ASSOCIATIONS CALL FOR BETTER ENFORCEMENT OF L.A. SHORT-TERM RENTAL REGULATIONS - 0 views

    THE CITY OF Los Angeles is not doing enough to regulate short-term rental properties, according to AAHOA and a report from local advocacy group Better Neighbors la. Both groups say the city should do more to enforce its existing 2019 ordinance on home sharing apps such as Airbnb and Vrbo. Los Angeles' ordinance requires short-term rentals to register and sets other regulations on home sharing apps. However, the Better Neighbors report found that the city's enforcement of the ordinance has been dropping since 2022, evidenced by a 54 percent decrease in warning letters, an 85 percent decrease in fines and a 25 percent increase in non-compliant listings. "Every year we put out an annual report that gives a snapshot of how enforcement is going in the city of Los Angeles, how many short-term rentals exist, and how that's changed from the prior year. This year, we've found that non-compliance is up," Allison Kriste, a representative of Better Neighbors Los Angeles, said in an interview with the Santa Monica Mirror newspaper. "We found a high rate of non-compliance across the boards in the city of Los Angeles. In addition, we've also found that enforcement activity is down. We're identifying more non-compliant listings, as compared to last year. The city is issuing fewer warning letters, they're issuing fewer fines. They're not doing a whole lot."

U.S. hotel leisure travel revenue likely up this year to pre-pandemic levels - 0 views

    U.S. HOTEL LEISURE travel revenue is projected to rise 14 percent this year over pre-pandemic levels and business travel revenue is expected to be within 1 percent of 2019 range, according to a report by the American Hotel & Lodging Association and Kalibri Labs. However, these projections are not adjusted for infLation, and real hotel revenue recovery may take many years, a statement said. Among the top 50 U.S. markets, 80 percent are projected to see hotel leisure travel revenue exceed 2019 levels, but just 40 percent are expected reach that milestone for business travel revenue. Many urban markets are yet to recover due to their dependence on business from events and group meetings, the report said. All markets in the top 10 are likely to report increase in leisure travel revenue except New York, Washington and San Francisco. Whereas, in business travel revenue only OrLando, Las Vegas and San Diego will end up this year in green among the top 10.

Choice's Pacious addresses AAHOA rift in Leadership Series - 0 views

    In our exclusive Leadership Series interview, Pat Pacious, president and CEO of Choice Hotels International, reflects on his organization's relationship with AAHOA, his opposition to the proposed New Jersey State legislation on fair franchising and why Asian hoteliers are still important to the company. In the end, he said, it's about keeping state governments out of a dialogue that should be held between franchisers and their franchisees regarding subjects such as selling loyalty points and revenue from preferred vender programs. Pacious also discussed other key topics in the conflict between AAHOA and several large hotel companies, including Choice as well as Marriott International. Also in the interview, held at Choice's recent 67th Owner & Franchisee Convention in las Vegas, Pacious discusses topics addressed at the convention, such as Choice's recent acquisition of Radisson Hotels Americas. He also comments on the company's offering to current and future franchisees and the importance of Asian American owners. 'This is not about fair franchising' In February, Choice announced it would "pause its partnership" with AAHOA, according to an alert to AAHOA members. AAHOA said Choice's decision came in response to AAHOA's 12 Points of Fair Franchising and its public support for New Jersey Assembly Bill A1958, which would make changes to the New Jersey Franchise Practices Act. Prior to Choice's action, Marriott had announced it was withdrawing its support for AAHOA for the same reason, and both companies chose not to attend the 2023 AAHOA Conference and Trade Show in Los Angeles in early April. Other companies, including Hilton and IHG Hotels & Resorts, also did not attend.

STR: U.S. hotels' occupancy, RevPAR at second highest yearly levels - 0 views

    U.S. HOTEL PERFORMANCE rose from the previous week, while occupancy and RevPAR levels reached the second highest of the year, behind the week ending 18 March, according to STR's latest data through 22 April. Occupancy for the week ending April 22 came in at 67.2 percent, up from 64.2 percent the week before, and increased 2.3 percent than the comparable week in 2022. ADR stood at $155.76, up from $155.33 the previous week and 4.2 percent over the same period in 2022. RevPAR was $104.64, also up from $99.67 the week before and 6.6 percent rise over 2022. Among the Top 25 Markets, Chicago posted the highest year-over-year increases in each of the key performance metrics: occupancy rose 23.9 percent to 72.2 percent, while ADR increased 29.6 per cent to $174.71. RevPAR also rose 60.6 percent to $126.13. Notably, New York City (82.1 percent) and las Vegas (80.8 percent) were the only two markets to report occupancy above 80 percent.

    U.S. HOTEL PERFORMANCE showed mixed results from the previous week, according to STR's latest data through the end of April. However, it remained up year over year. According to STR, occupancy stood at 66.6 percent for the week ending April 29, down from 67.2 percent the week before and increased 0.1 percent over the comparable week in 2022. ADR came in at $156.14, up from $155.76 the week before, and rose 5.5 percent from 2022. RevPAR was $104.01 in the last week, down from $104.64 the week before and increased 5.6 percent against the same period in 2022. Among the Top 25 Markets, Boston registered the highest year-over-year increase in occupancy in the fourth week of the month, up 15.3 percent to 75.6 per cent. Meanwhile, New York City (87.8 percent), las Vegas (81.5 percent), and San Francisco (81.1 percent) were the only three markets to post occupancy above 80 percent.

    NEWCRESTIMAGE RECENTLY ACQUIRED the TownePlace Suites by Marriott Dallas las Colinas in Irving, Texas. It is the most recent acquisition for the Dallas-based investment firm led by Mehul Patel as managing partner and CEO, and the company plans to fully renovate the property, which opened in 1998 and was last renovated in 2014. The 3-floor, 135-suite property offers three types of guestroom: studio, one-bedroom, and two bedroom, according to NewcrestImage. It is near two major airports, Dallas Fort Worth International Airport and Love Field, and two major convention centers, the Irving Convention Center and the Gaylord Texan Convention Center. Amenities at the hotel include a fitness center and an outdoor pool. "This extended-stay property is in the heart of a high-traffic corridor that's a popular destination for both corporate and leisure travelers," Patel said. The acquisition of the TownePlace Suites is important to Marriott, said Loren Nalewanski, the company's vice president franchising for the Element, Residence Inn, Fairfield, TownePlace and SpringHill Suites brands. "Our industry is built on strong partnerships between brands and owners," Nalewanski said. "This acquisition enhances the long, valued, and successful partnership between Marriott and NewcrestImage, which has owned and operated 30 Marriott-branded properties since 2013."

Hotel occupancy, ADR, and RevPAR improved compared to the previous week. Occupancy increased to 54.2 percent for the week ending Dec. 2, up from the prior week's 49.4 percent, reflecting a year-over-year decrease of 1.6 percent. ADR rose to $144.88, compared to the previous week's $138.29, showing a 0.8percent uptick from the prior year. RevPAR also rose to $78.54, compared to the prior week's $68.32, marking a 0.8 percent decrease from the corresponding period in 2022. Among the top 25 markets, New York City saw the largest year-over-year increases in occupancy, rising by 6.8 percent to 83.5 percent, and RevPAR surged by 17.2 percent to $319.18. las Vegas recorded the highest ADR increase, rising by 11.2 percent to $232.94.

Wyndham's 'Women Own the Room' helps women to own hotels - 0 views

    MARCH IS WOMEN'S History Month, a time to focus attention on women's role in business and society. It also is the second month for Wyndham Hotels & Resorts' new "Women Own the Room" program that aims to open the door for more women to achieve hotel ownership. Two of the first participants in the program are Trusha Patel, founder and CEO of Platinum Holdings in Austin, Texas, and Neha Jadhav of Chantilly, Virginia, founder of Luminous Hotel Management. Both women are opening dual-brand la Quinta and Hawthorn Suites hotels with assistance from WOTR assistance. Correcting an imbalance Wyndham launched WOTR in January in an effort to overcome the common barriers women face in developing, opening and running their own hotel. The program provides assistance with financial solutions, personalized operational support and networking and educational opportunities. Programs such as WOTR are needed to counter hospitality industry data that shows women are significantly underrepresented in hotel ownership, real estate, and investment funding roles, Wyndham said in a press release. The company cited the most recent annual report from the Castell Project, a nonprofit focused on promoting women in the industry, that found that while there are more women in the hospitality industry they still lag behind in leadership roles.

Choice Hotels convention focuses on franchisees - 0 views

In keeping with that theme, in a press conference at the convention, corporate leadership for Choice said they are working with AAHOA on ways to implement the association's recently updated 12 Points of Fair Franchising. More than 5,200 people attended the conference, including franchisees and their families. Other news from the event includes the announcement of a new program to promote women ownership of hotels and the hiring of two new franchise development directors. "GO" was the theme of the convention, in recognition of the struggles Choice's franchisees have faced over the past three years of pandemic and economic downturn. The company overcame those challenges, driving new business, advocating for government aid and reducing operating costs for franchisees, said Patrick Pacious, Choice's president and CEO. It also surpassed 2019 system-wide performance levels.

Banyan sells Kimpton Hotel in Fort Lauderdale, FL - 0 views

    BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

    U.S. HOTEL PERFORMANCE fell slightly in the first week of February from the week before, according to STR. Occupancy was 55.3 percent for the week ending Feb. 4, down from 56.3 percent the week before and decreased 7.3 percent from 2019. ADR was $145.35 during the week, increased from $142.66 the week before and up 13.9 percent from three years ago. RevPAR reached $80.45 in the first week, slightly up from $80.32 the week before and up 5.6 percent from January 2019. None of STR's top 25 markets saw an occupancy increase during the week. Las Vegas came closest to its 2019 occupancy at 78.2 percent, down 1.4 percent. It also reported the highest ADR, up 79.5 percent to $221.38 and RevPAR, up 76.9 percent to $173.20, over 2019 mainly due to Design & Construction Week 2023 and the NFL Pro Bowl Games.

HIE damaged by Hurricane Ida reopens near New Orleans, LA - Asian Hospitality - 0 views

    THE HOLIDAY INN Express in LaPLace, Louisiana, reopened on Jan. 17, after the owner, QHotels Management in LaPLace led by Vimal Patel, completed $5 million in repairs to damage form Hurricane Ida in September. The repairs were slowed by his insurance company's failure to pay for the work in a timely manner, Patel said. The situation also is affecting Patel's ability to repair and reopen other properties in the area. "We had to use our own line of credit, to finish the hotel," Patel said. "Five more hotels to go. They are still a work in progress. A couple of hotels will open probably next month and then a couple probably will open in sometime in April. And the Last hotel will probably take some time, so maybe May or June before we can open it up." The 91-room Holiday Inn Express is near Cajun Pride Swamp Tours, The Choice Hall, YMC EVENTS Venue and the Dream Event Center.

Occupancy was 64.2 percent for the week ending Feb. 25, up from 60.8 percent from the third week of February and 1.5 percent below the comparable week in 2019. ADR reached $156.51, up from $156.10 the week before and 22.2 percent over the same month in 2019. RevPAR stood at $100.43, up from $87.21 the previous week and 20.3 percent rise over 2019. The U.S. weekly occupancy level was the highest since the week ending Nov. 19, 2022, the STR data showed. Among the Top 25 Markets, Orlando saw the highest occupancy increase over 2019, up 6.2 percent to 86.9 percent, while las Vegas reported the highest ADR, up 49.5 percent to $186.96 and RevPAR rose 51.8 percent to $148.61 over 2019.

    REFLECTING THE NORMAL ebb and flow of spring break season, U.S. hotel performance has decreased in the fourth week of March from the week before, according to STR. Chicago and Phoenix saw rises in occupancy. Occupancy was 64.9 percent for the week ending March 25, down from 67.6 percent the week before and 0.6 percent down than the comparable week in 2002 and 6.3 percent down the comparable week in 2019. ADR was $158.61, down from $167.04 the week before, up 4.7 percent from last year and up 19.5 percent from 2019. RevPAR stood at $102.98 in the last week, down from $112.89 the week before and increased 4.1 percent and 12 percent against the same month in 2022 and 2019. Among the top 25 markets, Chicago saw the highest year-over-year increase in occupancy in the fourth week of the month, up 12.2 percent to 63.4 percent, while Phoenix witnessed the only occupancy lift over 2019, up 3.1 percent to 81.5 percent. Washington, D.C., reported the most substantial ADR, up 20.9 percent to $194.18, while RevPAR increased 33.4 percent to $139.83 year-over-year. las Vegas reported the highest growths in the measuring of ADR, up 42.7 percent to $187.21, and RevPAR, which increased 31.5 percent to $148.86 percent, against 2019.

'She Has a Deal' announces pitch competition finalists for 2023 - 0 views

    OFFICIALS OF THE "She Has a Deal" annual hotel investment pitch contest announced the five teams selected to advance to the final round of SHaDPitch 2023. The competition allows early career women to compete for the prize of $50,000 of equity in SHaD's Prosperity Fund I, following the conclusion of a virtual, preliminary round of pitching, SHaD said in a statement. SHaD 2023 will be held at the new Marriott Headquarters in Bethesda, Maryland, on April 27 to 28. According to the statement, the goal of SHaD is to increase the number of women owning and developing hotels. It provides participants with the ability to source, analyse, raise capital and close hotel real estate investment deals. During the preliminary judging round, eight teams comprising 15 participants pitched their hotel investment acquisition or development projects live on Zoom to a judging panel of hotel business executives, entrepreneurs, and investors. The judges evaluated and selected the following five teams: Sydney Young and Rachel Nicholson with SpartanStone, graduates of Michigan State University, pitching a la Quinta Inn & Suites in Lewisville, Texas. Chandler Williamson with Chanders Core Commitment, graduate of North Carolina Central University, pitching a Hilton Garden Inn in Raleigh/Durham, North Carolina. Isabella Suffredini, Veronica Lewis and Alexandra Neoman with CROWN, graduates of Cornell University, pitching a TownePlace Suites in Houston, Texas.
