REAL ESTATE INVESTMENT, development and management firm VMV Capital recently broke ground on the Extended Stay America Premier Suites Duncan in Duncan, South Carolina. It is the first such property for VMV, led by Vinny Patel as CEO. The four-story, 88-room hotel is in Spartanburg County between Greenville and Spartanburg near many businesses, including BMW, Michelin, and Spartanburg Regional Healthcare System, according to VMV. Other attractions include the Trapped in the Upstate Escape Rooms, Greer Heritage Museum and several parks. Construction is under way and the hotel is expected to open in summer 2023. Hotel amenities will include a fitness room and an onsite guest laundry.

The SureStay Hotel by Best Western Rockford East is now open in Rockford, Illinois. It is owned by Bankim Hirpara. The 122-room hotel is near Rockford University, Midway Village Museum, Hurricane Harbor Rockford waterpark, CherryVale Mall, Discovery Center Museum, Aldeen Golf Club and Rock Cut State Park. "We're excited to join the SureStay brand and open our doors in East Rockford," Hirpara said. "We look forward to welcoming guests to our convenient location, which is within proximity to some of Rockford's most exciting destinations. Our staff is eager to provide our guests with a stay they can be sure about."

DD PARTNERS, PEACHTREE Group, and Woodbine Development are collaborating on Embassy Suites Gulf Shores, a resort with a Gulf of Mexico view located in tourism spot in Alabama. DD Partners and Woodbine lead the development and asset management of the 8-story joint venture project, with Peachtree overseeing resort operations. The project is currently in progress and is expected to be completed in the summer of 2025, the companies said in a joint statement. The 8-story property will feature 257 all-suite beachfront guestrooms, along with 13,620 square feet of enclosed meeting and pre-function space, including a 7,800-square-foot ballroom, the statement said. The resort will also feature a 3-story parking garage and 7,618 square feet of leasable retail space.

EVERGREEN HOSPITALITY DEVELOPMENT Group has selected the third-party management company Resolute Road Hospitality to oversee two of its Oregon hotel properties. These are the Hampton Inn & Suites Portland Tigard in Tigard and the Hampton Inn & Suites Sherwood Portland in Sherwood. The Hampton Inn & Suites Portland Tigard offers 152 rooms between Beaverton, Lake Oswego and downtown Portland. This property is close to downtown Portland, the Oregon Zoo and Washington Square shopping mall. The 73-room Hampton Inn & Suites Sherwood Portland provides lodging in Oregon's wine country. It's close to Sherwood Market Center, Stella Olsen Memorial Park, and various wineries including Ponzi Vineyards, Tualatin River and the National Wildlife Refuge.

The Best Western Houston Bush Intercontinental Airport is now open in Humble, Texas, following a comprehensive renovation. Previously it was a Baymont by Wyndham. The 52-room hotel is owned by Houston-based Wayside Investment Group, led by Miraj Patel as president. It is near the Houston Bush Intercontinental Airport as well as several restaurants, the Deerbrook Mall, Jess H. Jones Parks and the Old MacDonald's Farm. Amenities include a fitness center, meeting room, guest laundry and business center. It is pet friendly. "We are thrilled to open this newly renovated hotel and join the community by offering visitors traveling the Houston-area, a new and memorable travel experience." said Patel. "The transformational enhancements to this acquisition continues to demonstrates our commitment to value creation and best-in-class guest satisfaction."

The SpringHill Suites Austin West/Lakeway in Lakeway, Texas, is scheduled to open Aug. 28. It is owned by Lakeway Joint Venture, managed by Sunil Patel, and managed by Esperanto Developments of El Paso, Texas, led by Madhi Nair, president and CEO. The 88-suite hotel is on the campus of the Baylor Scott & White Medical Center.Nearby attractions include Lake Travis, the Hill Country Galleria, The Oasis on Lake Travis and Pace Bend State Park. Hotel amenities include a meeting room, an outdoor patio with a fire pit, an indoor swimming pool and a fitness center.

The Best Western Plus Orlando East-UCF Area in Orlando opened May 3. It is owned by PRM Hotels led by Ishwar Naran as president and CEO. The newly renovated 70-room hotel is near the University of Central Florida and other local colleges, including Strayer University Orlando East Campus and Valencia College East Campus. Other local attractions include Central Florida Research Park, Orange County Convention Center, Addition Financial Arena and UCF's Bounce House. Amenities include an outdoor pool as well as a 400-square-foot boardroom and 600-square-foot conference room that can accommodate up to 10 and 50 people. "The Best Western Plus Orlando East-UCF Area is ideally situated for business and leisure travelers alike, conveniently located near many popular local attractions," said Ishwar Naran, president and CEO of PRM Hotels. BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

La Quinta by Wyndham Selma is now open in Selma, North Carolina. Owned by Jay Sai Corp., it is the 120th hotel to open using the La Quinta Del Sol prototype. The 80-room hotel is near Raleigh-Durham International Airport and Smithfield Community Park. Amenities include an outdoor pool. Another Del Sol hotel is expected to open in Galveston, Texas, this summer, according to Wyndham. There are 175 La Quinta hotels in the development pipeline and openings scheduled this year in several markets, such as Nashville, Tennessee; Santa Cruz, California and Denver.

FOUR PROPERTIES JOINED the hihotels by Hospitality International portfolio during the first quarter. The new additions are in Maryland, Oregon and Texas and are all conversions. The four hotels signed or activated are: A former Econo Lodge turned Red Carpet Inn in College Park, Maryland, signed. A former Rodeway Inn turned Scottish Inns in Ashland, Oregon, signed and activated. A former Americas Best Value Inn turned Scottish Inns in DeSoto, Texas, activated. A former Econo Lodge turned Scottish Inns & Suites in Spring, Texas, signed. The five hihotels brands include Red Carpet Inn, Scottish Inns, Master Hosts Inns, Downtowner Inns and Passport Inn. Hospitality International said the brands' franchising model includes customized support, advanced technology and overall value.

STONEBRIDGE COS. HAS acquired the Le Méridien New Orleans hotel for $84 million from Park Hotels & Resorts Inc. It is the second acquisition in the city in 12 months for the Denver-based company, started by CEO Navin Dimond. The 410-room, full-service upscale hotel on Poydras Street is near the city's French Quarter, Bourbon Street and Warehouse Arts District. Also nearby are the New Orleans Ernest N. Morial Convention Center, Mercedes-Benz Superdome, Smoothie King Center and the Port of New Orleans Cruise Ship Terminal. Amenities include a rooftop pool, onsite restaurants and more than 13,000 square feet of event space. With the new purchase, Stonebridge's portfolio stands at 63 hotels and more than 10,000 guest rooms, including select-service, extended-stay, mid-scale and full-service hotels in several states. It is the first Le Méridien hotel for the company, Dimond said. "Last year we purchased the Embassy Suites by Hilton New Orleans," Dimond said. "New Orleans is truly a great American city, and the Le Méridien is ideally located for both leisure and business travelers alike visiting downtown New Orleans."

MAGNUSON HOTELS HAS added a new hotel to its Magnuson Independent Collection portfolio, the Studios & Suites 4 Less Charlotte, in Charlotte, North Carolina. It is the sixth hotel added to the Independent Collection by owner Ray Patel of Charlotte. The 126-room hotel is near Charlotte Douglas International Airport, The Billy Graham Library, the NASCAR Hall of Fame and the Levine Museum of the New South, according to Magnuson. The new hotel looks to draw a 52-week nonseasonal business base from the regional banking, finance, software, and biotech sectors. Charlotte is also home to the Research Triangle Park, a globally prominent research center with over 170 companies and federal agencies in the U.S. "When Ray Patel called us in 2005, he wanted to build his own brand called Studios & Suites 4 Less, and that is exactly what Ray did," said Thomas Magnuson, CEO of Magnuson Hotels. As Patel's team manages the Studios & Suites 4 Less brand and operations, Magnuson Hotels provides the technology, distribution, and marketing for the brand. "We appreciate our partnership with Magnuson Hotels, which is now entering its 17th year of consecutive increases," said Patel of Charlotte. "It is a pleasure and privilege to continually add new properties in our home market of Charlotte, North Carolina," he added.

INDUS HOSPITALITY GROUP in Rochester, New York, has opened a new Microtel Hotel by Wyndham Hotels & Resorts in Warsaw, New York. The company, led by Jett Mehta, also broke ground on another Microtel in Farmington, New York. The 67-room hotel in Warsaw opened July 21 near Letchworth State Park. It features a meeting room, a fitness center and outside firepit. Rooms are singles, doubles and suites. Mehta and Tammy Murphy, Indus vice president, broke ground on the 60-room Farmington Microtel on July 24. Nearby attractions will include New York state's Finger Lakes region. Amenities will include meeting rooms, a fitness center and business center. "We look forward to welcoming travelers to the area's newest hotel, scheduled to open in June 2021," Murphy said.

The TownePlace Suites by Marriott Amarillo West/Medical Center is scheduled to open in Amarillo, Texas, on July 30. It is owned and managed by Ram Hotels led by Kush Nathu, operations manager. The 104-suite hotel is six miles from downtown and 15 miles from Rick Husband Amarillo International Airport. Nearby attractions include Cadillac Ranch, Palo Duro Canyon State Park, Don Harrington Discovery Center, Northwest Medical Center and Baptist St. Anthony Hospital. Hotel amenities include an indoor swimming pool and hot tub, a fitness center and 1,800 square feet of meeting space.

AURO HOTELS RECENTLY ACQUAIRED the Residence Inn by Marriott Atlanta Buckhead/Lenox Park. Hunter Hotel Advisors helped broker the deal, which it said is another example of the strength of the extended-stay segment that has been seeing increased interest from major hotel companies such as Wyndham Hotels & Resorts. The 150-room Residence Inn is in Atlanta's upscale Buckhead neighborhood near shopping and dining outlets, such as Lenox Square Mall and Phipps Plaza, according to Hunter. Also, the hotel is across from AT&T corporate offices. "We are thrilled that the stars aligned on this acquisition - a smooth process with a highly professional seller, another collaboration with a trusted equity partner, and a further expansion of our relationship with Marriott," said D.J. Rama, CEO of Auro Hotels. "With the expertise brought by our investment, operations and design and construction resources, we believe strongly in the property's future performance potential."

NEWCRESTIMAGE AND HOSPITALITY Capital Partners have acquired 11 hotels in seven states with a total of 1,551 rooms in a joint venture. Al Calhoun and Mark Fair at CBRE in Atlanta handled the transaction. The properties are 10 Courtyards and one Residence Inn in Georgia, Massachusetts, New York, Oklahoma, Pennsylvania, Texas and Virginia, according to NewcrestImage. Dallas-based NewcrestImage owns more than 70 hotels across the country with almost 8,000 rooms. Since its founding in 2013, the company has completed more than $3 billion in transactions involving almost 275 hotels with almost 30,000 hotel rooms in 130 communities across the country. "Our company has a strong appetite for solid investment opportunities," said Mehul Patel, NewcrestImage managing partner and CEO. "These properties and markets offer attractive potential for both profits and appreciation value." HCP and its principals Keith Mishkin and Primo Parmar have owned nearly 50 hotels in the western U.S., including The Saguaro Scottsdale in that Arizona city's historic Old Town area. Other projects include 25 golf courses through their associated company, Parks Legacy Project.

CHARLOTTE-BASED MAYA HOTELS has acquired two Hampton Inn hotels in North Carolina and South Carolina. The two Hampton Inns boast a total of 210 guest rooms and are Maya Hotels' second and third acquisitions over the last six months, the company said in a statement. The hotels are the 100-room Hampton Inn & Suites Charlotte-Arrowood Road in Charlotte, North Carolina, and the 110-room Hampton Inn Columbia Northeast-Fort Jackson in Columbia, South Carolina. Maya Hotels, led by JD Deva as CEO, acquired the hotels on March 11. The Charlotte property is near Carowinds Amusement Park and Charlotte Douglas International Airport. The Columbia hotel is near U.S. Army Fort Jackson the University of South Carolina and downtown Columbia. Amenities at each hotel include outdoor pools, fitness centers, meeting spaces, and business centers. "We are excited to acquire these two top-branded assets at a discount to replacement cost," said Krishna Deva, vice president of Maya Hotels. "Charlotte and Columbia have historically been top markets for us, and we are thrilled to grow our presence in these two cities with such a strong brand affiliation." The acquired hotels complement Maya Hotels' existing footprint and will increase the current operating synergies the company has across North Carolina and South Carolina regions. The hotels will be renovated and managed by Maya Hotels. "We are so happy to continue growing our relationships with the Charlotte and Columbia communities, as well as with Hilton. We are also thankful to each of our investors and banking partners," said Deva. The Cambria Hotel Savannah Downtown Historic District is now open in Savannah, Georgia. It was developed by HOS Management Group, led by Kurt Patel and Anil Patel as co-founders and chairmen, and is the first Cambria in Georgia. The 6-story, 101-room hotel is in the city's National Historic Landmark District, according to Cambria. It is near the Savannah Civic Center, the SCAD Museum and Forsyth Park, as well as several top area employers, including Georgia Ports Authority, Gulfstream, Hunter Army Airfield, St. Joseph's Hospital and Mitsubishi Hitachi Power System's North American headquarters. Amenities include meeting and event spaces and a fitness center.

NEXGEN HOTELS RECENTLY acquired the 137-room Hotel Versey in Chicago, Illinois. The boutique property will be managed by Genuine Hospitality Group of St. Louis. The acquisition marks the first for NexGen in 2024, under the leadership of Chris Patel as president. In November and December, the company acquired around three hotels within a few weeks. "The Hotel Versey has been on our radar for a long time as it is steeped in rich hospitality tradition that dates back to the 1920s," said Patel. "We hope to continue on with this tradition with this completely one-of-a-kind hotel." The hotel is located near 1920s Diversey Arms building, a Northside Chicago landmark that once served as the home of jazz musician Bix Beiderbecke. Additionally, it is close to Wrigley Field, Lake Michigan, Lincoln Park Zoo, DePaul University, and the Peggy Notebaert Nature Museum.

Red Roof Inn Hutchins is now open in Hutchins, Texas. The 41-room hotel is owned and operated by Jay Patel as his first hospitality venture. Red Roof Inn Hutchins is close to Dallas and attractions including the Cold War Air Museum, Trinity River Audubon Center and Trinity Forest Adventure Park, Red Roof said in a statement. Red Roof Inn Hutchins is pet friendly and is part of the RediRewards program from Red Roof. The hotel also takes part in Red Roof's RediClean program. Patel was introduced to Red Roof by a friend and existing franchisee. "Red Roof's team has supported me throughout this project, from start to finish," Patel said. "Special thanks to Alex Shamsuddin, Red Roof's Regional Vice President of Franchise Sales, who collaborated closely with me to secure permits for the ideal location in Hutchins, Texas. The robust logistics industry in our county, coupled with other significant businesses and local attractions, sets our hotel up for success."
