New York City increases oversight of short-term rentals - 0 views

    THE NEW YORK City government implemented new regulations last week, enabling oversight of short-term rentals. These rules now mandate hosts to register with the city when renting their homes for less than 30 days, and AAHOA issued a statement supporting the law. Under this rule as of Sept. 5, platforms such as Airbnb, Vrbo, and Booking.com are required to confirm a host's registration approval before processing fees. Failing to register a rental listing could lead to penalties of up to $1,500 per transaction for these platforms, while hosts themselves face potential fines of up to $5,000. "[The Mayor's Office of Special Enforcement]'s initial phase of Local Law 18 enforcement will focus on collaborating with the booking platforms to ensure they are using the city's verification system, that all verifications are occurring correctly, and that the platforms stop processing unverified transactions," said the OSE's website.

Spark: Hilton launches new 'premium economy' brand, - 0 views

    HILTON IS ONE of the largest hotel companies in the world, known usually as parent company to higher end brands, such as Hilton Garden Inn and Canopy by Hilton. Now, the company is moving into the "premium economy" segment with its new brand, Spark. Spark will include several features meant to appeal to owners, according to Hilton, primarily by providing the company's reservation network, business model and commercial engines. It also includes supply chain management, a cost-effective pricing model and automated customer offerings such as digital check-in and Digital Key. "Spark by Hilton was developed in close collaboration with our developer community, and we are thrilled by the positive feedback and excitement we have received to date," said Alissa Klees, brand leader, Spark by Hilton. "In fact, we already have more than 100 deals in various stages of development across the U.S., with the first properties anticipated to open this year." Each hotel will feature colorful exterior walls and artwork. The public space will feature multi-functional seating, such as communal tables and rocking chairs, for guests to eat breakfast, socialize or work throughout the day. Guest rooms will have practical amenities, including an open closet, in-room refrigerator, multi-purpose work surface and bathroom. To ensure a consistent, quality guest experience, each hotel will be required to complete a full renovation, encompassing all guest-facing areas of the hotel, prior to joining Spark by Hilton. The new brand will fill a certain niche, said Matt Schuyler, Hilton's chief brand officer.

    In our exclusive Leadership Series interview, Pat Pacious, president and CEO of Choice Hotels International, reflects on his organization's relationship with AAHOA, his opposition to the proposed New Jersey State legislation on fair franchising and why Asian hoteliers are still important to the company. In the end, he said, it's about keeping state governments out of a dialogue that should be held between franchisers and their franchisees regarding subjects such as selling loyalty points and revenue from preferred vender programs. Pacious also discussed other key topics in the conflict between AAHOA and several large hotel companies, including Choice as well as Marriott International. Also in the interview, held at Choice's recent 67th Owner & Franchisee Convention in Las Vegas, Pacious discusses topics addressed at the convention, such as Choice's recent acquisition of Radisson Hotels Americas. He also comments on the company's offering to current and future franchisees and the importance of Asian American owners. 'This is not about fair franchising' In February, Choice announced it would "pause its partnership" with AAHOA, according to an alert to AAHOA members. AAHOA said Choice's decision came in response to AAHOA's 12 Points of Fair Franchising and its public support for New Jersey Assembly Bill A1958, which would make changes to the New Jersey Franchise Practices Act. Prior to Choice's action, Marriott had announced it was withdrawing its support for AAHOA for the same reason, and both companies chose not to attend the 2023 AAHOA Conference and Trade Show in Los Angeles in early April. Other companies, including Hilton and IHG Hotels & Resorts, also did not attend.

In keeping with that, the company announced new software tools, a new prototype and more news on the incorporation of more than 600 newly acquired Radisson Hotels Americas properties. Nearly 6,000 hotel owners, general managers and Choice associates attended the three-day event at Mandalay Bay Resort and Casino, according to the company. STR:U.S. hotels scale new weekly records in the fourth week of June - 0 views

    U.S. HOTELS POSTED new weekly records in all performance metrics in the fourth week of June, according to STR. The RevPAR on a nominal basis scaled new weekly record during the week, occupancy was the highest since August 2019, while ADR on a nominal basis was the highest since the week ending 1 January 2022. Occupancy was 72.3 percent for the week ending June 25, up from 71.8 percent the week before and dropped 4.1 percent from 2019. ADR was $157.05 for the week, up from $155.02 the week before and increased 17.1 percent from three years ago. RevPAR reached $113.55 during the week up from $111.29 the week before and up 12.3 percent from 2019. Dallas saw the largest occupancy increase, up 5.8 percent to 74.1 percent, over 2019, among STR's top 25 markets.

Letter says Marriott is 're-evaluating' relationship with AAHOA - 0 views

    A LETTER APPEARING to be from Marriott International stating that the company was "re-evaluating" its official relationship with AAHOA over the association's new stance on franchise relations is causing some disruption on social media. Marriott and AAHOA have not responded to repeated requests for comment on the letter, but in an email to members AAHOA Chairman Neal Patel said the letter is a draft and the company and association are still in negotiations. The letter specifically cites AAHOA's request that the company reassess its franchising policies in light of AAHOA's recently released "12 Points of Fair Franchising." Also, it mentions AAHOA's support for New Jersey's proposed Assembly Bill 1958 that would make changes to the New Jersey Franchise Practices Act similar to the guidelines laid out in the 12 Points. "Ultimately, Marriott cannot support, either by endorsement and/or financially, any organization that is in direct opposition to our business model and interests," Marriott said in the letter. "We believe quite strongly that the longstanding relationship between Marriott and AAHOA has proven to be mutually beneficial, and we are deeply saddened that AAHOA has chosen to pivot its stance on these key issues in a way that is decidedly anti-franchising and anti-Marriott (especially since, as the AAHOA leadership shared with us in a recent meeting, neither AAHOA's leaders nor its members have any material issues with Marriott's approach to franchising or to our franchisees)."

STR: U.S. hotel construction pipeline drops again in June - 0 views

    U.S. HOTEL CONSTRUCTION declined for the seventh consecutive month in June, according to STR. Rooms in construction in New York City and Nashville represent a significant percentage of existing supply in those markets. Though at a slower pace, planning activity increases across the U.S. and developers are showing interest in Miami, Nashville and Phoenix, the report said. According to STR, there are 146,198 rooms under construction in the U.S. in June, down 20.1 percent when compared to same period last year. As many as 178,809 rooms are at final planning during the month, decreased 11.3 percent from last year and 281,190 rooms are at planning phase, an increase of 6.1 percent from June 2021. "The U.S. hotel pipeline continues to decelerate as we enter the second half of the year," said Carter Wilson, senior vice president of consulting, STR. "The continued increases in debt costs combined with the ongoing supply chain disruptions will likely delay projects from breaking ground this year, which will lead to a further decline in rooms in construction. On a national basis, new supply will not be a significant headwind for the future." New York leads the major markets in rooms in construction at 13,568 rooms in June, up 10.8 percent compared to last year, followed by Nashville with 3,939 rooms, up 7 percent, Phoenix with 4,388 rooms, an increase of 6.3 percent over last year, Atlanta with 5,991 rooms, up 5.5 percent and Detroit with 2,382 rooms, an increase of 5.1 percent over June 2021.

    WYNDHAM HOTELS & RESORTS franchisees now have access to a package of new guest engagement platforms at no cost, the company announced at its 2023 Global Conference in Anaheim, California. Wyndham executives also discussed the company's continued growth, including international developments and investments in India. Wyndham Community, the company's new owner engagement platform, was developed with feedback from the company's franchise advisory and brand councils. The software packages cover guest messaging, mobile check-in and check-out and upselling, all rolling out over the next few weeks. "Our focus is really, first and foremost, creating programs that franchisees aren't mandated to participate in, but have the opportunity to opt into," said Geoff Ballotti Wyndham's president and CEO. "Opting into a program like our most opted into program, Signature Reservation Service, allows them to not just drive $22,000 on average of incremental revenue at $1,000 cost, which is why 4,500 of our 6,000 us franchisees have opted into that. They haven't been mandated to sign up for the service, but they know it just makes a whole lot of sense."

SHAMIN HOTELS BUYS NEWSPAPER BUILDING FOR NEW OFFICE - 0 views

    SHAMIN HOTELS, ONE of the largest Asian American owned hotel development and management companies in the country, has a new home with a literary pedigree. It has purchased the Richmond Times-Dispatch newspaper building that it will renovate and share with the newspaper. Shamin bought the four-story, nearly century-old building for $14.462 million on Jan. 2 and is planning a $1 million renovation, according to the Times-Dispatch. Its previous assessed value is $20.293 million. The newspaper will consolidate its offices on the building's fourth floor while Shamin's new offices will be on the third. The move is expected to be finished later this year.

Peachtree Hotel Group acquires seven new hotels - 0 views

    PEACHTREE HOTEL GROUP added seven hotels to its portfolio this week for $135 million. Three of the hotels also are part of Peachtree's third investment partnerships with San Mateo, California-based Verakin Capital led by partners Rupesh and Bimal Patel and Hiten Suraj. The new acquisitions include 829 rooms and are in five different states, according to Peachtree and its management division Peachtree Hospitality Management, which will operate all seven hotels. The new hotels are: The dual-brand Hilton Garden Inn Phoenix Tempe, University Research Park, 120 rooms, and Home2 Suites by Hilton Phoenix Tempe, University Research Park, 108 rooms, in Tempe, Arizona, which were built in 2017. Aloft Hillsboro-Beaverton in Hillsboro, Oregon, 137 rooms, built in 2017. Hilton Garden Inn Casper, 121 rooms in Casper, Wyoming, built in 2008. Home2 Suites by Hilton Eugene Downtown University Area, in Eugene, Oregon, 120 rooms, built in 2016. Home2 Suites by Hilton Pittsburgh/McCandless in Pittsburgh, Pennsylvania, 119 rooms, built in 2013. Hilton Garden Inn West Lafayette Wabash Landing in West Lafayette, Indiana, 104 rooms, built in 2003.

Choice Hotels raises 'green commitment' in 2022 ESG report - 0 views

    A NEW ENVIRONMENTAL, social and governance report released by Choice Hotels International highlights steps that would allow the company to reduce utility costs, save time for franchisees, and increase Choice's ESG commitments. Those steps include new energy- and water-saving technology, diversity goals for hotel ownership and more. The report entitled "Building a Better Tomorrow, Today" lays out the company's plan to being a good corporate citizen, according to a release. "Choice Hotels shares a uniting belief that tomorrow will be even better than today, and we are committed to building that better tomorrow," said Patrick Pacious, Choice's CEO, in the report. "As one of the largest lodging franchisors in the world, we are building on more than 80 years of success in developing a portfolio of diversified brands and creating a lasting, sustainable legacy for the future - one hotel, one family, one community at a time." Key findings The report further details measures being undertaken by Choice to integrate ESG standards and principles into its long-term decision-making and operations, including: Reporting Scope 1 and Scope 2 greenhouse gas emissions for the first time and aligning ESG disclosures with the Sustainability Accounting Standards Board standards and the United Nations Sustainable Development Goals. Appointing an executive with knowledge of the business as vice president, sustainability and creating two new ESG governance forums to strengthen Choice's ESG strategy and execution. Joining the Sustainable Hospitality Alliance, a global network that champions responsible hospitality, and becoming one of its largest members. Relaunching HERtels by Choice, driving a 53 percent year-over-year increase in the company's hotel franchise deals with woman owners. In the new role, Patel will direct the growth of Red Roof among diverse and underrepresented corporate and franchise communities. Patel has been a hotel owner for 23 years, according to the statement. Prior to joining Red Roof, she was the member of one of the industry's largest franchise advisory committees. In 2007, Patel joined the board of LPS of USA, a non-profit religious, cultural, and non-political organization providing support to American immigrants from India's Leuva Patidar region.
