    A CONTINUING SENSE of optimism about the nation's recovery among investors sent the Baird/STR Hotel Stock Index up in October. Hotel brands led the increase as concerns about the COVID-19 Delta variant began to ease. The Baird/STR index rose 6.8 percent during the month, and it also was up 20.7 percent year to date through the first 10 months of 2021. The index rose 5.2 percent during September compared to August. Still, the index was behind both the S&P 500, which rose 6.9 percent in October, and the MSCI US REIT Index, which rose 7.6 percent. The hotel brand sub-index rose 9 percent from September while the hotel REIT sub-index increased 0.5 percent. "Hotel stocks increased for the second straight month, but performance was led by the hotel brands once again," said Michael Bellisario, senior hotel research analyst and director at Baird. "The hotel REITs were marginally higher in October, while the hotel brands were the absolute and relative winners. Delta variant concerns are in the rearview mirror now, and investors are looking forward to the recovery continuing in 2022, particularly in some of the harder hit segments, markets, and regions that are poised to rebound strongly."

The construction of this four-story building is scheduled for completion in the first quarter of 2025, Stonehill said in a statement. "This investment mirrors our sought-after strategy - a quality property with an experienced sponsor in a growing market," said Taylor Pike, senior vice president at Stonehill CRE. "Phoenix stands as a strong job growth market due to diverse employment opportunities. Single-family home development has not kept pace, and with rising mortgage rates, well-located multifamily projects will remain in high demand." This 6-acre site, adjacent to a retail center and within walking distance of the metro light rail, will provide studio, one-bedroom, and two-bedroom units, along with amenities such as a fitness center, clubhouse, co-working area, pool, and parking options, Stonehill said.

    A NEW JERSEY bill that will reform the franchise business model in that state took another step forward today, moving from the Assembly to the Senate, and supporters, including AAHOA, expect it to become law this year. However, the American Hotel & Lodging Association has come out in opposition to the law, saying it would "undermine the foundation of hotel franchising." New Jersey Assembly Bill A1958 would make changes to the New Jersey Franchise Practices Act. AAHOA has been supporting the bill, saying it mirrors several concerns included in its 12 Points of Fair Franchising. Specifically, it would reform rules for mandated vendors, rebates, loyalty programs and new fees, AAHOA said in a statement. "New Jersey has long been a state with a strong entrepreneurial culture that has been welcoming to immigrants, including many AAHOA members," said AAHOA Chairman Bharat Patel. "The state Assembly recognized that and took a step toward making New Jersey a better place for small businesses with today's vote to advance fair franchising principles. New Jersey can be an example to the nation for supporting franchising practices that allow hotel owners to achieve the American dream." AAHOA supports the preference of certified women-owned, minority-owned and veteran-owned businesses to serve as the mandated and preferred vendors for the franchise business model.

ASSOCIATIONS CALL FOR BETTER ENFORCEMENT OF L.A. SHORT-TERM RENTAL REGULATIONS - 0 views

    THE CITY OF Los Angeles is not doing enough to regulate short-term rental properties, according to AAHOA and a report from local advocacy group Better Neighbors LA. Both groups say the city should do more to enforce its existing 2019 ordinance on home sharing apps such as Airbnb and Vrbo. Los Angeles' ordinance requires short-term rentals to register and sets other regulations on home sharing apps. However, the Better Neighbors report found that the city's enforcement of the ordinance has been dropping since 2022, evidenced by a 54 percent decrease in warning letters, an 85 percent decrease in fines and a 25 percent increase in non-compliant listings. "Every year we put out an annual report that gives a snapshot of how enforcement is going in the city of Los Angeles, how many short-term rentals exist, and how that's changed from the prior year. This year, we've found that non-compliance is up," Allison Kriste, a representative of Better Neighbors Los Angeles, said in an interview with the Santa Monica Mirror newspaper. "We found a high rate of non-compliance across the boards in the city of Los Angeles. In addition, we've also found that enforcement activity is down. We're identifying more non-compliant listings, as compared to last year. The city is issuing fewer warning letters, they're issuing fewer fines. They're not doing a whole lot."

This year's total number of domestic travelers reflects a 2.2 percent increase over last year and represents the second-highest year-end travel forecast since 2000, when AAA began tracking holiday travel. However, 2019 holds the record for the busiest Christmas and New Year's travel period, with 119 million travelers. "This year-end holiday forecast, with an additional 2.5 million travelers compared to last year, mirrors what AAA Travel has been observing throughout 2023," said Paula Twidale, senior vice president at AAA Travel. "More Americans are investing in travel, despite the cost, to make memories with loved ones and experience new places. AAA expects approximately 104 million people to drive to their holiday destinations, representing a 1.8 percent increase from 2022. This year's projected number of drivers is the second-highest on record, with 2019 holding the top spot when 108 million drivers traveled for the holidays, AAA said.
