Itasca, Illinois-based NexGen is led by principals Chris and Ron Patel. This marks their third acquisition of 2024, following the November purchase of the 150-room Maritime Hotel Fort Lauderdale Airport & Cruiseport in Fort Lauderdale. "We are thrilled to add the [new hotel] to the NexGen portfolio," said Chris Patel. "The Fort Lauderdale area remains a key market for us, and the Fairfield Inn brand is a good fit for both the area and our portfolio."

    MORE THAN A week after Hurricane Ian devastated parts of Florida, AAHOA is on the ground providing aid and training for members. Hoteliers in affected areas are now in the process of working with insurance companies to repair damages while also taking care of their communities' basic needs. On Sept. 28, Hurricane Ian brought massive flooding from its storm surge in Florida, where at least 119 people died as of Oct. 18, according to NPR. According to AAHOA, 65 percent of hotels in Florida are owned by its members. Rahul Patel, AAHOA's Florida director, owns five properties in the Fort Myers-Sarasota area. He was at his America's Best Value Inn in Fort Myers, Florida, during the hurricane.

Banyan sells Kimpton Hotel in Fort Lauderdale, FL - 0 views

    BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

The two Hampton Inns boast a total of 210 guest rooms and are Maya Hotels' second and third acquisitions over the last six months, the company said in a statement. The hotels are the 100-room Hampton Inn & Suites Charlotte-Arrowood Road in Charlotte, North Carolina, and the 110-room Hampton Inn Columbia Northeast-Fort Jackson in Columbia, South Carolina. Maya Hotels, led by JD Deva as CEO, acquired the hotels on March 11. The Charlotte property is near Carowinds Amusement Park and Charlotte Douglas International Airport. The Columbia hotel is near U.S. Army Fort Jackson the University of South Carolina and downtown Columbia. Amenities at each hotel include outdoor pools, fitness centers, meeting spaces, and business centers. "We are excited to acquire these two top-branded assets at a discount to replacement cost," said Krishna Deva, vice president of Maya Hotels. "Charlotte and Columbia have historically been top markets for us, and we are thrilled to grow our presence in these two cities with such a strong brand affiliation." The acquired hotels complement Maya Hotels' existing footprint and will increase the current operating synergies the company has across North Carolina and South Carolina regions. The hotels will be renovated and managed by Maya Hotels. "We are so happy to continue growing our relationships with the Charlotte and Columbia communities, as well as with Hilton. We are also thankful to each of our investors and banking partners," said Deva. "The success of this transaction is a testament to our track record in the hospitality industry and our ability to adapt quickly in a rapidly changing lending environment.     DALLAS-BASED INVESTMENT firm NewcrestImage will acquire four LaQuinta-branded hotels in a joint venture between Highgate and Cerberus. The properties, with 696 rooms total, include the LaQuinta Inn & Suites at Los Angeles International Airport that is NewcrestImage's first gateway location in California. The company, led by Mehul Patel as managing partner and CEO, also has received the Partnership Circle Award from Marriott International, a statement said. NewcrestImage closed on the LaQuinta Inn & Suites Irving DFW North, located two miles from Dallas Fort Worth International Airport, on July 14. It expects to close in August on the other three hotels, including the LaQuinta Inn & Suites LAX, as well as LaQuinta Inn & Suites Anaheim and LaQuinta Inn Phoenix North. "These properties are uniquely-positioned in strategic destination locations, making them very appealing as we structure a strong investment-based portfolio," Patel said. Mahmood Khimji, Highgate's managing principal, said the four hotels are "well-located and well-positioned." "We are excited to expand our activities with Mehul and the talented NewcrestImage team, along with our friends at Wyndham - all of whom share Highgate's commitment to delivering exceptional guest experiences and operational results," Khimji said.
