DALLAS LEADS THE U.S. hotel construction pipeline for the fourth consecutive quarter, according to Lodging Econometrics. Among brands, Marriott International led the pipeline. Dallas had a record 173 projects with 20,707 rooms in the second quarter of this year, followed by Atlanta with 140 projects containing 18,131 rooms, Los Angeles with 124 projects with 20,365 rooms, New York, with 113 projects with 19,238 rooms and Phoenix with 108 projects containing 14,964 rooms, Marriott had 1,355 projects with 167,034 rooms, up 4 percent by projects year-over-year, tops the pipeline during the period. The Q2 2022 U.S. Construction Pipeline Trend Report said that major markets and popular tourist destinations in the U.S. reported highest occupancy rates since the pandemic began in early 2020 in the second quarter mainly due to robust leisure travel, group, and international travel. New York City with 78 projects with 13,063 rooms, Atlanta with 25 projects containing 3,905 rooms, Dallas with 25 projects with 3,725 rooms, Phoenix with 23 projects with 4,955 rooms and Los Angeles with 22 projects with 3,606 rooms are the top five markets with the most projects under construction during the end of June. They account for 22 percent of rooms under construction in the U.S.

GOPPAR was $91.23 for the month, up from $88.63 reported in May. In April GOPPAR stood at $90.96. EBITDA PAR was $69.53 for June, TRevPAR was $226.10 and labor costs per room were $68.40. "Each of the key bottom-line metrics increased from May due to a rise in room rates as well as improved revenue from F&B and groups," said Joseph Rael, STR's senior director of financial performance. "Profit margins have held strong the past 12 months but have been slightly reduced recently due to rising wages and costs. Hotels have brought back services, amenities and F&B operations that were previously reduced, which have increased profits overall but at lower margins. While F&B revenues remain strong, catering and banquet revenue has lagged with improvement in recent months due to rising group demand."

THE LABOR DAY calendar shift pulled U.S. hotel performance down in the second week of September, compared to the week before, as expected, according to STR. The weekly performance was also down when compared to 2019. Occupancy was 61.7 percent for the week ending Sept. 10, down from 62.8 percent the week before and decreased 11.2 percent from 2019. ADR was $146.80 for the week, down from $147.14 the week before and increased 10.6 percent from three years ago. RevPAR reached $90.50 during the week, dipped from $92.45 the week before and decreased 1.8 percent from 2019. Orlando reported the only occupancy increase, up 1.5 percent to 59.3 percent, among STR's top 25 markets, when compared to 2019.

DALLAS TAKES THE lead in top five U.S. hotel construction markets in the third quarter of 2023, setting a record with 189 projects and 21,840 rooms, according to Lodging Econometrics. The top markets all saw growth in new openings as well. Atlanta follows closely with 140 projects and 17,775 Rooms, while Nashville comes next with 122 projects and 16,046 rooms. Phoenix recorded 119 projects, totaling 16,455 rooms, while the Inland Empire reported 117 projects comprising 11,784 rooms, according to the third quarter United States Construction Pipeline Trend Report by LE. New York City leads with the highest number of projects under construction, totaling 46, and 8,386 rooms at the close of the third quarter, LE said. Phoenix follows with 26 projects and 5,353 rooms, followed closely by Atlanta with 26 projects and 4,354 rooms. Dallas trails with 25 projects and 3,178 rooms, and the Inland Empire with 23 projects and 2,386 rooms.

U.S. TRAVELERS SAID that gas prices and inflation will impact their summer travel decisions more than COVID-19 concerns, according to a survey commissioned by the American Hotel & Lodging Association. The survey, conducted by Morning Consult and released just ahead of the Memorial Day holiday weekend ending May 30, revealed that more than half of the respondents, 57 percent, are likely to take fewer leisure trips and 54 percent will take shorter trips due to current gas prices. The majority of people surveyed, 82 percent, said that gas prices will have at least some impact on their travel destinations.

U.S. HOTEL PERFORMANCE increased in the second week of December, according to STR. ADR was up during the week when compared to same period in 2019. Occupancy was 57.4 percent for the week ending Dec. 11, up from 54.8 percent the week before and down by 4.8 percent for the same period in 2019. ADR for the week was $128.35, up from $127.92 the week before and increased 2.3 percent when compared to two years ago. RevPAR increased to $73.73 during the week from $70.08 for the week before but dropped 2.7 percent for the same period in 2019. Occupancy was 54.3 percent for the week ending Jan. 1, up from 44.3 percent the week before and increased 10.7 percent when compared to 2019. ADR was $157.91 for the week, up from $129.67 during the fourth week and up by 15.1 percent compared to two years ago. RevPAR was $85.74 during the week under review, up from $57.46 the week before and increased 27.4 percent compared to 2019. STR's top 25 markets all together reached almost $200 in ADR, led by Miami with $455.31 and Oahu with $411.47. Norfolk/Virginia Beach recorded the largest occupancy increase during the week, up 25.3 percent to 49.4 percent. Phoenix registered the largest ADR increase, increased 36.9 percent to $155.71.

U.S. EXTENDED-STAY HOTELS continued their good performance in all measures of performance in April compared to 2019 and higher than in March, according to hotel investment advisors The Highland Group. Due to seasonal increases in leisure travel, the upscale extended-stay hotels benefited the most from the greatest lift in recovery indices except ADR. Meanwhile, mid-price extended-stay hotels achieved the strongest monthly gains in ADR and room revenues compared to April 2021, the U.S. Extended-Stay Hotels Bulletin: April 2022 report said. Economy extended-stay hotels continued the lead the recovery compared to 2019, but, demand declined 1.4 percent in April this year compared to April 2021, mainly due to strong increases in ADR over several months. "The 1.8 percent increase in extended-stay room supply in April is the first month supply growth reported below 2 percent since 2013 and the seventh consecutive month of 4 percent or lower supply growth. It is likely that the supply increases should be well below pre-pandemic levels during the near term," the report said.

MAYA HOTELS HELD grand opening for its Tru by Hilton Mooresville in Mooresville, North Carolina. Maya Hotels is led by co-founders J.D. Deva and Baldev Thakor. The Charlotte, North Carolina-based company held a ribbon cutting ceremony on Aug. 19, though it opened in July. Attendees included Mooresville Mayor Miles Atkins and Leah Mitcham, executive director of the Mooresville Convention & Visitors Bureau. "Today's event was the culmination of many months of hard work and the collaboration with city officials, our construction team, and our Maya Hotels team members to bring this fresh, new Tru by Hilton property to the Mooresville / Lake Norman area," said Parimal Thakor, vice president of Maya Hotels. Occupancy was 62.2 percent for the week ending Feb. 26, up from 59.1 percent the week before and down 4.7 percent for the same period in 2019. ADR was $143.83 for the week, increased from $140.11 the week before and up 13.1 percent from two years ago. RevPAR was $89.45 for the week, up from $82.87 the week before and increased 7.7 percent from the same period two years ago. Among STR's top 25 markets, Orlando recorded the largest occupancy increase, up 6.7 percent to 85.9 percent, over 2019.

However, performance metrics improved when compared to 2019 in part because of a favorable calendar shift. According to STR, the corresponding week in 2019 ended on 21 December, which brought performance down lower for that period. Occupancy was 54.5 percent for the week ending Dec. 17, down from 59.6 percent the week before and an increase of 9.2 percent from 2019. ADR was $135.08 during the week, dropped from $144.79 the week before and up 23.7 percent from three years ago. RevPAR reached $73.65 during the week, down from $86.29 the week before and up 35.1 percent from 2019.

U.S. HOTEL PERFORMANCE improved in the final week of 2022 compared to the week before due to favorable side of a holiday calendar shift, according to STR. When compared to the same period in 2019 performance also increased in the last week of December. According to STR, the comparable week in 2019 covered Dec. 29 to Jan. 4. Occupancy was 54.2 percent for the week ending Dec. 31, up from 43.9 percent the week before and increased 10.4 percent from 2019. ADR was $167.21 during the week, a steep increase from $132.29 the week before and up 21.7 percent from three years ago. RevPAR reached $90.63 in the final week of December, rose from $58.04 the week before and up 34.3 percent from 2019.

INFLUENCED BY EASTER and Passover calendar shift, U.S. hotel performance registered lower year-over-year comparisons from the previous week, according to STR's latest data through 8 April. Occupancy was 61.3 percent for the week ending April 8, down from 66.2 percent the week before, and dipped 7.4 percent than the comparable week in 2022. ADR stood at $153.30, down from $158.40 the week before, and rose 0.8 percent compared to 2022. RevPAR was $94, down from $104.78 in the last week and slipped 6.7 percent over the same month in 2022. Among the Top 25 Markets, New York City saw the highest year-over-year increases in occupancy, up 6.3 percent to 82.2 percent and RevPAR rose 19.4 percent to $232.80 over 2022.

U.S. EXTENDED-STAY HOTEL occupancy declined across 59 MSAs in 2023 compared to 2019, primarily due to significant ADR growth over the past three years, according to The Highland Group. Additionally, extended-stay hotel RevPAR surged in more than 80 percent of MSAs, with ten of them, including four major hotel markets, experiencing gains exceeding 10 percent. Despite an 8 percent increase in the number of extended-stay hotel rooms under construction in the 100 largest MSAs over the past year, the figures remain below pre-pandemic levels, the report said. The resurgence in occupancy was notably led by smaller markets, where strong ADR increases and supply expansion played pivotal roles in driving the lowest occupancy recovery indices for MSAs in 2023.
