U.S. HOTELS REPORTED record-high monthly room rates on a nominal basis in July, according to STR. RevPAR on a nominal basis hit an all-time high during the month and occupancy was the second highest since August 2019. However, performance dipped some in the third week of August on a weekly basis, but performance improved during the week over 2019. Occupancy was 69.6 percent in July, down from 70.1 percent in June and down 5.4 percent from three years ago. ADR was $159.08 during the month, up from 155.04 in June and up 17.5 percent over 2019. RevPAR reached $110.73 in July, up from $108.64 the month before and increased 11.2 percent three years ago. At the same time, occupancy dropped to 67.3 percent for the week ending August 20, down from 68.5 percent the week before and dropped 3.9 percent from 2019. ADR was $150.96 for the week, decreased from $152.34 the week before and increased 16.7 percent from three years ago. RevPAR reached $101.59 during the week, fell from $104.30 the week before and increased 12.2 percent from 2019.

FORMER AAHOA CHAIRWOMAN Jagruti Panwala testified recently before Congress on the Department of Labor's proposal to raise the overtime salary exemption threshold for executive, administrative, and professional employees under the Fair Labor Standards Act. Panwala, now a board member for American Hotel & Lodging Association, argued that the proposed change would actually limit hotel employees' opportunities and does not take into account economic differences between regions of the country. In August, DOL proposed raising the threshold from $35,568 to an estimated $60,209 in 2024 according to AHLA based on the department's projections. That equals a nearly 70 percent increase, and AHLA said that means all employees making under that amount must be paid overtime for any hours worked over 40 in one week. The DOL proposal also would automatically increase the threshold every three years thereafter based on the 35th percentile of earnings for full-time salaried workers in the lowest-wage census region, currently the South.

GREEN BUILDING INCENTIVE database IncentiFind is working with the American Hotel & Lodging Association to assist AHLA members identify sustainability-driven cost savings. IncentiFind provides more than half a million incentives, such as tax credits, grants, fee waivers, rebates, and bill credits. The collaboration empowers hoteliers to access $70 billion in incentives, AHLA said in a statement. AHLA said that these credits bolster the adoption of green initiatives, including energy efficiency, renewables, water conservation, and more. These efforts are aimed at diminishing operational costs for hoteliers, the association said. As part of this partnership, AHLA members will receive special pricing on IncentiFind's VERIFY Report, which identifies rebates and savings for asset upgrades, such as buying energy-efficient appliances or installing solar panels. AHLA's collaboration with IncentiFind represents the association's ongoing efforts to promote sustainability in the hotel industry through the Responsible Stay initiative. This initiative underscores AHLA members' dedication to energy efficiency, water conservation, waste reduction, and responsible sourcing, the statement said.

AAHOA LEADERS AND members met with the nation's leaders in Washington, D.C., for the association's 2023 Fall National Advocacy Conference on Oct. 24 to 25. Topics covered included Small Business Administration loan limits, the Credit Card Competition Act and the labor shortage. The AAHOA contingent met with more than 200 offices and 70 members of Congress as part of the conference. Keynote speakers for the event were Reps. Beth Van Duyne, Republican from Texas; Rich McCormick, Republican from Georgia; and Shri Thanedar, Democrat from Michigan. "Advocacy at the state, local, and federal level is a pillar upon which AAHOA stands," said Bharat Patel, AAHOA chairman. "Representing such a large portion of the hotel industry, it is through our voice that we strive to shape and fortify policies that help pave the way to our industry's success."

U.S. HOTEL PERFORMANCE stayed below the levels of the previous week as anticipated, according to CoStar. Occupancy, ADR, and RevPAR all saw declines compared to the preceding week. However, year-over-year comparisons remained positive. Occupancy dropped to 54.7 percent for the week ending Dec. 16, down from the previous week's 58.7 percent, but reflected a year-over-year increase of 1.1 percent. ADR decreased to $142.62, compared to the previous week's $153.36, showing a 4.7 percent uptick from the prior year. RevPAR also declined to $77.99, compared to the prior week's $89.98, indicating a 5.8 percent increase from the corresponding period in 2022. Among the top 25 markets, San Francisco saw the largest year-over-year increases in all three key performance metrics: occupancy surged by 32.0 percent to 70.2 percent, ADR soared 21.5 percent to $223.78, and RevPAR increased by 60.3 percent to $157.14.

ALL FORMS OF travel are experiencing a post-pandemic resurgence, including cruises, according to a survey from risk and crisis response provider Global Rescue. Some have concerns about their destination, but most are ready to hit the seven seas. According to the Global Rescue Traveler Sentiment and Safety Survey, 30 percent of respondents were experiencing some hesitancy about where to go, or when to get back to travel after two years of pandemic-related travel restrictions. Meanwhile, 70 percent of respondents are not experiencing any re-entry to travel anxiety in general or on cruise ships, according to the survey. "Nineteen percent of survey takers say they feel safer or much safer about taking a cruise compared to last year," said Dan Richards, CEO of Global Rescue and a member of the U.S. Travel and Tourism Advisory Board at the U.S. Department of Commerce.

THE PERFORMANCE OF U.S. hotels ended strong in the first quarter with March profit surging across most global regions, according to HotStats. The research firm said stronger revenues, better conversion rates and less worry by travelers about a COVID upsurge drove the first quarter surge in performance. During the quarter U.S. hotels saw an increase in its operating fortunes, according to a blog post on the HotStats website. GOPPAR in March 2022 was up $70 over January 2022 and at $90 was closing in on March 2019's level. It was the highest profit month in the U.S. since February 2020, the last normalized month of performance before COVID-19 reframed the world. ADR growth in the U.S. led the way in recovery with March ADR on a nominal basis was at its highest level since October 2018.

The Best Western Plus Magnolia Inn & Suites is now open in Cleveland, Tennessee. THE REVPAR OF U.S. hotels reached an all-time weekly high on a nominal basis in the second week of June as performance jumped, according to STR. The ADR and occupancy levels were the second and third highest of the pandemic-era, respectively, during the week. Occupancy was 70.6 percent for the week ending June 11, up from 63.2 percent the week before and dropped 4.1 percent from 2019. ADR was $155.37 for the week, up from $147.35 the week before and increased 15.4 percent from three years ago. RevPAR reached $109.76 during the week, up from $93.16 the week before and up 10.7 percent from 2019. According to STR, the top 25 markets posted their highest metrics since the beginning of the pandemic in aggregate during June's second week. Leading the major markets in absolute occupancy for the week were Seattle with 85.2 percent, San Francisco/San Mateo with 84.3 percent and New York with 85.1 percent.

NEWCRESTIMAGE AND HOSPITALITY Capital Partners have acquired 11 hotels in seven states with a total of 1,551 rooms in a joint venture. Al Calhoun and Mark Fair at CBRE in Atlanta handled the transaction. The properties are 10 Courtyards and one Residence Inn in Georgia, Massachusetts, New York, Oklahoma, Pennsylvania, Texas and Virginia, according to NewcrestImage. Dallas-based NewcrestImage owns more than 70 hotels across the country with almost 8,000 rooms. Since its founding in 2013, the company has completed more than $3 billion in transactions involving almost 275 hotels with almost 30,000 hotel rooms in 130 communities across the country. "Our company has a strong appetite for solid investment opportunities," said Mehul Patel, NewcrestImage managing partner and CEO. "These properties and markets offer attractive potential for both profits and appreciation value." HCP and its principals Keith Mishkin and Primo Parmar have owned nearly 50 hotels in the western U.S., including The Saguaro Scottsdale in that Arizona city's historic Old Town area. Other projects include 25 golf courses through their associated company, Parks Legacy Project.

USING TECHNOLOGY TO enhance the attendee experience remains a key trend for meeting and event planners as they expect meetings volumes to rise, according to a survey. The tech trend is closely followed by a focus on diversity, equity, and inclusion and a more casual meeting atmosphere. The 2023 State of the Meetings Industry survey by group hospitality analytics firm Knowland and full-service global meetings solution company, ConferenceDirect, also revealed that staff shortages and inquiry backlogs are impacting service standards as rising costs redefine goals. The survey also pointed out that rising costs may cause planners to change their approach, including looking at new destinations. However, cost leveling, return of business travel, and budget increases will support the industry recovery. According to the survey, more than 70 percent of 2022 events had attendance at, or above, 80 percent of 2019 levels. As many as 75 percent of event planners did not expect the number of events and meetings to drop.

GOPPAR FOR U.S. hotels in February exceeded the levels of the pre-pandemic comparable time period and was the highest since October 2022, according to STR's February 2023 Profit & Loss data. EBITDA was the only key bottom-line metric on a per-available-room basis to come in lower than February 2019, STR said in a statement. GOPPAR reached $77.37 for the month, up 1.6 percent over the same month in 2019, TRevPAR stood at $217.20, up 3.7 percent, and EBITDA PAR was $51.63, down 0.6 percent against February 2019. Labor costs were $73.70, a 2.9 percent increase. "The profit-and-loss metrics followed typical industry trends, improving from the prior month," said Raquel Ortiz, STR's director of financial performance. "Both GOPPAR and GOP margins were the highest since last fall, while profit margins came in just one percentage point below 2019. Profit margins for limited-service hotels are further behind in recovery than full service, likely due to increasing labor costs that bear heavier weight on the bottom line." "An increase in top-line group demand is beginning to show in the bottom line, as catering and banquet revenues are inching closer to 2019 levels and meeting space rentals and services charges surpassed that threshold. On a per-operating-room basis, nearly all F&B revenues outpaced the pre-pandemic comparables," Ortiz added. Of the major markets, 10 realized both GOPPAR and TRevPAR levels higher than the 2019 comparables, the statement said. "February was a slower month for markets that are more dependent on groups and conventions, such as Atlanta, San Francisco and Minneapolis," Ortiz further said. "Warmer markets have remained at the top, with Phoenix showing the highest TRevPAR recovery and second highest GOPPAR recovery for the month, helped by peak season and Super Bowl LVII."

THE AHLA FOUNDATION has introduced a scholarship application platform for U.S. hospitality students. The platform features a built-in eligibility assessment tool, ensuring students can easily access all qualifying foundation-hosted opportunities. Meanwhile, the foundation, supported by individual donors and corporations, has contributed almost $17 million to eligible students across the U.S. to date. "The AHLA Foundation has been committed to supporting hospitality students for 70 years," said Anna Blue, AHLA Foundation president. "Increasing access to resources and opportunities is a critical investment in the future talent of our industry." The new system will allow students to apply for multiple scholarship opportunities in one application, the AHLA foundation said in a statement. GEOFF BALLOTTI, PRESIDENT and CEO of Wyndham Hotels & Resorts will be recognized by UJA Federation of New York at its annual Hospitality Division event in June. The event is held in conjunction with the NYU Hospitality Investment Conference and will raise funds to support UJA-Federation's annual campaign, which supports a wide network of nonprofits. UJA Federation will hold the event on June 4, at 4:30 p.m. at the Marriott Marquis in New York City. The federation works with a network of hundreds of nonprofits in New York, Israel and 70 other countries to provide $180 million in grants affecting 4.5 million people annually. BY THE FOURTH quarter of last year, group business in 10 of the top markets in the U.S. had recovered 110 percent compared to the same time in 2019, according to the Hospitality Group and Business Performance Index from Knowland and Amadeus. The top 20 markets have achieved 100 percent of 2019 levels of occupancy and ADR, with 10 surpassing 110 percent or more. Group business reached the 110 percent health index in the fourth quarter because it used 95.5 percent of the group rooms sold in 2019, coupled with a 14.8 percent increase in ADR, according to the index. Overall growth for the year 2023 stood at 103 percent, with 92.5 percent of group rooms sold in 2019 and an accompanying average rate increase of 11.7 percent. Meetings and event business rebounded to 91.9 percent in the fourth quarter compared to 2019, with an end-of-year recovery rate of 91.2 percent. The volume of smaller groups led to stability in the market, according to Knowland. Currently, 70 percent of events have 200 attendees or less and smaller meetings, those with less than 25 attendees, saw the most growth, experiencing a 19 percent increase since 2019.

THE AMERICAN HOTEL & Lodging Association is weighing all options, including litigation, to contest the U.S. Department of Labor's final rule revising overtime regulations under the Fair Labor Standards Act. The association is concerned that many hoteliers may be forced to eliminate longstanding managerial positions, which serve as crucial paths to career advancement. The updated rule features two-tiered increases in the minimum salary threshold and the threshold for highly compensated employees, along with automatic updates to both thresholds, DOL said in a statement. The minimum salary threshold will rise to $43,888 on July 1, followed by an increase to $58,656 on Jan. 1, 2025. This represent more than a 60 percent increase from the current $35,568 threshold, DOL said. The HCE threshold will jump to $132,964 on July 1, then to $151,164 on Jan. 1, 2025-an over 70 percent increase from the current $107,432 threshold, DOL added. The updated rule includes automatic updates to both the minimum salary threshold and the HCE threshold, which will be raised every three years.

Best Western North Side Inn in Wichita Falls and Best Western SeaWorld San Antonio are now open in Texas. The North Side Inn, owned by Nitin Chanana, offers 94 guestrooms, while the San Antonio property, owned by Aman Patel, features 70 guestrooms and 12 suites, Best Western said in a statement. "After a complete renovation, we are excited to welcome guests to our hotel, with recent updates that keep both leisure and business travelers in mind," said Harry Patel, Best Western North Side Inn's general manager. "With our convenient location that provides quick access to the best of Wichita Falls, the Best Western North Side Inn offers something for everyone." The North Side Inn features a fitness center, a meeting room for up to 25 people, business center services, and an outdoor lounge, Best Western said. The hotel is located near Sheppard Air Force Base, downtown Wichita Falls, the Wichita Falls Multi-Purpose Event Center, and Midwestern State University.

U.S. HOTEL INVESTOR sentiment remains robust, with investors indicating an increase in hotel acquisitions in 2024, according to a recent survey by CBRE Hotels Research. About 35 percent of survey respondents expect acquisition activity to remain the same as in 2023, while less than 16 percent anticipate a decrease. Despite high interest rates, more than 70 percent are targeting value-added and opportunistic hotel investments. CBRE's Global Hotel Investor Intentions Survey, which included more than 130 respondents responsible for U.S. investments, found that value-added acquisitions offer opportunities to reposition assets by adding rooms, redesigning interiors, or adding amenities to increase returns and long-term value.
