TO USHER IN 2022, Best Western Hotels & Resorts is offering a new program to allow guests Best Western Rewards to use points to cover the cost of booking a hotel room. The company said its "Pay with Points" will benefit hoteliers as well. Under the new program, BWR members do not have to reach a free room night threshold, but can redeem points for discounted room rates at hotels in North America immediately. During a beta test of the program in which a few Best Western hotels allowed BWR with at least 5,000 points to apply points to their hotel stays, one third used a combination of BWR points and cash to book stays of two nights or more. That ultimately boosted the bottom line for the participating hotels, the company said. Also, 35 percent of Pay with Points redemptions were for hotels where members had not previously stayed. "Pay with Points is designed to help both BWR members and our hoteliers. Our hotel owners will benefit because BWR members are being introduced to new properties within our portfolio," said Dorothy Dowling, Best Western's senior vice president and chief marketing officer. "We're always looking to provide our rewards members with new promotions and benefits, and we're excited to introduce Pay with Points to Best Western-branded hotels across North America."

AAHOA RELEASED ITS updated resource guide for member franchisees. The updates reflect the current business landscape and the long-term, mutually beneficial relationship between industry franchisors and franchisees. AAHOA's 12 Points of Fair Franchising is officially titled "An Educational Primer: A Best-Practice Approach to Designing, Developing, and Implementing Best-in-class, Mutually Beneficial Franchise Systems." The importance of franchise relations was highlighted last year when several hotel owners filed lawsuits against InterContinental Hotels Group regarding what they call the company's retaliatory actions against franchisees who complain. "Because of the changing business environment post-COVID-19 and the ever-evolving need to educate our members, it was time for AAHOA to revisit the 12 Points and review them carefully to ensure that they're relevant and reflective of industry changes and evolution," said Vinay Patel, AAHOA chairman. "AAHOA created the 12 Points of Fair Franchising Ad Hoc Committee, which was tasked with recommending revisions to the 12 Points of Fair Franchising. With the help, support, and input of the 12 Points of Fair Franchising Ad Hoc Committee and the AAHOA Board of Directors, we're releasing the updated 12 Points of Fair Franchising," he added.

AAHOA's 12 POINTS of Fair Franchising are meant to serve as a template for hotel franchisers to use in how they relate to association members. One of those franchisers, G6 Hospitality, recently responded and let AAHOA leadership know how they're applying the points. G6, parent company of Motel 6 and Studio 6 economy brands, provided an analysis of all the 12 points in which the company provides additional commentary and clarification around the brand's practices related to its franchisees, according to AAHOA. The association released the 12 Points in April as part of educational offerings. The Clarion Pointe in Statesville, North Carolina, is now open. It is owned by Shrina, Inc., led by Tika Shah and Jigar Majmundar. It also is the 25th hotel to open for Choice's relatively new midscale select-service brand. The 104-room Clarion Pointe Statesville is near Lake Norman, the Charlotte Motor Speedway, local breweries and the Blue Ridge Mountains. Amenities include an outdoor pool and a fitness center. The hotel is pet friendly. Other Clarion Pointe hotels have recently opened in Franklin, Tennessee; Rock Hill, South Carolina; and Beckley, West Virginia, and additional openings are expected this year in Tallahassee, Florida; Salt Lake City, Utah; and Syracuse, New York.

THE RECENTLY RENOVATED Four Points by Sheraton Cleveland Airport in Cleveland, Ohio, is the latest acquisition by NexGen Hotels. It is the 11th property in the portfolio for NexGen, led by Chris Patel as principal. The 147-room Four Points is two miles from Cleveland Hopkins International Airport. It also is near Quicken Loans Arena, the Rock & Roll Hall of Fame and the Cleveland Clinic Medical Center. Amenities at the 6-story hotel include 7,500 square feet of meeting space and a heated indoor swimming pool. It also hosts the brand's Best Brews program at its onsite restaurant, The Hub Bar & Grill. "As the company's newest property, the hotel plays a significant part of our continued growth strategy," Patel said.

BEST WESTERN HOTELS & Resorts is the most recent large hotel company to meet with AAHOA leaders over the association's 12 Points of Fair Franchising. The two parties discussed their ongoing relationship and the needs of the industry. Members of the Best Western team included Larry Cuculic, president and CEO; John Kelly, board chairman; Danny Lafayette, board vice-chairman; Phil Payne, board secretary-treasurer; and board directors Mike Merchant, Ishwar Naran, Viral "Victor" Patel and Stephen Wahrlich, according to AAHOA. Best Western has a portfolio of 19 brands, and approximately 4,500 hotels across all chain scale segments, and it joins G6 Hospitality, parent company for the Motel 6 and Studio 6 brands, in reviewing the 12 points. "Best Western Hotels & Resorts has been a longtime partner of AAHOA - a span of time that includes more than three decades - and we always welcome the opportunity to continue the dialogue for the betterment and prosperity of the entire industry," said Nishant "Neal" Patel, AAHOA chairman. ANOTHER LARGE HOTEL company, Red Roof, has met with AAHOA leaders to discuss the association's 12 Points of Fair Franchising. Red Roof executives, including President George Limbert, affirmed their commitment to work with AAHOA on maintaining strong relationships with its franchisees. Along with Limbert, Red Roof's representatives included Matthew Hostetler, chief development officer; and Fouad Malouf, senior vice president franchise operations. The company's portfolio includes 680 properties in the U.S., Brazil and Japan. AAHOA released the 12 Points in April as part of educational offerings, and previously executives with G6 Hospitality and BWH Hotel Group, parent company to Best Western Hotels & Resorts, held similar meetings to discus the points. "Red Roof has been a longtime partner of AAHOA, and we appreciate their commitment to open dialogue for the betterment of our hoteliers and the broader hotel industry," said Nishant "Neal" Patel, AAHOA chairman. "We look forward to continuing our productive and mutually beneficial partnership with Red Roof, including conversations about AAHOA's efforts to educate its members and promote fair franchising across our industry."

ADR is projected to rise by 0.1 percentage points in 2024, with occupancy and RevPAR remaining unchanged from the previous forecast, according to STR and Tourism Economics' initial U.S. hotel forecast for 2024 at the Americas Lodging Investment Summit. Yet, 2025 projections for key performance metrics were revised downward due to stabilized long-term average trends: occupancy down 0.1 percentage points, ADR down 0.3 points and RevPAR down 0.5 ppts. "U.S. ADR and RevPAR reached record highs in 2023 with solid travel fundamentals and a big year for group business underpinning performance," said Amanda Hite, STR president. "We expect to see continued growth as fundamentals remain more favorable for the travel economy. The indicator that is especially important is the low unemployment rate among college-educated individuals, those most likely to travel for business and leisure." The STR and Tourism Economics forecast a rise in GOPPAR growth due to increased TRevPAR levels and stable labor costs. Among chain scales, luxury and upper upscale hotels are expected to see substantial cost increases, driven by growing group demand.
