led the top 10 cities in rankings. The index combines event data from Cendyn's Sales Intelligence platform, formerly Knowland, with hotel booking data from Amadeus' Demand360, covering group, corporate negotiated, global distribution system, and events performance, the companies said in a joint statement. THE U.S. IS expected to see 953 hotel openings with 108,366 rooms in 2025, with New York City and Nashville leading at 5,719 and 2,849 rooms, respectively, according to CoStar. Around 1,865 hotels with 198,319 rooms are projected to open in 2026. Other markets, including San Diego, Dallas, and Phoenix, are projected to open 5,719, 2,849, and 2,818 rooms in 2025, the report said. "The ongoing development in New York City is not surprising given the market's status and its high performance in recent years," said Isaac Collazo, STR's senior director, analytics. "With major sources of leisure and business travel, New York reported the highest occupancy level of any U.S. market in both 2023 and 2024. Though fewer rooms are in construction compared to 2023, more are in the planning and final planning stages, pointing to continued investment in the long term."

THE U.S. SUPREME Court overturned a lower court ruling that found Grants Pass, Oregon's ban on outdoor sleeping on public lands violated the constitution's prohibition of cruel and unusual punishment. AAHOA expressed concerns over the ruling in the case that could push the homeless population into hotels. Previously, the U.S. Ninth Circuit Court held that enforcing city ordinances banning outdoor sleeping did violate the Eighth Amendment's Cruel and Unusual Punishments Clause "whenever the number of homeless individuals in a jurisdiction exceeds the number of 'practically available' shelter beds," according to the Supreme Court ruling. This led to several lawsuits against cities filed by homeless advocates, including one against Grants Pass that led a district court to file an injunction prohibiting the city from enforcing the ordinance. The Supreme Court overturned the district court's holding, saying the city's punishments for violations, including fines in first offenses and imprisonment for multiple violations, did not meet the Eighth Amendment's definitions of cruel and unusual. That ruling has an immediate impact on cities and counties in Oregon and other Western states, according to Oregon media.

U.S. HOTEL PERFORMANCE improved in the fourth week of June compared to the previous week, showing positive year-over-year results, according to CoStar. Occupancy, RevPAR and ADR all increased over the prior week. Occupancy increased to 71.9 percent for the week ending June 29, up from 69.5 percent the previous week, showing a 3.2 percent year-over-year increase. ADR rose to $162.81 from $159.88, marking a 3.6 percent increase compared to last year. RevPAR climbed to $117.13 from $111.17 the previous week, reflecting a 6.9 percent decrease compared to the same period in 2023. Among the top 25 markets, Minneapolis recorded the highest year-over-year increases: occupancy rose by 20.1 percent to 74.8 percent, ADR increased by 15.7 percent to $150.42 and RevPAR grew by 39 percent to $112.46. The market's performance was boosted by events such as the U.S. Olympic Gymnastics Trials and the Twin Cities Pride Parade.

THE RECOVERY MAY be under way, but most of the top U.S. markets, 21 out of 25, remain at a recession or depression level, according to a report from the American Hotel & Lodging Association. Urban markets are in worst shape, with most still in a "depression cycle." The overall U.S. hotel industry remains in a "recession," according to AHLA's report citing STR data. The difficulty for urban markets is that they depend substantially on business from events and group meetings. Room revenue was down 52 percent in May compared to May 2019. New York City, for example, is still in a depression with nearly 200 hotels in the city closed due to the pandemic, taking with them 42,030 rooms, one-third of the city's supplies. Leisure travel is currently driving the recovery, but business and group travel, the industry's largest source of revenue, will take longer to recover. Current forecasts show that segment returning to 2019 levels in 2023 or 2024. Several major events, conventions and business meetings have already been canceled or postponed until at least 2022.

REAL ESTATE INVESTMENT competition She Has a Deal (SHaD) started a 10-city tour of U.S. cities to raise equity capital under the name "SHaD Prosperity Fund I." The funds will support women-led hotel projects, a statement said. The tour kicks off in Miami on Feb. 11 and will be open to small groups of qualified individual investors, family offices, small entities and trusts. Cities on the tour include Cleveland, Phoenix, Dallas, New York, Atlanta, Chicago, as well as Oakland, California; Louisville, Kentucky; and Washington, D.C. It will finish in the first week of April. According to SHaD, each event will include a preview of the women-led hotel deals being pitched by participants in the 2022 She Has a Deal pitch competition. "Launching SHaD Prosperity Fund I is the next logical step in the SHaD mission. Now that we have created a powerful platform to expose more women to hotel ownership and educate them about the process, I want to ensure that capital is available for the women to close their hotel deals," said SHaD founder Tracy Prigmore. "This investment vehicle marries two of my passions: creating investment vehicles that open the doors of hotel investing to more people and increasing the number of women owning and developing hotels. The ability to create passive income for investors while leading social change is inspiring."

NEW YORK LEADS the top 50 U.S. markets in hotel construction with 47 projects and 7,655 rooms currently underway, according to Lodging Econometrics. The city has a total of 78 projects and 13,549 rooms in its hotel construction pipeline, the 10th largest in the U.S. Projects set to start in the next 12 months include eight projects with 1,079 rooms, while early planning includes 23 projects with 4,815 rooms, according to LE's Q1 2024 Market Trend Report for New York, released before the NYU International Hospitality Industry Investment Conference. Within the New York market, the three submarkets with the largest hotel construction pipelines are the New York City area (including Brooklyn East, the Bronx, and Staten Island) with 25 projects and 2,096 rooms, the report said. Similarly, the Midtown South area features 11 projects and 2,535 rooms, while the Midtown West/Times Square area has 10 projects and 4,131 rooms. Combined, these submarkets account for 59 percent of the projects and 65 percent of the rooms in the market's total construction pipeline.

U.S. HOTEL PERFORMANCE improved in the first week of June compared to the previous week, with mixed year-over-year results, according to CoStar. All key metrics, including occupancy, RevPAR, and ADR, rose compared to the prior week. Occupancy rose to 69.1 percent for the week ending June 8, up from 62 percent the previous week, with a slight 0.1 percent year-over-year decrease. ADR increased to $160.90 from $150.87, showing a 1.8 percent rise compared to last year. RevPAR increased to $111.26 from the previous week's $93.50, marking a 1.7 percent increase compared to the same period in 2023. Among the top 25 markets, Houston saw the highest year-over-year increases in occupancy, rising 14.8 percent to 71.1 percent, and in RevPAR, increasing 19.3 percent to $85.20. New York City recorded the largest increase in ADR, rising 9.1 percent to $358.25.

U.S. HOTEL PERFORMANCE showed mixed results in the second week of December compared to the previous week, according to CoStar. However, the industry reported positive year-over-year growth across key metrics, driven by the Hanukkah calendar shift and a shorter business travel window between Thanksgiving and Christmas. Occupancy rose to 59.5 percent for the week ending Dec. 14, up from 59 percent the previous week and 8.5 percent higher year-over-year. ADR dropped to $155.21 from $159.77 the prior week but was up 8.9 percent compared to the same week last year. RevPAR fell to $92.32 from $94.31, yet showed an 18.2 percent year-over-year increase. Among the top 25 markets, Tampa recorded the highest year-over-year occupancy growth, rising 33.3 percent to 84.7 percent. New York City reported the largest ADR increase, up 30.1 percent to $510.13.

REPRESENTATIVES OF THE U.S. hospitality industry recently rejected the New York City Council's revisions to the proposed hotel licensing bill, which include a new licensing structure, direct employment of housekeeping and maintenance staff, and a ban on subcontracting key operations. The American Hotel & Lodging Association and the Hotel Association of New York City objected to the amendments, warning of potential closures and layoffs in the city's hotel sector. The bill, known as the Hotel Safety Act, originally proposed by Councilwoman Julie Menin on July 18 and revised on Aug. 2, seeks to introduce staffing and operational mandates that AHLA considers unnecessary. "The city council's discussions regarding the Hotel Safety Act continue to exclude those who will be most affected by the legislation-hotel owners, management companies, sub-contractors and tens of thousands of hotel workers," said Kevin Carey, AHLA's interim president and CEO. "It is imperative that all stakeholders have a real seat at the table. If this is a matter of public safety and crime, as has been claimed by Councilwoman Menin and the bill's proponents, let's review the facts and statistics to see what picture they paint."

ATLANTA-BASED EV Hotels, a new technology-centric hotel brand founded by Ken Patel, has partnered with Spanish firm CLERHP to construct a luxury resort in the new Larimar City & Resort project in Punta Cana, the Dominican Republic. The 400-room hotel will be built on an area of nearly eight acres, the company said in a statement. Larimar City & Resort will be on the Promenade on the Farrallón de Verón, which has a view of Punta Cana, said Leonardo Padron Hermes, CEO of Blacklions International Group, a company associated with CLERHP in the development of real estate projects in the Dominican Republic. The area includes restaurants, clubs, shops and an 18-hole golf course. "After many years of working behind the scenes to develop a hotel brand that both innovates and revolutionized the industry, it is truly rewarding to now see EV make an impact across the globe. And believe me, we are just getting started," Patel said. "Larimar City & Resort will be one of the best tourist attractions around the globe and our team at EV is excited to be part of this Smart-City. Growth doesn't come with a single action. It is the consequence of persistence, courage, and hard work. What we are accomplishing here is to create an experience that brings hospitality back and gives it life again. Innovation is a team sport."

U.S. HOTEL CONSTRUCTION increased slightly in December after 25 consecutive months of decline, according to STR. Projects in the later stages of development saw a reversal in their decline and luxury projects were up. There are 159,344 rooms in construction during the month, up 0.3 percent, over Dec. 2021. As many as 213,066 rooms are in the final planning state, an increase of 15 percent over last year. STR pipeline data added that 240,092 rooms are under planning, a decline of 15.6 percent. New York City, Phoenix and Dallas are set to see the largest supply percentage increases from current construction. The luxury and upscale segments would see the most supply. "While the overall pipeline continued to contract year over year, December showed strength in the later phases of development," said Alison Hoyt, STR's senior director of consulting. "Over the past year, we've seen late-stage pipeline rooms consistently decline from 2021 levels, while rooms in the planning phase often showed double-digit growth. We started to see a change in this pattern in November, when final planning rooms significantly jumped year over year and planning rooms came down pretty firmly. The same occurred in December, with the only difference being construction increasing slightly over 2021. When looking strictly at volume, the in-construction phase has been fairly stable throughout the year, remaining under 160,000 rooms and showing month-over-month increases from July through October and again in December."

THE REVPAR OF U.S. hotels reached an all-time weekly high on a nominal and a pandemic-era high on an inflation-adjusted basis in the third week of June, according to STR. Boosted by the highest weekly demand of 28 million room nights sold since August 2019, occupancy was the highest of the pandemic-era during the week. Occupancy was 71.8 percent for the week ending June 18, up from 70.6 percent the week before and dropped 4.8 percent from 2019. ADR was $155.02 for the week, slightly down from $155.37 the week before and increased 14.9 percent from three years ago. RevPAR reached $111.29 during the week up from $109.76 the week before and up 9.4 percent from 2019. San Diego saw the only occupancy increase, up 0.5 percent to 86 percent, over 2019 among STR's top 25 markets. According to STR, New York City (86.6 percent), San Diego and Seattle (85 percent) led the major markets in absolute occupancy for the week.
