Luxury Travel Trends: CoStar MLK Calendar Shift Insights 2025 - 0 views

    THE MARTIN LUTHER King Jr. Day calendar shift impacted U.S. hotel performance upward in the third week of January, boosting weekly and year-over-year metrics like occupancy, ADR and RevPAR, according to CoStar. San Francisco led the top 25 markets with the largest gains in all three key metrics. Occupancy increased to 55.8 percent for the week ending Jan. 18, up from 49.2 percent the previous week, reflecting a 6.7 percent year-over-year increase. ADR came in at $155.81 from $144.03, marking a 10 percent rise compared to the same period last year. RevPAR grew to $86.93 from $70.92, a 17.4 percent year-over-year increase. San Francisco led the top 25 markets in year-over-year growth, driven by the J.P. Morgan Healthcare Conference. Occupancy rose 35.9 percent to 71.2 percent, ADR surged 230 percent to $625.98, and RevPAR jumped 348.3 percent to $445.85.

STR: Halloween impacts U.S. hotels in the fourth week of October - 0 views

    U.S. HOTEL PERFORMANCE dropped in the fourth week of October compared to the week before, according to STR. When compared to 2019, occupancy increased as a result of the Halloween calendar shift, as the holiday fell during the comparable week three years ago. STR reminded that in the first week of November performance metrics will show the negative side of that shift. Occupancy was 65.8 percent for the week ending Oct. 29, down from 69.9 percent the week before and up 5.2 percent from 2019. ADR was $152.94 during the week, dipped from $157.43 the week before and up 21.4 percent from three years ago. RevPAR reached $100.59 during the week, down from $110.11 the week before and up 27.8 percent from 2019. Among STR's top 25 markets, Tampa reported the largest increase in each of the key performance metrics: occupancy up 21.5 percent to 76.1 percent, ADR increased 42.1 percent to $158.38 and RevPAR improved 72.5 percent to $120.58, over 2019. Tampa has been one of the markets in Florida that have seen a performance lift associated with post-Hurricane Ian demand.

However, year-over-year comparisons were positive due to the Hanukkah calendar shift and a shortened business travel period between Thanksgiving and Christmas. Occupancy, RevPAR and ADR all saw week-over-week decreases. Occupancy fell to 48.9 percent for the week ending Dec. 21, down from 59.5 percent the previous week but up 11.4 percent year-over-year. ADR declined to $135.79 from $155.21, reflecting a 2.7 percent year-over-year increase. RevPAR dropped to $66.36 from $92.32 week-over-week but showed a 14.3 percent gain compared to the same period in 2023. Tampa, driven partly by hurricane recovery demand, led year-over-year growth among the top 25 markets, with occupancy up 37.9 percent to 71.5 percent and RevPAR up 63.8 percent to $110.51. New York City recorded the highest ADR increase, up 20.1 percent to $351.39.

Occupancy fell to 61.4 percent for the week ending April 19, down from 65.6 percent the previous week and 8.1 percent lower than the same period last year. ADR decreased to $158 from $162.72, a 1.3 percent year-over-year decline RevPAR dropped to $97.06 from $106.81, reflecting a 9.3 percent decrease from 2023.

STR: Halloween impacts U.S. hotels in first week of November - 0 views

ADR was $147.48 during the week, decreased from $152.94 the week before and up 11.4 percent from three years ago. RevPAR reached $91.99 during the first week of November, down from $100.59 the week before and a slight increase of 1.1 percent from 2019. None of STR's top 25 markets showed an occupancy increase over 2019 during the week after Halloween. Tampa came closest to its pre-pandemic comparable, with an increase of 1 percent to 72.4 percent.

As many as 41 percent of respondents to a survey from Appnovation cited a readiness to travel out of state or province, while only 19 percent were ready for international trips. Almost half of Americans, 49 percent, are likely to travel out of state and 24 percent are likely to travel internationally. "With data, brands are much better equipped to understand these shifts, and use their marketing tools more effectively. In short, you can't innovate properly until you innovate on your internal processes," said Anton Morrison, vice president of user experience and design, Appnovation.

SURVEY: 84 PERCENT OF BUSINESS TRAVELERS EXPECT TO ATTEND AN EVENT IN SIX MONTHS - 0 views

    AS MANY AS 84 percent of business travelers in the U.S. expect to take at least one trip to attend conferences, conventions or trade shows in the next six months, according to a survey from the U.S. Travel Association. They also expect to resume traveling at a slightly slower pace, about 1.6 trips per month, compared to 1.7 monthly trips pre-pandemic. The Quarterly Business Travel Tracker by J.D. Power said that less than one in 10 U.S. business travelers are uncertain if they would travel in the next six months. Meetings and events are not occurring and corporate policies restricting business travel are listed as reasons behind this. USTA forecasts that business travel spending was still down 60 percent from pre-pandemic levels in 2021. However, the latest data shows a clear shift in American business travelers' desire to return to in-person meetings.
