WAYSIDE INVESTMENT GROUP of Houston and Iridescent Hotels of Dallas are partnering on the management of two hotels in San Antonio, Texas, and Houston. Both companies are relatively new ventures by established hoteliers. The hotels are the 126-room Hyatt Place San Antonio-Northwest/Medical Center and the 113-room Holiday Inn Houston West - Westway Park, and the hotels' new owners are also based in Houston. The Hyatt Place is near San Antonio International Airport, several company headquarters, medical centers and the University of Texas at San Antonio. The Holiday Inn is near USA Baseball, Memorial City Mall, Houston's Energy Corridor, the Galleria, Downtown Houston, Reliant Park and Minute Maid Park. "The addition of these two hotels is testimony to the continued steady growth and expansion of Iridescent Hotels' third-party management team and the collaboration with Wayside Investment Group," the companies said in a statement. "Several more additions are on the horizon for late first quarter and early second quarter."

Fairfield Inn & Suites Oklahoma City Downtown is now open in Oklahoma City, Oklahoma. The Marriott International franchise is owned and managed by Tulsa, Oklahoma-based Anish Hotels Group under its founder, President and CEO Andy Patel. The 133-room hotel is the first to open in the new downtown convention center area, adjacent to the new $290 million Convention Center set to open in September. Nearby are Chesapeake Energy Arena, Bricktown Ballpark, Myraid Gardens, and the new $140 million Scissortail Park. Amenities include a full-service bar featuring pre-prohibition craft cocktails, a fitness center, business services, and a 988-square-foot meeting space.

The Residence Inn by Marriott Richmond West is open in Midlothian, Virginia. It is owned by Shamin Hotels, led by CEO Neil Amin in Chester, Virginia. The 111-suite extended=stay hotel is near Johnston-Willis Hospital and 20 minutes from downtown Richmond. Other nearby attractions are Richmond Ice Zone, Huguenot Park, Chesterfield Towne Center and River City Sportsplex. The pet-friendly hotel's amenities include a meeting room, an indoor swimming pool and a fitness center. ROB PALLESCHI, G6 Hospitality CEO for five years, is stepping down to move to a new position. Julie Arrowsmith, Carrollton, Texas-based G6's president and chief financial officer, has been appointed interim CEO. Palleschi is transiting to the position of CEO of American Campus Communities, a student housing manager, owner and developer, according to G6, the parent company of the economy Motel 6 and Studio 6 brands. A former executive at Hilton Worldwide as well as CEO and president of the restaurant chain TGI Fridays Inc., Palleschi succeeded former G6 CEO Jim Amorosia in 2019. "It has been a great honor to be CEO of G6 for the last five years," said Mr. Palleschi. "I want to express my gratitude to our dedicated team members, talented management team and valued franchisees across the nation for their tremendous contributions to G6. NEXGEN HOTELS RECENTLY acquired Holiday Inn St. Petersburg West in St. Petersburg, Florida. The 129-room hotel will be managed by St Louis-based Genuine Hospitality Group. The property, which is located minutes away from downtown St. Petersburg, is close to Tropicana Field, the Dali Museum, Morean Arts Center, Duke Energy Center for the Arts - Mahaffey Theater, and Al Lang Stadium, NexGen said in a statement. The hotel is also near the University of South Florida - St. Petersburg Campus, St. Petersburg College and Stetson University. "We are excited to expand our portfolio and enter the St. Petersburg area," says Chris Patel, president of Itasca, Illinois-based NexGen. "This acquisition provides NexGen Hotels with an excellent opportunity to establish a significant presence in the robust St. Petersburg hotel market."

THE COVID-19 PANDEMIC did not slow Magnuson Hotels' growth as it added 80 franchise agreements for its Independent Collection in the U.S. and United Kingdom in 2021. The company said its business model and focus on local markets and dynamic pricing helped it weather the storm. Magnuson is expecting continued strong performance in 2022 for the Independent Collection, which is made up of independent hotels receiving support from Magnuson. Occupancy for the collection rose 31.3 percent and RevPAR rose 43.5 percent over 2019 levels during 2021, according to a statement from the company. At the same time, according to data from STR, U.S. total occupancy for 2021 dropped 12.6 percent, ADR dropped 4.8 percent and RevPAR went down 16.8 percent. "The pandemic has seen a shift in hotel source markets, with corporate travel and international travel as we've known it removed from hotels' options. Our teams have instead looked domestically and locally at those businesses which are key to success and solid, long-term business," said Thomas Magnuson, the company's CEO. "Local government, medical, public safety, energy, transportation, construction, government, long-term corporate. The business market is now driven by essential business travel-the must-take trips, those small and medium-sized enterprises which have been getting in their cars and hitting the road."

JUST OVER ONE year ago, President Biden signed an executive order directing an "all-of-government approach" to assessing the status of the nation's supply chains to repair disruptions that are currently plaguing businesses large and small. The order led to the creation of a new plan, based on a six-month study, that the administration announced on Feb. 24 and which has earned the approval of the U.S. Small Business Administration and AAHOA. Biden's order a year ago led to the creation of the Supply Chain Disruptions Task Force. The report includes data from seven cabinet agencies, the Departments of Defense, Homeland Security, Commerce, Energy, Agriculture, Transportation and Health and Human Services. The administration announced additional actions to build long-term resilience across critical supply chains and formally institutionalize supply chain resilience.

THE MAJOR CHALLENGES faced by U.S. hotels are labor, the return of corporate, group and conference travel, the impact of inflation on cost lines and the energy crisis, said Michael Grove, COO of HotStats, in a recent presentation. In the same session at the International Hospitality Investment Forum, panelists debated the best metric by which to measure industry performance. While speaking during a panel session at IHIF titled "Decoding the Data", Grove said that the most pressing issue is fixed costs are being replaced by oncoming growth in the variable areas which changes the dynamic of the cost base. "One of the key items around the average rate growth is what's going to happen when the full business mix returns," Grove said. "We still have a lot more of the lower-rated business to come back-the tours and groups and the other segments. We need to look at the impact on the cost lines themselves, the expense items around the P&L and what impact inflation is having on those, what impact the labor challenge is having.

ELECTRIC VEHICLE CHARGING stations are a growing fixture at hotels around the U.S. Now, EV charging hardware and software producer EVPassport has released a new cloud-based system that connects its users to the hotel's guest services platform. The EVPassport Hotel Cloud, a variation of the company's cloud platform designed specifically for the hospitality industry, offers several options beside a simple charge. Guests can use the platform to locate the hotel on all EV charging location maps and apps. It allows owners to set charging prices, manage access and get details on energy usage, earnings history and carbon offset. EVPassport Hotel Cloud's "scan and charge" QR code technology allows users to pay without needing fobs, apps or cards. Hotels get an extra revenue stream from the stations, which can be wrapped in the hotel's name, logo and colors.

COMMERCIAL REAL ESTATE direct lender and Peachtree Group affiliate, Stonehill, completed $1.2 billion in investments in 2022. Most were through loan originations and commercial property assessed clean energy financing primarily in the hospitality and retail sectors, a statement said. The investment includes $813 million in loans and $163 million as CPACE financing and the remaining $269 million was distributed across the industrial, land, mixed-use, multifamily, office and senior living real estate sectors, the company said. Stonehill said that its 2023 target is $1.5 billion and expects to invest $300 million in the first quarter. "Economic volatility coupled with uncertainty surrounding interest rates has severely decreased overall financing availability with capital providers. However, Stonehill not requiring capital markets execution has allowed it to remain active and to fill the gap in lending supply," said Mat Crosswy, Stonehill president and principal. In May 2022, Stonehill formed Stonehill CRE with Daniel Siegel as president to expand its commercial lending business. It focuses on heavy transitional assets and sectors of the credit market that are traditionally undersupplied. "We have spent years working on our capital formation, specifically so that we can be active and grab market share during periods of economic uncertainty. Also, by building our CPACE division in 2019, which completed $235 million in CPACE financing for the year, and now with Stonehill CRE, we are better positioned to provide lending solutions to a multitude of the market's current inefficiencies," said Crosswy.
