A NEW ENVIRONMENTAL, social and governance report released by Choice Hotels International highlights steps that would allow the company to reduce utility costs, save time for franchisees, and increase Choice's ESG commitments. Those steps include new energy- and water-saving technology, diversity goals for hotel ownership and more. The report entitled "Building a Better Tomorrow, Today" lays out the company's plan to being a good corporate citizen, according to a release. "Choice Hotels shares a uniting belief that tomorrow will be even better than today, and we are committed to building that better tomorrow," said Patrick Pacious, Choice's CEO, in the report. "As one of the largest lodging franchisors in the world, we are building on more than 80 years of success in developing a portfolio of diversified brands and creating a lasting, sustainable legacy for the future - one hotel, one family, one community at a time." Key findings The report further details measures being undertaken by Choice to integrate ESG standards and principles into its long-term decision-making and operations, including: Reporting Scope 1 and Scope 2 greenhouse gas emissions for the first time and aligning ESG disclosures with the Sustainability Accounting Standards Board standards and the United Nations Sustainable Development Goals. Appointing an executive with knowledge of the business as vice president, sustainability and creating two new ESG governance forums to strengthen Choice's ESG strategy and execution. Joining the Sustainable Hospitality Alliance, a global network that champions responsible hospitality, and becoming one of its largest members. Relaunching HERtels by Choice, driving a 53 percent year-over-year increase in the company's hotel franchise deals with woman owners. APPROXIMATELY 51 PERCENT of hospitality industry professionals participating in STR's Hospitality Industry Sentiment survey expressed optimism about their business confidence over the next two years. Respondents rated their confidence at "8" or higher on a 10-point scale. Analyzing the results over the survey's first year reveals a gradual, consistent decline in confidence ratings for each time span. Meanwhile, global recession fears have diminished since the last survey, STR said. Among various industry challenges, "concerns regarding a potential recession" saw the most significant drop between the last two surveys, ranking third behind labor costs and supply issues. Energy and utility costs are slightly increasing, while supply chain challenges and group demand issues are gradually diminishing. Regarding hotel performance, outlined trends influence demand forecasting expectations, the survey said. The percentage of respondents anticipating "strong improvement" or "some improvement" is gradually declining across all three hotel demand segments. A majority of experts still foresee growth in both business transient and group demand.

HE WORLD TRAVEL & Tourism Council's Hotel Sustainability Basics, a global initiative assisting hoteliers in improving their sustainability ratings, recently surpassed 1,700 verified hotels across 70 countries worldwide. Hotel groups from destinations such as France, China, Mexico, India, Germany, South Africa, Philippines and Norway joined the initiative, WTTC said in a statement. During its first year, Hotel Sustainability Basics gained endorsements from destinations worldwide, including the Caribbean, Mauritius, Colombia, UAE, Azerbaijan, Mexico, and Ecuador, the statement said. Hotel brands, including Jin Jiang, Louvre Hotel Group, Choice Hotels and Radisson Hotel Group, have adopted Basics. Other major brands joining the initiative include Intrepid, British Airways Holidays, HBX Group, WebBeds and Abercrombie & Kent. "Our goal is to have a globally recognised trademark that shows customers at a glance, that a hotel is supporting the planet by saving energy, cutting plastics, protecting nature, and supporting their local community," said Julia Simpson, WTTC's president and CEO. "It is a win win. We launched the scheme only a year ago and the uptake has been incredible. 70 countries have signed up with over 1700 properties verified with a long waiting list. It will bring lasting change."

3H GROUP INC., led by Hiren Desai as president and CEO, broke ground on Caption by Hyatt Chattanooga, Hyatt Hotels Corp.'s inaugural launch of the brand in Tennessee. The upscale 123-room hotel, developed under a franchise agreement, is set to open in early 2026. The company is developing a Hyatt Studios hotel in Mobile, Alabama, slated to open in early 2025. "Our decision to continue our collaboration with Hyatt stems from their unwavering commitment to understanding the needs of both owners and guests," said Desai, also the owner of the Chattanooga property. "Caption by Hyatt is an innovative brand, and that approach, coupled with its flexible design and focus on guest experience makes it an attractive addition to our portfolio. We're excited to bring the vibrant energy of the first Caption by Hyatt hotel to our hometown of Chattanooga and look forward to enriching the local hospitality landscape."

PEACHTREE GROUP SECURED $150 million in Commercial Property Assessed Clean Energy financing in December, bringing its total to nearly $750 million since its establishment in 2019. In 2023 alone, Peachtree completed 23 CPACE financing deals in the U.S., totaling $250 million in directly originated and balance-sheet-funded transactions. Commercial real estate is set for a challenging 2024, with trillions of dollars in debt coming due, making refinancing more difficult, Peachtree said in a statement. This challenge is compounded by banks tightening lending standards. "In this challenging lending market, CPACE financing has emerged as a crucial source of liquidity," said Jared Schlosser, senior vice president of origination and head of PACE at Peachtree Group. "This financing option is becoming increasingly essential as owners grapple with looming debt maturities and limited refinancing opportunities."

PEACHTREE GROUP RECENTLY issued a $40-million retroactive Commercial Property Assessed Clean Energy loan to BLG San Diego LLC for the newly opened 147-room AC Hotel San Diego Downtown Gaslamp Quarter. The proceeds enabled BLG to reduce its senior loan with California-based Preferred Bank and E.Sun Commercial Bank to under $20 million, thereby mitigating the banks' exposure, Peachtree said in a statement. "This innovative capital structure significantly alleviated the immediate financial pressures, enabling the hotel to establish a solid cash flow foundation during its initial years of operation," said Greg Friedman, managing principal and CEO, Peachtree Group. Peachtree is led by Friedman, with Jatin Desai as managing principal and chief financial officer, and Mitul Patel as principal.

AAHOA AND THE American Hotel & Lodging Association welcomed the passage of the No Hidden FEES Act on June 11. The legislation aims to establish a uniform standard for transparent and mandatory fee displays across the lodging industry. The bill, introduced by Reps. Young Kim (R-California) and Kathy Castor (D-Florida), had unanimous approval from the House Energy & Commerce Committee in December and passed with bipartisan support on the House floor. AAHOA said that the legislation would empower its hotelier members and guests to make informed decisions and safeguard their financial interests.

PEACHTREE GROUP RECENTLY originated its first commercial property assessed clean energy financing in Tennessee, providing a $10.7 million loan for a Class-A office development in Nashville. Nashville's Division Street Development is developing the four-story, 75,000-square-foot project, slated for completion by October 2024, Peachtree said in a statement. "For eligible projects, CPACE financing remains one of the most attractive options to bring a project to completion," said Jared Schlosser, Peachtree's executive vice president and head of CPACE. "We are pleased to assist Division Street Development in securing the final piece needed to complete the financing puzzle for their office development."
