SOUTHERN HOSPITALITY, LED by Nikesh Shah as president, recently broke ground on the first Extended Stay America Select Suites prototype in Wildwood, Florida. The 124-room, 4-story property is slated to open in early 2025, Extended Stay America said in a statement. "As the extended-stay segment leader, we are excited to unveil the Extended Stay America Select Suites prototype as we begin construction on the first property," said Mark Williams, ESA's managing director of franchise development. "The new construction prototype represents the next phase in the strategic growth of our economy extended-stay brand." The Extended Stay America Select Suites prototype aims to provide efficiency and practicality for longer-stay guests, the statement said. The property, spanning slightly over 50,000 square feet and constructed on 1.75 acres, includes apartment-like suites with full kitchens and on-site laundry.

The Best Western Kennesaw is now open in Kennesaw, Georgia. Darren Patel is the owner and general manager of the hotel. The 59-room hotel is near the Six Flags Over Georgia waterpark, Town Center at Cobb shopping mall, Andretti Indoor Karting and Games, the Georgia Aquarium, the World of Coca-Cola museum and Truist Park, home of the Atlanta Braves baseball team. Also nearby are Dobbins Air Reserve Base, the Southern Museum of Civil War and Locomotive History and the Kennesaw Mountain National Battlefield Park. ATLANTA-BASED PEACHTREE Hotel Group recently acquired the Canopy by Hilton Atlanta Midtown hotel in Atlanta. The company's affiliate Peachtree Hospitality Management will operate the property. The 176-room, 15-story Canopy is a lifestyle hotel that opened in 2018 in Midtown Atlanta, according to Peachtree. The area has the largest concentration of arts and cultural attractions and businesses in the Southeast. "Midtown Atlanta is one of the hottest markets in the country right now, and we are excited to be able to make this investment in our backyard," said Brian Waldman, Peachtree's chief investment officer. "The Canopy Atlanta Midtown fits our investment criteria of investing in premium-branded hotels in growing submarkets with strong demand drivers." Nearby are the Atlanta Arts MARTA station, Museum of Design Atlanta, Savannah College of Art and Design and the Breman Jewish Heritage Museum. Other attractions include Pershing Point Park, Ansley Park and Piedmont Park, along with companies such as NCR, Norfolk Southern, Microsoft, Anthem and Google.

THE U.S. HOUSE of Representatives recently unveiled the 'No Hidden FEES Act of 2023' (H.R 6543), compelling the travel industry to enhance transparency regarding so-called "junk fees." This legislation is designed to improve pricing transparency for customers seeking short-term lodging, including hotels, motels, inns, and privately-owned vacation rentals. Meanwhile, the American Hotel & Lodging Association extended its support for the bill, which was introduced by Reps. Young Kim and Kathy Castor on Friday. ANOTHER ASIAN AMERICAN developer has signed on to build two properties under Choice Hotels International's upscale Cambria brand. VRL Hotels, led by Victor Patel as president, has signed on to build a Cambria in Gatlinburg and another in Pigeon Forge, Tennessee. The 140-room Cambria Hotel Gatlinburg hotel is expected to open in 2022. It will feature a rooftop bar and restaurant overlooking the tourist town in Great Smoky Mountains National Park. Local attractions include Ober Gatlinburg ski resort, the Gatlinburg SkyLift, which carries passengers 1,800 feet up to the top of Crockett Mountain, and the Gatlinburg Space Needle. Also nearby are Ripley's Aquarium of the Smokies and Haunted Adventure, the Rocky Top Sports complex, several bourbon distilleries, breweries and wineries and the Gatlinburg Convention Center. The 140-room Cambria Hotel Pigeon Forge is expected to open in 2024. Nearby attractions include Dollywood amusement park, the Southern Gospel Music Association Hall of Fame and Museum, the LeConte Center at Pigeon Forge, Titanic Museum Attraction, NASCAR SpeedPark Smoky Mountains and seasonal outdoor events throughout the year, such as Winterfest. Both hotels will have multi-function meeting and event spaces and fitness centers among other amenities.

THE FIRST QUARTER of 2022 brought better than the national average performance for Twenty Four Seven Hotels. The Newport Beach, California-based third-party hospitality management company also acquired two new hotels in Southern California. Steady growth in year's beginning Occupancy for Twenty Four Seven properties rose steadily during the first three months of the year, hitting 62.9 percent in January, 67.8 percent in February and 76 percent in March. ADR also rose during the same three months, from $142.66 to $160.99 to $174.02. RevPAR followed the same trend, rising from $89.73 to $109.10 to $132.25. Each metric also rose compared to the first quarter of 2021. "We continue to ride the massive wave of momentum that began for Twenty Four Seven Hotels in 2021, when our portfolio grew by 25 percent with the addition of seven new hotels now totaling 25 hotels with more than 3,100 rooms," said David Wani, CEO of Twenty Four Seven. "We will continue to seek third-party management opportunities with well-respected partners and brands in the western U.S., expanding our concentration in these unique markets where we have firsthand experience improving bottom lines and guest satisfaction scores."

DALLAS LEADS THE top five U.S. markets in the largest construction pipeline as of the first quarter of 2024, according to Lodging Econometrics. The Dallas market has 185 projects with 21,882 rooms, slightly below the record highs at the close of the fourth quarter of 2023. Next came Atlanta, with 153 projects comprising 17,929 rooms, then Nashville with 127 projects and 16,199 rooms, as LE's U.S. Construction Pipeline Trend Report showed. Phoenix followed with 123 projects and 16,198 rooms, and the Inland Empire in Southern California set a new record high with 121 projects and 12,324 rooms. U.S. markets with the most projects already under construction by the end of the first quarter include New York with 47 projects and 7,655 rooms, Dallas with 25 projects and 3,059 rooms, and Nashville with 22 projects and 2,828 rooms. Atlanta had 21 projects and 2,588 rooms, and the Inland Empire currently has 20 projects and 2,181 rooms under construction.

Extended Stay America Premier Suites Duncan, located in Duncan, South Carolina, is now open. VMV Capital, led by Viren Patel as president, Mike Bhula as COO and Vinny Patel as CEO, developed and will manage the four-floor, 88-room property, ESA said in a statement.
