HBS INVESTMENT GROUP, owner of HBS Hospitality, recently acquired the 122-key Hilton Garden Inn Louisville East in Louisville, Kentucky, from an institutional seller, according to Hunter Hotel Advisors. HBS is led by Principal and CEO Nimish Patel. "We are long-term Louisville investors, and this acquisition complements our local portfolio," said Patel. "We enjoyed working with Hunter and the seller to complete the transaction." The hotel is near the University of Louisville, Kentucky Exposition Center, and Louisville Slugger Museum and Factory. Louisville draws visitors to Museum Row, Fourth Street Live!, and Bourbon tours. Churchill Downs hosts the Kentucky Derby, attracting 150,000 visitors annually and boosting hotel demand. Amenities include a fitness center and indoor pool.

Two more are planned to follow in Vision Hospitality's hometown of Chattanooga, Tennessee, and in Louisville, Kentucky. The 94-room hotel is in the city's Over-the-Rhine neighborhood with nearby attractions including the William Howard Taft National Historic Site, the Cincinnati Art Museum and Cincinnati Music Hall. Vision Hospitality, led by Mitch Patel as CEO, renovated the historic Denton Building, constructed in 1916 by Cincinnati architect Alfred Oscar Elzner, to house the hotel. Kinley Cincinnati Downtown décor features artwork showing local history local art pieces curated in partnership with the Cincinnati Art Underground. It includes the restored mural "Allegro" painted by artist Barron Krody for the 1971 series entitled Urban Walls: Cincinnati.

REAL ESTATE INVESTMENT competition She Has a Deal (SHaD) started a 10-city tour of U.S. cities to raise equity capital under the name "SHaD Prosperity Fund I." The funds will support women-led hotel projects, a statement said. The tour kicks off in Miami on Feb. 11 and will be open to small groups of qualified individual investors, family offices, small entities and trusts. Cities on the tour include Cleveland, Phoenix, Dallas, New York, Atlanta, Chicago, as well as Oakland, California; Louisville, Kentucky; and Washington, D.C. It will finish in the first week of April. According to SHaD, each event will include a preview of the women-led hotel deals being pitched by participants in the 2022 She Has a Deal pitch competition. "Launching SHaD Prosperity Fund I is the next logical step in the SHaD mission. Now that we have created a powerful platform to expose more women to hotel ownership and educate them about the process, I want to ensure that capital is available for the women to close their hotel deals," said SHaD founder Tracy Prigmore. "This investment vehicle marries two of my passions: creating investment vehicles that open the doors of hotel investing to more people and increasing the number of women owning and developing hotels. The ability to create passive income for investors while leading social change is inspiring."

THE ST. LOUIS METROPOLITAN area ranked first in the top 25 markets with 125.8 percent year-over-year meeting and events growth in December, followed by Nashville, Tennessee, with 28 percent growth, according to data from Knowland by Cendyn. Louisville, Kentucky, led secondary markets with 135.6 percent year-over-year growth, topping the list for the eighth time in 2024. No single event drove St. Louis's growth, the report said. The top four accounts-HavenHouse, Arcadian Infracom, Crisis Prevention Institute, and the Train Shed-contributed nearly 9 percent, while SMERF events accounted for almost 11 percent, surpassing corporate accounts. St. Louis averaged 2,112 square feet with a group size of 97, while the top 25 markets averaged 3,045 square feet with a group size of 121.

SHRIV SHAKTI HOSPITALITY recently acquired the three-storey 111-key Comfort Inn East Evansville in Evansville, Indiana, from Priyansu Hotels for under $50,000 per room. Brandt Niehaus, president of Huff, Niehaus & Associates Inc. and a member of Hotel Brokers International, brokered the transaction. The new owner will maintain the Choice Hotels affiliation and plans improvements for the property, Huff, Niehaus & Associates said in a statement. Evansville, Indiana's third-largest city, is the economic hub of a 24-county region and a trade center for parts of Indiana, Illinois and Kentucky.

HUNTER HOTEL ADVISORS secured $60.2 million in financing for seven hotels, with loans ranging from $5.73 million to $12.8 million and up to 85 percent financing. Prada Hotels, led by CEO Hemal Patel and Lotus Hospitality Investments used the financing to support their expansion.
