    WAYSIDE INVESTMENT GROUP of Houston and Iridescent Hotels of Dallas are partnering on the management of two hotels in San Antonio, Texas, and Houston. Both companies are relatively new ventures by established hoteliers. The hotels are the 126-room Hyatt Place San Antonio-Northwest/Medical Center and the 113-room Holiday Inn Houston West - Westway Park, and the hotels' new owners are also based in Houston. The Hyatt Place is near San Antonio International Airport, several company headquarters, medical centers and the University of Texas at San Antonio. The Holiday Inn is near USA Baseball, Memorial City Mall, Houston's Energy Corridor, the Galleria, Downtown Houston, Reliant Park and Minute Maid Park. "The addition of these two hotels is testimony to the continued steady growth and expansion of Iridescent Hotels' third-party management team and the collaboration with Wayside Investment Group," the companies said in a statement. "Several more additions are on the horizon for late first quarter and early second quarter."

    U.S. HOTEL PERFORMANCE improved in the first week of June compared to the previous week, with mixed year-over-year results, according to CoStar. All key metrics, including occupancy, RevPAR, and ADR, rose compared to the prior week. Occupancy rose to 69.1 percent for the week ending June 8, up from 62 percent the previous week, with a slight 0.1 percent year-over-year decrease. ADR increased to $160.90 from $150.87, showing a 1.8 percent rise compared to last year. RevPAR increased to $111.26 from the previous week's $93.50, marking a 1.7 percent increase compared to the same period in 2023. Among the top 25 markets, Houston saw the highest year-over-year increases in occupancy, rising 14.8 percent to 71.1 percent, and in RevPAR, increasing 19.3 percent to $85.20. New York City recorded the largest increase in ADR, rising 9.1 percent to $358.25.

However, year-on-year comparisons improved while Maui Island, Hawaii, still recovering from deadly wildfires, showed signs of recovery. Occupancy came in at 65 percent for the week ending Aug. 26, down from the previous week's 67 percent, but it showed a 0.4 percent increase compared to 2022. ADR stood at $150.23, a decrease from the previous week's $154.10, though it displayed a 1.7 percent growth compared to the same period last year. RevPAR was $97.62, below the prior week's $103.22, yet it still indicated a 2.1 percent rise from 2022. Houston achieved the highest ADR at $112.08, with a 10.5 percent increase, and the highest RevPAR at $64.45, reflecting a 17.8 percent increase.

AI technology can improve operational efficiency and cut costs, the association said, but it must be developed and used ethically. AAHOA referenced two recent research studies, one conducted by the Conrad N. Hilton College of Global Hospitality Leadership at the University of Houston, and another by Morgan Stanley, to endorse the integration of artificial intelligence into hotels for enhanced guests' experience. The University of Houston's study explored AI's transformative impact on the industry and its acceptance among hotel guests. Meanwhile, Morgan Stanley's research report released on August 18, titled "AI for Hotels: Will the Hotel of the Future Fit in the Palm of Your Hand?" documented the benefits of hoteliers, online travel agencies and hotel brands adopting AI technology early.

    IN THE WAKE of spring break travel, U.S hotel performance continues to register growth in the third week of March compared to the previous week, according to STR's latest data through 18 March. Occupancy stood at 67.6 percent for the week ending March 18, up from 64.7 percent the week before, 1.3 percent more than the comparable week in 2002 and 2.5 percent down the comparable week in 2019. ADR was $167.04, increased from $158.20 the week before and up 8.9 percent and 23.9 percent over the same month in 2022 and 2019, respectively. RevPAR arrived at $112.89 in the third week, up from $102.38 the previous week, and an increase of 10.4 percent and 20.8 percent against the same month in 2022 and 2019. Among the Top 25 Markets, Boston saw the highest year-over-year increase in occupancy, up 17.8 percent to 71.8 percent, while Houston witnessed the highest occupancy increase over 2019, increased 9.6 percent to 72.5 percent. Las Vegas reported the highest ADR, up 77.9 percent to $306.79 and RevPAR increased 101.5 percent to $277.09 year-over-year. Las Vegas market also posted the highest increases in the measuring of ADR (up 113.2 percent to $306.79) and RevPAR (increased 116.9 percent to $277.09 percent), against 2019.

    OFFICIALS OF THE "She Has a Deal" annual hotel investment pitch contest announced the five teams selected to advance to the final round of SHaDPitch 2023. The competition allows early career women to compete for the prize of $50,000 of equity in SHaD's Prosperity Fund I, following the conclusion of a virtual, preliminary round of pitching, SHaD said in a statement. SHaD 2023 will be held at the new Marriott Headquarters in Bethesda, Maryland, on April 27 to 28.     U.S. HOTELS PERFORMANCE was down in the fourth week of December compared to the week before, according to STR. The market also saw lower performance in November compared to October, and performance during the month was also decreased when compared to 2019. ADR was $132.29 during the week, dropped from $135.08 the week before and up 2.3 percent from three years ago. RevPAR reached $58.04 during the week, decreased from $73.65 the week before and dropped 7.6 percent from 2019. Among STR's top 25 markets for the week, Houston reported the highest occupancy increase, up 3.4 percent to 43.1 percent, over 2019. Seattle posted the highest ADR lift, up 19.7 percent to $130.07, over 2019. Miami saw the steepest ADR, down 26.2 percent to $225.08 and RevPAR, dropped 42.4 percent to $138.19, declines from 2019.
