DALLAS LEADS THE top five U.S. markets in the largest construction pipeline as of the first quarter of 2024, according to Lodging Econometrics. The Dallas market has 185 projects with 21,882 rooms, slightly below the record highs at the close of the fourth quarter of 2023. Next came Atlanta, with 153 projects comprising 17,929 rooms, then Nashville with 127 projects and 16,199 rooms, as LE's U.S. Construction Pipeline Trend Report showed. Phoenix followed with 123 projects and 16,198 rooms, and the Inland Empire in Southern California set a new record high with 121 projects and 12,324 rooms. U.S. markets with the most projects already under construction by the end of the first quarter include New York with 47 projects and 7,655 rooms, Dallas with 25 projects and 3,059 rooms, and Nashville with 22 projects and 2,828 rooms. Atlanta had 21 projects and 2,588 rooms, and the Inland Empire currently has 20 projects and 2,181 rooms under construction.

G6 HOSPITALITY'S MOTEL 6 partnered with Sony Pictures Entertainment to launch a marketing campaign centered around its upcoming animated film "Garfield," scheduled to premiere on May 24. Motel 6 appointed the movie's central character, Garfield, an orange housecat, as its chief pet officer to assist guests traveling with pets. As part of the campaign, guests can stay in a Garfield Movie-themed room in Hollywood, as well as 10 other Motel 6 locations across the nation, from May 21 until mid-June, Motel 6 said in a statement. "Garfield is well-known for his appreciation of naps, so he's an expert when it comes to a comfortable night's rest," said Adam Cannon, G6 Hospitality's chief brand officer. "Motel 6 has been welcoming pets for free for more than 60 years and is one of the top reasons guests stay with us. Garfield will help take our love of our four-legged friends to the next level."

Among the top five cities with the largest construction pipelines, three are in the U.S.: Dallas leads with 193 projects with 22,291 rooms, followed by Atlanta with 151 projects with 18,730 rooms, and Nashville with 123 projects with 16,148 rooms.

PEACHTREE GROUP, A commercial real estate investment firm with a $6.4 billion portfolio, has closed its third hotel property structured as a Delaware Statutory Trust with the acquisition of the 98-key Hilton Garden Inn in Jackson, Tennessee. The acquisition provides 1031 exchange investors the chance to reinvest proceeds from real estate sales, enjoying tax deferral benefits and maintaining a strong real estate allocation, Peachtree said in a statement. "The hotel's strategic location near healthcare and manufacturing jobs, including Ford's planned $5.6-billion Blue Oval City, along with a diverse collection of entertainment and retail destinations, establishes it as a valuable addition to our expanding portfolio of DST properties," said Tim Witt, Peachtree's president for 1031 Exchange/DST Products. Peachtree launched its DST program in August 2022 and is a top-15 sponsor in the securitized 1031 exchange marketplace, according to Mountain Dell Consulting's year-end market equity update.

The Best Western Plus Heritage Rail Inn & Suites is now open in York, Pennsylvania. The hotel, owned by Sagar Shah and his family, recently completed a $3 million renovation. MORE THAN TWO-THIRDS of hotels are struggling with staffing shortages, leading hoteliers to offer increased pay and a variety of incentives to attract and retain talent, according to a new survey conducted by the American Hotel & Lodging Association. In response, AHLA is calling on Congress to take action. Around 82 percent of respondents have increased wages in the last six months, reaching a record high average for hotels in December 2023, according to the survey. Additionally, 59 percent are offering greater flexibility with hours, and 33 percent are expanding benefits. Despite these efforts, 72 percent said they are still unable to fill open positions. Approximately 67 percent of survey respondents reported a staffing shortage, with 12 percent describing it as "severely understaffed," impacting their operations, the survey said. Housekeeping emerges as the most critical need, cited by 48 percent as their top hiring priority. These figures mark an improvement from May 2023 when 82 percent reported staffing shortages.
