ANOTHER ASIAN AMERICAN developer has signed on to build two properties under Choice Hotels International's upscale Cambria brand. VRL Hotels, led by Victor Patel as president, has signed on to build a Cambria in Gatlinburg and another in Pigeon Forge, Tennessee. The 140-room Cambria Hotel Gatlinburg hotel is expected to open in 2022. It will feature a rooftop bar and restaurant overlooking the tourist town in Great Smoky Mountains National Park. Local attractions include Ober Gatlinburg ski resort, the Gatlinburg SkyLift, which carries passengers 1,800 feet up to the top of Crockett Mountain, and the Gatlinburg Space Needle. Also nearby are Ripley's Aquarium of the Smokies and Haunted Adventure, the Rocky Top Sports complex, several bourbon distilleries, breweries and wineries and the Gatlinburg Convention Center. The 140-room Cambria Hotel Pigeon Forge is expected to open in 2024. Nearby attractions include Dollywood amusement park, the Southern Gospel Music Association Hall of Fame and Museum, the LeConte Center at Pigeon Forge, Titanic Museum Attraction, NASCAR SpeedPark Smoky Mountains and seasonal outdoor events throughout the year, such as Winterfest. Both hotels will have multi-function meeting and event spaces and fitness centers among other amenities.

WHITESTONE CAPITAL RECENTLY partnered with PJD Capital to purchase the 152-room Holiday Inn East Mountain in Wilkes Barre, Pennsylvania, marking the first joint venture between the two real estate companies. Whitestone Capital, a division of Whitestone Companies, is led by CEO Jay Batra, while PJD Capital is headed by CEO Prakash Datwani. The Holiday Inn East Mountain features 152 guestrooms and more than 6,000 square feet of event space, the companies said in a joint statement. "We are excited about our new partnership with PJD Capital to reposition this property into a product the Wilkes Barre community has been craving," said Batra. "We expect the transformation to happen in two phases, with the first phase starting later this year. The property will be converted to a very select class of DoubleTree Hotels. A DoubleTree in name, driven by the power of Hilton, but not a typical DoubleTree. This property will feel more like a soft brand with design centered around a community-focused, light resort feel."

Red Roof Inn Stroudsburg in Stroudsburg, Pennsylvania, is now open. The owner, 100 Park Ave LLC, led by Urvish Shah, recently invested $500,000 in renovations for the 58-room property situated near the Pocono Mountains. The pet-friendly hotel is in Stroudsburg's entertainment district, close to Shawnee Mountain Ski Area, Camelback Ski Resort, Delaware Water Gap National Recreation Area, Lafayette College, Pocono International Raceway and Jack Frost Ski Resort. Lehigh Valley International Airport is nearby. Two other Red Roof properties recently opened: Red Roof Inn Charlotte-Airport in Charlotte, North Carolina, owned by Shree Shradhaa Saburi LLC, led by Kiran Patel, and Red Roof Inn Doswell-Kings Dominion in Doswell, Virginia, owned by SJ Hotel LLC, led by Nilang Maniarah.

The Hyatt House Denver/Aurora is now open in Aurora, Colorado. It is owned by with Chattanooga based Vision Hospitality Group, led by Mitch Patel president and CEO, and BMC Investments Co., LLC. The 140-room extended-stay hotel is nearthe Anschutz Medical Campus, Children's Hospital Colorado, Rocky Mountain Regional VA Medical Center, minutes from Buckley Air Force Base, Aurora Sports Park, Aurora Reservoir and it is 17 miles from Denver International Airport. Amenities include The Commons and the Outdoor Commons social gathering areas, a fitness center and more than 1,800 square feet of meeting space. Additional services including guest laundry and complimentary grocery shopping for extended-stay guests. The property will be managed by Humanist Hospitality, the hotel management division of Vision Hospitality. "We know our property compliments the businesses in the market along with travelers looking for a hotel in the Aurora area, whether they are staying for a few days or an extended time," said General Manager Deacon Cottrell.

The Holiday Inn & Suites Atlanta Perimeter-Dunwoody opened March 24 with a ribbon cutting in Chamblee, Georgia. It is owned by Atlanta Hospitality Investment LLC, led by Mohammad Hossain as managing member, and operated by YM Hospitality led by Jay Patel as chairman and Nick Patel as CEO in Stockbridge, Georgia. A key feature of the 143-room hotel is its rooftop bar and restaurant, Spice & Sky, with a globally inspired menu from Atlanta chef, Archna Becker. The space is designed for year-round dining both inside and out, however. About 15 minutes from downtown Atlanta, nearby attractions include Murphey Candler Park, Perimeter Mall, Stone Mountain Park and LEGOLAND Discovery Center. Amenities include a heated indoor pool, a fitness center and 4,500 square feet of event space.

The Best Western Kennesaw is now open in Kennesaw, Georgia. Darren Patel is the owner and general manager of the hotel. The 59-room hotel is near the Six Flags Over Georgia waterpark, Town Center at Cobb shopping mall, Andretti Indoor Karting and Games, the Georgia Aquarium, the World of Coca-Cola museum and Truist Park, home of the Atlanta Braves baseball team. The 125-room, 5-floor extended-stay Hyatt House by NewcrestImage is near Beaverton's city hall, the 550-seat Patricia Reser Center for the Arts, the Tualatin Valley and Cooper Mountain Nature Park. Also close are corporate headquarters for Nike, Reser's Fine Foods and optics manufacturer Leupold & Stevens. Hotel amenities include a 635-sq. ft. meeting room, two indoor lounges and an outdoor patio and BBQ area. It is the first joint venture by NewcrestImage and Canterbury Hotel Group. The Hampton Inn by Hilton Blue Ridge in Blue Ridge, Georgia, is now open. It is owned by Vision Hospitality Group led by Mitch Patel as president and CEO. The 109-room hotel is in the foothills of the Blue Ridge Mountains near local breweries, wineries, eateries and specialty retail shops in the town's Historic District. Also nearby are more than 300 miles of trails, horseback riding and the Blue Ridge Scenic Railway. Hotel amenities include 1,200 square feet of meeting space and the a rooftop bar and event space.

Aiden by Best Western @ Warm Springs Hotel and Event Center is now open in Warm Springs, Georgia. The 50-acre mountain-top resort is owned by Kathy Patel. The 52-room hotel is one hour away from south of Atlanta. Nearby are the Little White House of President Franklin Roosevelt and F.D. Roosevelt State Park, the Wild Animal Safari and Full Circle Animal Sanctuary, Great Wolf Lodge, Warm Springs Vineyard and Winery and Fitzgerald Fruit Farms. The Best Western Shackleford is open in Little Rock, Arkansas, following a $1 million renovation. The 60-key hotel on Shackleford Road is owned by Rahul Patel. "The updates ensure our guests find a comfortable place to relax after days exploring our lively downtown, known for its thriving arts and music scene and a range of attractions suitable for all ages." Amenities include a renovated 24-hour fitness center, indoor swimming pool and a 700 square-foot meeting space. The vicinity offers a range of attractions including Little Rock Zoo, Wildwood Park for the Arts, Arkansas State Capitol, Big Dam Bridge, Museum of Discovery, Heifer Village and Urban Farm, Pinnacle Mountain State Park and various dining options, shopping centers, educational facilities, recreational centers and transportation hubs.

FOUR HOTELS HAVE converted to the AmeriVu brand founded in 2015 by Wisconsin hotelier Nick Rai. Amerivu is now part of Atlanta-based Hospitality Lodging Systems. The 51-room AmeriVu Inn & Suites in Cisago City, Minnesota, is a conversion from a Comfort Inn. Nearby attractions include Bloom Lake Barn wedding venue, Wild Mountain Ski Area, Trollhaugen Outdoor Recreation Area, Cedar Lake Speedway and Somerset Amphitheater. Amenities include an indoor heated pool with hot tub and is ADA accessible. "In the post-COVID environment, hotel owners don't want to work hard to recover and rebound, just so they can send bigger checks to their brand," said Doug Collins, Chairman and CEO of HLS. "Instead, more owners are deciding to work smarter - by switching to a brand that keeps hard-earned money in their pocket." In 2017, Rai opened the 40-room AmeriVu Hotel in Cumberland, Wisconsin, the 42-room AmeriVu in Prairie du Chien, Wisconsin, and two other conversions.

The eight-story, 137-room Cambria Ocean City - Bayfront, the fourth Cambria in the state, is near the city's Boardwalk and the Inlet event forums as well as other attractions like the Outlets Ocean City shopping center, Splash Mountain Water Park and Northside Park. Wankawala, who partnered with Tauhid Islam of PiNNacle Hospitality Group on the hotel, said he has confidence in the market despite the current pandemic related downturn. Work on the hotel had just been completed when the pandemic hit.

BARON HOSPITALITY, LED by president Sanjay Patel, recently acquired the Hampton Inn Birmingham/Mountain Brook in Birmingham, Alabama. The company plans a complete renovation of the 129-room property on the city's primary commercial corridor. The Hampton Inn is close to downtown Birmingham, the University of Alabama-Birmingham, Samford University and Birmingham Botanical Gardens. "Adding another Hampton Inn to our portfolio was a strategic move as part of our three-year plan, aligning with our goals for growth and setting the stage for success in the hospitality industry," said Patel. "By entering a market with high barriers to entry, you can benefit from the brand's recognition and reputation, attracting customers seeking quality accommodations. Initiating renovations to enhance the property will further differentiate it within the upper-midscale segment, making it a unique asset that stands out among competitors."

PEACHTREE GROUP, A commercial real estate investment firm with a $6.4 billion portfolio, has closed its third hotel property structured as a Delaware Statutory Trust with the acquisition of the 98-key Hilton Garden Inn in Jackson, Tennessee. The acquisition provides 1031 exchange investors the chance to reinvest proceeds from real estate sales, enjoying tax deferral benefits and maintaining a strong real estate allocation, Peachtree said in a statement. "The hotel's strategic location near healthcare and manufacturing jobs, including Ford's planned $5.6-billion Blue Oval City, along with a diverse collection of entertainment and retail destinations, establishes it as a valuable addition to our expanding portfolio of DST properties," said Tim Witt, Peachtree's president for 1031 Exchange/DST Products. Peachtree launched its DST program in August 2022 and is a top-15 sponsor in the securitized 1031 exchange marketplace, according to Mountain Dell Consulting's year-end market equity update.
