    A LAWSUIT FILED in federal court in Washington state alleges that STR, owned by commercial real estate information researcher CoStar Group, along with several major hotel companies conspired to inflate luxury hotel rates. The seven individuals named as plaintiffs in the lawsuit seek to make it a class-action filing on behalf of every person who stayed at the defendants' hotels from February 2020 until the present for an unspecified amount. CoStar and hotel companies including IHG Hotel & Resorts, Marriott International and Hyatt Hotels Corp., entered an exchange of "competitively-sensitive information about their prices, supply, and future plans" in violation of the antitrust provisions of the Sherman Act, according to the lawsuit. STR and most of the other defendants in the suit did not respond to requests for comment in time for this article, but a spokesperson for IHG said the company could not comment on pending litigation. "Teddy Roosevelt passed the antitrust laws to prevent titans of industry from price fixing in smoke-filled rooms," Steve Berman, the plaintiffs' lead attorney told Reuters, calling the defendants' conduct the "modern equivalent." The alleged price fixing happened in major cities including Boston, Chicago, Los Angeles, New York, San Diego, Denver, Washington, D.C., and Seattle. The lawsuit focuses on STR's "Forward STAR" product that was expanded into many of those markets in April after launching 17 of the country's 25 largest hotel markets, including Las Vegas, New York City, Los Angeles, Washington, D.C., Boston and Phoenix.

The 3-floor, 135-suite property offers three types of guestroom: studio, one-bedroom, and two bedroom, according to NewcrestImage. It is near two major airports, Dallas Fort Worth International Airport and Love Field, and two major convention centers, the Irving Convention Center and the Gaylord Texan Convention Center. Amenities at the hotel include a fitness center and an outdoor pool. "This extended-stay property is in the heart of a high-traffic corridor that's a popular destination for both corporate and leisure travelers," Patel said. The acquisition of the TownePlace Suites is important to Marriott, said Loren Nalewanski, the company's vice president franchising for the Element, Residence Inn, Fairfield, TownePlace and SpringHill Suites brands. "Our industry is built on strong partnerships between brands and owners," Nalewanski said. Ishan Sharma called it his biggest "culture shock." "American hotels. They just don't get hospitality. Funny how they ask for tips but won't even give complimentary water," wrote Ishan Sharma, a second-year electrical engineering student at BITS Pilani, Goa, on X. "Basic services like helping with luggage and being accommodating were missing. I checked in at 2 a.m., exhausted from the flight, and asked for a glass of water.     U.S. HOTEL PERFORMANCE dipped in early November, though year-over-year comparisons remained positive, according to CoStar. Key metrics, including occupancy, RevPAR and ADR, decreased from the previous week. Occupancy decreased to 60.8 percent for the week ending Nov. 2, down from 69 percent the prior week but up 1.9 percent year-over-year. ADR dropped to $154.99 from $168.69, marking a 1.2 percent year-over-year increase. RevPAR fell to $94.22 from $116.32 the previous week, showing a 3.1 percent gain over the same period in 2023. Among the top 25 markets, Tampa maintained the largest occupancy increase, up 34.7 percent to 80.5 percent, driven by ongoing displacement demand from Hurricane Milton. New Orleans recorded the highest gains in ADR, up 27.7 percent to $225.51, and in RevPAR, up 53.3 percent to $169.73, boosted by Taylor Swift's Eras Tour. Las Vegas saw the steepest RevPAR drop, down 28.8 percent to $151.47, followed by San Francisco, down 14.9 percent to $123.16.
