BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

EVERWOOD HOSPITALITY PARTNERS has completed the acquisition of the 184-room LaQuinta I Drive/Convention Center hotel in Orlando, Florida, from Cavalier Florida, LP, the company said. Real estate capital advisory, Cronheim Hotel Capital, helped secure the loan for the acquisition and subsequent renovation of the property which includes upgrades to public and private spaces. The loan, from a Florida-based bank, which provided five-year fixed rate financing with two years of interest only, represented 65 percent of the all-in cost, according to Everwood. The hotel is next door to ICON Park and offers multiple dining and entertainment options. The property is one mile from the Orange County Convention Center and the city's many amusement parks and entertainment venues. Amenities include an outdoor pool and a fitness center. "With its proximity to many of Orlando's top attractions, the LaQuinta is an ideal addition to Everwood's expanding hotel portfolio," said Amit Patel, Everwood's managing principal and chief operating officer. "We continue to seek hotels in prime markets with barriers to new entry and multiple demand generators that help protect against occasional market fluctuations. Following the implementation of our proprietary management and marketing systems, LaQuinta I Drive will become the segment leader for leisure and business travelers in Orlando."

A JOINT VENTURE between TMGOC Ventures and Certares recently acquired The Ray Hotel, Curio Collection by Hilton, a 141-room property in Delray Beach, Florida. TMGOC Ventures, a real estate investment firm based in Boca Raton, Florida, is led by co-founders and managing partners Sunju Patel and Glenn Alba. "The Ray is a bespoke property representing the best of both a city and beach escape in the highly sought-after market of Delray Beach," Patel said. "This acquisition further solidifies TMGOC's ability to cultivate key relationships with premier brands and partners." The Ray Hotel, which opened in September 2021, includes three dining outlets, a rooftop restaurant and bar, a rooftop pool deck, an 1,800-square-foot fitness center, and an event space, the companies said in a joint statement. The property is within a mile of Delray Beach and less than 20 miles from Palm Beach International Airport and downtown West Palm Beach.

NEXGEN HOTELS RECENTLY acquired the Fairfield Inn & Suites by Marriott Fort Lauderdale Northwest in Tamarac, Florida. Hollywood, Florida-based AD1 Global will manage the 120-room property. Itasca, Illinois-based NexGen is led by principals Chris and Ron Patel. This marks their third acquisition of 2024, following the November purchase of the 150-room Maritime Hotel Fort Lauderdale Airport & Cruiseport in Fort Lauderdale. "We are thrilled to add the [new hotel] to the NexGen portfolio," said Chris Patel. "The Fort Lauderdale area remains a key market for us, and the Fairfield Inn brand is a good fit for both the area and our portfolio."

FUNERAL SERVICES ARE planned for Saturday in Orlando for Manhar P. "MP" Rama, AAHOA past chairman and co-founder of Greenville, South Carolina-based Auro Hotels. Friends, family and colleagues are remembering Rama, who passed away Sunday at age 74, as a man with a big heart. The funeral is planned for 11 a.m. at Faith Assembly on Curry Ford Road. The family asks that, in lieu of flowers, gifts be made to the Mandala Foundation Inc. at 9036 Mayfair Pointe Drive, Orlando, FL 32827. Rama was born in Africa and raised in India, according to Auro Hotels. He completed high school in Gurukul Supa, Navsari, and graduated from M.S. University of Baroda with a degree in civil engineering. In 1973, he came to the U.S. and attended California State Polytechnic University in Pomona, California, where he earned a master's degree in engineering. He worked with the city of Pomona before entering the hotel business.

NOBLE INVESTMENT GROUP, led by Mit Shah as senior managing principal and CEO, recently acquired the Courtyard Jacksonville Beach Oceanfront in Jacksonville, Florida. Also, Noble recently appointed Dewitt Lovelace as project manager of design and development. The 150-room Courtyard features, two F&B outlets, 2,450 square feet of meeting space, a pool and hot tub, a fitness center, and a convenience store. The company plans to renovate the guestrooms, suites, public areas and meeting spaces, Noble said in a statement. "The greater Jacksonville market continues to exhibit the key macro trends we look for in cities that we believe will continue to outperform the broader economy," said Dustin Fisher, Noble's senior vice president. "This high-quality asset will undergo a meaningful upgrade, enabling the hotel to capitalize on the market's depth and breadth of leisure, healthcare, corporate and government demand."

3H GROUP, LED by Hiren Desai as president and CEO, recently acquired the Hyatt Place Tampa Airport/Westshore in Tampa, Florida. LBA Hospitality will manage the hotel's operations. The acquisition of the Hyatt Place Tampa Airport is part of a broader strategic initiative for LBA and 3H, which have a strong pipeline of hotels in development, the companies said in a statement. "Our alliance with LBA Hospitality is built on a foundation of excellence and integrity. As we expand our hotel portfolio, collaborations like this enable us to redefine industry standards," said Desai.

MHG Hotels LLC recently acquired the Hampton Inn Boca Raton in Boca Raton, Florida. The hotel, near Florida Atlantic University and adjacent to Lifetime Athletic Club, features an outdoor pool among other amenities. MHG Hotels is led by President and CEO Sanjay Patel. VISION HOSPITALITY GROUP is undertaking a multi-million-dollar renovation of its 115-key waterfront Celebration Hotel in Celebration, Florida, near Orlando. The hotel will be rebranded as "The Inn at Celebration, Autograph Collection" when the renovation is complete in November. The updates include renovating all 92 guestrooms and 23 suites, adding a living room-style entry with lake views, opening the waterfront Lakeside Kitchen & Bar, expanding outdoor lounge areas, doubling the fitness center's size and refreshing 7,500 square feet of indoor and outdoor meeting space, Vision said in a statement. PEACHTREE GROUP RECENTLY acquired its sixth hotel property structured as a Delaware Statutory Trust, the 90-key Home2 Suites by Hilton St. Augustine in the greater Jacksonville, Florida. This is the third DST offering to close this year. The company's DST hospitality acquisitions provide opportunities for 1031 exchange investors to reinvest proceeds from the sale of appreciated real estate, defer taxes and maintain an allocation in the hotel sector, Peachtree said in a statement. "With its premier location along the I-95 corridor, strong population growth in the surrounding area and St. Augustine's rich historical and cultural appeal, this property is a natural fit for our DST portfolio," said Tim Witt, Peachtree's president of 1031 exchange and DST products. "This extended-stay hotel is well-positioned to meet the needs of leisure and business travelers alike, offering a blend of modern convenience and comfortable accommodations."
