    THE LEISURE AND hospitality sector saw some job growth in December, according to the Bureau of Labor Statistics' December employment report. Not enough, however, according to the U.S. Travel Association, meaning more federal aid is needed. The sector added 53,000 jobs during the month, according to the BLS data. The overall economy added 199,000 jobs. "Leisure and hospitality has added 2.6 million jobs in 2021, but employment in the industry is down by 1.2 million, or 7.2 percent, since February 2020," the report said. "Employment in food services and drinking places rose by 43,000 in December but is down by 653,000 since February 2020." However, the report indicates that the recovery is uneven, said Tori Emerson Barnes, USTA's executive vice president of public affairs and policy, in a statement. December's performance was the second-worst since January 2021, she said. "The small gains made are not enough to propel the sector toward a larger recovery, as more than 7 percent of all L&H jobs remain lost compared to just 2 percent for the rest of the U.S. economy," Barnes said. "As the spread of the omicron variant continues to impact travel, there remains a pressing need for Congress to provide additional federal relief and stabilizing policies that will enable the return of business travel, professional meetings and events, and international inbound travel."

Peachtree Group launches 1031 exchange - 0 views

    PEACHTREE GROUP, THE newly formed affiliate of Peachtree Hotel Group created last week to handle its real estate investments, is launching its first initiative, the 1031 Exchange Delaware Statutory Trust program. The company also selected Tim Witt as president over the new program. A DST is a single-purpose entity qualified for Section 1031 real estate exchanges, according to Peachtree. It allows investors to exchange replacement properties without incurring taxable gain on the sale of previously owned assets. Peachtree's 1031 Exchange DST program will invest in institutional-grade hotels in the U.S. through Peachtree Hospitality Management, another division of Peachtree, is expected to operate any properties acquired as part of the exchange. "As we expand our array of high-quality, diversified investment strategies, we wanted to create 1031 Exchange DSTs to provide tax deferral strategies in the hospitality sector," said Greg Friedman, Peachtree's CEO and managing principal. "We anticipate significant growth and appreciation in the hospitality sector, driving values above pre-pandemic levels. Also, real estate offers an excellent alternative investment channel for those seeking an inflation hedge. We strongly believe hospitality is the most investable asset in the market today, and we anticipate being able to achieve outsized returns."

    THE U.S. IS expected to lift its requirement for pre-departure COVID testing by international travelers bound for the country. Travel industry organizations that have been lobbying for ending the test requirement welcomed the decision announced on Friday. Beginning Sunday, fully vaccinated travelers will no longer have to test negative before entering the U.S., according to media reports. After learning of the plan to lift the testing requirement, the U.S. Travel Association, which last month met with White House officials, along with Airlines for America, to make their case against the pre-departure testing said in a statement that the decision was expected to add 5.4 million visitors to U.S. and $9 billion in travel spending through remainder of 2022. "Today marks another huge step forward for the recovery of inbound air travel and the return of international travel to the U.S. The Biden administration is to be commended for this action, which will welcome back visitors from around the world and accelerate the recovery of the U.S. travel industry," said Roger Dow, USTA president and CEO. "International inbound travel is vitally important to businesses and workers across the country who have struggled to regain losses from this valuable sector. More than half of international travelers in a recent survey pointed to the pre-departure testing requirement as a major deterrent for inbound travel to the U.S."

However, the leisure and hospitality sector saw some of the slowest growth in job creation. After spiking to 14.7 percent in April 2020 following business closures across the country due to COVID-19, unemployment has declined steadily and is now just a hair above its 3.5 percent rate before the pandemic, the latest jobs report indicates. The number of unemployed people was at 5.9 million in April, not far from where it was in February 2020, new data showed.

    The Restoring Brand USA Act took another step toward passage, clearing the U.S. House Committee on Energy and Commerce. The bill would renew the program aimed at promoting international travel to the U.S. Brand USA has generated $56 billion to the U.S. economy since 2013 and supported more than 45,000 jobs each year, according to Rep. Gus Bilirakis of Florida, a sponsor of the bill. The program is funded by international visitors and private contributions, and the decline in international travel during the COVID-19 pandemic has led to a loss of that funding, Bilirakis said. The bill would direct the Treasury Department to allow this program to access critical resources, funded by foreign traveler visa fees, for the next few years. "The travel and tourism industry was one of the hardest hit sectors during the pandemic. As we seek to restore our way of life and fully recover, we cannot overlook the work that must be done to renew this powerful engine of economic growth for communities across the nation," Bilirakis said. Stonehill completes $1.2 billion investments in 2022 - 0 views

    COMMERCIAL REAL ESTATE direct lender and Peachtree Group affiliate, Stonehill, completed $1.2 billion in investments in 2022. Most were through loan originations and commercial property assessed clean energy financing primarily in the hospitality and retail sectors, a statement said. The investment includes $813 million in loans and $163 million as CPACE financing and the remaining $269 million was distributed across the industrial, land, mixed-use, multifamily, office and senior living real estate sectors, the company said. Stonehill said that its 2023 target is $1.5 billion and expects to invest $300 million in the first quarter. "Economic volatility coupled with uncertainty surrounding interest rates has severely decreased overall financing availability with capital providers. However, Stonehill not requiring capital markets execution has allowed it to remain active and to fill the gap in lending supply," said Mat Crosswy, Stonehill president and principal. In May 2022, Stonehill formed Stonehill CRE with Daniel Siegel as president to expand its commercial lending business. It focuses on heavy transitional assets and sectors of the credit market that are traditionally undersupplied. "We have spent years working on our capital formation, specifically so that we can be active and grab market share during periods of economic uncertainty. Also, by building our CPACE division in 2019, which completed $235 million in CPACE financing for the year, and now with Stonehill CRE, we are better positioned to provide lending solutions to a multitude of the market's current inefficiencies," said Crosswy.

According to PwC report, continued demand recovery will result in an occupancy of 61.7 percent next year and ADR will see an increase of 5.9 percent. 80% of U.S. Travelers Prefer Automated Hotel Tech: Survey - 0 views

    APPROXIMATELY THREE OUT of four travelers agree that Americans are prioritizing travel more in 2024 and prefer a digital, self-service experience for their hotel stays, according to a recent survey by Mews, a hospitality cloud provider. Nearly 80 percent of U.S. travelers favor hotels with fully automated front desks or self-service kiosks, and more than 40 percent prefer checking in via a hotel's website, app, or digital kiosk. "Trends in hospitality are ever-changing but we're seeing indicators that people are prioritizing travel again," said Richard Valtr, Mews's founder. "While we're seeing some softness in mid-market and select service hotels, the luxury sector seems resilient. Guests visiting luxury properties are spending more on bucket list trips and staying for longer." The poll of 2,000 people, evenly split between travelers and hotel workers, revealed that hotel workers anticipate an increase in guest use of technology during travel. A quarter of them expect guests to check in more frequently via hotel websites, apps, or digital kiosks compared to previous years.

Their franchisees have begun incorporating EV charging infrastructures into their properties. "This is backed by our observation of guests using EVC filters on the IHG One Rewards mobile app and website. Our integrated EV-charger search filter within the IHG One Rewards mobile app allows travelers to easily find properties with EV charging capabilities, empowering them to plan their journeys conveniently and confidently."

It is the sixth hotel added to the Independent Collection by owner Ray Patel of Charlotte. The 126-room hotel is near Charlotte Douglas International Airport, The Billy Graham Library, the NASCAR Hall of Fame and the Levine Museum of the New South, according to Magnuson.     REPRESENTATIVES OF THE U.S. hospitality industry recently rejected the New York City Council's revisions to the proposed hotel licensing bill, which include a new licensing structure, direct employment of housekeeping and maintenance staff, and a ban on subcontracting key operations. The American Hotel & Lodging Association and the Hotel Association of New York City objected to the amendments, warning of potential closures and layoffs in the city's hotel sector. The bill, known as the Hotel Safety Act, originally proposed by Councilwoman Julie Menin on July 18 and revised on Aug. 2, seeks to introduce staffing and operational mandates that AHLA considers unnecessary. "The city council's discussions regarding the Hotel Safety Act continue to exclude those who will be most affected by the legislation-hotel owners, management companies, sub-contractors and tens of thousands of hotel workers," said Kevin Carey, AHLA's interim president and CEO. "It is imperative that all stakeholders have a real seat at the table. If this is a matter of public safety and crime, as has been claimed by Councilwoman Menin and the bill's proponents, let's review the facts and statistics to see what picture they paint."

    THE BAIRD/STR Hotel Stock Index jumped 15.8 percent in October, according to STR. There were no signs of slowing as U.S. demand continued to strengthen during the month. The index decreased 8 percent year-to-date through the first ten months of 2022. The index fell 9.1 percent in September. In October, the index outgrew both the S&P 500, up 8 percent and the MSCI US REIT Index, increased 4.7 percent. The hotel brand sub-index increased 14.4 percent from September to 9,458, while the hotel REIT sub-index grew 20.6 percent to 1,193. "October was a strong rebound month for hotel stocks, and they recouped all their losses from the prior two months," said Michael Bellisario, senior hotel research analyst and director at Baird. "Importantly, both the global hotel brands and the hotel REITs were relative outperformers versus their respective benchmarks in October. As investors shifted their focus from broader macroeconomic uncertainties to sector-specific performance ahead of and through third-quarter earnings reports, hotels continued to screen favorably given still-strong underlying fundamentals and an intact post-pandemic recovery thesis."

Stonehill commercial real estate group completed $200 million in loans - 0 views

    STONEHILL CRE, THE commercial real estate group of investment firm Stonehill, has originated and purchased $200 million in first mortgage loans since being launched in the second quarter of 2022. The companies expect to complete an additional $100 million in loan originations and other transactions by year's end, based upon deals in its pipeline, and Stonehill CRE is targeting over $500 million in transaction for 2023. Stonehill CRE, formed in May with Daniel Siegel as its president, is designed to work in all real estate sectors to navigate ongoing market volatility and enable real estate owners to execute their business plans, according to the company. Its work has made Stonehill the 10th largest U.S. hotel lender in 2021, according to the Mortgage Bankers Association. Atlanta-based Stonehill and Stonehill CRE are affiliates of Peachtree Group, led by Jatin Desai and Mitul Patel as managing principals. "Stonehill CRE's formation came at a fortuitous time as market conditions have created a dislocated lending environment for commercial real estate," said Siegel. "Traditional lenders have not only slowed commercial real estate lending but also tightened underwriting standards, which allows us to provide needed liquidity for maturing loans, new acquisitions and construction projects."
