HILTON'S EXTENDED-STAY Homewood Suites brand is getting a new look. The brand's new Prototype 10.0 includes a smaller footprint but with more rooms, as well as changes to guest suites and common spaces. The new prototype draws from design ideas implemented during a 2019 update implemented in open Homewood Suites hotels as part of the brand's 30-year anniversary. Prototype 10.0 features a site size reduction from 2.49 acres to 2.36 acres and building area reduction by more than 3,350 square feet while increasing the number of rooms from 121 to 131 suites. Another developer-oriented change is new F&B options aimed at increasing revenue. The suites have been modified so they can be booked individually or as connected groups. The fitness center has been reimagined and guest laundry rooms have been expanded. More common areas have been added inside and outside in the prototype. "We modernized the brand to appeal to the evolving needs of our guests, who are going to love the functionality and flexibility of the innovations, which are intended to make them feel both empowered and cared for, whether they're with us for an overnight trip or an extended stay," said Rick Colling, global head of Homewood Suites.

VISION HOSPITALITY GROUP recently broke ground on its Embassy Suites by Hilton in Chattanooga, Tennessee. The seven-story 184-suite Embassy Suites will be developed for $54 million and includes rooftop and street-level bars and a coffee area in an open lobby. The project also includes a leasable restaurant space and 5,000 total square feet of meeting space, Vision said in a statement. Vision said it will bring an economic boost to the destination with more than 100 jobs ranging from senior management positions, guest service agents, housekeepers and others. With a construction timeline of approximately two years led by Humphreys and Associates Contractors, LLC, the hotel is expected to open in the summer of 2025. "We are thrilled to begin construction on this project in our hometown of Chattanooga, just steps from our company headquarters," said Mitch Patel, Vision's president and CEO. "This project is our first Embassy Suites hotel, and we know the brand's value-added services are a perfect fit for this location welcoming both corporate and leisure travelers." Embassy Suites by Hilton, one of Hilton's 19 brands. Amenities will include a fitness center and an evening reception. Embassy Suites by Hilton has more than 260 open hotels, with 42 properties under development. The Embassy Suites Chattanooga is one among 15 projects in Vision's development pipeline expected to open in the next two years. The company's portfolio comprises 16 properties in Greater Chattanooga and 41 nationwide, the statement added.

IHG HOTELS & RESORTS recently introduced new prototype options for its three suites brands - Staybridge Suites, Candlewood Suites, and Atwell Suites - focusing on space and efficiency while maintaining key features from current designs. These prototypes are scheduled to be available by the second quarter of 2024, with the first properties featuring them expected to open as early as 2025, IHG said in a statement. Initially, the prototype designs will only be accessible to U.S. properties, with the possibility of future adoption in Canada, the Caribbean, and Latin America. "IHG continues to build on our nearly three decades of leadership in the extended-stay and suites space by evolving our prototype designs to increase owner value while offering the spaces and amenities short- and long-term travelers value most," said Kevin Schramm, IHG's senior vice president for development, mainstream brands, U.S. and Canada. "Our new concepts reflect guest and owner feedback, and enable new and existing owners to deliver our modern suite experiences-in various forms-to more markets without compromising consistency or quality."

Sonesta International Hotels Corp.'s Red Lion Inn & Suites in Elk Grove, Illinois. The 47-room mid-scale property is owned by Mahesh Chaudhari. "The opening of the Red Lion Inn & Suites Elk Grove is a testament to the brand's renewed growth nationwide," said Keith Pierce, Sonesta's executive vice president and president of franchise and Development. "This is the third Red Lion Inn & Suites location to open in 2024, underscoring how Sonesta continues to meet consumer demand for midscale properties with openings in secondary and tertiary markets." Sonesta said that guests at Red Lion Inn & Suites Illinois can earn or redeem points through the Sonesta Travel Pass loyalty program. Sonesta is the 8th largest hotel company, with approximately 1,100 properties totaling 100,000 guest rooms across 15 brands in eight countries, according to STR.

Best Western Ottumwa Inn & Suites recently opened in Ottumwa, Iowa, and SureStay by Best Western San Francisco opened in San Francisco, California. Owned by Anil Chaudhari, Best Western Ottumwa Inn & Suites offers 41 guest rooms and 20 suites, while SureStay by Best Western San Francisco, owned by Dave Panas, features 37 guest rooms. Best Western Ottumwa Inn & Suites is near attractions such as Bridge View Center, Garrison Rock Resource Management Unit, Graham's Dairy Freeze and Iowa Heartland History Center. Amenities include an indoor pool and a fitness center. "We are excited to introduce the Best Western hospitality experience to Ottumwa," said Chaudhari. NEWCRESTIMAGE RECENTLY ACQUIRED the TownePlace Suites by Marriott Dallas Las Colinas in Irving, Texas. It is the most recent acquisition for the Dallas-based investment firm led by Mehul Patel as managing partner and CEO, and the company plans to fully renovate the property, which opened in 1998 and was last renovated in 2014. The 3-floor, 135-suite property offers three types of guestroom: studio, one-bedroom, and two bedroom, according to NewcrestImage. It is near two major airports, Dallas Fort Worth International Airport and Love Field, and two major convention centers, the Irving Convention Center and the Gaylord Texan Convention Center. Amenities at the hotel include a fitness center and an outdoor pool. "This extended-stay property is in the heart of a high-traffic corridor that's a popular destination for both corporate and leisure travelers," Patel said. The acquisition of the TownePlace Suites is important to Marriott, said Loren Nalewanski, the company's vice president franchising for the Element, Residence Inn, Fairfield, TownePlace and SpringHill Suites brands. "Our industry is built on strong partnerships between brands and owners," Nalewanski said. "This acquisition enhances the long, valued, and successful partnership between Marriott and NewcrestImage, which has owned and operated 30 Marriott-branded properties since 2013."

NEXGEN HOTELS, LED by Chris Patel as president, acquired the 120-suite SpringHill Suites by Marriott Chicago Waukegan/Gurneein in Waukegan, Illinois. The purchase is part of the company's strategy in the market. The hotel is near to Naval Station Great Lakes, Six Flags Great America & Hurricane Harbor, Gurnee Mills Mall, Waukegan Municipal Beach and other shopping, dining and entertainment options, a statement said. "Acquiring the SpringHill Suites by Marriott strategically aligns our company's growth in the Waukegan area," Patel said. "Having an existing presence in the market with our TownePlace Suites by Marriott Chicago Waukegan/Gurnee, will help us collaborate between the hotels, and enhance our partnerships with other area businesses."

SATORI COLLECTIVE, A real estate investment management firm specializing in hotel properties, sold the 124-suite Holiday Inn Express & Suites at Alpharetta-Windward Parkway to Bukhari Group Hospitality. The sale resulted in an approximate 24 percent internal rate of return and a double equity multiple for the company, Satori said in a statement. Satori Collective is led by Andy Chopra as co-founder and managing partner. Bukhari Group Hospitality is led by Syed Bukhari, while his son Mehboob Bukhari is in charge of the hotel operations. "We acquired this all-suite property in 2013 and promptly executed a thorough, multi-million dollar value-add renovation, repositioning it as a Holiday Inn Express & Suites by IHG," said Samir Yajnik, CIO of Satori Collective. "Over the past decade, we stayed true to our vision and were rewarded by unlocking the hotel's financial potential. Our initial underwriting and research proved accurate, as evidenced by the realized upside from enhanced brand quality and the hotel's unparalleled location in the thriving Alpharetta market."

EVERGREEN HOSPITALITY DEVELOPMENT Group has selected the third-party management company Resolute Road Hospitality to oversee two of its Oregon hotel properties. These are the Hampton Inn & Suites Portland Tigard in Tigard and the Hampton Inn & Suites Sherwood Portland in Sherwood. The Hampton Inn & Suites Portland Tigard offers 152 rooms between Beaverton, Lake Oswego and downtown Portland. This property is close to downtown Portland, the Oregon Zoo and Washington Square shopping mall. The 73-room Hampton Inn & Suites Sherwood Portland provides lodging in Oregon's wine country. It's close to Sherwood Market Center, Stella Olsen Memorial Park, and various wineries including Ponzi Vineyards, Tualatin River and the National Wildlife Refuge.

SOUTHERN HOSPITALITY, LED by Nikesh Shah as president, recently broke ground on the first Extended Stay America Select Suites prototype in Wildwood, Florida. The 124-room, 4-story property is slated to open in early 2025, Extended Stay America said in a statement. "As the extended-stay segment leader, we are excited to unveil the Extended Stay America Select Suites prototype as we begin construction on the first property," said Mark Williams, ESA's managing director of franchise development. "The new construction prototype represents the next phase in the strategic growth of our economy extended-stay brand." The Extended Stay America Select Suites prototype aims to provide efficiency and practicality for longer-stay guests, the statement said. The property, spanning slightly over 50,000 square feet and constructed on 1.75 acres, includes apartment-like suites with full kitchens and on-site laundry.

DALLAS-BASED INVESTMENT firm NewcrestImage will acquire four LaQuinta-branded hotels in a joint venture between Highgate and Cerberus. The properties, with 696 rooms total, include the LaQuinta Inn & Suites at Los Angeles International Airport that is NewcrestImage's first gateway location in California. The company, led by Mehul Patel as managing partner and CEO, also has received the Partnership Circle Award from Marriott International, a statement said. NewcrestImage closed on the LaQuinta Inn & Suites Irving DFW North, located two miles from Dallas Fort Worth International Airport, on July 14. It expects to close in August on the other three hotels, including the LaQuinta Inn & Suites LAX, as well as LaQuinta Inn & Suites Anaheim and LaQuinta Inn Phoenix North. "These properties are uniquely-positioned in strategic destination locations, making them very appealing as we structure a strong investment-based portfolio," Patel said.
