LE: U.S. hotel construction pipeline rises in all project stages YOY - 0 views

    THE U.S. HOTEL construction pipeline grew 9 percent by both projects and rooms year-over-year, according to the latest U.S. Construction Pipeline Trend Report from Lodging Econometrics. It stood at 5,545 projects with 658,207 rooms at the close of the first quarter of 2023. Meanwhile, the hotel construction pipeline in the top 25 markets in the U.S. also registered year-over-year growth in the first quarter. Dallas had a record 184 projects with 21,810 rooms at the close of the first quarter, followed by Atlanta with 144 projects containing 18,242 rooms, Los Angeles tally stood at 118 projects with 19,066 rooms, Phoenix with 117 projects with 16,100 rooms and Nashville had 115 projects containing 15, 354 rooms, LE report revealed. In another report, LE analysts also detailed the leading franchise companies and their brands in the construction pipeline at the close of the first quarter. Marriott International tops the charts with 1,499 projects containing 181,377 rooms, followed closely by Hilton Worldwide, with a record-high count of 1,436 projects with 161,359 rooms, and then InterContinental Hotels Group (IHG) with 809 projects containing 80,679 rooms. Combined, these three franchise companies comprise 68 percent of the projects in the total U.S. pipeline, LE said.

    Matthew Hostetler, chief development officer at Red Roof, has been operating outside his wheelhouse for about 18 years now. In this installment of Asian Hospitality's Leadership Series, he explains how he does it all with a smile on his face. Hostetler was at the Hunter Hotel Conference in March in Atlanta when he took time to talk about his history in the hotel business along with the current status of Red Roof. Topics also included AAHOA's 12 Points of Fair Franchising, the company's preparations for possible economic headwinds this year and the success of Red Roof's newest brand. Same job, different industry In 2002, Hostetler was recruited by Cendant Hotel Group, which is now Wyndham Hotel Group, to conduct franchise sales under Phil Hugh, who was at that time senior vice president for franchise sales. That was when he stepped out of his comfort zone. "I said yes to an opportunity that was way, in sales was not outside of my wheelhouse, but outside of my industry," Hostetler said. "I was in transportation for 15 years before that. So yeah, that definitely outside the wheelhouse." In 2014, he joined Red Roof as the senior vice president of development, again working under Hugh. In 2020, when Hugh left the company, Hostetler became chief development officer. Now he's settled into the job. "I love the hotel business. I love hospitality. I love the people in this business, how they are so entrepreneurial," Hostetler said. But there's also so people oriented as well. That's what attracts talent so much right? Hospitality. Everyone has a smile on their face most of the time."

STR: U.S. hotel construction pipeline drops again in June - 0 views

    U.S. HOTEL CONSTRUCTION declined for the seventh consecutive month in June, according to STR. Rooms in construction in New York City and Nashville represent a significant percentage of existing supply in those markets. Though at a slower pace, planning activity increases across the U.S. and developers are showing interest in Miami, Nashville and Phoenix, the report said. According to STR, there are 146,198 rooms under construction in the U.S. in June, down 20.1 percent when compared to same period last year. As many as 178,809 rooms are at final planning during the month, decreased 11.3 percent from last year and 281,190 rooms are at planning phase, an increase of 6.1 percent from June 2021. "The U.S. hotel pipeline continues to decelerate as we enter the second half of the year," said Carter Wilson, senior vice president of consulting, STR. "The continued increases in debt costs combined with the ongoing supply chain disruptions will likely delay projects from breaking ground this year, which will lead to a further decline in rooms in construction. On a national basis, new supply will not be a significant headwind for the future." New York leads the major markets in rooms in construction at 13,568 rooms in June, up 10.8 percent compared to last year, followed by Nashville with 3,939 rooms, up 7 percent, Phoenix with 4,388 rooms, an increase of 6.3 percent over last year, Atlanta with 5,991 rooms, up 5.5 percent and Detroit with 2,382 rooms, an increase of 5.1 percent over June 2021.

EV Hotels, CLERHP to build resort in Dominican Republic - 0 views

    ATLANTA-BASED EV Hotels, a new technology-centric hotel brand founded by Ken Patel, has partnered with Spanish firm CLERHP to construct a luxury resort in the new Larimar City & Resort project in Punta Cana, the Dominican Republic. The 400-room hotel will be built on an area of nearly eight acres, the company said in a statement. Larimar City & Resort will be on the Promenade on the Farrallón de Verón, which has a view of Punta Cana, said Leonardo Padron Hermes, CEO of Blacklions International Group, a company associated with CLERHP in the development of real estate projects in the Dominican Republic. The area includes restaurants, clubs, shops and an 18-hole golf course. "After many years of working behind the scenes to develop a hotel brand that both innovates and revolutionized the industry, it is truly rewarding to now see EV make an impact across the globe. And believe me, we are just getting started," Patel said. "Larimar City & Resort will be one of the best tourist attractions around the globe and our team at EV is excited to be part of this Smart-City. Growth doesn't come with a single action. It is the consequence of persistence, courage, and hard work. What we are accomplishing here is to create an experience that brings hospitality back and gives it life again. Peachtree Hotel Group reaches $2 billion in capitalization - 0 views

The accrued a record of $2 billion in total capitalization through 140 transactions, including acquisitions, developments, lending and hotel investments. Representatives of the company, which is led by Mitul Patel and Jatin Desai as managing principals along with Greg Friedman as CEO, discussed the record year at the Americas Lodging Investment Summit in Los Angeles last week. "We are extremely pleased to have completed an extraordinary year of investment activity," Friedman said. "Our strategy of investing up and down the capital stack and opportunistically pivoting as markets shift allows us to capitalize on investments during any business cycle. 2021 exemplified our ability, and we expect that 2022 should be another strong year on the investment side."

    ATLANTA-BASED FIRM Hospitality Lodging Systems added 73 hotels with 5,967 rooms in 2021. The firm posted a 16 percent increase in hotels and 21 percent hike in rooms compared to last year, a statement said. In 2020, HLS had 63 hotels with 4,929 rooms. HLS said that of these properties, 42 hotels containing 4,201 rooms operate under the Budgetel Inn & Suites brand, 21 with 1,171 rooms operate under the AmeriVu Inn & Suites brand and 10 hotels containing 595 rooms operate as a Haven Hotel. "We are attracting owners who want to keep more of the money they earn, which is especially appealing in today's post-pandemic marketplace when improving ROI is a top priority," said Doug Collins, chairman and CEO of HLS. "Our business model gives owners the freedom to operate their properties in their own way, with some administrative and marketing help but without mandated style changes and amenity upgrades that drive up costs."

    FOUR HOTELS HAVE converted to the AmeriVu brand founded in 2015 by Wisconsin hotelier Nick Rai. Amerivu is now part of Atlanta-based Hospitality Lodging Systems. The 51-room AmeriVu Inn & Suites in Cisago City, Minnesota, is a conversion from a Comfort Inn. Nearby attractions include Bloom Lake Barn wedding venue, Wild Mountain Ski Area, Trollhaugen Outdoor Recreation Area, Cedar Lake Speedway and Somerset Amphitheater. Amenities include an indoor heated pool with hot tub and is ADA accessible. "In the post-COVID environment, hotel owners don't want to work hard to recover and rebound, just so they can send bigger checks to their brand," said Doug Collins, Chairman and CEO of HLS. "Instead, more owners are deciding to work smarter - by switching to a brand that keeps hard-earned money in their pocket." In 2017, Rai opened the 40-room AmeriVu Hotel in Cumberland, Wisconsin, the 42-room AmeriVu in Prairie du Chien, Wisconsin, and two other conversions.

Banyan sells Kimpton Hotel in Fort Lauderdale, FL - 0 views

    BANYAN INVESTMENT GROUP recently sold its Kimpton Goodland Hotel Fort Lauderdale Beach, Florida, to DiamondRock Hospitality Co. for $35.3 million. The sale is expected to bring a substantial return for investors in the Atlanta-based company, led by Andy Chopra as managing partner. The 96-room hotel is near Las Olas and Sebastian Street beach parks, Bonnet House Museum and Gardens, Sea Turtle OP Headquarters and multiple shops and eateries. Hotel amenities include an outdoor, heated pool, fitness center, loaner beach cruisers and beach items including boogie boards to folding chairs. F&B options include food and tiki-themed cocktails at Botanic at the Goodland or poolside drinks and snacks at the Good Bar. Originally the company was planning to hold the deal for a longer period, Chopra said. However, conditions changed to allow a deal that could generate a 49.4 percent internal rate of return for Banyan's investors.

    REAL ESTATE INVESTMENT competition She Has a Deal (SHaD) started a 10-city tour of U.S. cities to raise equity capital under the name "SHaD Prosperity Fund I." The funds will support women-led hotel projects, a statement said. The tour kicks off in Miami on Feb. 11 and will be open to small groups of qualified individual investors, family offices, small entities and trusts. Cities on the tour include Cleveland, Phoenix, Dallas, New York, Atlanta, Chicago, as well as Oakland, California; Louisville, Kentucky; and Washington, D.C. It will finish in the first week of April. According to SHaD, each event will include a preview of the women-led hotel deals being pitched by participants in the 2022 She Has a Deal pitch competition. "Launching SHaD Prosperity Fund I is the next logical step in the SHaD mission. USTA urges removal of pandemic-era restrictions - 0 views

    THE U.S. TRAVEL ASSOCIATION wants the federal government to replace pandemic-era restrictions with endemic-focused policies to enable full and free travel. That was one of several subjects Roger Dow, USTA's outgoing president and CEO, discussed at the Hunter Hotel Conference in Atlanta in March. In a letter to incoming White House COVID-19 Response Coordinator Ashish Jha, USTA asked to immediately remove the pre-departure testing requirement for all fully vaccinated inbound international arrivals. "Despite declining hospitalizations and infections, increased vaccination rates and immunity, and a more robust public health infrastructure to manage the virus, the vast majority of pandemic-driven federal travel policies are still in place," the letter said. "While the public health benefits of these policies have now greatly diminished, the economic consequences continue to grow,"

    NEWCRESTIMAGE AND HOSPITALITY Capital Partners have acquired 11 hotels in seven states with a total of 1,551 rooms in a joint venture. Al Calhoun and Mark Fair at CBRE in Atlanta handled the transaction. The properties are 10 Courtyards and one Residence Inn in Georgia, Massachusetts, New York, Oklahoma, Pennsylvania, Texas and Virginia, according to NewcrestImage. Dallas-based NewcrestImage owns more than 70 hotels across the country with almost 8,000 rooms. Since its founding in 2013, the company has completed more than $3 billion in transactions involving almost 275 hotels with almost 30,000 hotel rooms in 130 communities across the country. "Our company has a strong appetite for solid investment opportunities," said Mehul Patel, NewcrestImage managing partner and CEO. "These properties and markets offer attractive potential for both profits and appreciation value." HCP and its principals Keith Mishkin and Primo Parmar have owned nearly 50 hotels in the western U.S., including The Saguaro Scottsdale in that Arizona city's historic Old Town area.     For Teague Hunter, president and CEO of Hunter Hotel Advisors, buying and selling hotels is a family tradition. He shared that lifetime of experience with Asian Hospitality in the second installment of our Leadership Series interviews with top voices in the industry. Hunter leads the Atlanta-based hotel brokerage founded in 1978 by his father Bob Hunter with his brother Lee Hunter as chief operating officer. Last year, Hunter had its most successful year to date after closing nearly $2.5 billion in sales. In March it will host its 35th Hunter Hotel Conference, which has rebounded to full attendance three years after the COVID-19 pandemic. Teague Hunter also is the host of Teague Talks, a twice weekly series of podcasts offering advice and interviews with other industry heads. In his interview with Asian Hospitality, Hunter discussed his early days in the industry, current trends in the hotel market and the future of his company and its namesake conference. Rise up early in the morning Hunter said his first hotel job was as a bellhop in the morning shift at the old Holiday Inn Crowne Plaza Powers Ferry in Marietta, Georgia. It was quiet, but instructive. "I ran around and helped everybody with everything and learned the business," he said. His experience in hospitality, however, began at a much earlier age. He was 5 years old when Bob Hunter started his business. Teague Hunter recalled stories of childhood trips to the beach, during which he would tour hotels with his father along the way. After graduating college, Hunter worked as a financial advisor for Merrill Lynch and held a position with IBM before he realized that was not what he wanted to do with his life.

    ATLANTA-BASED BANYAN Investment Group has completed the sale of the 112-room Holiday Inn Express & Suites Bluffton at Hilton Head Area in South Carolina, to Trishul Hospitality, the company said. The transaction, for an undisclosed amount, generated a 24 percent internal rate of return and a 3.3x equity multiple for Banyan. "We purchased the Bluffton Holiday Inn Express & Suites back in 2014 with the idea that this South Carolina coastal submarket was poised for long term growth. We were confident Bluffton would evolve into a tourist destination, aided by its proximity to several year-round destinations such as Hilton Head Island, South Carolina; Savannah, Georgia; and Charleston, South Carolina," said Samir Yajnik, principal and EVP of investments, Banyan Investment Group. "Our underwriting and research at that time proved to be correct given Beaufort has become the fastest growing town in Beaufort County, South Carolina, with its population having grown by more than 124 percent in the last decade.

STR: U.S. hotels' GOPPAR in February highest since October 2022 - 0 views

    GOPPAR FOR U.S. hotels in February exceeded the levels of the pre-pandemic comparable time period and was the highest since October 2022, according to STR's February 2023 Profit & Loss data. EBITDA was the only key bottom-line metric on a per-available-room basis to come in lower than February 2019, STR said in a statement. GOPPAR reached $77.37 for the month, up 1.6 percent over the same month in 2019, TRevPAR stood at $217.20, up 3.7 percent, and EBITDA PAR was $51.63, down 0.6 percent against February 2019. Labor costs were $73.70, a 2.9 percent increase. "The profit-and-loss metrics followed typical industry trends, improving from the prior month," said Raquel Ortiz, STR's director of financial performance. "Both GOPPAR and GOP margins were the highest since last fall, while profit margins came in just one percentage point below 2019. Profit margins for limited-service hotels are further behind in recovery than full service, likely due to increasing labor costs that bear heavier weight on the bottom line." "An increase in top-line group demand is beginning to show in the bottom line, as catering and banquet revenues are inching closer to 2019 levels and meeting space rentals and services charges surpassed that threshold. On a per-operating-room basis, nearly all F&B revenues outpaced the pre-pandemic comparables," Ortiz added. Of the major markets, 10 realized both GOPPAR and TRevPAR levels higher than the 2019 comparables, the statement said. "February was a slower month for markets that are more dependent on groups and conventions, such as Atlanta, San Francisco and Minneapolis," Ortiz further said. "Warmer markets have remained at the top, with Phoenix showing the highest TRevPAR recovery and second highest GOPPAR recovery for the month, helped by peak season and Super Bowl LVII."

In this newly created role, Bussert will be responsible for the company's IT infrastructure, including all business applications, information security and data integrity, the company said in a statement. Bussert has extensive enterprise-wide technical and IT leadership experience. Before joining Peachtree, he was vice president, information technology for Majors Management, an Atlanta-based retail operator. Bussert started his career with RaceTrac Petroleum holding numerous leadership positions, leaving as director, information systems. He has an MBA and Master of Technology from Georgia Tech and received his bachelor's degree from the University of Georgia.
