STR: U.S. hotel RevPAR recovered 83 percent in 2021 - 0 views

    REVPAR FOR U.S. hotels recovered to 83.2 percent of 2019 levels in 2021, according to STR. Also, in December 2021, ADR and RevPAR hit all-time highs. U.S. hotel occupancy in 2021 was 57.6 percent, down 12.6 percent when compared to 2019. ADR for the year was $124.67, down just 4.8 percent from 2019. RevPAR at $71.87, down 16.8 percent when compared to two years ago. "In addition to 2020, U.S. hotel occupancy failed to reach 60 percent for just the second time since 2011," STR said. "On a nominal basis, 2021 ADR was the fourth highest on record. The country's RevPAR level was its second lowest in eight years behind only 2020." According to the report, none of the top 25 markets experienced an occupancy increase last year over 2019. Tampa reported the highest occupancy at 68.4 percent, down 5.2 percent from 2019. The largest ADR increase in 2021 was in Miami, up 14.7 percent to $223.49, compared to 2019. Norfolk/Virginia Beach registered the highest growth in RevPAR, up 7.7 percent to $72.31.

GOPPAR for November was up from the same time last year, but still down from 2019. GOPPAR for November was $55.68, down 29.4 percent from November 2019. It's also down from $68.97 In October, but according to HotStats that is not unusual for this time of year. "A typical spike in profit in October, normally gives way to a drop off in November," HotStats said. "ADR in the month was $7 higher than at the same time in 2019 after being well down in 2020. This helped drive both RevPAR and TRevPAR, which were both up triple digits over 2020, though still down considerably versus 2019." The appearance and rapid spread of Omicron, which originated in South Africa and by December was the dominant strain in the U.S., was a "noisy" intrusion, HotStats said, coming as it did while the country was still dealing with a spike from the Delta variant. However, it could turn out to "be more insipid than insidious."

    MORE THAN 109 million people are expected to travel over the Christmas and New Year's holidays, most of them on the road as gas prices drop, according to AAA Travel. The COVID-19 Omicron variant is having an impact, primarily to lower gas prices. The number of travelers going 50 miles or more between Dec. 23 and Jan. 2 is a 34 percent increase from 2020, AAA said in its travel forecast. That extra 27.7 million people traveling brings this year's numbers to 92 percent of 2019 levels. "Americans who canceled their vacations in 2020 want to gather with family and friends for the holidays this year, although they will still be mindful of the pandemic and the new omicron variant," said Paula Twidale, senior vice president of AAA Travel. "With vaccines widely available, conditions are much different, and many people feel a greater level of comfort with travel." As in years past, driving remains the most popular form of travel, with more than 100 million planning to get behind the wheel. More than 6 million people are expected to travel by air, while 3 million people are booking buses, trains and cruises.

STR: Super Bowl to boost L.A. ADR and RevPAR - 0 views

    IN ANOTHER SIGN of recovery from the COVID-19 pandemic, this year's Super Bowl is expected to bring increases in hotel business to host city Los Angeles, according to STR. ADR and RevPAR are projected to reach the second-highest levels for any Super Bowl weekend on record. During the weekend of the game, Feb. 11 to 13, STR forecasts that ADR will reach $445 and RevPAR will be around $396 in the L.A. market. Occupancy is expected to hit 89 percent as fans flock in for the game. "Since July, the Los Angeles hotel market has consistently achieved monthly rates near or above pre-pandemic levels," said Blake Reiter, STR's director of custom forecasts. "Occupancy has been rapidly improving toward 2019 levels as well, but it hasn't reflected the same degree of recovery. We expect there will be, at least to a certain extent, a curtailing of occupancy because of COVID. Of course, if the NFL decides to switch venues as media reports have suggested, or implement more stringent protocols, L.A. hotel performance will certainly be among the ripple effects." Los Angeles's Super Bowl hotel occupancy is projected to outperform last year's venue, Tampa, Florida, which saw 82.4 percent occupancy when the home team, the Tampa Bay Buccaneers, defeated the Kansas City Chiefs. However, it is well below the 92.8 percent Miami saw when it hosted the game in 2020, and also is lower than what L.A. saw over the comparable weekend period in 2020, 87.7 percent.

    THE LEISURE AND hospitality sector saw some job growth in December, according to the Bureau of Labor Statistics' December employment report. Not enough, however, according to the U.S. Travel Association, meaning more federal aid is needed. The sector added 53,000 jobs during the month, according to the BLS data. The overall economy added 199,000 jobs. "Leisure and hospitality has added 2.6 million jobs in 2021, but employment in the industry is down by 1.2 million, or 7.2 percent, since February 2020," the report said. "Employment in food services and drinking places rose by 43,000 in December but is down by 653,000 since February 2020." However, the report indicates that the recovery is uneven, said Tori Emerson Barnes, USTA's executive vice president of public affairs and policy, in a statement. December's performance was the second-worst since January 2021, she said. "The small gains made are not enough to propel the sector toward a larger recovery, as more than 7 percent of all L&H jobs remain lost compared to just 2 percent for the rest of the U.S. economy," Barnes said. "As the spread of the omicron variant continues to impact travel, there remains a pressing need for Congress to provide additional federal relief and stabilizing policies that will enable the return of business travel, professional meetings and events, and international inbound travel."

    U.S. EXTENDED-STAY hotels posted record high demand in January and monthly RevPAR was up by more than one third mainly due to record ADR growth during the period over 2021, according to hotel investment advisors The Highland Group. Occupancy extended-stay hotels also remained high in the month when compared to the overall hotel industry's long-term average. The supply growth of 3.5 percent in January further indicated that mid-price and upscale supply increases should be well below pre-pandemic levels during the near term, according to "U.S. Extended-Stay Hotels Bulletin: January 2022" report by Highland Group. It is the fourth consecutive month of 4 percent or lower supply growth. The report said that the overall hotel industry lost far more revenue than extended-stay hotels in 2020 and 2021, so it is now recovering revenue more quickly. Besides, overall hotel industry lost far more RevPAR than extended-stay hotels in 2020, its RevPAR growth in January this year compared to last year was considerably greater.

Hotel Property Taxes - An Opportunity to Cut a Cost - 0 views

    ACCORDING TO THE March 2022 edition of CBRE's Hotel Horizons national forecast report, the total revenue for a typical U.S. hotel is not expected to return to pre-COVID 2019 nominal dollars until 2023. Accordingly, hotel owners and operators continue to seek ways to control expenses, and that can include property taxes. One potential reduction opportunity is property taxes, according to an article from Robert Mandelbaum, director of research information services for CBRE Hotels Research, and Mark Whitney, managing director of CBRE's Property & Transaction Tax Services platform. Based on a sample of 3,400 hotels from CBRE's Trends in the Hotel Industry database, U.S. hotel property tax expenditures declined by 13 percent from 2020 to 2021. This decline put 2021 property taxes 9.9 percent below 2019 levels. Unfortunately, this compares unfavorably to the 41.3 percent decline in revenues and 57.4 percent falloff in profits during the same period. For this analysis, profits are defined as earnings before interest, taxes, depreciation, and amortization, or EBITDA. Relationship to Profits Compared with other forms of real estate, hotel financial performance is relatively volatile. Because of the lack of long-term leases, hotel revenues and profits will react almost instantaneously to changes in the economy. This was evident during 2020 when we observed a sudden 64.3 percent drop in revenues along with a 109.4 percent decline in EBITDA in reaction to the pandemic.
