STR: U.S. Hotel Performance Up In First Week Of November - 0 views

    ALL THE PERFORMANCE metrics of U.S. hotels improved in the first week of November, according to STR. However, it remains below the performance reported two years ago. Occupancy was 59.8 percent for the week ending Nov. 6, up from 58.9 percent the week before and a 13 percent drop from the same period in 2019. ADR for the first week of the month was $128.14, up from $127.70 the week before and down 3.2 percent for the same period in 2019. RevPAR increased to $76.61 from $75.28 the week before. It was reduced by 15.8 percent when compared to the same period two years ago. During the week under review, none of STR's top 25 markets recorded an occupancy increase over 2019. Norfolk/Virginia Beach came closest to its 2019 comparable, down only 5.2 percent to 59.9 percent. The largest ADR increase was reported in Miami, up 13.6 percent to $205.56, when compared to two years ago.

    U.S. WEEKLY HOTEL performance posted mixed year-over-year comparisons, while occupancy, ADR, and RevPAR declined in the second week of May over the previous week, according to STR. Meanwhile, "worsened comparisons than the week prior were expected due to normal given seasonal slowing and the negative side of the Mother's Day calendar shift," STR said. Occupancy was 65.1 percent for the week ending May 13, declined from 65.2 percent the week before and down 2 percent over the comparable week in 2022. ADR stood at $154.90, down from $157.62, and increased 3.4 percent from 2022. RevPAR came in at $100.81 in the last week, declined from $102.74 the week before and increased 1.3 percent against the same period in 2022. Among the top 25 markets, Philadelphia registered the only double-digit increase in occupancy in the second week of the month, up 13.3 percent to 73.2 percent. ADR jumped 14.5 to $189.50, while RevPAR was up 29.7 percent to $138.80. Of note, New York City, 83.7 percent, was the only major market to report occupancy above 80 percent. That level was up 3.9 percent year-over-year.

STR: Super Bowl to boost L.A. ADR and RevPAR - 0 views

    IN ANOTHER SIGN of recovery from the COVID-19 pandemic, this year's Super Bowl is expected to bring increases in hotel business to host city Los Angeles, according to STR. ADR and RevPAR are projected to reach the second-highest levels for any Super Bowl weekend on record. During the weekend of the game, Feb. 11 to 13, STR forecasts that ADR will reach $445 and RevPAR will be around $396 in the L.A. market. Occupancy is expected to hit 89 percent as fans flock in for the game. "Since July, the Los Angeles hotel market has consistently achieved monthly rates near or above pre-pandemic levels," said Blake Reiter, STR's director of custom forecasts. "Occupancy has been rapidly improving toward 2019 levels as well, but it hasn't reflected the same degree of recovery. We expect there will be, at least to a certain extent, a curtailing of occupancy because of COVID. Of course, if the NFL decides to switch venues as media reports have suggested, or implement more stringent protocols, L.A. hotel performance will certainly be among the ripple effects." Los Angeles's Super Bowl hotel occupancy is projected to outperform last year's venue, Tampa, Florida, which saw 82.4 percent occupancy when the home team, the Tampa Bay Buccaneers, defeated the Kansas City Chiefs. However, it is well below the 92.8 percent Miami saw when it hosted the game in 2020, and also is lower than what L.A. saw over the comparable weekend period in 2020, 87.7 percent.

"We are seeing that newer hotels and brands are faring better than their older counterparts as travel rebounds in many markets and segments. To help satiate our investment growth appetite, we will continue to seek best-in-class partners, such as RevPar Development and Emerge Hospitality Group, who have proven track records as credible institutional investors, developers and operators." The Moxy hotel in downtown Atlanta, will feature 181 rooms spread across 13 floors and is scheduled to open mid-2026 before the FIFA World Cup. The centrally located hotel will cater to both business and leisure travelers and will offer three food and beverage options, including a roof top bar and lounge with views of the Mercedes Benz Stadium.

For the 12 months ending June 2023, guest-paid room revenue for stays of seven consecutive nights or more totaled $8.97 billion in traditional hotels, compared to $7.39 billion in extended-stay hotels. "Traditional hotels are still accommodating more extended-stay demand than extended-stay hotels despite the latter's substantial gains in market share over the last 25 years," said Mark Skinner, partner at The Highland Group. Accommodated room nights tallied 74.3 million and 72.2 million, respectively. Nationally, extended-stay demand (ESOC) constitutes 53 percent of extended-stay hotels. In traditional hotels, ESOC is 13 percent, yet the room count is tenfold compared to extended-stay establishments, the report said.

There are 987 projects with 135,050 rooms under construction in the U.S. at the end of the third quarter, according to the U.S. Construction Pipeline Trend Report from LE. As many as 987 projects with 135,050 rooms are under construction during the period. According to LE, 2,074 projects containing 236,894 rooms will start construction in the next 12 months, up 14 percent by projects and 13 percent by rooms year-over-year, respectively. Projects in the early planning stage reached record in the third quarter, with 2,256 projects containing 257,545 rooms, a 14 percent increase by projects and 7 percent increase in rooms when compared to same period last year.

The revision is mainly due to strong gains in the second quarter and expectations of positive growth next year.     THE BAIRD/STR Hotel Stock Index fell 9.1 percent in September, according to STR. Experts said that they have concerns regarding recession and its impact on the sector. The index witnessed a sharp drop of 20.6 percent year-to-date through the first nine months of 2022. In September, the Index surpassed both the S&P 500, down 9.3 percent, and the MSCI US REIT Index, which fell 12.8 percent. The hotel brand sub-index decreased 7.7 percent from August to 8,268, while the Hotel REIT sub-index dropped 13.5 percent to 989. "September was a risk-off month for the broader market, and hotel stocks were down sharply as well. However, the Hotel REITs were modest underperformers only, while the Global Hotel Brands were slight relative outperformers," said Michael Bellisario, senior hotel research analyst and director at Baird. "Broader macroeconomic concerns continue to dominate investor sentiment and positioning, but underlying hotel fundamentals held steady throughout the month, which relatively helped the hotel stocks during a volatile time for the capital markets. Investors continue to ask about recession scenarios and downside analyses for our coverage list, which suggests a lot of the bad news is being priced into the stocks, particularly the Hotel REITs, in our opinion."
