IHG Opens Vignette Collection To U.S. Hotel Owners - 0 views

    U.S. HOTEL DEVELOPERS have a new choice of brands now. InterContinental Hotels Group is now signing franchise agreements stateside for its Vignette Collection, previously focused on development in Asia with its first properties in Australia and Thailand. The Vignette Collection is part of IHG's luxury and lifestyle portfolio that includes more than 400 hotels and 100,000 rooms. Hotel owners and operators in the U.S. are invited to attend an online symposium on franchising with the brand on Dec. 7. "Vignette Collection gives owners and guests an inspiring new choice and, while each hotel in the collection will maintain its unique story and guest experience, guests will also enjoy the assurance of a consistent and high-quality experience backed by IHG," said Julienne Smith, IHG's senior vice president of development for the Americas. "There is outstanding potential in the Americas region for this brand, specifically in urban and resort locations, with Vignette Collection offering high value and flexibility for hotel owners."

Satori Collective sells 124-suite Holiday Inn in Alpharetta - 0 views

    SATORI COLLECTIVE, A real estate investment management firm specializing in hotel properties, sold the 124-suite Holiday Inn Express & Suites at Alpharetta-Windward Parkway to Bukhari Group Hospitality. The sale resulted in an approximate 24 percent internal rate of return and a double equity multiple for the company, Satori said in a statement. Satori Collective is led by Andy Chopra as co-founder and managing partner. Bukhari Group Hospitality is led by Syed Bukhari, while his son Mehboob Bukhari is in charge of the hotel operations. "We acquired this all-suite property in 2013 and promptly executed a thorough, multi-million dollar value-add renovation, repositioning it as a Holiday Inn Express & Suites by IHG," said Samir Yajnik, CIO of Satori Collective. "Over the past decade, we stayed true to our vision and were rewarded by unlocking the hotel's financial potential. Our initial underwriting and research proved accurate, as evidenced by the realized upside from enhanced brand quality and the hotel's unparalleled location in the thriving Alpharetta market."

Magnuson opens sixth hotel to its Independent Collection - 0 views

    MAGNUSON HOTELS HAS added a new hotel to its Magnuson Independent Collection portfolio, the Studios & Suites 4 Less Charlotte, in Charlotte, North Carolina. It is the sixth hotel added to the Independent Collection by owner Ray Patel of Charlotte. The 126-room hotel is near Charlotte Douglas International Airport, The Billy Graham Library, the NASCAR Hall of Fame and the Levine Museum of the New South, according to Magnuson. The new hotel looks to draw a 52-week nonseasonal business base from the regional banking, finance, software, and biotech sectors. Charlotte is also home to the Research Triangle Park, a globally prominent research center with over 170 companies and federal agencies in the U.S. "When Ray Patel called us in 2005, he wanted to build his own brand called Studios & Suites 4 Less, and that is exactly what Ray did," said Thomas Magnuson, CEO of Magnuson Hotels. As Patel's team manages the Studios & Suites 4 Less brand and operations, Magnuson Hotels provides the technology, distribution, and marketing for the brand. "We appreciate our partnership with Magnuson Hotels, which is now entering its 17th year of consecutive increases," said Patel of Charlotte. "It is a pleasure and privilege to continually add new properties in our home market of Charlotte, North Carolina," he added.

    THE WINDSOR HOTEL in Americus, Georgia, a boutique hotel owned by Edgewater Group LLC, has joined Choice Hotels International's Ascend Hotel Collection. The historical building recently underwent a multi-year renovation. Edgewater is led by founding partners Ketan Vora and Robert Brier. Originally built in 1892, the 53-room, the five-story Victorian-style Windsor features a tower and turret, balconies, and a three-story open atrium lobby, according to Choice. It occupies nearly an entire city block and was the site of numerous balls and celebrations. The Windsor closed in 1972 and underwent extensive renovations in 1991, 2010 and most recently in 2019. Former President Jimmy Carter and his wife spent the night at the hotel in 2002. Hotel amenities include a fitness center, two on-site restaurants and bars and a veranda.

The Boutique Hotel Report 2022 has said that upper midscale, upscale and luxury soft brand collections recovered strongly in 2021 in performance metrics against their US upscale counterparts, while the upper upscale class was ahead in rate recovery and lagged in occupancy. According to the report, lifestyle upper upscale and luxury hotels recovered at parity with their counterparts, while upper midscale and upscale lifestyle hotels reported slower recovery in both occupancy and average rate. "Upper midscale and upscale independent boutique hotels in urban locations recovered at a stronger pace than all U.S. hotel in urban locations in both performance metrics.

    SPONSORS AND SUPPORTERS of the proposed Richard L. Trumka Protecting the Right to Organize Act of 2023 say it is needed to protect the rights of workers to organize under labor unions. However, the American Hotel & Lodging Association and others claim the PRO Act puts an undue burden on small businesses, including hotels. The PRO Act would authorize penalties against employers that interfere with employees' efforts to organize, according to Democratic Rep. Robert "Bobby" Scott of Virginia, one of the co-sponsors of the bill. Also, the bill would facilitate collective bargaining agreements, close loopholes that allow employers to misclassify employees as supervisors and independent contractors. Other aspects of the PRO Act include protection for employees that experience retaliation for trying to organize a union, ensures that workers can collect "fair share" fees and authorizes a private right of action for violation of workers' rights. It also prevents employers from interfering in union elections or holding captive audience meetings. "Regrettably, for too long, workers have suffered from anti-union attacks and toothless labor laws that undermined their right to form a union," Scott said. "As a historic number of Americans put their support behind labor unions, Congress has an urgent responsibility to ensure that workers can join a union and negotiate for higher pay, better benefits, and safer workplaces."

Dallas-based NewcrestImage will remain invested in Summit and will own and operate two historic hotels it recently acquired and plans to make new acquisitions in the future. The definitive contribution and purchase agreement includes 27 hotels with 3,709 guestrooms for $776.5 million, or $209,000 per key. It also includes $24.8 million for two parking structures and $20.7 million for the various financial incentives through Summit's joint venture with Singapore-based sovereign wealth fund GIC, made in 2019 to acquire hotels in the U.S. "NewcrestImage has assembled a collection of high-quality distinctive Marriott, Hilton, Hyatt, and IHG hotel properties throughout the Sun Belt region, which will be a great addition to Summit's portfolio," said Mehul Patel, NewcrestImage's managing partner and CEO. "As we will become one of Summit's largest shareholders, we have confidence in Summit as one of the industry's leading owners with a highly regarded public platform.
