IRIDESCENT HOTELS OF Dallas has been contracted to manage two more hotels in Texas and Ohio. Iridescent was founded last year by Ash Patel, past chairman of AAHHOA, who leads the company with partner Christopher Puntureri. In the recent contract, Iridescent will manage the 111-room Holiday Inn & Suites San Antonio North Stone Oak in San Antonio, Texas, and the 75-room Red Roof Inn Dayton-Moraine, in Dayton, Ohio, as a third party on behalf of the hotels' owners. The San Antonio Holiday Inn is near San Antonio International Airport and the University of Texas at San Antonio. Also nearby are Microsoft, Baker Hughes, Tesoro, Schlumberger as well as 3 Hospitals which include NE Baptist, Methodist Stone Oak and North Central Baptist. The Red Roof Inn is near the University of Dayton and the University of Dayton Arena with the Industrial Park within walking distance. Additional attractions nearby include the Dayton Mall, Indiana Wesleyan University and the Dayton Convention & Visitors Bureau.

A new Hilton Garden Inn is now open in the SilverLake Crossings project in Grapevine, Texas. It is owned by NewcrestImage led by Mehul Patel, chairman and CEO and is the company's third tri-branded hotel. The 152-room hotel is adjacent to one of the company's dual-brand properties that includes a 181-room Courtyard by Marriott and a 120-suite TowneSuites by Marriott that opened in December 2013. The Hilton Garden Inn is two miles from Dallas-Fort Worth International Airport. SilverLake Crossings is a 52-acre multi-use community and the entire "hotel campus" offers 453 rooms, two lobby bars, multiple dining options, and more than 20,000 square feet of meeting space at the nearby SilverLake 2200 Conference Center.

WAYSIDE INVESTMENT GROUP of Houston, Texas, will manage the Holiday Inn Express & Suites in Katy, Texas, in collaboration with Southwest Hospitality Management. The hotel will undergo a complete Formula Blue multimillion-dollar renovation. Wayside, led by Miraj Patel as president, has added three hotels this year to its purchasing, development and management services. The 98-room Holiday Inn is near the Golf Club at Cinco Ranch, TopGolf Houston, Katy Mills Mall and CityCentre. "The addition of the Holiday Inn Express & Suites Katy demonstrates our focused growth in our local Houston-area market and provides us the opportunity to launch our collaboration with Southwest Hospitality Management, which will provide our companies the resources to grow our footprint," Patel said.

NEWCRESTIMAGE RECENTLY FINALIZED its purchase of the LaQuinta Inn & Suites Los Angeles International Airport in Los Angeles, the final part of the company's acquisition of four LaQuinta-branded hotels in a joint venture between Highgate and Cerberus. The company closed on the other three hotels in the deal in August. The 281-room, 10-floor hotel, which will be managed by Highgate Hotels, along with the other hotels in the deal, will add 696 rooms to NewcrestImage's portfolio. The other hotels are the LaQuinta Inn & Suites Irving DFW North in Irving, Texas; LaQuinta Inn & Suites Anaheim in Anaheim, California; and LaQuinta Inn Phoenix North in Phoenix. "These four hotels symbolize our company's strategy of investing in properties and in markets that are well-positioned for long-term growth and prosperity," said Mehul Patel, managing partner and CEO of NewcrestImage.

NOBLE INVESTMENT GROUP recently acquired two hotels in Savannah, Georgia. The hotels are the Hampton Inn Savannah Historic District and Holiday Inn Express Savannah Historic District. Chattanooga, Tennessee-based Noble, led by Mit Shah as CEO, acquired the hotels because of their position in Savannah's historic district. The city recently was named Travel + Leisure magazine's No. 3 Top City in the U.S. and included on TIME's list of The World's Greatest Places of 2021. The 7-floor, 143-room Holiday Inn Express has 2,765 square feet of meeting space, a rooftop pool and the Port Royal Tavern in the lobby. The 147-room Hampton Inn has an outdoor pool, a fitness center and a business center. In the historic district, the hotels are near museums, historic landmarks, mansions, and monuments from the Revolutionary and Civil War eras. Both hotels are on East Bay Street across the Savannah River from the Savannah Convention Center and River Street shopping and entertainment area.

The Fairfield Inn & Suites by Marriott Dayton North is now open in Dayton, Ohio. It is owned by The Witness Group, founded by Sagar and Ohm Patel, and managed by Hotel Equities. The 100-room hotel is near The Dayton Art Institute, Rose Music Center at the Heights, Wright Patterson Air Force Base, National Museum of the US Air Force, Dayton Dragons, and the University of Dayton. It is six miles from the Dayton International Airport. Amenities include an indoor swimming pool and a fitness center. Earlier this month, TWG and HE opened the dual-brand Residence Inn and SpringHill Suites by Marriott Indianapolis Keystone in Indianapolis, Indiana, and previously opened the Home2 Suites by Hilton Carmel Indianapolis in Indianapolis.

HILTON RECENTLY INTRODUCED a new North American prototype and refreshed global brand identity for its Hampton Inn and Hampton Inn & Suites brands. The prototype is scheduled for its inaugural hotel opening in early 2025, Hilton said in a statement. The Residence Inn by Marriott Richmond West is open in Midlothian, Virginia. It is owned by Shamin Hotels, led by CEO Neil Amin in Chester, Virginia. The 111-suite extended=stay hotel is near Johnston-Willis Hospital and 20 minutes from downtown Richmond. Other nearby attractions are Richmond Ice Zone, Huguenot Park, Chesterfield Towne Center and River City Sportsplex. The pet-friendly hotel's amenities include a meeting room, an indoor swimming pool and a fitness center. AURO HOTELS RECENTLY ACQUAIRED the Residence Inn by Marriott Atlanta Buckhead/Lenox Park. Hunter Hotel Advisors helped broker the deal, which it said is another example of the strength of the extended-stay segment that has been seeing increased interest from major hotel companies such as Wyndham Hotels & Resorts. The 150-room Residence Inn is in Atlanta's upscale Buckhead neighborhood near shopping and dining outlets, such as Lenox Square Mall and Phipps Plaza, according to Hunter. Also, the hotel is across from AT&T corporate offices. "We are thrilled that the stars aligned on this acquisition - a smooth process with a highly professional seller, another collaboration with a trusted equity partner, and a further expansion of our relationship with Marriott," said D.J. Rama, CEO of Auro Hotels. "With the expertise brought by our investment, operations and design and construction resources, we believe strongly in the property's future performance potential."

ATLANTA-BASED BANYAN Investment Group has completed the sale of the 112-room Holiday Inn Express & Suites Bluffton at Hilton Head Area in South Carolina, to Trishul Hospitality, the company said. The transaction, for an undisclosed amount, generated a 24 percent internal rate of return and a 3.3x equity multiple for Banyan. "We purchased the Bluffton Holiday Inn Express & Suites back in 2014 with the idea that this South Carolina coastal submarket was poised for long term growth. We were confident Bluffton would evolve into a tourist destination, aided by its proximity to several year-round destinations such as Hilton Head Island, South Carolina; Savannah, Georgia; and Charleston, South Carolina," said Samir Yajnik, principal and EVP of investments, Banyan Investment Group. "Our underwriting and research at that time proved to be correct given Beaufort has become the fastest growing town in Beaufort County, South Carolina, with its population having grown by more than 124 percent in the last decade.

SATORI COLLECTIVE, A real estate investment management firm specializing in hotel properties, sold the 124-suite Holiday Inn Express & Suites at Alpharetta-Windward Parkway to Bukhari Group Hospitality. The sale resulted in an approximate 24 percent internal rate of return and a double equity multiple for the company, Satori said in a statement. Satori Collective is led by Andy Chopra as co-founder and managing partner. Bukhari Group Hospitality is led by Syed Bukhari, while his son Mehboob Bukhari is in charge of the hotel operations. "We acquired this all-suite property in 2013 and promptly executed a thorough, multi-million dollar value-add renovation, repositioning it as a Holiday Inn Express & Suites by IHG," said Samir Yajnik, CIO of Satori Collective. "Over the past decade, we stayed true to our vision and were rewarded by unlocking the hotel's financial potential. Our initial underwriting and research proved accurate, as evidenced by the realized upside from enhanced brand quality and the hotel's unparalleled location in the thriving Alpharetta market."

HOS Management, led by President Kris Patel, recently acquired Residence Inn Savannah Midtown in Georgia. The 66-key hotel is near City Market, Oglethorpe Mall, Candler Hospital, historic downtown Savannah, River Street, SCAD, and Memorial Health University Medical Center. The property also provides easy access to the beaches of Tybee Island, St. Simons, and Jekyll Island. "We had a great experience working with Hunter Hotel Advisors, especially Mayank Patel and his team, on this acquisition," said Patel. "The Residence Inn Savannah Midtown is the perfect Marriott addition to our portfolio." HOS Management, based in Savannah, Georgia, is a family-operated hotel development and management company with properties under brands like Marriott International, Hilton, IHG Hotels and Resorts, and Wyndham. Founded by brothers Anil and Kirit Patel, the company began with the acquisition of the Benton Motel, their first independent motel, in 1985.

WHITESTONE CAPITAL RECENTLY partnered with PJD Capital to purchase the 152-room Holiday Inn East Mountain in Wilkes Barre, Pennsylvania, marking the first joint venture between the two real estate companies. Whitestone Capital, a division of Whitestone Companies, is led by CEO Jay Batra, while PJD Capital is headed by CEO Prakash Datwani. The Holiday Inn East Mountain features 152 guestrooms and more than 6,000 square feet of event space, the companies said in a joint statement. "We are excited about our new partnership with PJD Capital to reposition this property into a product the Wilkes Barre community has been craving," said Batra. "We expect the transformation to happen in two phases, with the first phase starting later this year. The property will be converted to a very select class of DoubleTree Hotels. A DoubleTree in name, driven by the power of Hilton, but not a typical DoubleTree. This property will feel more like a soft brand with design centered around a community-focused, light resort feel."

Residence Inn Galveston Island, a partnership between LBA Hospitality and Om Sai Hospitality, is now open in Galveston Island, Texas. This collaboration extends from LBA's relationship with Details Hotel Group, co-owners of Om Sai Hospitality, with Atish Gandhi serving as its vice president of operations, LBA said in a statement. "LBA has done an outstanding job managing properties alongside Details Hotel Group since 2017," said Gandhi. HomeTowne Studios Yuba City and Red Roof Inn Yuba City are now opened in Northern California's Yuba City. The properties are owned by Surendra and Hema Patel of Greenleaf Hospitality from the San Francisco Bay area, Red Roof said in a statement. The HomeTowne Studios offers 76 extended-stay rooms, while the adjacent Red Roof Inn features 43 rooms, according to Red Roof. "The dual-branded HomeTowne Studios and Red Roof Inn Yuba City are important pieces in Red Roof's strategy to expand its presence on the West Coast," said Matthew Hostetler, Red Roof's chief development officer. "Surendra and Hema Patel have been leaders in the California hospitality industry for three decades, and we're confident this partnership, along with these newly renovated properties, will propel the brand forward in the region." The property is near Sutter Buttes, Toyota Amphitheatre, Bonanza Convention Center, Beale Air Force Base, Rideout Memorial Hospital, and Thunder Valley Casino. Additionally, Yuba County Airport, Auburn Municipal Airport, and Sacramento International Airport are also nearby. Amenities include a fitness facility, an outdoor hot tub and a seasonal pool.

Red Roof Inn Charlotte-Airport in Charlotte, North Carolina, and Red Roof Inn Doswell-Kings Dominion in Doswell, Virginia, are now open. Shree Shradhaa Saburi LLC, led by Kiran Patel, owns the 108-room Charlotte property. SJ Hotel LLC, led by Nilang Maniarah, owns the 108-room Doswell hotel. Shree Shradhaa invested $700,000 in renovating the Charlotte hotel, while SJ Hotel spent $1.2 million in renovations of the Doswell property, Red Roof said in a statement. Both hotels are pet friendly. The Charlotte hotel is near the U.S. National Whitewater Center, Charlotte Convention Center, NASCAR Hall of Fame, Billy Graham Library, Harvey B. Gantt Center, Atrium Health Carolinas Medical Center, Carolina Raptor Center, Charlotte Douglas International Airport and Gastonia Municipal Airport, the statement said.

CHOICE HOTELS INTERNATIONAL has completed its acquisition of Radisson Hotels Americas for $675 million. The transaction includes Radisson's franchise business, operations and intellectual property. The merger, which was announced in June, will add Radisson's nine brands to Choice, bringing it to 624 hotels. "With the close of this transaction, Choice Hotels International has added approximately 67,000 rooms, expanding its presence in the higher revenue upper upscale and upscale full-service segments, and bolstering its core upper-midscale hospitality segment, particularly in the West Coast and Midwest of the U.S.," the company said in a statement.
