NEWCRESTIMAGE HAS COMPLETED its sale of 27 hotels to Summit Hotel Properties it first announced in November. The Dallas-based company, led by Mehul Patel as managing partner and CEO, also contracted with Aimbridge Hospitality to manage the hotels and will become a minority shareholder in the management company. The initial closing includes 26 existing hotels with 3,533 guestrooms, with final closing on the currently under construction 176-room Canopy by Hilton New Orleans expected to be completed in the first quarter, according to the company. It also includes two parking structures. The transaction costs $776.5 million for the hotels, or $209,000 per key. It also includes $24.8 million for the two parking structures and $20.7 million for the various financial incentives through Summit's joint venture with Singapore-based sovereign wealth fund GIC, made in 2019 to acquire hotels in the U.S.

TWO BOUTIQUE HOTELS owned by Vision Hospitality Group, The Grady Louisville Downtown in Louisville, Kentucky, and the Kinley Cincinnati Downtown in Cincinnati, have won different categories of this year's StayBoutique Awards by the Boutique Lifestyle Leaders Association. Mitch Patel, the Chattanooga, Tennessee-based company's president and CEO, was a runner up for BLLA's Iconic Boutique Hotelier. The Grady, which opened in June 2021 and recently reopened after a renovation, took first place for two categories in the BLLA awards, Boutique Hotel Design Project and Boutique Hotel Under 100 Rooms. The Kinley, opened in October 2020, took second place for Boutique Hotel Design Project "We are honored to be recognized in this year's awards program, and we couldn't have done it without our interior design partners," Patel said. "For each of these hotels, we take pride in the historic renovations and thoughtful design work that has gone into making them what they are today."

The AC Hotel by Marriott At Arizona Center is open in Phoenix, Arizona. It is a joint venture between Dallas-based NewcrestImage, led by Mehul Patel as chairman and CEO, and Las Vegas-based LaPour Partners. The 199-room, 13-floor boutique hotel is the first joint venture between NewcrestImage and LaPour Partners. It is in Arizona Center, a million square-foot mixed use development. Nearby attractions include the Phoenix Convention Center, the state capital complex, Phoenix Suns Arena and Chase Field, Arizona State University Downtown and the University of Arizona College of Pharmacy. Amenities include a penthouse fitness center, an outdoor patio with fireplaces and water features and almost 5,000 square feet of meeting space, including a ballroom, two media salons, and a board room.

THE HOSPITALITY INDUSTRY needs to re-focus its efforts to meet future staffing requirements if it is to increase interest by job seekers, according to consulting firm HVS. At the moment, the hospitality industry is a jobseeker's market and likely to stay that way for the next year or two. Hence, industry leaders should adapt to survive, said Court Williams, CEO of HVS Executive Search in New York in an article titled 'How to Resolve the Current State of Emergency in Hospitality Employment'. Williams stated that "successful recovery from the pandemic will depend on revising every aspect of sourcing, attracting, compensating, incentivizing, and retaining workers." "The hospitality industry has seen a decrease in staff as many people have found alternate career paths as a result of the impacts of COVID-19. Historical talent shortages are being exacerbated by staff quitting in droves as the world returns to work," Williams said in the article. "Now, the onus is on companies to show employees why they should apply for jobs or stay in their current positions."

THREE LARGE HOTEL companies took advantage of last week's 2021 AAHOA Convention & Trade Show at the Kay Bailey Hutchison Convention Center in Dallas to announce new brand prototypes and refurbishments. They include two new extended-stay concepts and investments in existing midscale brands. Red Roof Inn introduced its new HomeTowne Studios prototype that the company said features a cost-effective development footprint, and a layout that offers improved operational efficiency. Also, G6 Hospitality, parent company for Motel 6 and Studio 6, introduced its Studio 6 Suites to meet what it sees as increased demand of extended-stay brands. Also, Wyndham Hotels & Resorts announced it would invest more than $40 million over the next three years in its Microtel and La Quinta by Wyndham brands. The company's Microtel Lift Incentive Program aims to encourage renovations that will bring existing properties parallel to the new build prototypes followed by the brands.

OCCUPANCY AND ADR in U.S. hotels will continue to grow in 2022, with a year-over-year rebound in RevPAR of 14.4 percent, around 93 percent of pre-pandemic levels, according to PwC. Meanwhile, ADR in the third and fourth quarter of 2022 is expected to surpass comparable 2019 levels. The near-term outlook for the U.S. lodging sector by PwC, titled U.S. Hospitality Directions: November 2021 has said that the vast majority of temporarily-closed hotels will have reopened and demand growth, particularly from individual business travelers and groups, will improve if infection rates continue to drop in 2022. According to PwC report, continued demand recovery will result in an occupancy of 61.7 percent next year and ADR will see an increase of 5.9 percent. The consultancy firm anticipates RevPAR up by 14.4 percent in 2022.

THE OMICRON COVID-19 variant could derail the hotel industry's fledgling recovery if countries like the U.S. move forward to tighten testing policies, according to HotStats. Future hotel bookings, meetings and other hotel-related activity will be impacted by the expectation of travel impediments, whether self-imposed, company-imposed or government-mandated, it added. In the U.S., major indices were still down double digits in October 2021 compared to same month two years ago, according to a blog post by HotStats. "Since a rapid uptick in occupancy from the beginning of the year through the summer, hitting an apex in July, occupancy in the U.S. has since more or less flatlined, a signal that the leisure boom could not be sustained at the same levels prior," said HotStats. "Though much maligned, there is propitious data surfacing in corporate travel. In October, corporate ADR was $7 higher than in October 2019 and $35 higher than in the previous month. Corporate volume mix, defined as the proportion of rooms sold at the corporate rate compared to total rooms sold, has grown 6 percentage points since July."

Tracy Prigmore is the new member of the board of directors for the Castell Project, a not-for-profit that promotes women in the hospitality industry. She is the founder of real estate and development firm TLTsolutions. In 2019, Prigmore began "She Has A Deal," a competition designed to increase hotel ownership and development by women by providing education, networking and investing opportunities. The competition's pitch challenge creates a network of women hotel owners and developers. Vinay Patel, AAHOA vice chairman and president of Fairbrook Hotels in Chantilly, Virginia, is on the advisory board for "She Has a Deal." Prigmore expanded TLTsolutions in 2014 to invest in residential, multifamily and hospitality projects that allowed individuals, families and entities to obtain passive income through investing. The firm has assets in four states. Previously, Prigmore held executive positions in the healthcare industry.

VISION HOSPITALITY GROUP will celebrate its 25th anniversary in April. The company, led by Mitch Patel as president and CEO, is now making plans for the next quarter century. Founded in 1997, Vision Hospitality began with a Homewood Suites by Hilton, Chattanooga/Hamilton Place Patel developed in Chattanooga, Tennessee, where the company is still headquartered. Then, as the U.S. economy struggled to overcome the 9/11 attacks of 2001, Patel went on to develop 10 more hotels. "Here, VHG learned agility and how to pivot, gaining a deeper understanding of how to successfully adapt to the ebb and flow of the hospitality and financial industries," the company said in a statement. U.S. EXTENDED-STAY hotels posted record high demand in January and monthly RevPAR was up by more than one third mainly due to record ADR growth during the period over 2021, according to hotel investment advisors The Highland Group. Occupancy extended-stay hotels also remained high in the month when compared to the overall hotel industry's long-term average. The supply growth of 3.5 percent in January further indicated that mid-price and upscale supply increases should be well below pre-pandemic levels during the near term, according to "U.S. Extended-Stay Hotels Bulletin: January 2022" report by Highland Group. It is the fourth consecutive month of 4 percent or lower supply growth. The report said that the overall hotel industry lost far more revenue than extended-stay hotels in 2020 and 2021, so it is now recovering revenue more quickly. Besides, overall hotel industry lost far more RevPAR than extended-stay hotels in 2020, its RevPAR growth in January this year compared to last year was considerably greater.

Red Roof PLUS+ Galveston Beachfront is now open in Galveston, Texas. The beachside hotel, a former Travelodge by Wyndham, recently underwent a $1.1 million renovation. Wayside Investment Group, led by President Miraj Patel, owns the 66-room hotel. Nearby attractions include Galveston Island Historic Pleasure Pier, The Spot restaurant, Galveston Beach, Schlitterbahn Waterpark Galveston and Moody Gardens. Amenities include a swimming pool. The COVID-19 pandemic took its toll on the hotel's opening as Galveston Island temporarily shut down.

Aiden by Best Western @ Warm Springs Hotel and Event Center is now open in Warm Springs, Georgia. The 50-acre mountain-top resort is owned by Kathy Patel. The 52-room hotel is one hour away from south of Atlanta. Nearby are the Little White House of President Franklin Roosevelt and F.D. Roosevelt State Park, the Wild Animal Safari and Full Circle Animal Sanctuary, Great Wolf Lodge, Warm Springs Vineyard and Winery and Fitzgerald Fruit Farms. "We are very excited to bring a bold boutique hotel to Warm Springs," said Patel. "Our hotel brings a new lodging choice that is unlike anything else in the area, and we look forward to welcoming guets with our selection of modern amenities and exemplary service."

ATTORNEY LAURA LEE Blake is the president and CEO of AAHOA, succeeding Ken Greene. Previously she was a partner with Connor, Fletcher, and Hedenkamp LLP in Irvine, California. Blake previously worked for AAHOA for nearly 10 years, from 2005 to 2014, according to AAHOA. That was one of the highlights of her career, she said. U.S. HOTEL PERFORMANCE persisted in its downward trend during the last week of August, influenced by seasonal patterns in contrast to the previous week, according to CoStar. However, year-on-year comparisons improved while Maui Island, Hawaii, still recovering from deadly wildfires, showed signs of recovery. Occupancy came in at 65 percent for the week ending Aug. 26, down from the previous week's 67 percent, but it showed a 0.4 percent increase compared to 2022. ADR stood at $150.23, a decrease from the previous week's $154.10, though it displayed a 1.7 percent growth compared to the same period last year. RevPAR was $97.62, below the prior week's $103.22, yet it still indicated a 2.1 percent rise from 2022. Among the top 25 markets, Las Vegas achieved the largest year-over-year occupancy increase as August ended, rising by 7.9 percent to reach 76.3 percent. Houston achieved the highest ADR at $112.08, with a 10.5 percent increase, and the highest RevPAR at $64.45, reflecting a 17.8 percent increase.

Sonesta Essential Plainfield, an upper-midscale hotel with 67 rooms, is now open in Indianapolis. The property, owned by Bipin Patel, is the second Sonesta Essential location to launch since the brand's introduction in January. The hotel is near Pioneer Park, Sodalis Nature Park, Indianapolis International Airport, the Indianapolis Zoo, Zip City Indy and the Indiana War Memorial & Museum. Amenities include a fitness center. THE REPRESENTATION OF Black and women members on hotel industry boards is on the rise, signaling progress in board diversity, according to recent research commissioned by AHLA Foundation and conducted by Penn State's School of Hospitality Management. The surge surpasses the 2022 averages for firms in the Russell 3000 Index, while indicating multiple gains for the industry. The 2022 data analysis involved 230 board members from 28 companies spanning the years 2016 to 2022, the AHLA Foundation said. Key findings from the report include: In 2022, women held 31.3 percent of independent board seats on hotel public company boards, a notable surgefrom 22.5 percent in 2021. This surpasses the 2022 Russell 3000 Index average of 28.4 percent for women representation.

OCCUPANCY FOR U.S. hotels is now expected to finish the year a little down from the previous forecast by STR and Tourism Economics. However, projections for ADR and RevPAR recovery remain on track in the data firms' final forecast of the year. RevPAR is still expected to fully recover this year on a nominal basis, but not until 2025 when adjusted for inflation, according to the new forecast. The updated forecast lowered occupancy by less than a percentage point for 2022, standing now at 62.7 percent compared to the previously forecasted 63 percent released in August. "As expected, group business travel has been much more aligned with pre-pandemic patterns, specifically in October when group demand hit a pandemic-era high," said Amanda Hite, STR president. "Leisure travel has maintained its strength since our previous forecast update, and we expect these strong demand trends in both group and leisure to continue through the fourth quarter. Bottom-line performance has also persisted, with our most recent data showing strong profit margins due to lower employment levels and reduced services. The challenges around labor continue to be a concern, as high levels of hospitality unemployment and more spending on contract labor are pushing labor costs on a per-available-room basis above 2019 levels. We continue to take inflation and the likely recession into consideration, but the hotel industry has continued to show resilience through these tougher times, thus the steadiness of our updated forecast."

HOTELS ARE THE top lodging choice for holiday travelers who are certain to take trips in the next three months, according to a survey commissioned by the American Hotel & Lodging Association. AHLA also announced a new system for indexing bookings. The new national Hotel Booking Index Survey, conducted by Morning Consult for AHLA, revealed that 31 percent of Thanksgiving travelers plan to stay in a hotel during their trip, compared to 22 percent who planned to do so last year. The survey of 4,000 adults, conducted between Oct. 14 to 16, said that 28 percent of Christmas travelers plan to stay in a hotel during their trip, compared to 23 percent in 2021. As many as 54 percent of those who are certain to travel for leisure in the next three months plan to stay in a hotel.
