UK-BASED SHIVA HOTELS, led by founder and CEO Rishi Sachdev, recently secured $372 million, or £300 million, to renovate its five-star luxury hotel, The BoTree in Marylebone, London. The 199-room hotel, built for £375 million and opened in 2023, is part of Shiva Hotels' Place III Hotels brand. London-based BlueWater Capital provided a £170 million senior loan, while NorthWall Capital provided a £140 million secured facility, Shiva Hotels said in a statement. Sachdev said investors were drawn to the hotel's prime Marylebone location and its "future potential." "[That], coupled with the hotel sector's continued growth, saw us generate interest from a deep pool of funders keen to support us on this transaction," he said. "We have remained patient, however, and have chosen two like-minded counterparties with the track record and expertise to support us on the next stage of our journey."

VISION HOSPITALITY GROUP has broken ground on the upscale AC Hotel Atlanta Perimeter Center in Atlanta. The 156-room hotel is expected to open in 2021. Chattanooga, Tennessee-based Vision Hospitality is led by Mitch Patel, president and CEO. AC Hotel Atlanta Perimeter Center will feature the first rooftop bar in Atlanta's Perimeter Center area. The hotel's library will provide novels for guests and the AC Lounge will be available for work and social gatherings. The hotel also will display a curated collection of art. Nearby are Perimeter Center Mall and offices for State Farm, UPS, The Atlanta Journal-Constitution newspaper and Mercedes Benz USA. Vision Hospitality has 10 hotels in the Atlanta metro area, including the recently refinanced 115-room Marriott Courtyard Duluth Sugarloaf in Duluth, Georgia, and the SpringHill Suites Downtown Atlanta. "The concept behind the AC Hotel Atlanta Perimeter Center is simple but powerful - edit away the unnecessary to allow guests to focus on what is most important to them," Patel said. "I am especially excited to introduce the rooftop bar, which will feature expansive views of Perimeter Center, Buckhead and Midtown."

CHOICE HOTELS INTERNATIONAL is working with Bridge, a digital lending platform, to offer financing options to new and existing owners. Choice hoteliers can request a commercial loan in 10 minutes through a dedicated landing page on the Bridge platform, which streamlines the loan search process. Aspiring hoteliers, often facing financial challenges due to limited industry exposure, and existing owners seeking refinancing or new loans can access the Bridge platform, the companies said in a joint statement. "This collaboration is a win-win for Choice and its hotel owners," said Dominic Dragisich, Choice's executive vice president for operations and chief global brand officer. "Helping our hoteliers obtain and optimize financing for their properties is a high priority, and this agreement with Bridge will provide them with access to competitive loan offerings through an easy-to-use online interface."

PEACHTREE GROUP RECENTLY issued a $40-million retroactive Commercial Property Assessed Clean Energy loan to BLG San Diego LLC for the newly opened 147-room AC Hotel San Diego Downtown Gaslamp Quarter. The proceeds enabled BLG to reduce its senior loan with California-based Preferred Bank and E.Sun Commercial Bank to under $20 million, thereby mitigating the banks' exposure, Peachtree said in a statement. "This innovative capital structure significantly alleviated the immediate financial pressures, enabling the hotel to establish a solid cash flow foundation during its initial years of operation," said Greg Friedman, managing principal and CEO, Peachtree Group. Peachtree is led by Friedman, with Jatin Desai as managing principal and chief financial officer, and Mitul Patel as principal.
