    DALLAS-BASED NEWCRESTIMAGE formed a joint venture with Dabu Hotels, and Countrywide Hospitality to acquire the 130-room Best Western Plus at Lake Powell in Page, Arizona, operated by Terrapin Hospitality, a statement said. The company said that the Arizona property is located in a leisure destination area that is visited by more than 4.5 million visitors. Nearby attractions are the Grand Canyon, Lake Powell, Monument Valley, Glen Canyon Dam, Antelope Canyon, and Horseshoe Bend, the statement added. "This hotel is a key stop for travelers who are making the 'grand circle' tour of western national parks such as Zion Park and Bryce National Park," said Mehul Patel, managing partner and CEO of NewcrestImage. "We are always looking to acquire well-positioned properties such as this one, and we are excited to partner with strong investment partners like Dabu Hotels and Countrywide Hospitality."

STR: Hotel performance in week of Oct. 1 drops due to Rosh Hashanah - 0 views

    U.S. HOTEL PERFORMANCE dropped in the fifth week of September as expected with the Rosh Hashanah holiday, according to STR. ADR and RevPAR were up during the week when compared to 2019, but occupancy was down. Occupancy was 66.4 percent for the week ending Oct. 1, down from 70 percent the week before and decreased 2.4 percent from 2019. ADR was $149.71 for the week, dropped from $157.99 the week before and increased 15.7 percent from three years ago. RevPAR reached $99.36 during the week, down from $110.60 the week before and up 12.9 percent from 2019. According to STR, there was demand shifts in the southeast region due to Hurricane Ian besides the Rosh Hashanah impact on business travel and groups.

Vision Hospitality breaks ground on Embassy Suites in Chattanooga, TN - 0 views

    VISION HOSPITALITY GROUP recently broke ground on its Embassy Suites by Hilton in Chattanooga, Tennessee. The seven-story 184-suite Embassy Suites will be developed for $54 million and includes rooftop and street-level bars and a coffee area in an open lobby. The project also includes a leasable restaurant space and 5,000 total square feet of meeting space, Vision said in a statement. Vision said it will bring an economic boost to the destination with more than 100 jobs ranging from senior management positions, guest service agents, housekeepers and others. With a construction timeline of approximately two years led by Humphreys and Associates Contractors, LLC, the hotel is expected to open in the summer of 2025. "We are thrilled to begin construction on this project in our hometown of Chattanooga, just steps from our company headquarters," said Mitch Patel, Vision's president and CEO. "This project is our first Embassy Suites hotel, and we know the brand's value-added services are a perfect fit for this location welcoming both corporate and leisure travelers." Embassy Suites by Hilton, one of Hilton's 19 brands. Amenities will include a fitness center and an evening reception. Embassy Suites by Hilton has more than 260 open hotels, with 42 properties under development. The Embassy Suites Chattanooga is one among 15 projects in Vision's development pipeline expected to open in the next two years. The company's portfolio comprises 16 properties in Greater Chattanooga and 41 nationwide, the statement added.

The company took over operations at the 175-room upscale hotel and the management will be provided by Aimbridge Hospitality. In January, NewcrestImage and Aimbridge contracted for Aimbridge for management services and NewcrestImage became a minority shareholder in the management company.     THE BAIRD/STR HOTEL Stock Index dropped in June for the second consecutive month. The index dropped for the first time, after rising continuously for five months, in May. Baird/STR recorded a sharp fall of 19.3 percent in June, according to STR. The index dropped 5.8 percent in May. It went up 0.7 percent during April. It increased 2.2 percent in March after rising 4.1 percent in February. The index decreased 21.6 percent during the first six months of 2022. The Baird/STR Index fell behind both the S&P 500, dropped 8.4 percent from May and the MSCI US REIT Index, down 7.9 percent respectively during June. The hotel brand sub-index fell 19.3 percent from May, while the Hotel REIT sub-index dipped 19.5 percent during the month. "Hotel stocks continued on their downward trajectory in June and were significant relative under-performers as investors began to factor in an increasing likelihood of an impending recession," said Michael Bellisario, senior hotel research analyst and director at Baird. "While the upcoming summer travel months are expected to be strong, investors are looking beyond the near-term fundamental strength to a period when demand and ADR growth are likely to moderate, which is supported by the many macroeconomic indicators that are flashing signs of broader slowing."

The scholarship grants financial assistance to individuals associated with Best Western Hotels & Resorts. The four winners are Alexis Heichman of Eagle, Ashley Hernandez, of Patterson, and Phoenix residents Katerina Rose Levendi and Kayla McMahon, the group said in a statement. They will receive $12,000 as part of funding. Heichman will begin her journalism studies at Arizona State University this fall. She wants to be a travel, cultural or sports correspondent. Hernandez will continue her bachelor's degree studies in hotel and hospitality management. She is currently the general manager of the Best Western Plus Villa Del Lago Inn. Levendi now studies business at Paradise Valley Community College and wants to become a human resources manager. McMahon will start studying business administration and management at Arizona State University this fall. Her career interests is in family law and business. The scholarship is given to member hoteliers or their children, hotel staff or their children, and corporate associates or their children, the statement added.

Amenities at the hotel include a fitness center and an outdoor pool. "This extended-stay property is in the heart of a high-traffic corridor that's a popular destination for both corporate and leisure travelers," Patel said. The acquisition of the TownePlace Suites is important to Marriott, said Loren Nalewanski, the company's vice president franchising for the Element, Residence Inn, Fairfield, TownePlace and SpringHill Suites brands. "Our industry is built on strong partnerships between brands and owners," Nalewanski said. "This acquisition enhances the long, valued, and successful partnership between Marriott and NewcrestImage, which has owned and operated 30 Marriott-branded properties since 2013."

CBRE: U.S. hotel demand declines slightly in Q3 - 0 views

    U.S. HOTEL DEMAND declined by 0.5 percent year over year in the third quarter of 2023, according to CBRE. Simultaneously, there was a matching 0.5 percent increase in supply. The combined effect of these factors led to a 1 percent decrease in occupancy. ADR increased by 0.6 percent during the quarter, marking the slowest improvement since the pandemic recovery began 10 quarters ago, the CBRE data revealed. RevPAR decreased by 0.3 percent, as a modest decline in occupancy was partially offset by the rise in ADR. Despite sustained consumer spending, hotel demand and pricing power in Q3 were hampered by competition from alternative lodging sources like short-term rentals and cruise lines, along with an uptick in outbound international travel. According to the report, hotel wage growth in September outpaced the national average of 4.3 percent, registering at 4.7 percent, but declined from 7 percent at year-end 2022. Average hourly hotel wages fell nearly $10 below the national average, suggesting ongoing pressure for wage increases.

Social distancing regulations forced operators to be creative in the way they served food and beverages to guests. Rising wage rates and sharp increases in the cost of food and beverage products compelled hotel managers to find ways to control costs. The inability of hotels to attract employees to fill the positions eliminated during the recession required creative solutions to improve productivity and offer more with less. These factors resulted in the following hotel food and beverage trends during the subsequent recovery period: The increased offering of kiosks and grab-and-go venues The closing of traditional three-meal-a-day restaurants A reduction in the menus, number of seats, and hours of remaining F&B venues Reductions in in-room dining and mini-bar service The conversion of food and beverage space to other revenue generating purposes To learn how these recent changes in hotel food and beverage operations have impacted revenues and expenses, we have analyzed the operating statements of 2,500 U.S. full-service, resort, and convention hotels that participated in CBRE's annual Trends in the Hotel Industry in 2021 and 2022. In 2022, these 2,500 properties averaged 285 rooms in size, and achieved an occupancy of 64.7 percent, along with an ADR of $225.60. To provide more current information, we also relied on the monthly operating statements of 1,200 properties during the period January through June of 2023.

CBRE revises 2022 forecast again after strong first quarter - 0 views

    A STRONG PERFORMANCE by U.S. hotels during the first quarter of 2022, along with other factors, are leading CBRE Hotels Research to raise its forecast for the rest of the year. The research firm now expects a full recovery in ADR in 2022 and in demand and RevPAR in 2023. First quarter RevPAR reached $72.20, up 61 percent from year earlier, despite a surge from the COVID-19 omicron variant, according to CBRE. RevPAR growth was driven by a 39 percent increase in ADR and a 16 percent increase in occupancy. ADR was 5 percent ahead of 2019's levels, marking the third consecutive quarter in which levels exceed the same period in 2019. These rising rates demonstrate that travelers aren't price-sensitive in many peak-demand markets.
