Report: U.S. extended-stay hotel performance up in first quarter - 0 views

    REVPAR FOR U.S extended-stay economy, mid-scale and upscale segments is recovering back to pre-pandemic levels, according to a report from consulting firm The Highland Group. Total extended-stay hotel occupancy is very close to the first quarter levels reported in 2016 and 2017 but below its peak years since 2015. "Overall, first quarter extended-stay hotel ADR was the highest ever reported in 2023 and all three segments have more than fully recovered their 2019 nominal ADR values," the report said. In its "2023 First Quarter U.S. Extended-Stay Hotels Report," Highland said the economy and mid-price extended-stay hotels made considerable gains in RevPAR relative to corresponding classes of all hotels between 2019 and 2023. Due to high concentration of rooms in urban markets, upscale extended-stay hotels have seen RevPAR decline slightly relative to all upscale class hotels. However, the gap is expected to narrow as urban markets make a full recovery, the report noted. "Rising interest rates and construction costs, as well as tightening loan underwriting, means extended-stay supply growth should be relatively low nationally for two to three years. Assuming the overall hotel industry does not endure a correction, extended-stay hotels should set more new performance records during the near term at least," says Mark Skinner, partner at The Highland Group.

STR: RevPAR reaches an all-time high in the fourth week of July - 0 views

    ALL PERFORMANCE METRICS of U.S. hotels improved in the fourth week of July and RevPAR reached an all-time high on a nominal basis during the week, according to STR. Occupancy was the highest since early August 2019 in the week. Occupancy was 72.8 percent for the week ending July 23, up from 72 percent the week before and dropped 6 percent from 2019. ADR was $158.79 for the week, up from $157.23 the week before and increased 16.4 percent from three years ago. RevPAR reached $115.59 during the week, up from $113.28 the week before and increased 9.3 percent from 2019. Among STR's top 25 markets, Orlando reported the only occupancy increase, up 2.2 percent to 81.8 percent, over 2019. San Diego (87.1 percent) led the markets in absolute occupancy during the week, followed by Oahu Island (86.2 percent) and Seattle (85.7 percent). San Diego also posted the largest ADR gain, increased 40.5 percent to $286.50, over 2019.

    THE DEMAND PREMIUM that extended-stay hotels have experienced over the past two years compared to other types of hotels is beginning to ebb, according to consulting firm The Highland Group. Also, ADR growth decelerated for the fourth consecutive month in July but remains higher than any other period before 2021. The overall hotel industry revenue recovery is now only one half a point greater than extended-stay hotels, according to the US Extended-Stay Hotels Bulletin: July 2022 report by the Highland Group. According to STR, all hotel room revenue was up 12.1 percent in July this year compared to last year. "For the first time in more than two years all three extended-stay segments reported a monthly decline in demand compared to the previous year. Demand declines in economy and mid-price segments, which were less than corresponding falls for all hotels in the same rate categories, are mainly correlated to strong growth in ADR. The upscale segment's demand decline is correlated to both increasing ADR and the contraction in supply," the report said.

    ABOUT 78 PERCENT of global travelers place high quality service above all else when booking a hotel, according to a global survey by IHG Hotels & Resorts' voco hotels. Cleanliness and other basic needs also rank highly, but the way hotel staff approach guests during their stay is very important, and travelers want to feel comfortable, both physically and in themselves. "Just like travel has changed, consumers expectations have too," said Will Yell, VP luxury and upscale conversion and affiliate brands at IHG. "With nearly half of travelers stating they want to be valued as an individual, a one-size-fits-all approach to hotel service no longer resonates with travelers." Travelers also are ready to reconnect post-pandemic, with six out of 10 craving connection, interaction and/or conversation more during their travels, compared to pre-pandemic, the survey said. That leads them to want more connection with hotel staff. "As many as 65 percent of travelers think hotel staff should act in a friendly manner towards guests and half said they want to be able to talk to staff and vice versa in a friendly, conversational manner, rather than overly formal or personal. Nearly half (48 percent) of travelers agree that a friendly, approachable, and personalized experience is more important than ever following the pandemic," the survey said.

NJ law would require new hotel owners to retain employees - 0 views

    THE NEW JERSEY legislature has passed legislation that will place new requirements regarding employees when a hotel changes hands. Hospitality and business associations are objecting to the law, saying it will hinder hotels' recovering in the state. Assembly Bill 6246 will, among other things, require new owners of a hotel to keep all employees on staff for at least 90 days after the purchase without reducing their wages or benefits. The bills also would require the previous owners to provide a list of all employees' names, addresses, hiring dates, phone numbers, wage rates and employment classifications at least 30 days before the change in control, according to the legislation. It also sets terms for how the new owners can reduce staff if necessary during the retention period as well as how violations of the law should be addressed. The proposed law is well intended, but flawed, Ray Cantor, vice president of government affairs for the New Jersey Business & Industry Association told Center Square newspaper.

    A TOTAL OF 8,000 attendees gathered at the Los Angeles Convention Center for the 2023 AAHOA Convention & Trade Show saw more than 20 education sessions, 500 exhibiting companies, keynote speakers and four networking events, including the Welcome Reception at the world-famous LA Coliseum. The conference broke various records from AAHOA's 34-year history, AAHOA said in a statement. AAHOACON23 culminated in a gala event in the form of AAHOA Awards, celebrating excellence in the field of hospitality. However, several large hotel companies boycotted AAHOACON23 over AAHOA's support for franchising reform. "With a record level of booth sales for the trade show, it was the largest trade show in AAHOA's 34-year history, and a 22 percent increase over 2022," AAHOA said. "There were nearly 520 total exhibiting companies, the second largest exhibitor total in AAHOACON history," it said. Now past AAHOA Chairman Neal Patel officially turned over the reins to his successor, Florida hotelier Bharat Patel. According to AAHOA, the AAHOACON23 Trade Show was sold out, and a wait list was created - the first time ever in AAHOA history. The event also generated a very strong number of first-time exhibitors, 167, which is the second-largest number of first-time exhibitors in AAHOA history, AAHOA said. "The exhibit sales team achieved a new record in exhibit booth sales for AAHOACON24. A total of 170 exhibitors have rebooked and will return for AAHOACON24 in Orlando next year. This number represents more than 40 percent of the show floor space and 100 percent of all exhibiting hotel brands rebooked for AAHOACON24," the statement added. "The adjectives and praise to describe AAHOACON23 and our remarkable AAHOA Team keep pouring in," said Laura Lee Blake, AAHOA president and CEO. Plandai will become the parent company to EV Hotel, founded by Ken Patel, for the purposes of going public. Before closing the agreement, both parties must complete independent financial audits, a third-party valuation of EV Hotel Corp. and the company completing corporate actions with the Secretary of State of Nevada, according to EV Hotel. Trading regulatory organization FINRA will change Plandai's name and trading symbol, along with implementing a reverse split of the company's common stock, with management plans at 100:1. Upon closing, Plandai will acquire all of the authorized stock and assets in EV Hotel in exchange for common stock and Patel will acquire all of the company's Series "A" Preferred stock, resulting in a change of control.
