STR: U.S. Hotels Down In November, Third Week Of December - 0 views

    NOVEMBER BROUGHT A little less for U.S. hotels to be thankful for compared to the prior month, according to STR, but also saw improvements over 2019's performance. Meanwhile, with Christmas a week away, performance surpassed the comparable time period for 2019. Occupancy for November reached 57.6 percent, down from 62.9 percent in October and down 6.2 percent compared to 2019. October's occupancy was 8.8 percent lower than the same month in 2019. ADR was $128.50 for the month, lower than October's $134.78 but 2.4 percent higher than November 2019. RevPAR also was down on a month-to-month basis, $74.03 versus $84.75, but it was only down 3.9 percent from the same month in 2019 versus a 7.6 percent difference between October 2021 and October 2019. New York City had the highest occupancy for the month among STR's top 25 markets with 71.2 percent. That was still down 17.9 percent from 2019. None of the top 25 markets saw higher occupancy than 2019.

STR: U.S. hotels' occupancy, RevPAR at second highest yearly levels - 0 views

    U.S. HOTEL PERFORMANCE rose from the previous week, while occupancy and RevPAR levels reached the second highest of the year, behind the week ending 18 March, according to STR's latest data through 22 April. Occupancy for the week ending April 22 came in at 67.2 percent, up from 64.2 percent the week before, and increased 2.3 percent than the comparable week in 2022. ADR stood at $155.76, up from $155.33 the previous week and 4.2 percent over the same period in 2022. RevPAR was $104.64, also up from $99.67 the week before and 6.6 percent rise over 2022. Among the Top 25 Markets, Chicago posted the highest year-over-year increases in each of the key performance metrics: occupancy rose 23.9 percent to 72.2 percent, while ADR increased 29.6 per cent to $174.71. RevPAR also rose 60.6 percent to $126.13. Notably, New York City (82.1 percent) and Las Vegas (80.8 percent) were the only two markets to report occupancy above 80 percent.

    HELPED BY THE onset of spring break travel, U.S. hotels' performance bettered in the second week of March from the previous week, according to STR's latest data through 11 March. The top 25 markets were up on a weekly basis but still behind 2019 levels. Occupancy for the week ending March 11 came in at 64.7 percent up from 62.8 percent the week before, 2.8 percent more than the comparable week in 2022 and 7.5 percent below the comparable week in 2019. ADR stood at $158.20, up from $151.35 the previous week and also up 8.1 percent and 16.6 percent over the same month in 2022 and 2019, respectively. RevPAR was reported at $102.38, up from $95.06 the previous week, and an increase of 11.1 percent and 7.8 percent over the same month in 2022 and 2019. Among the top 25 markets, Washington, D.C., witnessed the highest year-over-year occupancy increase compared to 2019, up 21.8 percent to 67.6 percent. However, none of the Top 25 Markets saw an occupancy lift over 2019. Meanwhile, D.C. also registered the most substantial ADR increase at $183.86 against 2019, up 23.4 percent. D.C.'s RevPAR rate also climbed up 50.2 percent to $124.33 year-over-year. Anaheim reported the highest ADR increase for spring break week, up 51.4 percent to US$245.62 and RevPAR rose 42.2 percent to $189.81, when measuring against 2019.

    DOROTHY DOWLING HAS joined her old boss, David Kong, as a principal for Kong's DEI Advisors, a non-profit organization that aims to empower women and other underrepresented groups to achieve their career goals. Previously, Dowling was chief marketing officer at Best Western Hotels & Resorts for 18 years while Kong was Best Western's CEO for 20 years. Kong, along with principals Rachel Humphrey and Lan Elliott, formed DEI Advisors last year. Dowling also held senior leadership positions with other hospitality companies, including Wyndham Hotels & Resorts, Forte Hotels, Travelodge Canada, Royal Host REIT and ARAMARK. She serves as a board member and advisor for several organizations, including Cubesmart, HSMAI, and WINiT by GBTA. Dowling recently received the lifetime achievement awards from the Hospitality Sales and Marketing Association International, the NYU International Hospitality Industry Investment Conference for her business performance, and GBTA WINiT for her leadership advancing diversity, equity, and inclusion in the hospitality industry, according to DEI Advisors.

Occupancy stood at 62.8 percent for the week ending March 4, down from 64.2 percent the week before, 3 percent more than the comparable week in 2022 and 5.6 percent below the comparable week in 2019. ADR stood at $151.35 for, up from $156.51 the previous week and also up 8.9 percent and 14.1 percent over the same month in 2022 and 2019, respectively. RevPAR was reported at $95.06, down from $100.43 the previous week, and up 12.1 percent and 7.7 percent increase over the same month in 2022 and 2019. Among the Top 25 Markets, Detroit saw the highest occupancy increase over 2019, up 5 percent to 63.2 percent, while Washington, D.C., was up the most from last year, an increase of 23.6 percent to 64.1 percent. D.C. also reported the most substantial year-over-year RevPAR growth, up 52.2 percent to $113.56. Las Vegas reported the highest ADR increase at $196.65 when measuring against 2019, up 56.8 percent and an increase of 33.7 percent in 2022. Las Vegas also saw the largest jump in RevPAR over 2019, up 54.3 percent to $153.55.

IHG's U.S. RevPAR dips 1.9 percent in first quarter of 2024 - 0 views

This was driven by a 1.9 percent decrease in U.S. RevPAR, countered by an 11.3 percent increase in Canada, Latin America, and the Caribbean combined. Occupancy dropped to 63.1 percent, down by 1.1 percentage points, while ADR in the Americas rose by 1.5 percent. Meanwhile, IHG's global RevPAR increased by 2.6 percent in the first quarter and the company opened 6,200 rooms (46 hotels) globally, marking an 11.1 percent year-over-year increase after adjusting for Iberostar, IHG said in a statement. "Global RevPAR in the first quarter of 2024 continued to grow, up 2.6 percent, reflecting the strength of our globally diverse footprint," said Elie Maalouf, IHG Hotels & Resorts' CEO. "There was an impressive performance in EMEAA, which was up nearly 9 percent. The Americas, having already recovered very strongly, was broadly flat due to some adverse calendar timing, and Greater China grew by 2.5 percent and will continue to benefit from returning international inbound travel this year. Global occupancy moved up to 62 percent and ADR increased by a further 2 percent as pricing remained robust, reflecting the complete return of leisure, business and group travel."

Among the top 25 markets, Oahu Island, Hawaii, saw the largest year-over-year occupancy increase, up 7.4 percent to 83.6 percent. San Francisco saw the highest jumps in ADR, up 39.7 percent to $345.78, and RevPAR, which rose 33.9 percent to $271.19, due in part to attendance of Dreamforce 2023.

    OCCUPANCY FOR U.S. hotels is now expected to finish the year a little down from the previous forecast by STR and Tourism Economics. However, projections for ADR and RevPAR recovery remain on track in the data firms' final forecast of the year. RevPAR is still expected to fully recover this year on a nominal basis, but not until 2025 when adjusted for inflation, according to the new forecast. The updated forecast lowered occupancy by less than a percentage point for 2022, standing now at 62.7 percent compared to the previously forecasted 63 percent released in August. "As expected, group business travel has been much more aligned with pre-pandemic patterns, specifically in October when group demand hit a pandemic-era high," said Amanda Hite, STR president. "Leisure travel has maintained its strength since our previous forecast update, and we expect these strong demand trends in both group and leisure to continue through the fourth quarter. Bottom-line performance has also persisted, with our most recent data showing strong profit margins due to lower employment levels and reduced services. The challenges around labor continue to be a concern, as high levels of hospitality unemployment and more spending on contract labor are pushing labor costs on a per-available-room basis above 2019 levels. We continue to take inflation and the likely recession into consideration, but the hotel industry has continued to show resilience through these tougher times, thus the steadiness of our updated forecast."

JLL: Americas witness stable RevPAR amid travel spending decline - 0 views

According to JLL's Global Real Estate Perspective for February 2024, global hotel RevPAR surpassed 2019 levels by 11.7 percent in the first 11 months of 2023. The global urban market strengthened with increased international travel and the return of business and group demand. London, New York, and Tokyo are expected to lead global RevPAR performance in 2024 as urban travel rebounds. Stabilization has weighed heaviest in resort markets, particularly in the Americas and EMEA, while Asia-Pacific continues to accelerate as intraregional travel grows following border reopenings, the report added. Foreign capital, absent since the onset of COVID, is expected to become more active over the next 12 months. Middle Eastern and Asian investors are likely to lead, with urban markets in Europe and select U.S. cities as primary recipients of capital.
