INDIAN PRIME MINISTER Narendra Modi declared victory as his coalition secured more than half of the parliamentary seats, setting him on course for a third consecutive term - the first in over 60 years. This follows a six-week-long election in which nearly 1 billion people were eligible to vote. "The National Democratic Alliance is going to form the government for the third time," Modi said in a speech at the Bharatiya Janata Party headquarters in New Delhi. "We are grateful to the people. This is a victory for the world's largest democracy." However, BJP's celebrations seem relatively muted. Modi's alliance had set a bullish target of winning 400 out of 543 parliamentary seats. While the BJP secured 240 seats, the NDA alliance's total is approximately 292, according to India's election commission. The I.N.D.I.A coalition of opposition parties picked up 234 seats, defying exit polls that predicted a much lower tally.

IRIDESCENT HOTELS OF Dallas has been contracted to manage two more hotels in Texas and Ohio. Iridescent was founded last year by Ash Patel, past chairman of AAHHOA, who leads the company with partner Christopher Puntureri. In the recent contract, Iridescent will manage the 111-room Holiday Inn & Suites San Antonio North Stone Oak in San Antonio, Texas, and the 75-room Red Roof Inn Dayton-Moraine, in Dayton, Ohio, as a third party on behalf of the hotels' owners. The San Antonio Holiday Inn is near San Antonio International Airport and the University of Texas at San Antonio. Also nearby are Microsoft, Baker Hughes, Tesoro, Schlumberger as well as 3 Hospitals which include NE Baptist, Methodist Stone Oak and North Central Baptist. The Red Roof Inn is near the University of Dayton and the University of Dayton Arena with the Industrial Park within walking distance. Additional attractions nearby include the Dayton Mall, Indiana Wesleyan University and the Dayton Convention & Visitors Bureau.

THE FIRST QUARTER of 2022 brought better than the national average performance for Twenty Four Seven Hotels. The Newport Beach, California-based third-party hospitality management company also acquired two new hotels in Southern California. Steady growth in year's beginning Occupancy for Twenty Four Seven properties rose steadily during the first three months of the year, hitting 62.9 percent in January, 67.8 percent in February and 76 percent in March. ADR also rose during the same three months, from $142.66 to $160.99 to $174.02. RevPAR followed the same trend, rising from $89.73 to $109.10 to $132.25. Each metric also rose compared to the first quarter of 2021. "We continue to ride the massive wave of momentum that began for Twenty Four Seven Hotels in 2021, when our portfolio grew by 25 percent with the addition of seven new hotels now totaling 25 hotels with more than 3,100 rooms," said David Wani, CEO of Twenty Four Seven. "We will continue to seek third-party management opportunities with well-respected partners and brands in the western U.S., expanding our concentration in these unique markets where we have firsthand experience improving bottom lines and guest satisfaction scores."

Denise Kauble is now director of asset management for Noble Investment Group. Also, Melissa Blankson is the new real estate paralegal for the Atlanta-based company, led by Mit Shah as CEO. Kauble previously was regional director of sales and marketing and area general manager for McKibbon Hospitality where she oversaw sales for the East Coast. In her new role, she will be responsible for working with third-party management organizations and on-property leadership of Noble-owned assets. "Denise's experience and industry knowledge complement Noble's abilities to maximize revenues and drive performance in our hotels," said Noble principal Steven Nicholas. Blankson previously worked for Cox Enterprises. She has more than sixteen years of legal, risk analysis, and credit underwriting experience in the commercial real estate industry. Blankson will be Noble's liaison with external counsel on various legal and transactional matters. Economy hotels and micro-inventory properties are experiencing one of the biggest booms in recent years, thanks partly to a massive resurgence in small group travel, changing economic trends, and the staying power of global "return to travel". CBRE noted economy and midscale hotels recovered to 2019 performance levels by 2021, and properties with fewer rooms may benefit from lower operating costs when compared to their big-box brethren-though they also tend to have fewer resources with which to hire revenue professionals. Revenue managers are driving the charge for better operating returns. Many are taking the lessons they learned from their success at larger hotels and applying these truths to the industry's smaller properties. These revenue managers leverage new technology and strategies, options that small hotels with smaller, cross-functional staff haven't fully embraced. However, competition among economy hotels and properties tends to be fierce, requiring new action, especially with recent economic pressures and a downward 2023 RevPAR forecast of 0.2 percent in recent data shared by Tourism Economics . Modern revenue management practices and technology can provide these hotels with many benefits and significant competitive advantages. Small hotels need to avoid the erratic rate shifts of the past and capitalize on new trends as they emerge. By embracing strong revenue management systems and discipline in these properties, operators can realize greater control over a typically inconsistent space. Previously, he was chief human resources officer with Canyon Ranch where he operated human resources functions for 1,840 U.S. employees across hotels and cruise ships. Norman will provide oversight for talent management, including leadership development, organizational capability and change management in this newly created role, the company said. He also held similar positions as human resources director at the Homestead, America's oldest resort property dating to 1766, and the Arizona Biltmore Resort & Spa, where he oversaw 1,250 team members, while ensuring safety and building an inclusive environment. APERTURE HOTELS AND Satori Collective have completed a multi-million-dollar renovation of Homewood Suites by Hilton Atlanta/Perimeter Centre in Atlanta. This revamped hotel will cater to extended-stay guests, the companies said in a statement. Aperture Hotels focuses on hotel management, while Satori Collective is a commercial real estate investment firm. The renovation involved improvements to the hotel's public spaces, guest rooms, fitness center, meeting facilities, and exteriors, the statement added. "With the conclusion of this comprehensive, multi-million dollar renovation, the Homewood Suites by Hilton Atlanta/Perimeter Centre has achieved 'like-new' status, effectively becoming the newest extended-stay hotel in the Atlanta Perimeter submarket," said Charles Oswald, president and CEO of Aperture Hotels. "This year continues to provide strong growth for Aperture. In addition to overseeing renovations, we have added six new properties to our portfolio of third-party managed hotels and have several more exciting properties in the immediate pipeline."

ATLANTA-BASED BANYAN Investment Group, led by Rakesh Chauhan and Andy Chopra as managing partners, is rebranding as Satori Collective, an investment management firm focusing primarily on hotel property investment. Its subsidiary Banyan Tree Management also has become Aperture Hotels. Satori and Aperture will work independently of one another. The awakening Satori focuses on investment into select-service, upper select-service extended-stay and lifestyle hotel properties, according to the company. THIRD-PARTY HOSPITALITY management company, Twenty Four Seven Hotels, has opened the 128-room Hyatt House Sacramento/Midtown, a statement said. Twenty Four Seven is led by David Wani as CEO. The adaptive reuse project, owned and developed by Hume Development, Inc., repurposed the former Eastern Star Hall located at Sacramento's art, music and cultural scene. According to the statement, the Romanesque Revival-style building first opened in 1928 as a Masonic women's meeting place and is listed on the National Register of Historic Places. The renovation included the redevelopment of five floors within the original structure, keeping the major architectural features of the historic building intact. "The Hyatt House Sacramento/Midtown is the perfect marriage of the classic and the contemporary, providing the latest amenities and services in a setting that draws heavily from its nearly century-old history to provide a uniquely Sacramento experience," said Amanda Hawkins-Vogel, chief operating officer at Twenty Four Seven Hotels. "This hotel is an extension of our presence in Northern California and marks our first opening this year with two more to come in 2023. As the newest hospitality offering in the city, we expect the Hyatt House Sacramento to quickly take its rightful place as the segment and market leader for business and leisure travelers."
