EXCEL GROUP, A Virginia-based private equity firm, acquired the 209-room Embassy Suites by Hilton Syracuse Destiny USA in Syracuse, New York. The hotel, one of the newest in the greater Syracuse market, is located near Destiny USA shopping and entertainment complex, Excel Group said in a statement. Excel Group is led by Shoham Amin as founder and principal. "We are thrilled to acquire the Embassy Suites by Hilton Syracuse Destiny USA, the premier hotel in the market," said Amin. "This property is strategically positioned to benefit from Syracuse's ongoing resurgence. This investment allows us to capitalize on the recent supply and demand imbalance caused by hotel closures in the area. Historically, this market has been stable, driven by healthcare and education sectors, and is now poised for significant growth with Micron's upcoming construction."

Melissa Ross Smith is now chief operating officer for Peachtree Group. She will be responsible for the overall performance, strategy and organizational development of Peachtree and its operating businesses. Before joining Peachtree, Smith held several high-level positions at organizations. Most recently, Smith was managing director of OS National, where she managed more than 250 professionals and was responsible for evaluating performance management systems and devising improvements to strengthen controls and optimize results, Peachtree said in a statement. "As Peachtree continues to evolve, improving our foundational processes is imperative to the future growth of our business," said Greg Friedman, managing principal and CEO of Peachtree Group. "Melissa is an excellent complement to our team as she has an exceptional blend of leadership, vision and execution needed to be Peachtree's COO." Smith will report to Friedman, and will be a key executive team member, Peachtree's statement said. Peachtree Group is led by Jatin Desai and Mitul Patel as managing principals. RATAN TATA, CHAIRMAN emeritus of Tata Sons, one of India's largest conglomerates and owner of Taj Hotels, passed away on Wednesday at the age of 86. The veteran industrialist died at a hospital in Mumbai. Taj Hotels, a luxury chain under the Indian Hotels Co. Ltd., was founded by Jamsetji Tata in 1903 and is part of the Tata Group. Tata Sons Chairman N Chandrasekaran, describing Ratan Tata as his "friend, mentor and guide," confirmed the industrialist's passing in a statement. "It is with a profound sense of loss that we bid farewell to Mr. Ratan Naval Tata, a truly uncommon leader whose immeasurable contributions have shaped not only the Tata Group but also the very fabric of our nation," Chandrasekaran said. "For the Tata Group, Ratan Tata was more than a chairperson. To me, he was a mentor, guide, and friend. He led by example, with unwavering commitment to excellence, integrity and innovation. Under his leadership, the Tata Group expanded globally while staying true to its core values."

Five Star Group affiliates, Five Star Hospitality Management and Dream Capital, recently named Justin Patel senior associate, investments and asset management and Kimberly Rowell to executive vice president. Patel was previously a senior asset management analyst at Peachtree Group while Rowell joined in February 2023. Dalton, Georgia-based Five Star Group, founded by Naren Patel in 1990, announced the changes. At Peachtree Group, Patel managed more than 20 hotels nationwide and assisting in 12 dispositions. Prior to Peachtree, he was asset manager at 33 Degrees, a commercial real estate firm. "Justin takes an insightful approach to project management, making him an invaluable member of the Dream Capital team as we continue to provide our investors with the opportunity to invest in both credit and equity investments in various asset classes in commercial real estate," said Ankit Govan, Dream Capital's managing principal and co-founder. "We remain committed to pursuing acquisition and development opportunities with well-branded hotels such as Hilton and Marriott in markets with high barriers to entry. With a wealth of asset management and investment experience, Justin is the ideal candidate to help us along the path."

PEACHTREE GROUP, THE newly formed affiliate of Peachtree Hotel Group created last week to handle its real estate investments, is launching its first initiative, the 1031 Exchange Delaware Statutory Trust program. The company also selected Tim Witt as president over the new program. A DST is a single-purpose entity qualified for Section 1031 real estate exchanges, according to Peachtree. It allows investors to exchange replacement properties without incurring taxable gain on the sale of previously owned assets. Peachtree's 1031 Exchange DST program will invest in institutional-grade hotels in the U.S. through Peachtree Hospitality Management, another division of Peachtree, is expected to operate any properties acquired as part of the exchange. "As we expand our array of high-quality, diversified investment strategies, we wanted to create 1031 Exchange DSTs to provide tax deferral strategies in the hospitality sector," said Greg Friedman, Peachtree's CEO and managing principal. "We anticipate significant growth and appreciation in the hospitality sector, driving values above pre-pandemic levels. Also, real estate offers an excellent alternative investment channel for those seeking an inflation hedge. We strongly believe hospitality is the most investable asset in the market today, and we anticipate being able to achieve outsized returns."

Kamara Batchelor is the new director of fund and corporate accounting at Noble Investment Group. Batchelor, a specialist in audit, tax, fund management, REIT compliance, and cash flow projections and analytics, previously held a position at One10, a consulting firm focused on CFO and transaction services, Noble said in a statement. "Kam is a valuable addition to our team," said George Dabney, managing principal and CFO, Noble Investment Group. "He brings with him an impressive track record that will enhance the continuous growth of Noble's institutional investment management platform." Batchelor also spent 10 years at PricewaterhouseCoopers, where he worked with real estate clients. He was also a member of the launch team for the Center of Excellence verticals, the statement added.

MIT SHAH-LED NOBLE Investment Group topped the "2023 Best Places to Work in Money Management" awards by the investment news portal Pensions & Investments. PEACHTREE HOTEL GROUP recently acquired two upscale hotels in Florida. They are the 207-key AC Hotel Miami Aventura and the 233-key Aloft Miami Aventura, in Aventura, Florida, outside Miami. With these recent acquisitions, Atlanta-based Peachtree, led by partners Bimal Patel, Hiten Suraj and Rupesh Patel, has acquired approximately $2 billion in hotel assets this year. The company expects to continue making opportunistic hotel acquisitions amid the current hospitality recovery cycle. "Our growth strategy since Peachtree's inception is to capitalize on cycle-specific opportunities," said Greg Friedman, Peachtree's CEO. "Today, we are seeing opportunities to acquire hotels at compelling levels, which hasn't been available over the last 15 months. With strengthening economic tailwinds boosting hotel fundamentals and compelling cap rates compared to other asset classes, the lodging sector is among the best real estate classes for investing. Also, with the ongoing inflationary environment, hotels are an excellent hedge against inflation due to daily adjustments in average daily rates."

VISION HOSPITALITY GROUP, led by Mitch Patel as president and CEO, recently broke ground on a dual-branded Home2 Suites and Tru by Hilton in Cleveland, Tennessee. The upcoming development, slated for completion in mid to late 2025, will comprise a combined total of 140 keys across five stories. The project will include 768 square feet of flexible meeting space and an outdoor pool, Vision Hospitality said in a statement. "We are thrilled to continue to strengthen our partnership with Hilton by expanding our portfolio with the addition of these two thriving brands and grow in a city that means so much to us," said Patel. "This development reflects our commitment to hospitality excellence and our dedication to providing our guests with exceptional service and experiences." Founded a quarter century ago, Chattanooga, Tennessee-based Vision Hospitality Group manages more than 4,500 rooms across 40+ hotels in nine states.

3H GROUP, LED by Hiren Desai as president and CEO, recently acquired the Hyatt Place Tampa Airport/Westshore in Tampa, Florida. LBA Hospitality will manage the hotel's operations. The acquisition of the Hyatt Place Tampa Airport is part of a broader strategic initiative for LBA and 3H, which have a strong pipeline of hotels in development, the companies said in a statement. "Our alliance with LBA Hospitality is built on a foundation of excellence and integrity. As we expand our hotel portfolio, collaborations like this enable us to redefine industry standards," said Desai.

The awards recognize hotels for service, innovation and commitment to guest satisfaction. THE RADISSON RED Miami Airport, a 157-room property located east of Miami International Airport, was sold for $22 million at a price per key of $140,127. Kabani Hotel Group, led by CEO and Founder Ahmed Kabani and partner Suraj Dalal, brokered the deal. Kabani Hotel Group used a traditional marketing approach for the transaction, recording a 3.22 percent cap rate. The company received nine offers from domestic and international investors and closing the deal within 30 days of being under contract, the company said in a statement. "We are confident the new ownership will excel at this location," Kabani said. "Our strategic marketing efforts garnered over 150 confidentiality agreements. Despite elevated interest rates and financing challenges, the right buyer was identified, assuming existing debt and closing efficiently."

Pensions & Investments magazine included Noble Investment Group, led by CEO Mit Shah, in its "2024 Best Places to Work in Money Management" awards by for the second consecutive year, recognizing its focus on collaboration and inclusivity. The annual program, now in its 13th year, identifies top employers in the money management industry, P&I said in a statement. Shah expressed honor in being named to the list. BWH HOTEL GROUP is working with sustainability certification organization Green Key Global to enhance its sustainability initiatives and implement a standardized program across the U.S. and Canada. The program aims to enhance the company's environmental performance, reduce carbon footprint and improve guest comfort and satisfaction, according to a joint statement by the companies. As part of the partnership, BWH Hotels in the U.S. and Canada gain access to Green Key Global's sustainability certification program, the joint statement said. That includes a list of green certified vendors, an "Eco-Rating" program and guidance on hosting sustainable meetings, according to the Green Key website. "We are delighted to partner with Green Key Global to enhance sustainability standards across our properties," said Michael Morton, vice president of brand management at BWH Hotels. "As a trusted organization, Green Key Global aligns with our commitment to sustainability, and this partnership will reinforce our dedication to providing guests with an environmentally responsible hotel experience."

Josh Rubinger is the new senior vice president of national accounts at Peachtree Group's broker-dealer affiliate, Peachtree PC Investors. He will oversee broker-dealer and registered investment advisor relationships, drive business development, and support the distribution of the firm's investment offerings, Peachtree said in a statement. Atlanta-based Peachtree Group is led by Greg Friedman, managing principal and CEO; Jatin Desai, managing principal and CFO; and Mitul Patel, principal. "This strategic hire underscores our focus on growth and strengthening Peachtree's position as a trusted partner within the investment community," said Brian Cho, PPCI's president. "Josh's extensive experience and strong network of relationships with broker-dealers and RIAs position him as a key asset to our team. The SureStay Plus Hotel by Best Western Odessa in Odessa, Texas, is now open. It is owned by Shivbkrishna LLC led by Manish Bhakta. The 110-room hotel is near the Odessa Meteor Crater, the second largest meteor crater in the U.S., the Parker House Ranching Museum and Monahans Sandhills State Park. Amenities include a fitness center, indoor pool and two different spaces for meetings and events. "Our fully-renovated hotel offers the most value and best service for both business and leisure travelers staying in Odessa," Bhakta said. "The SureStay Plus Hotel by Best Western Odessa provides guests with the excellent comfort, value and service they are looking for in a hotel stay," said Rob Mentnech, managing director of SureStay Hotel Group.

VISION HOSPITALITY GROUP will celebrate its 25th anniversary in April. The company, led by Mitch Patel as president and CEO, is now making plans for the next quarter century. Founded in 1997, Vision Hospitality began with a Homewood Suites by Hilton, Chattanooga/Hamilton Place Patel developed in Chattanooga, Tennessee, where the company is still headquartered. Then, as the U.S. economy struggled to overcome the 9/11 attacks of 2001, Patel went on to develop 10 more hotels. "Here, VHG learned agility and how to pivot, gaining a deeper understanding of how to successfully adapt to the ebb and flow of the hospitality and financial industries," the company said in a statement. NEXGEN HOTELS RECENTLY acquired Holiday Inn St. Petersburg West in St. Petersburg, Florida. The 129-room hotel will be managed by St Louis-based Genuine Hospitality Group. The property, which is located minutes away from downtown St. Petersburg, is close to Tropicana Field, the Dali Museum, Morean Arts Center, Duke Energy Center for the Arts - Mahaffey Theater, and Al Lang Stadium, NexGen said in a statement. The hotel is also near the University of South Florida - St. Petersburg Campus, St. Petersburg College and Stetson University. "We are excited to expand our portfolio and enter the St. Petersburg area," says Chris Patel, president of Itasca, Illinois-based NexGen. "This acquisition provides NexGen Hotels with an excellent opportunity to establish a significant presence in the robust St. Petersburg hotel market."

C.J. Chapman is the new general counsel of Denver-based hotel operator and developer Stonebridge Cos. Chapman, who has nearly two decades of experience, will provide in-house legal advice for Stonebridge and also oversee the firm's risk management group, a statement said. A Denver native, Chapman also will become a shareholder in Stonebridge, according to the company. Previously, he served as general counsel to Elevation Capital, a venture fund based in Vancouver, Canada. "I am excited to have C.J. join our team. His breadth of experience and knowledge is a welcomed addition to Stonebridge," said Tom Brinkman, president and chief operating officer of Stonebridge. "C.J.'s professionalism, broad experience in the commercial real estate sector and commitment to excellence is a perfect fit for the team and culture here at Stonebridge."

Peachtree Group's hospitality management division was recently selected to manage the Merrill Hotel, Muscatine in Iowa. The hotel has 122 guest rooms, 13,000 square feet of meeting and event space, a heated indoor saltwater pool, and a fitness center, Peachtree said in a statement. "We're truly delighted to have been chosen by Jim and Rebecca Howe to be the hotel's management operator," said Patrick Short, Peachtree's president for hospitality management. "The Howe family embodies a steadfast dedication to unparalleled hospitality experiences. The hotel was opened in March 2018 along the Mississippi River in downtown Muscatine and is located near cities like Davenport and Bettendorf in Iowa, and Rock Island and Moline/East Moline in Illinois, the statement said.
